Synergy One – Woods Ville
Synergy One builders announced the upcoming launch of their villa project in Bangalore. The launch for this project is scheduled for August 26. Synergy One – Woods Ville is a 60 acre township and will also consist plots. Synergy One’s past projects have been in Cochin and Vadodara. As per their website, the company seems to be more of a Marketing & PR firm for other builders.
The details of the project are not being revealed and more details will be provided in the newspapers as we approach the launch date of 26th August.
Though a new entrant to real estate in Bangalore, Synergy One has plans to launch ( / promote) 24 new projects including Woods Ville all over Bangalore including Whitefield, Varthur Road, Sarjapur Road, Yelahanka, Electronic City & Devanahalli.
Interestingly as a marketing strategy Syngergy One has adopted to issue a Top Brass card (much like a Titanium Credit Card) which is free of cost but comes with some exclusive benefits for the card holders including an 8 lac discount on their Woods Ville project. Other benefits of the card include, preview of pre-launch offers, discounts and priority.
The project is approved by BMRDA.
Update: On 25th November 3 months after the initial launch, Synergy One announced the Phase 2 of their project on 27 acres. The villa’s are priced at 19.75 lacs, whereas the plots are now priced at Rs. 875/- per sft.
Update: On 2nd December Synergy One announced that the price of the Villas will be revised from 19.75 lacs to 23.75 lacs and plots from Rs. 875/- to Rs.925/- per sft effective 5th December.

I also booked a plot on Nov 27th. I was shocked to see huge crowd as if some fair was going on. I was introduced Mr Mohsin a marketing executive and he told all villas are booked, only plots are available. He showed me 1 corner plot which nobody has taken till then. I got a little quizzical there and asked why is it that it is still not taken. He said, it is one of the Odd Plots and it is released just now after the regular plots are sold out.
Not sure how much can I believe that. He also said 100% refund within a week if backout. I was impressed by their layout design and their entrance gate. Loved the landscape and fountains and imagined myself in a small villa with a beautiful environment.
I still talk to them on phone and they say all the documents are ready and will be sent in 1 week to 2 weeks. I had paid him only 10000 and he said a guy will come to collect the rest of 90000. Nobody came till now, nobody called too. Though I got a receipt I am waiting for contact of my neighbors who took adjacent plots. They havent given it to me till now.
I am really confused, whether it is genuine or not. What after one week I get to know that they dont have all the proper papers, will they still give back 100% or they will hold back 10% ?
Plot owners please do clarify about your dealings with these people.

Why is Phase II Villa 5 lakhs cheaper than Phase I Villa?
Yes I have been there today, actually I was late went by around 5:30 PM, crowd was there but not much cause of end of the day. I asked for approvals and all, could not get any, I was told after paying one lac we will give you all the legal docs, and if u are not satisfied money will be returned… huh.
I am not pretty much sure, whether to invest or not, tomorrow again I am planning to go there and inquire more as the offer is good, if I get the approval docs and loan surly I will go ahead with this..

For your question why the Phase II villa is cheaper is because the SBA is less then what was there in Phase I.

Satish still the land leveling is not yet done, so asking these questions didn’t make any sense. I called up one of the representative today asking for approval docs but got the response “we will provide this once u book the plot/villa” and “currently we are handling only sales docs we will give after monday” BTW rememer after monday the price will again will go high….
Not sure this is a good idea to invest or not… I am still looking and searching for people who have got clear approval documents or registry done…

When will they start work. They are just taking money by releasing Phase by Phase instead of concentrating on the development. I did not find major development happened from Phase I launch to Phase II launch.
I Got a Go ahead from My lawyer yesterday for phase 1. The only glitche left for me is the release letter from BMRDA for corner sites otherwise all other documents are clear but would recommend having the documents verified from your lawyer before going ahead..
Today’s times says Rs. 19.75 lakhs. is this the same villa which they quoted for 24.75 lakhs three months ago? has anybody’s bank loan from hdfc/sbi approved? Has legal opinion of those who booked in phase I, on the site reached a conclusive stage? Artha shares in vicinity has ville at 19 lakhs with 944 sq ft. Any thoughts? plot rates seems raised from 775 sq foot to 875

Even Agreement is still not done for the people who have booked plots in Phase1. They are still waiting for the documents for Legal Opinion.
This is still not approved by LIC or any other Nationalised banks and is only approved by HDFC. Not sure why? Its almost 3 months since the Phase 1 launched by now.

The price is less in the phase 2 because they have come up with different type of villa this time which has less built up area. Just look at the phase 1 advt. and phase 2 advt. You will get the idea by looking at the type of villa they are offering.
May be the pictures differ from Phase I and Phase II. I verified the advertisement again today, where
Phase I says 1111sft and phase II says 30 X 40 which comes to 1200sft. I do not find any reason for this major price reduction.
WAIT. After some time the cost will be zero or even they will give plots with few lakhs for constrution of villa, if they are still traceable.
VERIFY the credentials. The offer is too good to believe.

my lawyer says there is one small risk involved in buying plot in WoodsVille.
It seems, the officer (Ramanjineya?) who has approved DC conversion is involed in some land denotification case from lokayukta.

I have received a phone call from legal dept,. couple of days ago and a soft copy (CD) today consisting all legal documents. I still believe that i made a good investment. I spoke to an agent from LIC(Rajesh) who is personally dealing with all the legal proceeding for this builder, he seams to be positive that builder will get approval from LIC.
Until unless the builder shows some sort of development at the site, LIC would not proceed further for the Approvals. I do not see major development from launch of Phase 1 till now.

1. Ritesh – It is approved by the banks- I personally checked with ICICI yesterday and will check with LICHFL today. It will reflect in their systems by the end of first week of septemeber. Their plan is approved by BMRDA and you can check for the same in BMRDA website.
2. If you bring up a legal concern or a flaw, they are bound to refund. So, those who have booked and are in a dilemma, I’d suggest to hire a lawyer and get it verified. I am also waiting for their legal documents which I was told are dispatched to my home.
3. I had a word with their legal advisor (Sumitra). Synergy one is the marketing arm and the project will be build by NSB group. And yes, both are new entrants in the market so there is a risk element (in my opinion it is always there unless you are going with Prestige, Brigade etc.)

Please in land selling will lie on some fact, I was initially scared looking at people talking…but lies are common wrt distance and other things.
– One thing I liked there is that they left space for expansion of road.
– The money is 100% refundable if not interested.

I checked at the BMRDA website but seems they are not up to date. Instead of exploring at BMRDA office, I have decided to do one of the following:
1. I have all the legal documents from their legal advisor (Ms Sumithra) and am planning to hire a lawyer and do a legal verification myself (which will include BMRDA approval validation)
2. Write to the Information officer at BMRDA under the RTI act to confirm the details of the approval number mentioned in the WoodsVille advertisement (see TOI epaper archives of Aug26 when they launched the project for the BMRDA number mentioned there – BMRDA/LAO/81/2010-11)
I’d suggest you do the same or collectively approach one lawyer (cost effective!)

synergy one with wood ville mega project is really good …. i myself went wid my family.. n really … its nyc .. although the more imfo. ll published in websites soon after a month … as dis company is the only company which i could c a very effective n quick responsive … n wid a gud deal
n even v booked a villa over there .. n really its damm gud .. for the investment for the future ….

I agree all of us are concerned about the Synergy One project. On Sunday we booked a 60×40 plot and we were told that incase we want to withdraw the booking amount, 10% will be deducted from the 1 lakh booking amount. I have been researching on this project and called their cochin nos, they already have projects ongoing in cochin with the builder being – Pearls Infrastructure (http://www.pearlsinfrastructure.com/pearls_garden_cochin.php). I am told Synergy One comes into Bangalore as a builder and this is one of their 1st projects and with more projects across the city they wouldnt want to lose their reputation.
I also spoke to the area manager of LIC Housing, J. P. Nagar and he told me that they were reviewing the woodsville documents and would confirm if they would approve loan for this project in a months time. They have sold close to 300 plots and i am hoping its not a con project so for those of you who have invested just keep the faith and i am certain there will be positive results. We are on top of this and will keep you posted on any progress.
Maria, I too booked the corner plot last Sat. MD told me that someone will call me in few days for agreement when we have to pay 25%. I heard bank guys are still in the process of verification. Do you or anyone know if we can get into agreement only after bank approves ?
Also most of the corner plot says ” will be retained by APA” in teh site plan. Any idea what is this and why they are allowing for booking?

I received the documents today in form of a CD and they were well organised. They were delivered at my place within 3 hours of me calling the person i was dealing with.. I am going to have those validated by my lawyer soon…

I have brought five plot and i dint observed any issue, those guys were not responding properly because they were not able to because of the crowd and number of people visited their site.
I found it a very good investment and not so far also from electronic city. And also the price is going to increase soon….

I totaly agreed with Mr.Arvind.Its a common sense,when a builder is launching a project,it should be with proper details and with the website updates.i have called them but din’t get proper response.I think they are just fooling people.Until they don’t have the bank approvals,project approvals documents ,its of no use investing money on such projects.Be care ful with such fraud builders.They don’t have any completed projects in bangalore,all are out of bangalore.joke of the day.Freinds lets not concentrate on such builders…

People are ready to invest when ever these kind of projects are lauched. Pricing of product are worked out carefully so it fits the middle class budget. This generates a good responce and people try to grab properties assuming delay in decission, they may loose the site/ location of their choice.
As it has been pointed out, Orange properties is one one such examples. my advise is to hold your decission and watch. Prices of real estate is also expected to crash. So friends, invest cautiously.
Raghu is right!. I travelled all the way from my home to this place by bike today. It is 20 km from Electronic City and 7kms after Athibele Cross inside. It took 10 mins for me to reach this place from Athibele cross. From EC it takes around 30 mins or so. Finally after finding the place, i went inside and there was quite some crowd out there. After doing some surveillance, i managed to get an attention of an marketing guy giving demo.
The plot prices varies based on Vastu. Example: 775 per/sqft for West and South facing, 850sqft for North/East facing and similarly for corner plots. Duplex villas start at the price of 24.5 lac odd(30 X 40) and so on and so forth.
Booking amount is 1 lac and then you pay % wise on each stage of progress. Possession and completion is around 2013.
Pros:- Given the fact that most of us want to buy a home of our own and plot/home/flat prices within city are at the peak. People should invest in the pheripheral areas. There were plot numbers in this place and seems to be a big land enough. Now they may have not started anything, but when the layout is formed and everything is up and ready, automatically the surrounding earliers develop(Schools, hospitals, good roads, malls, etc etc with better connectivity).
Cons:-Synergy One seems to be a marketing company and they are partnered with NSB group. So its ones choice if they want to invest with calculated risk. Given the fact that they are new players in real estate market, who are planning to startup 24 projects in bangalore, you might want to think. When i asked the bank guys regarding home loan, they said the builder has got BMRDA approval just a week back and they will give the papers to the bank in a 2-3 days after which they will disburse the loan.
Finally its for the people to decide regarding the investment. Take calculated risk or leave it.

Me and My friend booked a 30*40 plot on 28th Aug 2011. Promplty the cheque was collected on Aug 28th 2011 by evening as we had not got the cheque. On Aug 29th 2011, I have asked them to handover the docs for legal verification from my lawyer and the docs are on its way….though we had to call about 3 times from morning.
Will keep eveyone posted on the progress.

I would recommend you to take an legal opinion apart from the bank guys, I am not trying to scare anyone, but its awlays better to be on the safer side and do not trust anyone including the bank.

I came to know only HDFC has approved. Its over 3 months now and approvals are not in place by any of the Nationalised banks.
From the Brochure, we see NSB Group, Synergy One, Woods Ville…. who is what here?

The clause I didnt like is:
Rs one lakh for booking is non-refundable.
As I spoke to one HDFC home loan person, she advised me to wait untill it get approval from any of the banks. It’s till in progress…..
She pointed out that there are some projects with litigations in the same area.
So invest wisely…

I did visit the site in sat and booked 1200 sqft west corner plots. Looks like severalbanks including icici, lic has approved it. Where you will get a plot for around 10 lakh these days around Bangalore and hence I wanted to add this asset to my portfolio for a long term.
The project is 7 KM from Hosur Road and 20 KM from Infosys Electornic City.
Syndergy One is a marketing company not a builder. Builder is someone else I saw the name of NSB Group on a picture.
Its launching so many project because its a marketing company.
There are all Farms around that place, who will come there to do shopping. Its just proposed, once they sell the plots the proposed shopping complex will go away.

Please don’t get exaggerated by the Times of India adds and price quoted.(Ramya, please excuse me)
I personally visited this project today, and here are my findings.
1) They lied on the distance from the EC -Phase 1, it is actually 18 KMs and from Madiwala its abt 30 KMs, i hate ppl lying on distance and telling “Just 10 min drive”(i’m not a race car driver)
2) No website, (don’t worry abt that any fake website can be created just spending 300 +200 Rs for project for one year).
3) Major Note: NO BANK HAS APPROVED the loans, all that bank ppl stting near stalls (LIC, AXIS Bank and IndiaBulls) say is they’ve given the papers just 3 days before, so its in pre approval stage, so can’t take the risk
4) BMRDA approval copy not available with sales guys, god less me!
5) 8 Lakh discount only for 2 days!, why when asked , “sir, you can see how the ppl are booking and we just give it for 2 days and from Monday it would be +200” and started attending the other customer. (there are more impulsive buyers,sometime victims also, for the god sake let all go fine)
Synergy marketing is the new fish in the pond of Bangalore realty , no proven track records both in terms of handling and delivering, and i got the hunch that villas will be delivered in 2.5 years (add another 2 years, as builders has habit of lying), even if all goes fine, you would to get ur villa (may!) ready by 2016-17 (take my words, yea experience counts).
So in my view, projects ambiance looks good on paper and rest is only risks(Bank approval,BMRDA approval for all sites,distance, schools and medical accessibility).
Interestingly, @attibele land rate per sqft is 400-650(projects with some facilities), but these guys not even ready to negotiate for 10 Rs.
In my view, verify the basic documents those needed for the any site/villa and even if you pay 8 lakh more(because of the delay in getting the docs), your rest of the hard earned money is safe.
Because of the above reasons i’ve decided not to be impulsive to pay the 1 Lakh Cheque

One more very interesting argument wife was making with husband at Woods Ville “see if i purchase flat at EC by paying 40-45 lakhs, in no time i get possession and if we go onsite, minimum rent of 15-18K is sure,chalo kuch our kaam karte”(wow really appreciated her practicality and decision making) sounded interesting and may help rest of visitors here for the decision making.

On the same lines… 25 Lacs for a 30 X 40 plot and 1100 sqft builtup looks very costly considering that in the area and infact much closer than NH-7(Just 500 mts from NH-7), last year artha property sold some villa i.e. ROyal Gardens (30 X 40 plot and 900 builtup) for just 15 to 16 Lacs and that too these villas construtcion were already 50% completed.

I visited the site today and its 3.6 Kms approximately from the main road.(6 lane Highway). The best part is its on main road as compared to the ones at the back of tvs factory Or other properties i have seen at this rate which pass through a very narrow village road (for example Tulips on ITPL Main road).
The plots are available in various sizes though and i am myself planning to book one tomorrow.
PS: This is my personal View and opinion and no way associated with Synergy One or the Woods Ville project. Book it at your own risk and judgement.
@Mohit: I agree they have not been responding to phones well as i guess they are bombarded with calls and when i visited the place and was there for 1.5 hours there were atleast 7-8 bookings done in front of me (atleast i saw people handing over the cheques :))

it’s looks fishy for me. Generally builder dose not launch too many projects at one shot but they are coming with 24. Their site dose not have much information about their completed projects and no review about their construction quality. I really doubt about it. This may be some trap. Be aware….
Hi I also agree it looks fishy and present scenario when big builders are feeling tough to manage liquidity crunch small unknown company launching so many project together looks very fishy I remember company named orange property two year back which vanished in thin air….
This seems to be a very nice project. However they have not posted any details on the website. They only started with the Newspaper 2-3 days back and today, they have given one full page ad. Please check the advertisement and then contact them. You can check it online as well on TOI website (epaper bangalore) or Synergy One
No doubt, Attibele is an upcoming area. Living here, one can ITPL would be around 25 KM and Electronic City would be 10 KM but both are reachable within an hour travel.
However, you should definitely check the surrounding places and locality as it on the border of Bangalore.

“you have mentioned you have a website, but this project is not mentioned there”, this is worse if you have such huge project in hand and ready to launch without a website.. people launch website much before their actual project launch… even if i browse, not much info except this blog. So how do you think people will contact you and trust you? if there is no actual website, then how should we view the layout plan and other details?

Todays’ TOI full page ad displays ville starting at 24.75 lks for few plots. Looks great considering you get a villa for ~25lks. But how safe is to bet at this project with a new entrant to Bangalore real estate? BTW how far it will be from M G Road? Atibele Circle is now doubt one of the fastest developing areas after Sarjapur now.
From Electronic city 20km/Attibele 7 KM… people are booking like mad …not even seeing the site location ..now main road sacing site got over and inside leftout … but becareful these people will tell all east facing sites are booked 🙂

There will be lot of developers in bangalore. I believe we better to buy from bangalore based realtors or any standard real estate companies. Earlier there are few realtors entered into bangalore real estate like : Orange , etc.. now no body is available in the market. so folks check them properly before you buy.
Went through all the post, looks like Synergy One are not so convincing. Good that i read this comments.
