Project management has no vision and quite arrogant, which is not good for small time builder. Customers are ignored and their project Krishvi Dhavala is in complete mess. Investors are in a loss and owners are clueless how to handle. Spending crore for this builder is not advisable.

I don’t understand why people are posting blindly without disclosing their identity. If it was a frank opinion kindly disclose the contact details and name. I doubt such a comments have to be consider, who hardly have face to update their real identity in public forum. I’m neither in favour of builders but the above comments made me react upon. I have picked up dhavala unit 1690 in C block 3 bhk unit (As its my third investment in Bangalore)and really been happy with development so far. They handed over on time (November -2016)which i had difficulty and tough-time in my earlier two investments as they went on crossing their grace periods giving lame reasons. I have rented out my flat and tenents have been reasonably happy and satisfied till date. I do have few friends from Intel who have picked up units along with me and have planned their move inn. I certainly would bank on Krishvi Projects any given day considering bad experiences of so called brand guys who use sugar coated words at start and later treat you like slaves.
You mentioned about no vision of project management, i guess you are just a window shopper and haven’t had a clue on project the landscaping and the overall structure stands-apart from other project. The club house and Gym area are impressively done and i’m very impressed with their entrance structure which they have added into their landscape plans off-late. I have never seen a MD of the company spending time in project in late-hours and have personally met him and shared my inputs on my insights of project. I was glad to see our inputs were considered and also implemented. I travel to India often and amazed with way the developments have been in project. In-fact i find their CRM team and Marketing team very helpful who not only empathize on any grievances and act on solutions even for client like me who sit miles apart.
So don’t blindly comment as we have invested our hard earned money on worthier project and like many others in project have been happily residing in project. What are the current prices for this development? Are they willing to negotiate down a bit as they are quoting rates, which are at par with category 1 builders?
I have recently bought an Vilaments and i’m immensely satisfied with the way they have honored what they have promised. Phase -1 has already obtained OC .I have quite a few colleagues who have opted for Gavakshi and Few who have picked up in Phase-1 and staying there.
Next to gear school and Beside Adarsh community makes the view soothing. I have opted for wooden flooring as advised from Gavaskhi friends. I got an decent price but i find worthier of what i have paid. Will keep posted on updates soon.

How are the builder credentials? what do you think about resale value and appreciation potential of Wisteria? What are the approx rentals for 3BHK in this area and would it be easy to find renters since its away from whitefield
Yes, I am invested in Wisteria since one year. Builders are good. Progress is good. Location is excellent. New IT park from Brigade group coming up there. Ryan International School is just 50mtrs. Shops have come up. Good locality. No traffic noise. Expect rent of 30k+ for 3bhk.

How is Krishvi? Heard many quality and commitment issues with them? Are they good?
Positives
1.Quality is good compared to gavakshi
2. Good location and chances for good appreciation as prestige and assetz next to it.
3. Amenities and Clubhouse
Negatives
1. Dont go by model flat looks , there is difference in overall look compared to model flat.
2. Dont have vaastu for most of flats.
3. Marketing guy( He is partner also) has good marketing skills to force you to take decisions by creating urgency. He likes to hide all drawbacks and even if we ask he says we wont get everything right in an apartment. Be careful with him while taking decision. Take you own time to analyse and decide.
4. They compare with presitige and assetz price and quality. But they are no where nearby. Rightnow quoting Rs5250 nego which is very high.
5.Targetted to top IT professionald with very bigger size flats.
6.Right price /value for what you get is Rs4500-4600 as of now
7. This guys can compramise on final specifications if profits are not as expected. Given wooden flooring in specifications, but it is only laminated wooden floor sheet, which cost max Rs100 /sft. Instead VF tiles would be good. Wooden flooring will cost 300 /sft avg.
This is my opinion and you can do your reseach and decide. No other intensions. Since i depend on harsha sagar for taking decisions , posting this for your benefit.

I own one apartment in Gavakshi.. I love Krishvi for their commitment.. even after handing over Gavakshi.. I see the MD coming to project twice a week and giving attention to detail.. Please walk into our project and have look .. Today Gavakshi which was launched as a budget product is selling in the range of Prestige or Adarsh.. Just to remind you Adarsh palm retreat Phase 1 which is selling at 8000/ sft still does on have OC but we are in the process of getting OC for gavakshi.. Gavakshi is just completed .. Be practical, do healthy competition .. I know many from Gavkshi have also bought in Dhavala. You must be from competition or your grapes must be sour

Krishvi Dhavala has 18 different floor plans and you can’t have an apartment matching each floor plan.
You are comparing asstes east point to Krishvi dhavala..
East point is no way close to Krishvi dhavala it has rooms of 10 by 12 in 1700 apartment but Dhavala has you get 2 bedrooms of 15 by 11 with separate dress areas.
East point has Dated aluminium panels but Krishvi has Belgium imported UPVC
East point has boundary issue with adarsh and lost legal battle .. Does not comply with setbacks

Yes they have SBI and LIC approved loans.. infact i have loan from SBI. I booked in December. I picked the A block 2395 unit.

I am planning to buy an penthouse in Gavakshi, came to know that it has sandwich roof on top floor. What material are these roof build of, and expected life span? Do they make any noise in rain?
Is this deviation or legal to have non permanent top floors(it does not look like that though). And heard will get A Khata, any info here would really help. Thanks in advance.
Just soyou know that 9 out of 10 penthouses are NOT SANCTIONED….hence the temporary roofing. Thanks..!!

Appreciation rate with prestige will be high. For eg prestige sunnyside started at Rs4200 and now it is around Rs6500 nearing completion (4yrs). You can check krishvi launch price and the current price to calculate appreciation.

I have seen Krishvi’s previous projects and their current one too.. I have bought one in Dhavla.. I love them for their commitent for time .. quality of finishes.. when you compare their previous project Gavakshi with Sunny side.. Gavakshi has higher resale than Sunny side.. They are a boutique firm and I see them in lines with Total environments. I love the passion they have for their brand..
I would say 30L is not a small amount .. Dhavala also has unique features.. Like park of one acre.
I suggest you take an Informed decision

As per my information from BBMP, it is still not approved, Krishvi has tried all sort, but some part of the project is still not approved.
As per general scenario no one should buy if project is in some litigation… if they have taken some approval from BBMP as well, then still no point buying apartment for litigation project.

When I visited and met few vendors who were working at the site I got a different input. Phase 1 is almost complete, phase 2 was on full swing. I saw Gavakshi no vehicle movement inside the complex and children were riding bicycles. Now should I believe my eyes or your comments?

Dont base your judgements just because somebody says negative/positive about a project. “Valid” points need to be brought up on this forum.Leave it to the readers on this forum to decide for themselves which project to go for or not.

1. How is builder credibility based on prior projects??
2. Builder gave the possession date for march-2016 but i am not sure it will hold good ..thoughts???
3. ORR will be 2.3 km even from the adarsh palm’s public road …. any other way for ORR??
4. Prestige sunnyside and assetz are selling at 6500 and 6000 respectively .. are those projects comparable with this ??? i liked assetz except the fact that 2 rooms are 10*12 which looks cramped to me !!! (I am referring to 3bhk)..

I have bought apartment in Krishvi Gavakshi, they are really painful in all aspect.
They have shown attractive flat as model apartment, now after completion it is not as it should be.
Apart from that they have also increased the price of apartment and all other maintenance charges.
About the Penality clause we have the same in Gavakshi also, but despite of delay they are not going to pay it as they are saying 3 months delay or so, and can’t consider the same.
Increasing in Price after purchase, Bad Quality, Dirty Finish from outside and inside, No clarity, No CRM team, No Marketing team (chandu gives flashy scenario and run away later on).
All the way not clear, they can cheat anytime as they are local builder.

Grow up you are counting on 3 months of delay.. In Adarsh and prestige its few years ..
New customers should avoid Krishvi because they are known to increase /sqft cost before possession. You may check with other projects. Once you paid substantial amount same marketing team behaves like God. They don’t allow to visit site by giving various reasons until you request them for each visit. They also don’t keep their words for specific material mentioned in the beginning of project.

Krishvi Dhavala has got some issue with approval their front apartment phase got rejected by BBMP…so they have gone for re-approval. until that will come there can’t be any conculsive work on the site…
we are pissed off with their delay in approval and not going ahead with them…
They have said 10 different thing at 10 different occasion…
even we heard people are not happy with Gavakshi, as krishvi dont treat them properly…
I heard that they are not taking bookings for high rise. What will be the impact for those booked in low rise (phase-1)? Any idea when will the BBMP approval happen? is SBI approval delayed because of this?
The reason for approval I was told was that high rises (> 4 floors) need special approvals from different departments like fire, pollution etc and hence it was delayed. I was told it is now approved.
Hi all, I have booked a flat in dhavala 3 days back in J block. Everything seems to be good expect their completion date which they say is 2014 end for phase 1. Has anybody booked a flat in phase 1? They say that SBI is yet to approve and it will take another 12 days to get the approval number. Any updates on this?

I too have booked a 2BHK in K block. I am particular in going for SBI home loan. On 1st September, I was told it would take another 15-20 days for SBI approval. I hope they get it fast.

Today, I was told that the approval number would come from SBI in a week’s time. We were told completion by Dec’14 as mentioned in the agreement. It would be really nice if it is Aug 2014.
I really hope that dec 2014 is inclusive of grace period.. Any idea what was the launch price for this project?

I recently booked a flat there, just wanted to discuss abt the registration nd other legal issues related to this project.
I visited this site yesterday . Though couldnt find much fo work started at the place the Sales Manager was quite approachable and keen to take us around the model flat.
The price quoted is 4200/sft. Does anyone know what would be a good price to negotiate considering all the parameters and the fact that some of the more developed placed close to ITPL are quoting almost 10-15% less.
I spoke to the mktng manager sterday regarding the sbi approval. He said it’ll take another 10 days. The compound wall has been constructed so that the materials can be dumped in the site. As of now the work seems to be a little slow. Let’s c ones the actual construction starts. Has anybody seen the road which phase 1 is going to be facing? How is the condition? Regarding the price u can negotiate upto 3800 I guess.
I visited the site yesterday. Compound wall work has just started. I went in the back side road (which phase-1 is going to face). Till Dhavala, its quite OK. Beyond that, lot of construction is going on and the road condition is not good. we turned and came back.
Till Dhavala, there are small apartments and people are staying.

they are quoting 4200/- but should come down 300-400/- on negotiation.
There is a proposed road between ORR and Varthur, that will improve the connectivity to this location. It is high tech zone, lot of IT companies, so expect good rental income.,
Krishvi past projects look impressive, and well-maintained also. Harsha: Did you get a chance to review their “Gavakshi” project? That has almost double the number of units as Dhavala.
I was quite eager to visit this place and take a look at location and specifications. Frankly, I had real bad experience with the marketing guys here, it is as if they are doing a favour showing you the flat.
I dropped the plan purely because of that.

Yes , it is in interiors we can say . But plan and quality of contruction promised looks attractive. There are three concerns :
1. Distance from OOR
2. Completion time
3. above all price they are quoting for this place is not worthy.
What is the completion time and price being quoted currently?
Do not go for model apartment they have shown for Dhavala… their model apartment looks attractive, i have bought in Krishvi Gavakshi by seeing the model apartment, it was really attractive and high end modifications.
But after the construction i realize they have compromise on all aspect of quality stuff…
1) material used for construction is low in quality
2) they have shown different outlook of apartment in model, and now it entirely different
3) All Tiles are of very low quality now then shown in model apartment
4) Bathroom outlook is really bad, you can visit now, even apartment are done with poor quality material.
4) very rigid builder and dont bother about customer
I dont know if it is with every builder, but in Krishvi Gavakshi, builder has done low quality work.

But I am worried about posession date.It seems they started booking of this project from 2010 and then stopped construction bcoz of some approval issue.And then they started construction in feb 2013 after they got the approval.

@tripati: They are claiming to complete the project(low rise) by Dec 14 and worst case it will go upto June 2015(including grace period) as per the agreement. They do have the penalty clause for delay.
