Sales team is great but CRM team will block your number if you call them. Apart from blocking your number, they will also not reply to your mails. In that case, you can’t talk to them.
I have bought a property here but the lift in one of the tower is not working since last 2 months and they say it will take another 2 months. Just imagine if installing a lift is taking 4 months then what time they will take to handover the flat. Without lift they cant start the work inside flat and obviously the possession in one of the towers is going to get delayed a lot. CRM team is pathetic – Mr. Raghupati is clueless about all the things that you talk and Ms. Seema who heads the CRM team is no different.
Cautious – They reply only to standard questions and have standard answer for those questions. They don’t reply to any specific question and it looks like you are mailing a robot.
So after buying flat from them, Customer is helpless which means customer is on their mercy.
Buy only ready projects for your own stay. Property investment returns are of the past not anymore.

the project waterfront , I think this is the first project from pashmina developers in Bangalore, neverthless the project is in its completion phase. The location of the project is what attracted me but people few time back raised concern over high tention wire running thru the project but all these been sorted out and the all the poles shifted outside the compound.

Don’t buy. We bought in April 2011 n getting or I can say, suppose to get handover now in 2019.still lots of amenities are pending n they are telling us to take the handover.lots of design they have changed after buying the house. So plz don’t buy this project.

I had a recent visit to the project, the project is alomost ready for possesssion with the amenities as club house and swimming pool over roof top is functional . It is commendable that alomost 75% of the units are booked. The concern over the high tention wire running thru the project has been resolved as the wires are shifted outside the compound of the project . It is unbeleivable that they shifted the wire in corner of the project though the project is delayed but they are delivering what they promised..

I visited the project couple of times too – work is going on well however I feel they will not be handing over in next three months. Tower 1 and 2 will atleast take one year for possession. I am just worried that they should not stop the work again and then the delay will continue.

As per RERA they need to give possession till Dec,2018 plus grace period of 6 months which comes to june 2019. I had a talk with the management they assured of handing over the possession till first quarter of 2019. I think they will not go beyond June 2019 and this last time when I visited only finishing work is pending in few floors of both the tower they are working aggressively seeing the deadline.
Vikash – I hope they hand over by first quarter of 2019. Because if they take the RERA conditions seriously, they will have to give compensation for around 2+ years for people who bought the property in past!

Builder have again got an extension by applying in RERA for one more year. Now the new posession date is Oct 2019 with 6 months grace period. They can get extension as many times as they want it looks like. REA is just a bull shit and has nothing to do with the interest of buyer. Keep waiting guys.

I was interested in Old Madras Road because of the Greenery and lake ambience in the area and very good for End users and Investors.
So i did a little research on the Prominent builders on Old Madras Road. like Prestige Tranquilty, Salarpuria Celesta, Brigade golden Triangle and Pashmina Waterfront.
1. Prestige tranquilty – Bit far and in remote Area but the price is worth, Cant imagine of staying there in another 4 -5 years.
2.Salarpuria Celesta – No doubt on a builder or construction quality.The Price is bit high but if you see the Undivded share , amenities , connectivity , and floor plans and the Builder reputation its great deal.
3.Brigade Golden Triangle – Bang on the main road, floor plans are ok good for investment but as for the End users or giving it for Rental we need to think.
4.Pashmina Waterfront – When we compare to above builders i might think not to compare with those. But the Price is great deal. Only catch is Sapoorji Construcions. Already delay in construction. Full on Marketing , feels like Desperate selling.
I am no one to Conclude about on anything but i personally feel Salarpuria Celesta is Very Decent in all aspects. Cheers…….

Guys – be very careful with Pashmina Waterfront. A collegue of mine has booked an apt there recently but he is considering cancelling it. He is concerned about the builder’s lack of professionalism (not sticking to plans, commitments etc), a recent legal issue (apparently there is a board right in front of the project for past 10 days or so about court case) and totally one sided agreements. Details below
1. one of the towers was supposed to be 18 floors (rest 4 were 38 floors) and it was mentioned in every communication, brochures and everywhere. So my friend booked an apt on the 21st floor in the neighboring tower knowing that his apt will have clear view. Now all of a sudden builder has made that tower also 38 floors. he is mighty pissed that his view will be blocked and apparently he has taken it up with the builder but looks like its of no use.
2. A legal notice from the court has been put outside the project as there is some litigation on land titles. be very careful guys.
3. the agreements are one-sided. builder is refusing to commit on any dates, any plans.
4. and of course the delay, no signs of this project getting completed anytime soon
Good luck to those to plan to “invest” and sympathies with those who are stuck with this crook builder.
All builders are crook.there is no professionalism in their dealing..better to avoid them till their is clarity from government.
Kept an eye on this project for last two years. Few points which raise eyebrows are …
1. All the stack holders in this project are champion in finance … so for good or bad, be careful.
2.The high-tension line is a concern for one of the tower and the land beneath it should not be used for any construction, hence PW came with these innovative Chinese polls (which take lesser space) and help change direction of existing line … (I saw that has already happened) today.
3. Above point # 2 raised some concerns and the property went into litigation (In O.S. No. 1508/2014 on the file of Bangalore Civil Court by 9945109269 – Is probably lawyer number).
4. In order to complete this project they are running short of money and for which they have launched Pashmina Brookwoods(in Budhigere, near Maddhur Dump yard and near Prestige Tranquility ).
5. Lake is decorated only on one side (close to PW) and other side is still pollutes and filthy. Not sure when authorities will clear this mess… meanwhile it is Pashmina Sewagefront only.
Yes I too saw that they have lived upto their commitment of shifting high- tension line to the edge of the property,I had attended the customer meet recently, and later had a one to one chat with their management,I discussed about the litigation board, they told me that it was not releated to pashmina water front project, I googled and checked the OS no and found that they were correct, there is no indication of Pashmina or Lily name in the order, I later called the number, I found out that he is trying fleecing pashmina ,Yes I understand that they are in a cash flow problem, in the customer meet thay had indirectly hinted that about 12-13 crs is outstanding from the customers,I really dont know how they would sort out about the cashflow, I have booked a flat with another builder in the same road, they are also having cash flow issue and they have too slowed down, I guess its with all real estate, I understand many builders are giving offers to sell their apts.
Neverthe less we should pressurise , I am also getting SMS for selling of apartments from builders, I beleive their sales have slowed down

Yes they are in order. My lawyer wanted one extra document from Pashmina. He also went and verified original documents.
All documents may be in order but their agreement will never be in order. It is always one sided and they never honour the agreement.
People i really don’t know whether its true or false news. But seems like there is problem between the Landowners and Developers.
When i went to see the property the gate has been closed. the security is blabbering about the news and not giving any information.

I have only given some information on these listed projects. I cannot recommend any project, that is something you need to judge and decide by yourself based on your requirement and capability to invest. It could also be other projects apart from these that you may come across on OMR, which could be better than those listed here from an Investment point of view to which I have presently no Idea.

I suggest Salarpuria Celesta and also i will tell you the reasons.
1. They are known for Construction quality.
2. Never delayed project more than 6 months.
3. Crystal clear documents and no legal problems.
4. BL kashyap is doing the construction and Cushman & wakefiled are the PMC for the project, So u can expect the good pace and quality.
5. They don’t Use Myone technology for construction. ( people know the issues of Myone technolgy )
I know above things because i am following up with them more than a month and will be finalising there soon.
What is the issue with Mivan (myone) technology?
salarpuria are asking too much price for the location – you can get better location ready to move in A builder projects in second sale on outer ring road for overall same price .
Karthick, I own an apartment there and had renowned lawyers validate the documents. As per the lawyers, the land is owned by Pashmina, and its not a JV. So there are no separate Land Owners in this project. If you are interested, ask them and they will get you a set of documents which a Lawyer can help validate.
How do you know there is a problem between developers and landowners? The land is already acquired by Pashmina. Where did you learn there is dispute regarding the property?
There is no problem with land owners or high tension cable.
I own a flat in Pashmina (T4) and my independent house is just next to Pashmina Water front. The rates did not appreciate as anticipated for Pashmina water front. But now that high tension cables are moved to corner of the compound, appreciation should start now.
@Mani, being already bought a flat in Pashmina, I am curious to ask you are high tension wires the only issue, I also considered buying here and below were may concerns:
1) 31 (or more) storied! Thats gng to be difficult to be maintained especially being surrounded by lakes. Don’t know who wants to live above 20th!
2) Minimum sqft is around 1800 (1600+ sqft they were not willing to sell when I was interested)
3) Even though the location is close to ITPL, there is absolutely no bus connectivity. So I need to use my own vehicle everyday! Also being on the highway its very rare that it develops into a nice residential community!
Ofcourse all these are my personal thoughts and you may not agree to it.
On positives, there are lot of open spaces, gardens which are gng to be rare in bangalore soon! Per sqft price is not high when compared to most of the tier 3 and above builders.

I agree with above 20th floor.. I some time live in Purva Riviera.. 7th floor, and enjoy my stay over there… So In Pashmina I booked 17th floor… dont know what would be better on 20th and above floors. At least network (Phone / internet) connectivity is at stake. 🙁
I was the last one (at least few of the one’s) to book 1635 sq. ft apartment (as per the seller, during 2013). Don’t know if there are any other apartments of this for sale or not. : -(
3) Bus Connectivity:
There is no direct bus from Battarahalli to ITPL. However what I notice is that there are BMTC buses plying between Battarahalli and Marathahalli. Considering the road is under renovation, I dont think Volvo busses or Bus frequency will be added / increase here.
4) Regarding Residential:
I stay in NRI (Rifco Shanthi niketan layout) just behind Pashmina water front. We are about 100 odd families (majority of us are NRIs) and folks are staying here from 1980’s. I have witnessed improvements from year 2008, and a lot is happening here now.
Considering the vicinity to ITPL, approach to Airport, this place (KR Puram) has been under valued till now. At least with high tension cables being moved out, Pashmina prices should breakout now!

According to the legal papers, its not a joint development project. Whole land belongs to LILY reality.

Hi I Visited Pashmina recently , Good Plan with good ample of open space. But the floor plans are once you enter you have to see the kitchen then go to Living rooms.
And i noticed the Price is same from Dec 2012 so the Appreciation point of view its Very Bad.
They are talking abt moving of high tension wires and poles but its very funny they just moved it to few feets.
They are surviving only because of Sapoorji constructions.
Overall its good project but high risk for investors and end users because its no way they will complete in next 2 years.
Near by I can see only 2 Good projects from A class builder in the stretch of Old Madars Road that is BRIGADE GOLDEN TRIANGLE and SALARPURIA CELESTA.

Anyways they have different rate for different tower and views. Also tower which has progressed least has least price. I guess that is ok.
Price appreciation of pwf cannot be compared with brigade/salarpuria as they cannot charge brand premium at the very first project.

Bob, the construction is done by Shapoorji so it dosent matter who markets it. I think all knew that that construction will take till Jul 2015. And that is t price of quality construction now. B grade Reddy builders charge more so, I think the price thay quote now is a steal

I am an existing customer in Pashmina Waterfront and i agree with Prad.The project is shaping up really well and construction quality is good.They have stuck to their promise of moving the HT line.Yes it is inside the property but in the corner along the boundary wall which was what was communicated as well.I agree there is a delay but the grace period is till June next year.Overall there could be some delay but i am not aware of any builder who has finished in exact timelines.

I have booked T2A05 (toer T2A 5th floor) in December. Price was 4000/- per sqft till 31st Dec 2012.
After 15th Jan 2013, it is 4250/- per sqft (i heard from sales guy)
It is real a bad decision and the HT line cannot be removed from the site and if they continue with the HT line they have to surrender at least 2 acres of land and no amenities can be built under the HT line. If they do so, it won’t get a NOC from BDA and forget about getting Khata-A. Things will be complicated in the future and not resale value will be left henceforth. The builder will gracefully exit the project and the customer will suffer rest of the life. Please inquire about Khata-A and NOC from BDA if you are a new buyer.
The HT is quite far away from T4. I see projects which has HT right next to it. The proposal is to move the HT to the corner in the same plot so the neighbours cant complain. This has been extensively discussed by the buyers earlier.

Further to our communication dated 20th June 2013 regarding realignment of High Tension Line, we wish to update you that the foundation work of monopole erection for High Tension Line has commenced at Pashmina Waterfront site. We are pleased to share the moments of the same with you.
The statement suggest that monopole erection will be in the same place hence physical realignment to outside the project will not happen.
The project progress is very slow, it is 2 years now compared with Prestige tranquillity launched during the same period. I don’t know if the delay is related to the High tension wire.

The project is good. Being constructed by Shapoorji, the pace is good. However the price…well few projects couple of kilometers away are charging same or higher. So this should be reasonable

Is there any restriction of usage of space below a HT overhead line? if so will we be loosing the area around the overhead line.
I am confused between Salapuria Celesta and Pashmina Waterfront. Pashmina doesn’t have a brand name like Salarpuria. But the plan looks promising. Price wise they are similar for us. Has anyone booked in Pashmina recently? It concerns me that Pashmina has no other projects completed by them. Is it worth taking this risk?

Guys this seems like really strange to me to see a project where few apartments can only be purchased through a finance scheme by ICICI/HDFC banks and not by others.
Price being asked is 4k INR at this point of time which takes the total cost around 1.03 Crores. Though prestige Ferns is charging 4700 INR for a 25 acre project but the total cost of 1755 Sq feet is also round of same.
Risk factor is high at Pashmina on account of them being the first time builder but Prestige I believe will not compromise upon its market standing and customer base. I am truly confused on what to decide.
Shapoorji is constructing PWF. Quality will not be an issue. The funding seems to be strong and hence completion should be possible too

Bangalore has started seeing a new trend of hospitals, malls, movie halls, and IT offices within residential apartments, like Golden Grand, Bhartiya City, Orion Mall apartment (forgot the apartment name). This is a very recent trend, and this PW project does not offer any of these new set of amenities, so is it really worth at 4000 per sft? The area may take a really long time to develop(?)
In Pashmina Waterfront, there is nothing close by except the highway. As now of its not livable. Staying near highway is also not good as the air is very polluted. No greenary around the area. So not worth the price. At this price, one will get township kind of project which is value for money. Look for Bhartiya city or Sobha city or even Prestige Shantiniketan. Its just my personal opinion.
Excuse me for asking this, but what are the risks of a High Power Line, when it is so high above in the air, and at a safe distance from the buildings?
Actually there is no harm with the with the high power lines but it looks very bad seeing it above your building. Most of the people do not like to see high power lines above the building. So in case of re-sale, it may be a little difficult to find buyers. So if you are paying so much, why to compromise. You may get better options (without the high tension lines) with the same price.
High tension lines are not good . During my engg days , vasantdada patio coe Mumbai , similar situation was present but looked like smaller size compared to one seen here . Humming noise throughout the day , some days its very irritating. Night time we can see sparks during rainy and windy days . Third is emf radiations but not sure and I won’t be correct person to comment as similar situation exists in electricity board where people are still alive after working for more than 30 yrs

2. Sale agreement not being done by the builder

I have talked to them and they are no mood to put that clause of removing the HT line in the sale agreement. Only they are assuring it will be removed. If you want to waste your time and money, you may go ahead and put your money there. Fact of the matter is the HT towers are own by PGCIL and the approval and work order has to come Delhi. It is really funny that they are showing KPTCL approval letter where they don’t have any jurisdiction on these power line.
Friends, I liked the project and bought one unit in T4. Not sure on the how the progress is as I am not in City at the moment.
Have any one of you recently visited the site. If you could update on the progress and estimated date of readiness that would be really helpful.

I bought T4 13 D. They are doing the foundation work. Very initial stage. But the BBMP approval has just been received upto 31 floor and they are in the process of sending the sale agreement within this month. They say Sapporji Pallonji will take over in a few days for structure work. They say Dec 2014 is good for 1st Phase. I took a relook at the project last weekend, and overall it looked great, with huge open space to come up between Phase 1 and 2 towers. The lake was full with water post the rains, and it looked flambuoyant. Hope the project is a great success with great quality work, else all private builders, other than the branded ones, are a real crap when it comes to quality. Fingers crossed.

By the way I recieved agreement document via courier 2 days back. going thru it.
They are not ready to give it in writing that high tension cables would be removed although sales person had confirmed at the time of booking that they would give it in writing. I’m more concerned because there is no mention of it in the agreement. Going to their office today to talk about it.
Also, in advertising they said , wooden flooring in MAster bedroom, but agreement says wooden laminated flooring.
And was the completion date Dec 2014 not including the buffer period?

I have heard from people that the builder promised to remove the high tension lines by October 2012. But from the discussions it seems that the work has not even started, If the HT line is really a concern for a buyer, I think it is better to back out now rather than burn their fingers.
If the Sale Agreement is being executed only now, perhaps not even the first payment has been made? If so, it makes all the more sense to back out now, as at the most you might lose a few lakhs…
even we are burning the midnght oil reconsidering the project due to a poor agreement. There is absolutely nothing to safeguard the customers interest. Can someone call me sometime on 99 80 22 74 58 please. will really want to discuss with some of the other customers.
They say high tension cable shifting work would be completed by Dec 2013 thus moving by more than a year from their original deadline.
The agreement says –
(1) acrylic / distemper for apartment walls but common area/lobby has emulsion paints
(2) corpus fund was not mentioned anytime before and the agreement says SBA*100 has to be paid by purchaser
(3) future development areas need not be residential
They also demand the first installment now that agreements are made
This is a high risk project due to the power line.the neighboring plots will definitely move court to prevent the movement as this will affect them.So, don’t waste money in this project.
Has anyone making the payment today. Tomorrow they may not give interest waiver (even though it is really funny to ask for interest when we were ready with our checks several months ago, but they didn’t have agreements in place). Please share on the portal who has made the payment.

shifting a HT power line to the side will surely be objected by residents of adjacent houses. What if the “neighbours” get a stay order? The entire project could get delayed or the layout get changed. T4 has apparently been sold out! T1 is not for sale. Now if you consider the location, the rates are similar to those offered in and around nwhitefield, ITPL. Dont quite understand the pricing! No hospital nearby,, or good school,,,another concern. A factory adjacent C wing> the smile design n assembly factory.. how good a view can that be,, but hey this is bangalore.
BTW approvals are till 26th floor, n they are taking booking for them,, nothing higher. still waiting for approvals for higher storeys as of 17th June 2012.
Just wanted to share that smile factory is also looking at developing their property by shifting their factory.

The carpet area is only 71%. I think its way less than what other builders offer.

This projects needs a very careful evaluation. If everything goes on as per their plan, its just a good deal. Even then, is this really a luxury project? Depends on how you look at it. The number of lifts seem pretty less compared to the other projects (if you consider the height). Only time will tell, how well the high speed lifts will perform. The flat density is also on the higher side. The phase 1 has 686 flats in 7.5 acres. Not sure if the phase 2 is going to have 44 floor or just 38. Even at 38 floors, the complex has ~1300 flats in 16 acres with the possibility of another 96 flats getting added. Not sure, if the amenities or even the 90% open space, will be sufficient for such numbers. The stack parking is also a novelty for me.
Efficiency is 71% since the walls are thicker than the usual 8 and 4 inches, with this one being 12 and 8 inches – to support tall structure, and ensure durability. Density is on the higher side, though. Tehy have planned two clubs to cater to this. Water table anywhere in the world cannot cater to so many human beings at on place. Surajapur Road is a clear example of this problem, and dependancy on tankers is high. SAme would be the case everywhere, and OMR and Budigere will be no exceptions. So cannot rely on ground water for apartments at least. For that, one shold look at having either a villa or an independant house elsewhere.
No it wont. Rules require a distance of around 5 meters between the buildings and such lines, hence there should not be any issue. More so, the lines will remain inside the existing property, though at one end, and hence no tresspass would be there of any lind, thereby preventing the neighbours from any lind of abuse.
I booked T4 17C with 3 lakhs payment in Nov 2011. I have been asking Pashmina sales office for the sale contract date, so that i make the next payment, but as usual PW is saying next week and is continuing till today. Any idea what should be my next steps. I booked at 3450/-. Price is already revised to 3850/-.
They still have some time for the complete approvals from BBMP, as they increased the number of floors. I have written a mail to the customer care for progress and the date for the agreement. Awaiting the response. Foundation work is going on right now, but the elevatin is yet to start. The price now is Rs 4000, and they mentioned after a few apartments, it will go up to Rs 4250. Enjoy the return in your investment in the meanwhile.
I am considering to buy a apartment at Pashmina, Brigade Golden Triangle or Brigade Exotica. Salarpuria Sattva too is going to launch one shortly.
Apart from High Tension Wire delay is there any other concern. Can this also affect the health of those staying around it? I havent heard of Pashmina developers?

I know Brigade Exotica is offering good value in terms of its amenities/ style of Apartments apart from having a Brigade Brand.
But Pashmina apartment cost will be lower as the size of apartment is less even though the per sqft rate is the same. Need to select based upon high tension wire issue and not having heard of Pashmina before.
There is again Prestige tranquility/ Brigade Golden Triangle (with office spaces and mall within) available in good price options but not premium.

1. The status of power lines — if there is enough proof of approval to move it.
2. # of floors fr which approval has been given. [Phase 1 & Phase 2]
3. I have heard about a problem with the water being too salty in that area. So this is an open point – purification of salt water.

They have approval for shifting the wires at their own cost. Until they do that, they cannot start Phase 2. Approvals are under way for over 26th floor. Only BBMO approval seems to be awaited as on date. Total 38 floors in Ph 1. Water – Entire Bangalore has only one source for apartments – tankers.
Oppostie PW, see Mohan Aluminium Ovt Ltd factory. This has been taken over by some developer it seems for another Mall and residential project. So development is happening in the area. price is going up higher every few months. By th time the Ph 2 is launched, I expect 4500+.
I visited their site last weekend and the model flat and the layout was quite impressive. Do you guys think that it is a good investment?
1) Will 26 or 38 floors be problematic in any way?
2) Also, I feel that for the proposed number of flats, the amenities are not much (only 1 Tennis court, 2 badminton open courts).
3) Will there be any good schools in the near future?

I am also interested in Live lite. I think only disadvantage is that once you sign up for live lite, you cannot sell and quite before taking possession. In case there is change of plan and and you want to sell apartment before possession. Builder will recover all Pre-EMI that they will pay to bank on your behalf. Also i want to find out if there is better deal than 3850 psf. In my view, when you add PLC and floor rise charges.. psf price for apartment comes out to really high.,.. Any comments from group
1 more thing i noticed is less %age of carpet area. I think its hardly 70%.. so actual psf that you will pay for carpet area seems to be very high as compared to similar project
Any idea till when is the live lite scheme valid? and are they planning to increase the price any further?
Live lite being a big saver for the buyer will surely come at a cost of certain conditions. That decision is therefore up to the person opting for such scheme. It has many goods, but there are no free lunches and things should be decided based on merits. Carpet area is surely lower, due to thicker walls – 12 and 8 inches. Current price is Rs 4K, and will go up the moment all the approvals are in place for phase 2 – which makes sense. All properties across Bangalore – Branded, and big projects like PW, are being sold at Rs 43-4400 plus. Sobha City in the middle of nowhere is Rs 42-4600 plus. OMR is very accessible to the city as well, and bang on highway where there should not be any major bottlenecks, like Hosa and Harlur Roads across Sarjapur, or Whitefield/Marthahalli crossing. Straight road to city centre.

All, I have visited the site couple of times, am still quite keen on buying. two things concern me the most
1. High tension wire going across the site , and i dont think neighborhood will allow Electricity board to move them and place them near their houses. The sales team at Pashmina claims that they have already bribed the govt officials.
But my concern is that neighborhood residents, can take a stay.
2. All approvals will be ready in a week , is what I heard in March 1st week and also today on 6th april. and their team claims that once approvals are there the price could be 3800.
My personal opinion thats safer then blocking your 3 lacs.

I had very bad experience with pashmina developers, the location is situated at very remote location. In all websites(sulekha,makaan,magicbricks…) they mention very minimal price and say that it is immediate possession, but after visiting the site which is around 30 kms from city, they say that price has been changed they qoute very huge amounts which does not match with what they mention in realestate websites. Its waste of time visiting that place.
Its very silly to envisage a residential complex with a power line running through the middle – both from health perspective and legally. Anyway, its not a cheap offering to ignore these issues. Its not easy to get power lines moved, and i have burnt my fingers once through a builder who promised a similar thing. That project is still a vacant land! So, please be very very cautious.
They have the permit displayed on the property regarding shifting of the power lines. I think they should be able to remove the lines in around 12 months.
Hello all……… I do agree about the amenities, lake, park etc etc.
Just to apply common sense here about the road connecting this apartment to service road.
Just imagine investors……. what will be the traffic just at the entrance of the apartment at peak hours. It is horrible if you imagine that.
1 car per flat….office hours in the morning…..look at the width of the exit…….crazy stuff. Before coming out of the apartment premises you will face the traffic jam……..what on earth this idea is ……ohhh
I booked in tower A at 3450 psf today after doing thorough property research in areas including K R Puram, ORR, Sarjapur road etc. Also looked at prime projects like Shobha pristine, Nitesh Cape Cod, Prestige Tranquility, Brigade Exotica etc and I feel Pashmina is the right value for money considering it will be super premium apartment with proposed 25 amneties. From my experience, congestion is quite bad once you come out of Brigade Metropolis, Prestige Shantiniketan etc and sometime the situation is so bad that you are stuck at gate for whole 5 mins. I do not think it will be like this out of PW as Old Madras road itself in 8 lanes…

Dont bet on that 6 lane. The middle lanes are only for high speeders and only service road is accessible. Any way …you feel this is worth rather than other properties.
By the way the HT wire wont be replaced to new place. It will be elevated at same place using new imported monoples.
No no.. I think you have not seen the layout.. monoples are placed outside the boundary. Did you check the plan they have put up in their office.

I think it is not 26 floors – Mailer from Pashmira says it has reduced from 36 floor to 29 floor and have increased the number block from 4 to 5. Does this mean the open space has reduced now?????

Not sure how to share the picture sent by pashmira in this forum – I dont see any attach option. But the Plan says floor 2 – 29th Floor. But as you mentioned the markerting person is saying it is only till Floor 26 and they are waiting for the other floor approval.

Only Phase1 is launched – Phase 2 will be done after 6months.For HTW they have got NOC and they might shift it only after april/may

That’s correct, its failed project and they don’t even have approval. I also really doubt huge power line will be removed easily. Even if they are ready to bribe i doubt this would workout at this time 🙂
The biggest concern with this project is the two huge power lines running over the middle of the property. Even though they claim to have approval for moving the line to corner, I really doubt. With power lines close, you have health risk + it will affect the appreciation of the project. They pre-launched in last October but not able to get the approval still. And this is the their first project. I see people calling it as failed project. They have also increased the cost to 3450/rs per sq ft which is really on the higher side.

Thanks for bringing up this point. Yes, power lines are a big concern, after looking into the wikimapia page in detail I can make out the towers running right through the project. I am sure moving the power lines is not going to happen for a long time to come.This could also be a reason why the project is not yet approved. However any construction activity has to be from a safe distance from the towers and the masterplan seems to have considered this.
Only the road running through the project will fall under this power line.(Thanks VS) Some part of the road as well as facilities will fall under the power cables.I can see in the booking form that several clauses being mentioned about approvals and one point was that if the approvals are not received within 12 months

And regarding clause 7 of the application form, the company can cancel your registration if approvals are not received within 12 months from signing of the application. Well if a such a decision is taken then can we hope for further progress in the project? Of course I agree saying the project will be entirely scrapped might not be right way to put it…

I have been to the site in April. In fact was keen in booking it considering the location and high elevation. But lots of things are not clear yet.

But this is contradicting to what the marketing guys told me. They said these lines will be moved to the other end. And they claim to have the approval already :-). Forget about the approval, imagine a project where high transmission lines going in center of the premise.
BTW, who is mr.VS. I think he is from the builder side.

I guess power line going thru property is not a big issue provided layout comply as follows –
1. if there is a road or park below the power line
2. Building below the power line can not be constucted more than Ground + 1 i.e. residential or club house.
