SJR Primecorp announces the pre-launch of its new project in Whitfield called the SJR Vogue. The project located right behind SAP Labs is spread on 1.5 acres and will consist of 2 block with G + 13 and G + 7. SJR Vogue will consist of 200 apartments
SJR Vogue expected to be launched during the festive season is delayed due to plan approvals, the new plan is to increase the tower 2 height from G + 7 floors to G + 13 similar to tower 1. The project is a mixed development property and will also include a commercial building

I am evaluating this property. Looks like the OC, Fire NOC is still not there and might take 3-6 months. I don’t see any reviews on this property after 2013. No sales office etc. They have put concrete on the complete open area and no plans of any walking track or lawn. Can any of the old buyers please respond back.

There is no issue with the permission of the project, Fire NOC is in place, OC has been applied and we are also earnestly waiting for the same.

Is this ok to buy flat in sjr vogue epip Whitefield now?
Sjr primecorp is the biggest fraud I have seen in my life.. We also booked our apartment in Milano tower in vogue residence in May 2012 with a false promise of launch within a week, they in fact made us rush to book because they were ‘about to launch’.. After repeated false promises and stupidest excuses I ever heard, they launched the project in oct 2013. There are many legal cases pending on the project and no construction activity going on.. They even changed the project plan between to include 4bhks with a common wall to our apartment which wasn’t there at the time of booking..
After all these frustrating experiences we finally cancelled our booking soon after they started asking for 1st installment (without any construction activity at the site except for fake excavation to showcase that something is going on) in oct 2013… We are still struggling to get our refund back… we have given the legal notice as well with no reply from their side.. I guess fighting legal battle is a hobby for these cheaters and they don’t care when they shamelessly advertise their new projects on radio every now and then.. Be aware of them please! we are ordinary people with no legal approach to fight such battles with these pros, but me and my husband will still fight the case with a faint hope for justice..

I had booked Apartment on March 2012 , Because of failing promises of “Launch within 2 weeks” , I cancelled my booking on Oct 2012. First they confirmed to return my money in 30 days , then on email mentioned 45-60 days . After this they said Dec Last week and on Last week of Dec , after writing lot of mail and fighting they said Jan 3rd week.
I would request you all not to book your home with SJR Prime corp , they will make your life miserable .. . If you think my statement is false and biased , kindly write back to me directly on .

4BHK flats are coming just beside 3BHK flats with common wall. So, no sunlight from the side walls which was open earlier. I am going to meet Manisha to clarify further. Most probably, I am cancelling it as they are not transparent and changing the things at their will. If others are also willing, let us drag them to consumer court for interest on 4 lakh and the compensation for increased prices in these many months.

They have suddenly come up with 4bhk just next to 3bhk with a common wall,they have always marketed only 3bhk,hoarding at site also states 3bhk only,we had booked a corner flat in Milano A wing,no use now.i don’t understand how they can cheat people like this,I have taken aback completely by such an unprofessional behavior

Hi, did anyone check why SJR using 12mm iron bar on building column while all builders with high-rise building use 20mm It seems 12mm is used only for G+4 structures. Also, they are using iron rods Goel TMT (not event TMT 500 or TMT 550) whereas all good builders like Gopalan, Araat are using Bhuwalka.
Is this could be a major concern for long term reliability of the building ? Anyone thought about it or consulted structural enginner’s analysis ?
I was about to purchase 3 bhk in their watermark project.. I am happy someone has brought up the quality of construction point ..I am only concerned with that .. do you think the quality of SJR projects are not good and apts have leaks etc ?

I agree with you. I had also booked a flat in A block considering it to be a corner flat. Now they have changed the plan and added 4BHK with wall common to the master bedroom. I have the same objection as your. Let’s take them to the court as what they have planned to do is illegal since it was not at all mentioned in the original plan.

Be careful to invest in this project. Project is not yet launched. They are still in the process of securing approvals. Expected project completion in Dec 14. It will definitely be delayed by another 6-8 months. Be ready to spend 30 lakhs as PMI.
you must be too optimistic to say that project will be delayed by 6 to 8 months. they have just completed the excavation and doing nothing for the last couple of months. no activity at the site for the last couple of month. I am staying near to the site itself. To me, it looks like the project would get completed only after 2016.

I have booked a flat in SJR Vogue. I spoke to Manisha and Sudha today and the information i got from them is that they have got the approval for G+4 and they are planning to launch this month itself. I am not sure how accurate is this info, but yes this is what i heard from them.

I had also booked a flat on 6th floor (ABlock) in Feb-2012 and till now there is no news on Project Launch . Now I got the updates that they got approval upto 4th floor and wii get the approval for all the floors soon . Every time you call them , they will tell with in 1 month we are going to launch the project since last 8 months.
Can anyone pls update on the Launch date of the project ….

I have booked a flat in vogue Milano. They are liars. My main concern was open balcony and was told by Sales person that it iwll be OPEN for first floor. In recent ads, I saw as closed one(box like structure) and pursued them. After writing 5 mails and calling them several times, they have confirmed that it is closed balcony on that floor. Also, they are planning for 4 BHKs, either in front where private land was present or starting from 5th floor. They are fooling around with customers. I had also asked my friend to invest in it on higher price. They quoted 4250/- and my friend booked last month. Now, we are planning to cancel it as nothing is clear. And the floorplan and layout is always changing.We should also take legal action against them for holding our money and wasting our time. Because, if we now go for other projects, the prices have increased 20-30% since last 6-7 months.

I had also booked a flat in May, 2012. Since then, they have been delaying with random reasons like the commissioner has changed 3 times, it is Monsoon time, signature of BBMP official is required and so approvals are taking time. They are yet not approved with SBI also I think, so the property may have some legal issues. Their list of excuses are huge!
Anybody else was given some other random reason? What are the promises they have made so far?
Also, earlier they had a layout for 1695 sq. ft. now they sell 1730 and a little higher sq. feet area flat. Not sure what are they trying to sell. Completely in dark!

I am also concerned about what is the legal status. What are you planning to do, I am planning to wait for may be few more weeks and then cancel it.
FULL CRAP – SJR is turned into primecorp just to hide its bad name, which it got due to continuous changes, in projects, looting money from customers.
Regarding vogue – it’s NOT YET LAUNCHED, sjr marketing team has a whole dictionary of excuses… Looks like they are into some legal issues.

After long search and investigation about the vogue residence project it is clear that there is no legal hassle in this project. I had discussed with marketing team of SJR Prime corp, they told that the project got approval till G + 4 and after 45 days to 2 month the another floors get the approval.
The main USP of these project is location. let us wait for few more days as every builder in the market will do the same…
how come the approvals are coming in installments. never heard of something like this. Any experts here who can throw light on this.
For any project for SJR Primecorp they are increasing the prices and are not ready for much negotiations. Vouge I heard it is now standing at 4040/sqft on 7th floor and the other higher floors are not open for pre-launch. Well, they say about the quality of construction, but there are so many projects offering luxury features at a lower price. The location is good and seems like SJR Prime Corp is aiming premium customers – the car park, infrastructure charges, etc are on the higher side. Overall, the per sqft pricing also for a pre-launch seems to be on the higher side. The project will take 2 years to complete they said and landscaping will take more time – so keeping the fingers crossed on this.

I have visited the Sjr Vogue site, it looks to be very good location, as a customer i found the price is well framed to that vicinity…as discussed with there sales department they had done very good bookings in vogue project…

They have quoted the rate as 3790 psft saying the at they have launched on 19th Jan.
They are charging on the other things like car park, maintenance, on the higher side.
They charge 1.75L on club membership. Total it comes to 80L for 1695 sq ft flat.
What is your view Harsha on this quotation ?

I talked to the SJR sales person and they are quoting Rs. 3750 psft. They do not have any approvals for the project as yet. It is a 2 acre property with around 220 apartments-all 3 BHKs. The overall cost of a 1710 sq ft 3 BHK will come out to around 80 lacs.
Is this a fair price for this area and is it a good investment?

The price looks rather on the higher side given that its from not the tier one builder and apartment density is very high. Prestige ParkView at around 3700/sqft might be a much better buy.

Prestige has revised the pricing for the Park View project to 4000/- Sq. Ft. As far as SJR VOGUE is considered, its pricing is on higher side as a prelunch offer. No one is ever convinced about the quality of SJR. Moreover they keep on changing the specs and other things.
Looks like the property is under litigation. Heard that there are some issues that SJR appended the adjacent road to this property. I assume thats the reason for delay in getting the approvals. There could be chances of further issues on the land, if SJR proceed with the current plan.
Any idea if this is resolved yet ?

I had booked it too some 2 months back. Havent heard any updates. Everytime u call them they keep saying it will get sorted in 2 weeks. Not sure if I should pull out my booking.
We need to talk to the legal dept at Primecorp , they said they have got the approval but the paper work is not done. I am not sure what needs to be done.
I have cancelled my booking in Vogue Residency . There is no sign of SJR commitment of 15 days . From last 4 months , they are dragging the Launch every 15 days.

I have still not got refund , after sending them infinite mail and meeting them in office they confirmed on email that they will refund by end of Dec . When i sent them mail last week , they said they will inform me about the refund date. Taking into account next week is the last week of Dec , I will follow again next week. Hopefully I will get the refund.

Best way to deal is a legal notice, my suggestion to you is any ways the builder is delaying your refund and the project price have appreciated, why do you want to back off? why not wait for some more time and see if the project actually takes a launch or not, than you can plan to resale it to some one else.
