Fraud builder cheated many of us who booked from 2012 its 2018 and project will be completed in 2024 (consedring Phase 4 for Mayfair which they still have not planned. Fake news. This person doesn’t know measurement even. Reduced 1.5 ft.. and wrote they reduced balcony from 3.9 to 2.9 ft.
Fake or not fake – in the light of this revelation, has anybody gone and verified whether they are really getting what they paid for? If the builder has reduced the size then it is a grave offence – it won’t stop at consumer court – it is actually cheating (section 420 of IPC).

This is Prasanna, new customer of Blue Waters. I have booked a 3BHK apt of 1575 sft on 13-08-2016. Sales person pushed me to book through Pre-EMI Scheme without discount. I have opted for discount and got 225/sft discount. Did i do correct thing or pre-emi scheme was a better option. Need some light on this.

Basically you got immediate discount of 3.5 lakhs, however had you gone for Pre-EMI, assuming cost of flat be 80 lakhs and you would have taken 80% funding on that (64 lakhs), you would have got benefit of Rs 7.6 lakhs spread over next 15 months (assuming interest rate of 9.5% p.a.). And who knows, sales person might still have given you some discount even after going for Pre-EMI. I would have gone for Pre-EMI scheme any day.
Pre-emi scheme means, builder has easy access to your 80% of money with no interest while customer is the one who pays interest. This means, customer is helping builder to save ~13-15% of interest. Please do not go for any such scheme unless you are absolutely sure that project will get completed in time – because pre-emi schemes are mostly valid for a short time and interest needs to be paid after that. Even these do not have RBI approval so fighting it in a court of law may be difficult in case some issues arise in future.

Now regarding payment schedule
They charge based on concrete they lay for a floor even when its wet, means if they have to raise demand note for 1st floor, ideally they should complete structure of first floor ie. slab, pillars and slab for 2nd floor unfortunately they will raise once they cast slab for first floor and even its wet they will raise demand note?
I have to put it here because this will make builder little serious about its reputation.
If they are really wanted to be in A grade builder category they have to show some commitment to come from B grade to A grade, but however they are going soon they will be considered as ‘C’ grade builder.

I have read some negative review in this blog and done some research on this.
most of the things mentioned in negative review is not true.. as i am buying the unit in blue waters i wanted to make sure my investment is safe. now construction is in full swing and i am hoping they will deliver the project on committed time line.
one of my friend has booked in there existing project Sjr watermark. he is only referred me for bluewaters.
he is happy with quality and the construction . his input helped us to book in bluewaters.
i am happy with the open area. in bluewaters . i like the project entrance ..its huge…
visited all surrounding project in that location and finally we friends decided to book in Sjr bluewaters.
i will suggest the new customer . dont take your decision based on negative blogs.. analyse and take your decision.

Please try to negate the rumors it’s true that the project is going to be a good project inters of the living. Price is better than other builders but I believe in quality. I feel it’s going to become good residential area in coming time’s as I can see many development in that area. We should concentrate more on how good can we make our dream house a best house to live in. No one knows whats going to happen after 3 yrs and I feel it is always going to be good.

Last month I’ve booked an apartment in SJR Blue Waters (Clarence Block). I hope there is a lot of negative reviews posted by competitors. As per my knowledge, I don’t think so that there are so many negative things in this project.
I don’t think so that construction is so much delayed & it’s going good. After so many research, i found SJR Blue Waters is very good project. They have very good open space, amenities, floor plans, etc…

Project plan is now changed, block 1 and 2 they are not constructing now not sure if it will be constructed as there is no communication to buyers community nor they are updating. Buyers who booked in this block are forced to move to another block or another project of Bluewaters. Not sure if they abide by new upcoming Builders-Buyers Bill going to be passed (2/3rd of buyers consent).

Good for you. So according to you they have changed plan means as per their approved plan they are not going to construct 2 blocks? Was it discussed with existing buyer? Do they have approval for revised project?
Has there been 1 single meeting with MD of SJRPC with buyer to address snail progress of the dead project?
This project was pre launched in 2012 and they are now changing the plan, what does this means, means SJRPC cannot stand to what they committed who believed with SJRPC in 2012, 2013, 2014, 2015 and 2016?
Do you know how many Marketing head has moved out of this builder?
Do they have approval from SBI till date? (Big No, go and get the approval letter, this is for genuine buyer.) God knows what approval they have and what are they going to construct. They do not have plan for Alston block for the buyer who shown faith with this builder in 2012 – 2014. Now, new surprise 2 blocks will not be constructed (Mayfair and Elenza if suppose names are correct)?
To Marketing Team SJRPC, please work to bring delight to your existing customer rather than trying to tap new and fool them. Buyers/Investors are brand ambassador, see what is coming out of my pen.
Trust me if you could have done 50% of what you committed I would have written good about project.

For ALL genuine buyers, I request not to invest in this property, please think through below
1. Many of us has invested in this project for almost 3 yrs (pre-launch stage 2012-2014). but this project got delayed for 2 yrs to get from pre-launch to launch stage.
2. Although, initial set of buyers who purchased had there agreement executed on Jan 2015 which means this project blocks should atleast be constructed till 8-10th floor for ALL THE BLOCKS, however except 1 block no other tower going with full pace development. For many of the blocks they are either at 1st floor or 2nd floor and even worst for 1-2 blocks foundation is being carried out.
3. Currently they have approval till 14th floor, but they have plan to go for 18th floor which they are saying since project launch but approval is still not in place for G+18
4. They dont have plan for club house
5. Very poor and unprofessional way of dealing with existing customer once you get into agreement.
6. management is hiding to face customer as they don’t have exact plan to address issues related to Bluewaters Project.
7. As per agreement they are supposed to complete this project by Jan 2017 with extra 6 months of grace period. However with current state this is not at all feasible.
8. many new buyers have new commitment date as 2018 as project completion (I’m not 100% sure, but looks correct as per sources)
Note: Please just don’t go with my words, visit the site check the ground reality of construction and G+18 floor approval plan. I and few others are stuck in this project and cannot come out due to some agreement clause but dear investors its your hard eared money, please be extra careful when u invest.
I urge ALL buyers to give genuine feedback for ALL property related information as we invest our hard earn money with such huge EMI with expectation to get small flat which we need to make home.

I will not agree with the points what you have mentioned in above blog.
all block construction progress is very good ….currently they have approval till 14th floor and they might go for 18th floor for few blocks and they are clearly mentioned in the agreement .
As i have opted 5% payment and PRE EMI scheme . and SJR is paying the bank interest till jan 2018 .
None of the customer will really write negative about there own project . so i dont think Mr.or miss komal is genuine customer …

2. I have noticed an hight tension wire passing through the project. Have you inquired about this ? Would it cause any problem while obtaining CC n OC ? What is SJR telling about this ?
3. Since, SJR has mentioend thta interest will be paid till Jan 2018 , what if the handover is delayed beyond ? Will SJR still pay interest ?
Please let me know on above line . I have almost zeroed down Bluewaters project and would be booking in a week or two

I have not got the clarity on 18th floor construction , but in my agreement thy have mentioned 18th floor. i have checked with hi tension wire norms and thy have left enough space between the hi tension wire and the blocks and i have checked with my legal lawyer , and there is no problem to obtain the OC.
thy are willing to pay interest up to december : 2017 and further to that customer has to pay the interest. further clarification you can contact there sales team.

I was enquiring with people how is this scheme working elsewhere and what is the catch. One major problem that people highlighted was that if builder delays interest payment to bank (which is happening a lot in Mumbai), owners CIBIL score deteriorates. Can you tell me if in your agreement, there is way around this risk?

I have got very good offer from SJR …i have booked partial lake facing unit with the price of 4700 per sft. they have offered the pre EMI scheme. i have paid just 5% and 5% after year and 10 % time of completion. and they will pay the interest to the bank .For limited booking they are offering this scheme .you can approach Blue waters team to get more info on this.

1) No. 1 when will this be completed? Old buyers have project completion date as Jan 2017 and new buyers have 1 yrs ahead of it in the same tower? How is this possible?
2) Up-coming projects near by is getting picked up well but unfortunately this project is moving at slow pace. SNN project launched 1.6 yrs after the launch of Bluewaters (prelaunch 2.6 yrs) but progress is very well.

Recently have booked 2bhk unit in SJR bluewaters .. have booked it in Alston block and they have completed till 10th floor in my block and progress is going pretty fast . they have informed me project will be ready by 2017 end . we are hoping for the best to finish the project by this time.
i have visited the SNN project as well , they are on 2nd floor and they have phase wise construction ..it might go till 7 years because they are launching 2nd phase after 2 years it seems . there rate seems to beso high , snn r quoting 4800 per sft , for this rate we will get the apartment in sarjapur main road only. i have compared both bluewater and Eternia and finally i decided the go-ahead with SJR Bluewaters.
does this project has only one tower? There are more than 7 towers what is the progress of each tower, few of them are in completion of 1st, 2nd and 3rd floor. Lets take this as example
1. 1 floor completion will take minimum 25 day hence pending 15 floor will take 15 * 25 days = 375 days (1+ year)
2. Plastering and other finishing will take 1.5 yrs (check with all builders what time minimum will it take to complete plastering of 18 floors) = 535 days
Considering this to be best they can do, then
365 +535 = 900 days (2.4 yrs)
Now, 2016 + 2.4 yrs = 2018 April (This is excluding construction of Clubhouse and making place livable :p

you have put much time on calculating the schedule but block work doesnt start after completion of the slabs they have already started the block works for some block i feel the project would be completed with a lesser delay but well within 2 years dont jump into conclusion as per your calculation as what you have calculated is not realistic and i am not a customer of blue waters though i have pushed my buying decision because of my financial problems
