G Corp The Icon
I ato surveying pre-launch offers fr 3bhk in thanidandra road.
I went to Icon by G Corp inside MS Ramaiah colony which is sharing its boundary with manyata tech park.
Project looks promising to me. They are quoting 4575 per sq ft.
Any reviews / feedback about project and earlier completed projects from the highly informed readers?
i have seen this project, what i find is, if you can afford then Sobha City i would prefer much better option,
personally this is my opinion wrt following,
Assuming 5 yrs appreciation,with same circumstance, i.e. the way this area is growing max we can expect 40% , 40% of 4500 = 6300 ,
Now current rate in Sobha City is 4000 Max and it seems due to builder reputation , location advantage, if you invest here flat saving of Approx : 500 SFT
also , i have seen approx 7 yrs old sobha apartment around bangalore, they all are maintain very well and may fetch good rental + good resale.
I recently booked a flat in G-Corp the Icon after having gone through all the projects in the vicinity including Sobha City.
If anyone else has booked a flat in the Icon, please share your feedback and reviews if any.

I went to site last week and had a discussion with the team there. What kind of flat and price did you book there. The price they are quoting me is 4575 psft. In my opinion, there conditions for resale are too strict and the project does not look good for investors looking for decent appreciation in 1-2 years. Thanks for your feedback. I am currently evaluating the option of booking in the icon. I stay abroad & am looking for a longer term investment horizon of about 5 yrs- why do you think that the project is not good for a shorter term investment. Since I haven’t personally visited the property yet, are there any negatives in this property to be considered. Please let me know . Have anyone of you gone for a site visit and seen the model flat? Not sure if they have one. Also, their price is almost Rs.1000 less than all other projects in and around now. That is kind of making me wonder why they are priced so low. Does anybody have an opinion on the pricing? Their other projects seem nice though. I am confused between Sobha, Water’s Edge and this one. Any thoughts?

I bought a 2050 sft 3BHK at the Icon, the project is excellent, builder seems to be honest and realistic, giving pretty good discounts as well. The location & configuration and price combined makes this one of the best projects in B’lore north today. I had been to the G-Corp ICoN site.The whole area was stinking very badly, foud two HUGE drains just out side the site (one of them is like river) .Checked with the builder whether any chance of covering the drains. No Positive reply.I was almost shor-listed this project. But now highly confused.
When I went to visit ICON project recently I smelled drianage stench right along the private road that takes you into their property (smell was real bad). G Corp has placed bamboo trees right next to the open cannal so that it cannot be seen when you drive on the asphalt road which takes you into their property. The sales people played it down when I asked about the smell. I noticed in other forum that some other person also felt the bad smell when driving on the private road. There are lot of possitive things about this project but given that G Corp people played it down and were not transparent even when asked about it makes me doubt their integrity. I don’t know what other concerning things about this project that G Corp folks are hiding from buyers. Can some one express their honest and transparent opinion about the drianage canal. You can see the canal on the google maps. Bing maps has a better view when zooming in.
That is storm water drain, which supports flow of extra water from the lake, it starts from nagawara lake (lumbini garden), behind karle town center, with in manyata tech park, next to the icon and continues to flow towards hennur. This is not the formal drainage as you are referring this to where waste water is flown (it does become one at later stage away from the lake). Also, G Corp is not hiding this fact, check their master plan and its clearly mentioned. All the units are laid out atleast 275ft away from it. Govt does not allow them to be covered and they have permission to build the entrance to the apartment by covering only some part of it. When asked about the measures taken towards this, they have plans to plant a lot of medical trees next to it as per the master plan. I do not see this as a major problem with units laid far away from it, G corp never hesitated to answer any questions related to this to me.

Stay away from this project, show home quality is completely different from the actual build in-fact third rate quality. Also handover is delayed by more than an year and they are trying to arm twist the buyer. So please stay away from there projects.
