Sobha Ruby Vs Salarpuria Sattva Laurel Heights

I have a choice of investing in a 75L, 1500sqft ,3BHK in Sobha Ruby which is bang on Tumkur Road, opposite to Nagasandra Metro or in a 55–63L, 992sqft, 2BHK in Salarpuria Sattva Laurel Heights which is in a nice residential area on Hesarghatta Main Road, around 1.5K away from Nagasandra Metro.

My 2 kids study in a school which is 2km away from the Sattva project. I live on Hesarghatta Road and am very familiar and comfortable with the location of this project. 3–4 very good schools, colleges, hospitals, markets are located on the same road in close vicinity.

But Sobha seems to offer better value for money in terms of rate per sqft and standard of living as it is already ready, on a larger area of land and is beautifully maintained with top class amenities.

While I am planning to live in this area for the next 2 years, I am not permanently settled in Bangalore. So resale and rental values are also very important to me.

Which is the better choice ? Sobha Ruby or Laurel Heights ?
