Assetz East Point Concerns
- Be the first to share
Assetz East Point Investment Plus Points
- Though not a well know name in building residential projects in Bangalore, Assetz group does have some big commercial projects to their credit. So as a brand its a plus
- Marathahalli – Sarjapur stretch is one of the fastest developing localities with ready access to good transportation, shopping facilities, offices etc.
- Walkable distance from major software company on outer ring road like Intel, Cisco, Accenture etc.
- With Prestige Sunnyside, Nitesh Cape Cod, Prestige Silver Crest crossing the 4000/- mark, the pre-launch price looks attractive
Is there any 2.5 bhk available for resale?
Assetz has diverted the two year advanced maintenance fund from East Point to other projects. Now it is threatening to stop water and electricity of residents if they dont pay separately for water and electricity. The electricity charge at East Point is 20 rs per unit.
Swimming pool, kids pool, AV room, gardens are some unfinished project work. The exteriors are dirty and Assetz does not intend to fix anything. They have eaten up all money and now will disappear any moment.
For Khata bifurcation, they have been served notice by BBMP. However they want residents to pay 15,500/- per flat to them for this expense.
Avoid Assetz East Point if you want peace of mind. There are other better places to go. Already legal issues are running, residents are getting court notices daily. Not sure how many violations these guys have done. They have also sold a part of the land to Adarsh to make money. Now the campus is smaller than planned.
I was planning to purchase property in this project. After seeing your comment I am concerned now.
Dear buyers
i just talked to one of the owners today and he said all the flat owners received legal notice 2 months back by children of sister of land owner. Better to avoid this property. In case u want to verify this please talk to any of the owners.
Others have already said it but here is another owner who wants to say DO NOT BUY ANY ASSETZ property. Biggest ever cheats and crooks. The owner of Assetz is a foreigner and generally in India, we associate foreigners as being more honest than ourselves. Not in this case for sure. Here are ten reasons how Assetz has cheated buyers of EastPoint:
1) Gifted common area land to neighbouring Adarsh Palm Retreat in name of easement right. I wouldn’t object to it if it true easement but the problem is that Adarsh residents can use that road which is on EastPoint land and EastPoint owners paid for but EastPoint owners can’t use it. Assetz didn’t disclose their shady deal with Adarsh till recently even though project has been launched 5 years back.
2) Cheated BIG time on the quality of work and actual built up area. 3BHK looks like a shoddy cramped apartment. I have personally measured internal dimensions with Assetz drawing and found in every dimension, they have cut it by 3in-1ft. Can you imagine that? For 3BHK they are charging 1700+ sq ft for super built up area. Assuming a generous 30% for utilities and common area (which as others is incomplete and of pathetic quality), you would expect carpet area to be 1190 sq ft. I challenge you that it won’t be more than 900-950 sq ft.
3) There is legal case going on for the land – again owners were not aware of it and Assetz hid this from buyers. So if you are still thinking of buying it then not sure what to say!
4) Project heavily delayed and agreement says compensation for delay but no compensation given. Even garbage chute refund which they promised themselves (because they changed mind and didn’t build garbage chute) has been elusive for most. Note that I have heard some have received it but I have not got it even after repeatedly asking for it.
5) Management as totally deaf and dumb – they won’t listen anything and won’t say anything. Because they don’t care – they got their money.
6) Flooding in basement, leakage everywhere, poor quality doors, walls, construction every damn thing you can imagine is pathetic. Even the specifications mentioned in legal document are not met (forget about the over promises made in marketing material).
DO NOT go with ASSETZ. I purchased a flat in East Point, the project has not completed even after 5 years. Sure they have given the possession after half a decade, but without completing the common areas, there are plumbing problems every day and amenities like gym and pool are a dream. Prestige project right opposite to this one started 2 years after East Point and is already completed with amenities.
kind of agree. there is struggle in getting even common things fixed. In starting i thought that these are tethering issues, but it never ends.
Yes would second that. It has been a very bad experience with Assetz. Please visit the eastpoint apartment to see the condition before booking an apartment with Assetz. Booked the apartment in 2012, 95% of the money was paid around 3 years back, and still the project is far from completion.
Folks, By now you might have got little bit of understanding of the quality of project delivered by Assetz EastPoint. I generally stay away from investing in Real Estate and this was my first one. Let me tell you the nightmare me and many fellow flat owners experienced over the last one year will remain with . I am not going to write a long negative experience here. My sincere request and heartfelt suggestion to everyone who is considering buying a dream home from Assetz property – visit the place called EastPoint and talk to the real owners. You would get the real sense of what is going on. In short, Assetz has scored spectacular golden duck. Thanks
