Zonasha Retreat is a residential layout located Near ITPL, Behind Prestige Shantiniketan and very close to Skylark Arcadia. The marketing email introduces Zonasha Retreat as being developed by Zonasha Developers (formerly called as Ferns Builders a group company of Ferns Builders). Ferns Builders have completed more than 10 projects in Bangalore.
Zonasha Retreat is spread across 12 acres and will have 60 plots. The project offers sites with mimimum dimensions being 40 x 70. The project is approved by BDA.

Visited Skylark Arcadia and was interested in their phase 2. also came across near to Zonasha Retreat with some house construction underway, as it would be less costly to build by myself. but sales guys at arcada mentioned that zonasha retreat has legal issues because of road widening activity which is going on. any one bought here?
Nov 2009 — booked plot (40×60) in zonasha projects at 1700 rs/ Sqft by giving cheque of 1 lakh rupees.. this was pre-launch offer. Were given assurance that in 6-9 months the project would be launched. Nov 2010 — zonasha claimed that they had run into some legal issues because of which approval was not coming. They asked us to withdrow the booking or take another plot in a different zonasha project at 2500 rs/Sqft. Pre-launch offer. We insisted that we want to retain our booking even if it takes time, since 1700 was a good deal, as prices had increased to 2300 / Sq ft in that area. Zonasha DID not allow retaining the amount. We had to take the refund and keep quiet. May 2011 — zonasha launched the same project at 2700/ Sqft pre launch price. This proves that organizations like them feel they can go scot free by playing these dirty games. We have returned from us and are absoultely aghast at the rampant cheating of consumers.

I am planning to buy a villa in Skylark Arcadia Phase2. Please let me know if any one has booked one in this project recently. What do you feel about the development of this projects? What do you think are the pros and cons of this project in comparison with projects like Sterling Villa near Sai Baba Aashram?

I personally feel villa Quality (Plan and elevation) in Arcadia is very good but do check on the specification. i havent heard very good about them in Arcadia. Accesswise also its much closer to city than other villa projects.
Specification wise i haven’t heard anything bad , yet. What specifically do u mean , when u say check on the specifications? Also accesswise I am also pretty confident that they will be in a better location once the flyover on the railway line is done.
I am looking to connect to people who have booked villa in phase 2 of Arcadia.

3000/- is high but not really bad still. I was in T Nagar chennai when 3000/ sft was considered expensive in 2006. Today at 13,000/- it is still a buy with no availability!
I have bought a plot at Zonasha. I am living in Dubai and lot of people here have a positive view on whitefield. My due diligence on which I also invested some money to conduct shows that the investment is good though on the slightly higher side. a 3-5 year horizon could leave it a preferred place for good living.
I have been quoted Rs 3000 per sqft for phase II E. facing plot, All the ads I have seen so far till Jan 1st week were for Rs 2700,
So would like to know whether anyone in this forum recently bought a plot in Phase II of zonaksha retreat? If so, please let me know what rate since it will help me negotiate.. I feel that Rs 3000 seems too steep for me… I am a newbie and am not sure whether negotiating would help, since the builder says that there are only very few plots left and I need to decide quickly.

2700/- was the launch price.
Hi as per to my research 2000 per sq ft is max for that area and also that area has lot of crime (all labour class people stay there looks like a village slum) and CDP road issue why do u want to place yourself in problem knowing all this . Better invest in smaller plot in some residential layouts where some population is already staying. Their are lot of gimicks and marketing ways to promote Skylark and Zonasha. I personally saw them they are just over over hyped and will burst off eventually.

Plus there are lot of problems there Railway gate issue. Lot of crime in that area,(predominantly slum area and all labour population) and CDP road ssue. Why do u want to invest your hard earned money (if hard earned ?)in such issuative place. I saw that place personally. The place in marketed very well but the fact is it is over over hyped till the bubble bursts.Better invest in places where few people already stay.
If Arcadia is a slum to you……….. you must be having a golden spoon in your mouth……ha ha ha……… but still you want it only for 2K…….;-) irony?
If you it is steep , you can also look at Confident Whitefield project that is coming up on the same road. I think they are quoting around 2500-2600 now as the project is in pre-launch stage.

I spoke with their CEO with whom I bought an apt in TE way back in 2004. Must be a good deal.

There is a proposed CDP road going by the side of the layout. The layout occupies half of the CDP road. If CDP road comes up in future, gated community feature will be lost. SKYLARK (SKYLARK ARCADIA villa project is very close to this project) guys are saying there is a proposed BDA road through the layout. Please check all these facts before you go ahead with your booking.
Zonasha people are very arrogant and use abusive language if you don’t like their terms.
I have done lot of research before I bought a plot in this layout and have had a very good experience with them. They have provided all information when asked in a very professional and transparent manner, which I have not experienced before and I am looking to build my home here as Skylark also has many villas here.
Anish you are right about the CDP road, but what I know is that it is a proposed road and it may only happen in future if Govt feels neccessary as the Govt. normally owns the roads and parks in any gated community anywhere in Bangalore which anyways takes 25 or 30 years to happen so I am happy with my decision. They are even providing concrete roads here which I was very happy to see when I went to the site recently.

Government making CDP road is a bigtime plus point than negative. Remember its a 80ft road as per CDP 2015 and will provide direct connectivity to PRR. if it happens, its a boon for skylark and zonasha folks. Property value will appreciate multiple time.
Being close to ITPL is very good any day and also there are other villa project close which are even more costly. I am also having plans to buy in this layout and have spoken to there senior persons in the builder who was very friendly and knowledge.

I totally agree the sales guys are showing only few west side plots and telling everyting as been sold.
That too no scope for bargaining and also when the land around that area is available for 1500 Sqft they are asking exobirantly.
I feel 2000 to 2200 Sqfeet would be max one can pay for even the corner plots.
Thats my impression after seeing the Railway gate.

I met with the builder and understood that this is a JD project and hence the number of plots available are limited. The price seems to be on the higher side but for an A Khata and the amenities and facilities provided, I think it is worth it, as this area has great appreciation potential, and for quality like anything else comes at a price.
Sree is this a case of the “grapes got sour” cause you couldnt reach it?
‘Formerly called Ferns builders’ raises a lot of questions. Ferns guys still exist and they are doing their own projects. How do they change their so successful brand name so easily and come up suddenly with this name called ‘Zonasha’. Also from the site map currently they seem to be releasing only 4-5 WEST facing plots. What the heck? So a buyer goes first in queue pays close to 1 Cr helping these guys to gather some funds and move the sales and he does not get the best stuff? The way real estate business is done these days needs a lot of cleansing. Sad state of affairs!

I think you need to check the facts before you come on to public platforms and make comments – as yours – which have no basis.
The project is way overpriced considering this area has nothing! Also a 80 feet road right thrugh the property!
The clubhouse is around 4500 sq ft, and boasts of a swimming pool, baddy court etc.. 🙂
Zonasha Retreat is started by Mr Nagaraj, who was earlier partner in Fern builders.
