Need suggestions about SRR Homes URBAN GREENS at Sarjapur
I am interested to buy a villa in bangalore.I am currently working in EGL Domlur and
my wife working at Marathahalli. I went to the property expo that going on Kormangala today and
interested with SRR Homes Urban Greens project.This looks very good.
But I didnt see any reviews about this project.Can somebody give some reviews about this builder ?

the builder has completed project in chandapur anekal road, its good and urban greens a actually a better project than other project in and around its located on the main road specifications are really impressive i had visited the project and i have booked a villa here, service is aslo good my experience with urban greens was good i suggest you to have a look at the property once.
Hi Guys – I’m also looking for a villa in SRR Urban Green Project. The project looks good. But do you people have any idea about the builder “Inner Urban Infra Estate P Ltd”. I didn’t get any info about them. How is the price going there? Any other things I should know before going ahead with this project?
SRR is just the marketing partner. So contruction and delivery will be dealt with actual builders there. I had the chance to visit the site today. The model villa is impressive. The Price does not give total cost of villa with (reg+vat+

I have booked one villa there. I saw other properties there as well. This one is costly compared to heritage homes but i liked the quality so i have booked there. Getting the legal documents verified now.

What my lawyer has told is that they have all the necessary permissions required but there is no agreement between the land owners(Inner Urban infra state guys). I’m still waiting to get the ordered/complete set of documents. Haven’t got it yet from SRR.
I too am interested in this project. Can someone let me know of ongoing per sqft rate on offer for these villas.

What about the documents? verified or not? Even i have given to my lawyer, he said same thing, but then urban greens people told they have agreement and they will share it.
Ashwin, They are saying 12 mnths for construction and another 6mnths for amenities. in total 18 mnths.
Legal verification–> we get papers for total ~10 acres and the survey numbers included in that.
Every survey number will have multiple plots. So if you going to Lawyer, get the survery # of your plot that you have blocked .
Agreement copy- Get the draft copy of the agreement between Land owners/Inner Urban infra . Its roughly 22 page document.
Possession :- As per agreement its 18months in all.( agreement has 6 months grace time available with Developer i.e Inner Urban)
anand, HDFC has not yet approved it. Did anyone has checked the credibility of both SRR and Inner Urban. There are few but less remarks on SRR guys but all are negative. Is it possible that they take up our money and flies away. Id you see the payment structure they will be taking up the major portion n first 6 months.

I have checked with SBI and Axis and they have approved. SBI would do the verification/validation legally before approving and considering Rate of interest, I would not mind if HDFC approved or dint 🙂
FYI..SBI as on 20th Sep,12 ( 10% till 30 laks and 10.15 above 30 laks).
Coming to your split up of payments, I am sure its not as per what you have given above. Get the latest from SRR or Inner Urban guys.
Considering the CLP( Construction linked Payment) plans, it makes sense in this case.If Developer needs more money, they also need to have construction done accordingly, else banks would not release funds.

Have u already signed the agreement with the builders? I discussed with them and they’re not ready to commit to any completion date. In the agreement they have just mentioned that delay clause applies from 18 months from date of commencement of construction. They are not ready to give any hard start date from which we can calculate 18 months. Did you got this clause changed?
Same thing i have communicated with them, just waiting for there reply. There are so many clauses in favor of Builder and very few in favor of buyer. We should be strict to them, if they are not agreed to what we want then its wastage. Also verbally they are saying 12mnthg for construction and Amenities in 18mnths, So they should stick to their commitments on document as well.

They’re not agreeing on commiting to any start date on agreement. But they’re ready to write and give it on company letter pad.
