Future Buyer….Think one lakh time before you buy any property from DSR Infra. Come and see DSR green field and talk to owner if you want to see the reality
1. Initially sold 222 flats with amenities said…not given complete amenities and height of cheating is that builder is now building 66 flats keeping owners in dark without taking permission from owner and sharing all amenities which belongs to 222 flats owner.
2. It is going to be a legal fight between current and future owners(66 flats) of green field phase 2 as why 222 owners will share their property with other.
3. Builder has deviated plan and now fixing grill to sell all unsold flat after OC which may cause cancellation or revocation of OC.
4. Promised Cauvery water connection and extra tap in kitchen for Cauvery water which is mention in sale deed, paper advertisement, brochure and in the model flats…reality no Cauvery connection in flats.
5. All the flats are having dampness and even after one year…no solution.
6. Pending work is not completed after repeated request for a year.
7. Quality of construction is very poor.
8. Maintenance done by builder is pathetic.
9. All the taps given in flat are corroded or rusted within few month…no replacement.
10. Commode given in bathroom is small in size or bay size… adult cannot use… no replacement.
There are many more….story is endless…
1.DSR Green Field handover was Mar-2013, But they dragged it for more than 1.5 yrs .Still Most of the Flats are having Seepage Issues .

Why do you think that there will be legal fight between 222 owners and 66 owners. If there is a sanction plan,what will stop to use the common amenities?
I am the owner of an apartment in DSR GREENFIELDS.
The quality of the construction in very bad.
There is dampness everywhere.
There are still a lot of small small pending works which they have not intension of addressing.
The parking allotted to me was leaking from the day one.. Even after following with them for 4-5 month it is still not completely fixed.
I can go on and on with the bad experience that we all are facing

Cosntruction quality is compromised big time and project completion was delayed for quite some time .

DSR group is not doing up to their commitment. They are like any other basic builders which I tried not to go with them and ended up with DSR greenfields.
I expected a nice peaceful transaction overall but it is other way round.
I am currently a owner at DSR greenfields.
PS: I recommended this property to ppl and was thinking that DSR is a good builder. [You can refer my previous post]. I feel sorry for that.

@Arun, Take time to visit the project as its ready to occupy. Talk to the people over there and make the decision. Dont get confused by the bad comments here, some are genuine, but most of it is based on some vested interests.
Friends, I have recently visited DSR Sunrise Towers and Greenfields projects. Really Liked Sunrise Towers . However wanted to see Greenfields to see if there were flats available. Checked out a couple of 3BHKs available in C block . They looked pretty good. But from the comments, I have second thoughts about Greenfields as I do hear a lot about their construction quality. Can you guys be more specific. Is there still any power/electrical issue. I am looking to invest in greenfields. Do you think it would be a good idea? I request owners who are also residents to give me your candid feedback.

Don’t ever touch DSR apartments from DSR Infrastructure Pvt. Ltd., we had decided to invested in their DSR Ultima project and cancelled the plan after seeing the progress and quality of work at other projects – DSR Rainbow Heights, DSR Spring Beauty, DSR Greenfields.
The common problem with this builder is deviations (you will not get NOC from authorities – please check with owners of DSR Rainbow Heights, completed 2 years back) even the owners of DSR Ultima and DSR Greenfields are frustrated withe the delays and planning to take legal action against the builder as he has changed the plan and giving them very few amenities. Instead they are saving money by cutting short on amenities promised, building parkings in the open space (originally planned for landscaping – this was also done at DSR Spring Beauty and residents had to initiate legal action against the builder.
The quality of planning, execution and workmanship is pathetic..speak to some of their project engineers, supervisors and you will be able to judge their skills. They employ their relatives in key roles – project manager leading the DSR Sunrise project is the owners brother-in-law.
They also sell the premium flats to their relatives and throw-away price and spoil the environment of the society.
Plumbing and electrical work at their projects is a joke..please verify with the owners of DSR Ultima and DSR Greenfields on their sufferings. The contractors employed are again relatives of the builder and no action is taken against them for poor quality of work, exorbitant charges and gross indiscipline.
The promised amenities always remain a promise and not delivered….any one of you can verify this by visiting DSR Ultima & DSR Greenfields
DSR are not trustworthy – They don’t get you occupancy certificate, Khata, rain water harvesting systems. Their bores dry up within an year of operation.
Visit the completed apartments of DSR and talk to people before making decision – DSR Ultima, Spring Beauty, Elegance, Green Vista, DSR Greenfields…

Subbu- You seem to know quite a bit. Spring Beauty was built 8-9 years ago and so was elegance. I am the landowner of Green fields and can say you seem to have a vested interest in propagating negative news about this builder. Yes, There were delays in the project, but to question the entire quality of all their projects is a bit far stretched.
Please do not underestimate the wisdom of so many buyers/Customers. They would have bought the apartments after due diligence.and if a builder has been able to complete so many projects there should have been something good about them.

Subbu, completely agree with your observations. A close friend staying in Green Vista also mentioned that they do not have NOC even after 3-4 years of occupying his flat…….I checked Greenfields project too before and land was not owned by any person by the name Dharma…

it is really a great experience with DSR, with respect to the DSR GREEN FIELDS. From the day i booked to till date, they were doing really a great job in customer satisfaction. i would suggest still there is a room for improvement. Always think people will come to builder since they won’t be able to do all the amenities and features needed for a home of their own. its builder responsibility to make sure the customer feel the best done by the builder with respect to the amenities and features. I feel with respect to the finishing work and finishing the amenities on time will have a better customer satisfaction then anything else. Landscape gardening in green fields is really taken a good look and impressive one. good keep up the work. over all it was a great experience to have a very good community formal with the help of the DSR Management.
Apart from this they had obtained o.c. which gives us more happiness that we are living in zero deviation project.
Good keep doing and improving better will make you premium builder soon in bangalore . All the best for that from me
You can not fool people with your fake post. People are not fool to believe you. People are more smarter than you. They can differentiate between buyers and marketing people. Have a good luck in fooling more people to buy your project.
Aayush, I live in DSR Greefields and recently purchased flat. Here are my inputs.
1) DSR provided OC , after which people are getting iron grills to balcony.
2) All amenities are in place, except steam rooms.
3) Overall quality is good.
4) Ground water is very hard and Water softener is not working. DSR is looking into issue.
5) Dealing with DSR is not smooth.
6) Garden is decent.
7) Some other minor problems are still there.
8) pipelines quality is not so great, some repair needed at times.
instead of calling someone fake, why don’t you make sometime, visit project once and see all by yourself?
overall experience is above avg and yes, builder is fixing things little slowly. DSR guys are more of reactive type than proactive, in this project.

@aayush I am not sure sankar is fr DSR or fr owner of greenfield side, but the things he has mentioned here regarding greenery and OC are correct. Go and check it out for yourself. Builder has attached them in mouthshut for your reference particularly after lot of bad mouthing about this project. DSR greenfields had its issues regarding the architect, but seems like everything is solved now. And to be frank its difficult to distinguish between real customer and fake.
All are fake posts..DSR doesnot have any professional team..poor quality, lots deviation are some of the practises they follow in all projects

They have lots of deviaton and quality of construciton is not good. Leakages of water in the bathrooms etc.
Why dont you visit any of the DSR delivered projects and see yourself. Ask those owners all these questions that you say..then react.
Simple questions
1. Do they have OC
2. Do they have A Khata
3. Check the quality by walking into the apartments
4. Club house
5. Talk to the association secretary or presidents
If you could not find any..you can ask DSR people to give you site visit of any of their already constructed apartments.. all are in bangalore only..hardly 10 -15 kms distance and then decide whether you need to go or not with DSR..

@Prem and bhonpu Both of you are making irrational comments here. I had visited DSR GreenVista in ECC road and there are no such cases as you guys are pointing. On a separate note, most of the DSR flats I know have OC and A Khata. Please stop unnecessary comments. Its very easy to judge that you guys have some grudge with DSR!

Poor construction quality full of issues.
I was looking DSR sunrise tower and heard about situation in this apartment visited the location talk to few owners ……… And it is really bad …………. they are really struggling and it opened my eyes.
Owners says they started living in apartment but still they are doing work in their apartment ……… which is delayed by 6months and still construction is going on ………. DSR is not listening to them and they are having meetings with management but all fake promises given………. no resolution.
Just think they are living in apartment since 3 month without permanent power ………. It was shocking to me……….. what a horrible situation.
DSR wasted my time as I was looking for their properties for investment purpose.
If anyone has any doubt about this please visit the apartment and see the situation ………. DSR claims this to be ready to move in apartment category ……… you can see dogs in apartment complex…. I was really surprise to see all this………… and it is definately not a good sign.

I am staying at more than 3 months in DSR Greenfields. I do not see any major issues here. My flat handed over to me just after 3 months delay in September last week. There is no problems at all. Normally for the initial settlement period, you may find small issues with any projects. Amenities are in progress. Swimming pool, childrens play area, party hall etc are ready. Permanent power is getting by this month end. This is delayed because the villagers were creating some political issues on HT cable work.
I would suggest to the people who is interested to buy : have a visit to the site, walk around the apartment complex and site and then decide ..

I did some more fact finding and found out that this builder has delivered some good projects too. For DSR Greenfields, DSR Infrastructures is using new contractor for electrical & plumbing work and that has resulted lots of improper installations, pilferage, sub-standard work, inflated billing. This is why quality of work is not as per the standard even though the builder is spending money.
Another thing worth noticing is that the quality of engineers at site..they seems to have no clue of civil construction – the improper beam positions, ill-planned pipes & ducts, incorrect pillars (in the parking) is a standing testimony of the planning that has gone into it.
The project supposed to complete by March 2013, but still it is not complete and so many people are waiting for getting possession. Now from September 2013 few family shifted and now around 55-60 family are staying here. More and more people are shifting now.
The attitude of Project Engineer and site engineers and other staff is horrible. For getting things done or getting some issues fixed, you have to run behind them for so many days. There is no proper process to track the issues from the customers and resolve the same. So for that reason daily you need to run behind the engineers/workers.
Quality of the material : I am not finding any issues. I am staying here for last 3 months.
Pros : Open space is more. Area is getting developed and so many projects are coming in a,n arround. Peripheral ring road is coming just behind the project. Immadahalli main road is getting widened soon.Columbia asia hospital is starting with in 2 kms.in whitefields main road. Forum value mall,DMart,ITPL,Bigbazar, Chrysalis,whitefields global,dps,deens academy,euro etc are near by.
Residents are nice people. We have already formed a group and started discussing the issues etc with the builder.
It really is one of the worst decisions I have ever made in my life to purchase in DSR Greenfields. Really fed up with the level of commitment of site Engineers and esp. Electrical contractor. they straight away tell to customer’s face that if I am not paid for even minor modifications (told more than 6 months back! but not done yet!) in advance, I will not even touch the works (which was committed to, in front of Project Engineer himself, after he visited due to several escalations by me). Petty and minor jobs, “approved” by block Engineers but something will always be pending. Also, there is NO CO-ORDINATION at all between Civil and Electrical task groups, and they are telling this to me, as if I am responsible for it. I HAVE PAID FULL MONEY, REGISTRATION DONE 6 MONTHS BACK!! Where would I run with the FLAT, if those guys finish the modifications and I don’t pay them for it???? What is 4000-5000 Rs. to me if I have spent lakhs of rupees to purchase the flat itself?? Are they (DSR or their contractors) going to compensate me in any way for 6-7 months of delay??? Will the bank not charge me interest for the period??? Or would my landlord (for my current rented flat) going to give back my rent paid for the period??
The reason for the electrical works not being finished, as quoted by even the Project Engineer is that “some customers have got the modifications done but are not paying the contractor…”; I don’t understand if that has got anything to do with my issues; I haven’t paid him because after 4-5 DEADLINES, requests, escalations, still he has managed to NOT FINISH the odd jobs pending, more than two months and still some petty thing (petty for them to finish but to us its vital to shift without them getting done) will be left to do!
Do I go to the court of law for this, or simply give in to this sheer blackmail of those people…yes, its blackmail only, what else………customer should pay every single penny in advance, even after facing delays and lies, false commitments!
As of now, I have decided, I am going to the site tomorrow, pay them what they are asking (what choice I got?), get a date for completion (yet again!!), visit back to take keys on that date, and if not given due to some “valid reason”/excuse, I will have to hire a lawyer.

I am evaluating DSR Sunrise for investment but looking at this thread, I feel it is better to keep away from DSR Infrastructure projects. Is there any other 3 BHK projects in Whitefield that you can recommend?

as there is no entry criteria for a builder..people like dsr has grown up..better to avoid DSR and save your life..they are not a professional company..

which project do you own a flat? I was thinking of taking a flat for my relatives in another of DSR projects (Sunrise), but because I have faced so many issues at Greenfields, (and a poor response from DSR, adding to that!), I am a bit in a dilemma now.
Never get into DSR ..we have taken a flat in green fields and enough is enough..its all our hard money.

I haven’t done any other look-ups after I booked the flat in Greenfields last April; so, I may not be the best person to suggest you any other projects near Whitefield. Like many others, I still feel that apart from on-line research, we need to spend some time on actual site visits for new projects/on-going projects. hope you are doing it too, and would get a better deal. As far as I am concerned, I still hope that DSR live up to the moderately good image they have among mid-range builders, and start taking customers more seriously, rather than just giving assurances and making half-hearted efforts, instead of just worried about their employees/labours and their concerns (even they are important, though….I can’t undermine that).

Has anyone received any communication from DSR regarding TDS to be paid @1% of total sale consideration if the cost is more than 5000000? Which part of the total amount should be considered for this TDS? Also, will this be an additional cost for us? As this TDS requirement has been recently announced and was not known when we booked the apartment, Who should bear this cost? Seller (DSR) or buyer (owner)?
TDS is applicable only if your total sales consideration mentioned in SALES DEED ( Registration Doc) exceeds 50L. According to rules in respect of tax deducted at source, buyer of the property would have to deduct the TDS and deposit the same in Government treasury.

So since DSR is a seller, no need to pay to DSR rather you have to pay ( if applicable) this TDS directly to the government.
I spoke to one of the Income Tax officer and he confirmed me the same., if you are paying TDS, make sure you are getting the chalan number and copy.

As the apartment delivery for possession is getting delayed from DSR are side, it would be good that all of us collectively go and talk to the DSR management and get a clear picture and fixed date on the delivery of apartments in a livable condition and with all ameneties.
As most of us done the registration by paying the 100% amount of DSR and the full EMI is also started, any more delay will result a huge loss for us, as we are paying rent also. At the same time, since they are keep on changing the promised delivery date from June to July Mid to July end to August mid August end to Sept end…it is difficult to give notice to the current rental house owner and also difficult to revoke the notice given.
Since ther is no common forum available now, I would like to take the initiative to create a forum so that people can communicate on the same.

Based on a discussion we had with the Project Manager 2 weeks back, tentative possession dates as told by administration are –
A, B, F Blocks – August end/Sep first week
E Block – September end/Oct first week
C, D Block – October end/Nov mid
I think we should collectively talk to DSR else they will continue to postpone possession every month with no clear picture….I was also told earlier Aug but now they have already shifted to September…
Will be a problem for all of us who have already given notices to existing landlords…

I checked with DSR Customer Relations Manager. DSR is collecting the legal fee which is mentioned in the agreement, ie. 20k which needs to be carried in cash on the day of registration.
But I have purchased from the land owner and the total cost they have calculated is including the legal fee of 20k and land owner sales person is asking to bring an additional 22k ( which is not metioned any where in the agreement)!!!

I have completed the registration on Saturday and there was nothing extra other than the 20K legal fees. Under this header everything is taken care in the sub-registrar office. I purchased from the developers share and probably that was the reason we were not asked anything extra

If we do not do anything illegal, why we should pay this huge bribe?Since the flat is under construction and we have UDS and Construction agreement separately we can register with government guidance value which is totally legal. They why should we pay this huge bribe? I think India is now Corruption Republic of India and Karnataka is “Corruption Nadu”!!!

The legal fees is itself taken as cash only. That is what the mail says. Are you sure we have to cough up extra 20K.

Well , while it is easy to let the builder take care of the registration , coughing up 22k extra is atrocious.
Judging by what I read on the net about registration of property, it is extremely difficult ( Though not impossible) to get it done without greasing palms.Anyways , I do not yet have the know-how of getting a property registered.
I would like to know if anyone is interested in getting their property registered themselves.
We could possibly form a group and try to approach the registrar’s office for registration.May be 50 or more owners approaching for registration as a group might make a difference.

In the sales agreement it is mentioned that legal fee of 20K has to be paid at the time of registration. They shouldn’t ask for any extra money. If they ask, it will spoil the brand name of DSR with out any doubt

Would like to know how VAT and Service Tax calculated for you.
For me VAT is calculated at 5.5% ( Basic Price+Car Park) and Service Tax at
4.32% of Basic Price ( 4.12% of ( Basic Price+Car Park))
I think VAT calculation is corrcet. But Service tax should be 12.36% of 25% Basic Price ( ie 3.09% of Basic Price).
On an average VAT + Service tax would be around 10% of your basic+ car park price.
We are in the process of booking a 3 BHK. Need some clarity on the VAT and Service tax split-up given by the builder in the cost breakup sheet. What are the components for the VAT? (as per the sheet it includes, basic flat cost+car parking+BESCOM/BWSSBetc.,+Club house deposit). And the Service tax includes all these plus the VAT component also!!

For applying for SBI loan, the agent is asking 3000/- towards legal fee and 1500/- towards valuation fee. He told me to pay these amounts by cash. Is that ok? or do we need to pay by cheque?

this is standard processing fee , you need to pay these by cash as the lawyer might need entertain cheque additionally processing fee is to be paid in cash . so I think there is no issue .

Thanks for your comments, yes I am also worried about the same since I will be giving by cheque directly to land owners name. Atleast builder DSR should give something on my name regarding the property, any allotment letter or anything concrete.
ANyhow I am also planning to take opinion of local lawyer.

In the sales agreement it is made clear. As per the construction agreement by land owner and developer, land owner has some % of share on the constructed flats and UDS of land and land owner is free to sell the flats from his share to any third party ( ie. buyers like us). The construction agreement is between buyer and dsr…i don’t see any thing to worry in that sense and i had already gone through the sales agreements and other docs…

I don’t think if it is required as the property is already approved by so many financial institutes but still wanted to check if anyone has done that before, since I am buying flat from landowners share I was concerned as I will be making payments directly to the landowner and not to DSR..

We have purchased from the DSR developers share but the landowners share belongs to B.Chiranjeevi who resides in a penthouse in the Rustam Bagh. This was mentioned in the legal set of documents given to us.

You can ask the sales person at the site about landowner share . I have booked a 2 bhk from landowner share .
The sales person will ask you to fill in a form and will forward your details to the landowner . In case the landowner is interested in selling his share , he will contact you .
DSR will fwd your details to landowner , from thereon you will have to negotiate with him only .

Yes I purchased from landowner’s share. when you apply for a loan through a bank, they will give the legal opinion anyways. But I had a personal acquaintance who is a lawyer too, and I just requested him to have a look at the documents. He verified that it was fine. But not given any formally drafted legal opinion document as I didn’t ask for the same.

I visited the site last weekend. Though the flats look good , I am concerned about the location & security.
It is abt 2 -3 km from each of the entrances on the main road.
No proper shops / even small supermarkets on this stretch.
Did not see any auto stands on this stretch.
The project appeared isolated(No other apartment complex nearby).
I did not notice if the streets have lights.
I am concerned abt safety cos I am not sure how i can commute the stretch to the main road everyday while traveling to & fro office(I use the office bus).
I don’t know if anything is supposed to come up in near future.

I would attempt to put my views on some of your concerns:
1. “It is abt 2 -3 km from each of the entrances on the main road”
Sandeep – To put the exact distance it is 2.6 Km from the Forum Mall juction and 2.1 Km from Mayura Bakery. But you are right that it is not right next to the whitefield main road. But that is what you will get anywhere if you do not want to pay aroung 3500-4000 per sqft rates.
2. “No proper shops / even small supermarkets on this stretch”
Sandeep- There are small grocery stores right next to the apartment. The nearest Bakery/Sweet shop is around half Km from the apartment and you will see all sort of shops within 1 Km. For bigger purchases, Forum mall is around 3 Km away.
3. Did not see any auto stands on this stretch.
Sandeep- I have always seen autos near the bakery which is about half Km from the apartment. However, I have not gone there at night so don’t know till what time autos are available there.
4. The project appeared isolated(No other apartment complex nearby).
Sandeep- There are atleast two more apartments coming up in the vicinity but they are in the initial stages and will take more time to complete.
5. I did not notice if the streets have lights.
Sandeep- I have seen street lights on the road in front of the apartment complex. Since I have never gone there at night so far, I don’t know if those work. But even if they work today, there is no guarantee of street lights working at any place in Bangalore 🙂
6.I am concerned abt safety cos I am not sure how i can commute the stretch to the main road everyday while traveling to & fro office(I use the office bus).
Sandeep- I understand your concern here. It may be little difficult if you do not have your own vehicle and have to travel till the main road daily to board your office bus. If my observations about the auto stand near the bakery is correct, then you can always walk till the auto stand but I must say that the autos there may charge unfair amount or may even deny to go such a short distance (going by my experience of bangalore auto walas).
7.I don’t know if anything is supposed to come up in near future.
Sandeep- Looking at the way east bangalore has developed, I will expect that stretch also to develop. Around 2000-2001 the area near Kundalahalli gate had nothing but eucalyptus forest and nobody would have imagined that one day a 3BHK there will cost 80-85 Lakh. No doubt that life may be little difficult for a few years (may be even less), but that is what one has to bear if Rs 4000 per sqft is not affordable.

How can you come to a conclusion by one feedback about the fraud by the company. This is not at all acceptable to degrade the company standards.Many people known to me have booked the flat along with me and we are really happy by the way things are going.

Shenthil is Wrong here, he is making every one fool, They changeed the plan but it is not impacted to any one. he is telling in reverse way, initially his flat was not pool faced but the plan change his flat became pool face. I know the development of this project.

Yes, I agree with you Ashok. I have also reviewed the matter and came to conclusion that this is a trap to degrade the builders might be by the Business rivals. This is clearly diverting the Purchasers from being interested in the project.
