Hello Ravi. Please include me also for SBI loan purposes. I too booked a flat in SV Brindavanam. BTW whoever done legal verification with their lawyer can post their results so that it will be useful for others.

You are RIGHT,

20 years of experience with no completed projects, Funny !!! Atleast they should have 10 projects with that experience, isn’t it .

More Funny is that, Builder charge more than 1 Lak for STP and says he has no idea about water softerner and treatment.(he himself has written in above blog). As long as IT people spend their hard earned money without going in details, no change can be brought in this market.

One of my friend recently did agreement with this project  2/3 weeks ago, He told me that their agreement completely made for their benefits and one sided. They did not agree to change and it can not provide justice to customer, if something goes wrong. My friend had to go through agreement since his wife like the floor plan and it is near to their existing place, so she  wanted it badly.

He got the information from SV that it is already approved by banks, But when he approached, he got to know from bank that SBI and LIC final approval is still pending, Generally priviate banks quicker to approve, but no information about private banks.

The way builder is spending lot of time on harsha sagar, given an impression that he is trying to convince the people on public post, rather a builder should satisfy his customers then they bring the floating demand.

Generic experience is that people who generally says we provide everything, we do everything… do not stick to what they committed.

I went once with my frined, but  It does not look like professional builder’s project. This is just my obesrvation being with my friend. Any way peple can take their own call…..

I got my Legal Opinion. No issues. Bought A403 flat. Also done the agreement.   Very happy with the Customer Service.

STP :

 

I am interested to book, if builder  gives a correct justification to my below question. Builder is any way very active in these forums. When I went with my friend I was not at all convinced by his answer.

My question to builder is:

Why do they charge 1.25 Lakhs extra for STP(sewege treatment plant).  STP is a mandatory facility to be provided by all the apartment builders in Bangalore as per the BBMP rules along with building construction. If they are charging 1.25 laks/Flat, how much illegal amount they get from all the flat owners Rs. 1,25,000/- Vs  250 flats = ……. What justification they can give to collect more than 3 crores from flat owners for STP, being its cost is no match to amount collected. /

(To my knowledge, none of the A class to C class builders are charging such a huge amount for STP in bangalore, When my friend has asked this, Builder started saying some diverted topics, but no technical justification. This is a huge exploitation from customers. I dont mind paying right price for sq. feet if the project features demand, but if the money is collected from us for the cost which does not exist at all, I really dont feel spending my hard earned money to somebody’s invisible profit.  This is my major obstacle forme to proceed with booking)

While posting my STP query in Indian Real Estate Forum, I have seen through VERY BAD reviews from existing customers of SV Constructions for Classic Hallmark project.

It is terrible to read that they are not able to catch hold of builder for months together and they still have TOUGH TIME with builder. Some of the reviews given below are very disappointing. I thought of talking to builder about STP charge, but I am afraid to go ahead now.

I was planning to buy a 3BHK in Brindavanam and the rates quoted by the builder were not that competative with others in the same area. As the builder was not reputed I thought of checking his past project in Classic Hallmark by myself to get a unbiased feedback.Not sure if SLN and SV constructions are the same or is it a gimmick to fool customers.I was astonished that whomever I met did not give me a good feedback.They all looked like troubled souls.I could literally see a old woman struggling to walk up the stairs as there was no lift. Having witnessed this and from the feedback on this forum I would not dare get a flat in Brindavanam and end up being another troubled soul !!!

Amazed to see blatant lies by builder about classic hallmark apartments.
Truth:
He has hardly visited the site in last 6 months. He vanished from the place as soon as most people had paid 90% of the amount. Once all owners got together and wanted to meet him but he flatly refused meeting everyone together.

If anyone needs genuine information about this matter, come to CH and meet any of the owners

At classic hallmark we have been through this phase of getting convinced by builder! these guys just play with our minds because they know that it we are genuine end users and internally want to buy. Basically we go into discussions wanting to get convinced since we see our future dream home in it and these guys are good at using this tendency.

And why is it that this guy has changed the company name for new project. Classic hallmark is built under name of SLN constructions. Come to CH and it looks like a slum in the basement. there is electric connection but no meter transfer or khata transfer

Instead of assuming that nothing is wrong and boasting to new customers about CH, please organize a meet with CH owners in premises so that you get a feel of anger and frustration owners have about the matters.

Please come out of dreamland and get real. Sorry I do not think it is safe for any of us to reveal our identity here. As much as about calling you, please do not mis-inform everybody as all of us had called you to give us some time to meet but you and Mr nageshwar flatly refused to meet all of us together. Besides that every time we called you in last 6 months, it was either not picked or ended quickly with call you back later.

And what I most disliked about your comments here was your idea of relating delay in work to woodwork completion. That is just childish.

I really would not like to list down all the pending items in this public forum so please come to CH and organize meeting with all the owners.

I am also a resident in Classic Hallmark and it is really unfortunate that we have to address our grievances in this public forum as you and your partners have become inaccessible for the past 6 months. Now you are past July deadline,can you please let us know when will the following work be completed?

1. Lift fully functional.
2. Generator backup fully functional.
3. Runway and entrance of the building.
4. Proper Security.
5. Removal of the laborers and those slum like appearance from the basement.
6. Marking of parking areas.
7. RR numbers for the electric meters.
8. Cleaning of the porch and common areas.
9. Gym,party hall and swimming pool.
10.Jogging Track.

I am existing customer of classic hallmark …I didnt understand where are these things are coming up

 

most of the customers of classic hallmark are happy with their product .Builders cannot satisfy 100 % of customers ….i believe what i understand is some people are purposefully giving bad reviews about them…

Builders have done their work …what they have promised they delivered to us from quality to quantity …Builders promised they will give posession of the flat in time they had done their job

amenities and all  finishing work take some time ..they are working on that …

Bala, builders had done good job to classic hallamrk and i believe they will do…..finishing works are going in classic hallmark ,,,builders didnt troubled any of the customers of classichallmark….what ever the time customer asked the flat to be handovered they had done their job

I am confused, but it is hard to belive your words. If you see the indian real estate forum comments from Musa, Swizel, gdgk users, They have asked point to point questions in hall mark projects, which does not looks like purposeful. More over Builder Madhu also gave some his reasons for delayed things, Infact builder was threatning them to reveal their identies in harsh way.. So It looks to me, they are real customers of hallmark.

When I enquired recently, I see that lot of works are pending in hallmark, one flat owner said builder’s responce is not good to approach. It is even accepted by builder that wood work made the posession delay and you say they handed over in time 🙂

To be frank, I felt the look /quality of Hallmark project is not impressible. Let me think….

We are looking at SV Brindavanam at panathur, ORR project for my brothers son. Location looks good, but I see some vaastu concerns. We are not concerned about small issues, but I want to know if somebody looked at its vaastu and found any major issues ?

Please share if there is any ?

My flat is all complient to Vaastu except entry door. but i really liked entry door position, as i get a private entrance.

We are not happy with Vaastu of this project. I am not trying to scare any customers but I just want to add this up in the forum, so that it can be useful to people who believe in vaastu. We believe in vaastu and it is scientifically proven for most of its logics.  I did not go to much details of the project, but  I have brought a vaastu consultant physically and shown the location, site plan etc one fine early morning in last week.

 

After showing the site and floor plans, my brother has dropped an idea to book the flat here for his son. Vaastu consultant suggested a BIG NO to this project. We did not wanted to discuss with builder about it, so just did not go to him again. Who ever does not believe the vaastu, you can ignore this.

 

First Issue in this project  is that, the entire site itself having a STREET FOCUS on its SOUTH-WEST (Neiruti side)  of the site which has very bad impact. It will cause hell lot of complications to its owners. Also the south-east side (agneya) of the site is grown up which causes major problems to Females. Vaastu consultant says, even builder will have lot of problem due to this vaastu defect in the site. Usually builders get different shapes of land and they make it a proper shape for a better plan and look. I don’t know why this builder did not crop the site in regular shape, May be they want to see maximum profit from the project. Just guessing.

Secondly almost all the floor plans in this project has either south-west extension or south-east extension, which is not good for flat owners.  But it is upto individual to choose the flats if they do not believe much in vaastu. Many of the flats in Bangalore does not have 100% vaastu.

We are mainly concerned about the entire project site vaastu which is very much irregular with street focus and south east extended which will have major impact. Hence my brother decided to drop out of it.

After looking at the reviews here and indian real estate forum I completly dropped my thought of booking flat in SV Brindavanam. Infact I stopped looking at this thread for last few weeks.

Looks SV Brindavanam also has lot of negetive points at Vastu and planning level (what I learnt from reviews).

Also it is horrible to hear the way builder managing the exisitng projects and customers. I dont know how people are booking their projects after so many bad reviews. See the below review in IREF.

I suggest all the customers to think twice before booking any project due to the economy slow down happening, prices are going down, supply remain unsold. There are more than 60,000 investors suffering to resell the properties as per times of india. I strongly feel it is better idea to wait atleast 6 months to get the property at cheaper price. I see a lot of negative reviews for SV Brindavanam on different forums. I have already booked a flat there and I am satisfied with my decision. I have got it verified through lawyers and from legal point of view, everything seems to be OK. I haven’t faced any prob with the loan as well and the builder seems to be a reasonable guy. Basically everyone has their own criteria of buying home. My criteria was to get a flat in a quiet location but in close proximity to ring road. I searched so many of them and finally narrowed down on SV Brindavanam & few others. Then I did a lot of research on internet about all those builders and there is none on which I have found 100% good feedback. The fact is if you look in different forums you will find complaints even against the likes of Brigade, Prestige or Purvankara. Basically every individual has different expectations and it’s difficult to satisfy each one of them. If you have money, better to go with Tier 1 builders or else be ready to take that little amount of risk. I would personally recommend if you are looking for a property near Ring road, take a look at this one.
