I do not see a lot of discussions around the water issue in the area. Sarjapur road has been facing severe water crisis for the past couple of years and going by the number of high rise developments coming across the road where east point is located, it’s only going to get worse! 🙁 The quality of tanker water is terrible, very very hard water! According to the Assetz marketing team, they have dug about 5 borewells but am not sure how long we can expect constant source of water supply from them, most of the bores in the area have all gone dry! Looks like the cauvery pipes have been laid until HSR layout so am not sure how long they will take to lay them across the Sarjapur road stretch. Also, is Assetz collecting cauvery water pipe laying charges upfront? We do not want to be in a situation where BWSSB demands the residents to bear this cost at a later date. Residents, please confirm what you were told about, this is the only thing holding me back from putting my money on a 3BHK. Rest of the things hopefully will be delivered as promised, looks very rosy on the website/scale model and brochure.

I have applied a loan from SBI, today they sent a mail and informed about I am going to get 80% of Cost for Agreement. They haven’t considered the following components

Club Membership and Amenities
Maintenance Fund ( 2 Years)
Service Charges
Legal Charges
Stamp Duty as on date – 6.78% of the Land value / Guidline value (Which ever is High)
Registration Fees (1% of SD Charges)
Is it true that we will get only 80% of Cost for Agreement ? or anybody got higher then this ? If so which components were included while sanctioning your loan ?

Was the project pre-approved from SBI?
I asked yesterday at the SBI close to my place and was told that the project is not approved by them and the loan processing would require all papers and validation from their end.
They did say that if anyone has already processed their loan via SBI, they could check with the same advocate – so do you know who the advocate is?

Yes, It’s a pre-approved from SBI. You can ask the builder about the contact person. Builder has the approval letter and the contact also. In fact my loan got approved from SBI. Event SBI website showing the pre-approval project list. My project got approved through Koramangala PBB branch.
However there is a small problem. Private banks offering more money then SBI and the processing time is too long for SBI.

I visited the site this Sunday to check out 2.5 BHK. Location looks good and timeline looks reasonable. The price quoted was Rs.5190 + PLC + Floor rise. For 7th floor, it was costing 5380 psf. (non-negotiated). Price is on the higher side but most of the projects in this area is going at that rate.

I have booked a 2+Study at Assetz East Point. I was supposed to get all the documents for verification after giving the token amount. My lawyer has given me a list of documents out of which I got only Sales deed, JDA, Title deed and few other document. But builder is not providing us other major documents like Floor Plan, Site plan and few others. We have been asked to come to there office and verify other documents. But according to my lawyer I should have the copy of all the documents.
I am surprised that if there is no legal issue why is the builder hesitant in providing the copy of all the documents.
I am not sure whether I should go ahead with the agreement. Please advise.

Hi Nikhil,
They should be able to provide you the BDA master plan approval. We have copies of it.(check my May 13th post)
Also the floor plan for your apartment will be appended in your land sale agreement and Assetz should be able to provide it.
Most builders though won’t provide you copies of the construction blue prints and if your lawyer is insisting on the blueprints then he’s probably being overzealous. Having said that Assetz should provide all the docs that a Bank lawyer asks for. I would suggest that you want into a bank and check the docs that they require.
FYI: SBI has approved the loan of one of the apartment owners last week(update from owners group)
By the way if you visited the site whats the progress on the site and the model apartment.

Well the project has all approvals except BBMP. They claim that BBMP is also done but I haven’t seen it yet.
Wrt to the agreement we did take legal opinion and the lawyers opinion was that the agreement is one sided but nearly all builders have similar agreements so we should sign it.
Most of us who were called to sign have signed the agreements.

There has been some confusion regarding how much percentage of the SBA (Super built area) is the carpet area. My calculations show that it is only 65% whereas the assetz guys have been promising it is 70%. Where you able to get this clarified ?

We have had quite a few discussions and excels in the owners groups regarding the carpet and the final agreed carpet area comes to 69%+ based on the groups calculations. The challenges we faced in the calculations is the multiple corridors which take a lot of the carpet area. Also remember these gays balconies are counted 100%

Thanks for the clarification. Another clarification is whether VAT is included in the basic cost itself. Thats because Assetz guys keep saying that we need to pay only service tax and no VAT as they have structured it that way. Whats your understanding reg this ?

In the price sheet they had given us earlier they had a separate VAT column but in the latest price sheet given the VAT has been removed. If it will come back later I don’t know. Earlier it was around 80 Rs/sqft.

I am also planning to book a 3 BHK but the response from the sales team has been disappointing to to say the least. I’ve been asking them for the agreement copy and the approval docs but I’ve been told that I’ll get it only after I pay the booking amount. Also, I’ve been told that they have all approvals including BBMP. Your post gets me a little worried about approvals and I am not sure about whether I should pay them anything before getting the documents checked by a lawyer. Did you get a verification done for the approvals and agreement?

Not sharing the property papers is quite standard practice in the industry. Most of the builders wont share the documents until you give them the booking amount.
The owners group have checked all the approvals (except BBMP) and they are fine. The BDA approval number is BDA/TPM/DLP-02/4949/2012-2013. We got the agreement also checked and were told its one sided but quite common.
WRT to the draft agreement, some builders do provide it but many don’t,I would say its half and half
Coming to the conclusion the owners group is not concerned about the approvals and are signing the agreements.Personally I have signed it and paid up 30%. Folks who are waiting for loans have paid 20% and have to pay the remaining 10% this month.

They have started construction so don’t worry about approvals as they are indeed in place. Try reaching out to any current member of the google grp for the draft copy of the agreements. Though you can’t get fair agreement from any builder but it is always good to know the clauses before signing the dotted line. Once you have given the booking amount you are effectively stuck.

I would say the project packaging is good but the builder is not that known in residential development. Please also go through the agreement which is completely one-sided and might leave you shell-shocked. They might not give you discount so take some more time to study further.

Thanks for your reply. I have verified about this builder. I dnt have any doubts on there quality. They are giving contract to singapore based company. Only problem is price… Bit high even though project is yet to start. Even proper ground work is not started. But, they are promising saying this project will be completed in 2015 3rd qtr.
+ within 1 years price moved from 3800 to 5100 Rs.. During possession we can expect at-least 6000Rs. Minimum 20% appreciation.
Let me check the document.. Any one faced any issues with the document they provided + approvals which they provided.

Boyz, carefully invest in tis property. Keep urself awy frm this as there is a fight going on between the Assetz east point owners group and Assetz management. Before investing in this property better go through the agreement once and even talk to couple of owners.

We booked a 3 BHK apartment in tower 3. We are awaiting the ground breaking ceremony but have got absolutely no updates. We booked the flat at 4100 psqft back in March 2012. Its almost a year now. Reaching out to the other owners… have you received any updates? What is the next course of action?
As per one of their sales representative construction is due to start Feb end, but one of the approval is still pending. Its indeed a very long wait for those who booked early last year, very few projects in Bangalore perhaps has such a long pre-launch period.
Keep your fingers crossed and be in touch with Assetz team.
I would say be very careful with this builder. Though they have recd all the approvals they are behaving very arrogant with those who booked in pre-launch. We thought they are professional but they are like any other builder of Bangalore.
They are worst then other builders. As said earlier, be careful when investing in this project. I am really disappointed the way these people are handling the customers.

They are asking Rs 5000 + tax for penthouse, how could you book for such a lower price?
I had booked it a month ago. They were expecting a rise in prices then. They were not open to negotiations. Does the price of 5000 include the floor rise? My price of 4450 does not include floor rise.
The price of duplex apts is kept higher than normal apts. That is the reason you see this difference..This price was 4500 about three months back. They are increasing at regular intervals. The total cost to you will work out more than a crore as additional levies like car park, amenities , KEB, BWSSB, Maintainance charges will be added to base price.

I was interested in booking an apartment here. The price quoted is a base of 4450. However, there are additions of PLC & taxes which brings the rate to 4900! Have others, who have booked at 4000, etc paid these extra items (of PLC & taxes?)

Yes, we did pay that extra amount for PLC and taxes. It’s a lovely project and the prices around this area are going for the same price. Location is very good and builders too.

We ( at least 4 of us ) were intersted in east point and had contacted their marketing guys and visited them twice.But we got a very little response from them.They always say that they will send the price list including the floor plans etc … but they send this after multiple reminders.Again after calling them we get a reply that their marketing guys (Shailesh,Arjun) will call us back but we never received any calls from them.Wondering whether they are at all intersted in selling their apartments or not.Last week also i called them to remind about it but they seems to be little intersted in selling.We ( 4 of us ) were genuinely looking for buying flats but there was very poor response from Assetz and they were quoting 4450/- per sqft ( which is too much for a pre-launch).They are increasing the prices every week.I do not know on what basis they are increasing the prices every week.Anyway now we are least intersted in Asstez and looking for some other properties.

What about the water level that area. The vendor told they have arragements with tanker. He also told he had 6 borewell but not yet drilled. So god knows wht is the situation after drilling.

Booked in Senorita; I think location of Senorita is better than East Point. Proj wise ..both seems to be ok.
Congratulations on your booking Sam. I was looking at senorita during May 2010 when it was pre-launched, Didn’t realize that they had brought it back in the market. I guess its a tradeoff between peace and tranquility(assetz) and easy access to markets and public transport(senorita) as of today.

i booked one 3 bhk in the first week of their prelaunching price of 3800 rpf. I was impressed with their work of vtv, this attracted more to it, also its around within 5 km of my current residence, so i decided to go for it.
I too booked one 2.5 BHK. Very well impressed with the team, they looks very honest, clear and professional. good work done so far in commercial project.

Any idea if they have a model flat available at the site? I could not find any reviews regarding the Assetz homes builder. So a bit skeptical about the quality and delivery time lines. 4000 seems quiet high for a farely new builder. Can anyone suggest any other peoperties coming up in ORR/ Sarjapur Road area?

They don’t have a model flat. The sales person claim that the model will be ready by launch time. This is the first large residential project by Assetz, they have mostly donw commercial buildings.
In the same stretch there is Mantri Glades, Adarsh palm retreat, sunil mantri premero,prestige sunnyside, krishvi dhawala, vaswani reserve, embassy prestine among the major builders. They are quoting above 4K.
There are quite a few small builder which are launching properties in panathur adjacent to vaswani reserve, I haven’t enquired but I expect them to be cheaper such as skanda moksha, kethana blossoms, sraddha palmera, chaurasia. SJR also has a couple of apartments in that area in the 3500 range such as watermark.

They are claiming they will launch in September after approvals. I think they would launch in October during dussera time. They don’t have an office in site. You can take a walk into the site freely. They have an office inside VTV tech park and another somewhere near castle street.

I had booked at 3800 a month ago, they subsequently increased it to 3900 and now 4000. Yes the service charge is high, I asked about the details and they mentioned they were providing reticulated gas piping etc and it was costed in it. I donno the exact price for a 2bhk, I have booked a 3bhk and they didn’t negotiate.
Personally I loved the location and that was the main factor behind the purchase. It is close enough to the IT industry and yet far enough from the noise & pollution of ORR and is adjacent to a good road and school.

The CDP document in the BDA site does show the road but not the width. I did measure it in front of the property and it came between 45-50 feet+footpaths. I don’t think they will be ready in December 2014. I haven’t done any due diligence on the land yet but I know they have had their boundary wall with boards on it for the past 16 months.

Few other downsides –
1. Floor rise charge starting from 1st floor onwards
2. PLC charges extra
3. Service Charge extra (this is not service tax which is billed seperately)
Are they giving any discount? please call me if anyone interested in group buying.

Well, I had booked start of the march so it came around 3900 as base price. But when I actually went for handing out cheque it started quoting 4k. In feb. they had told me 3800 but took sometime to decide.
I need to know if anyone has done due-diligence on legality of land etc.
Second, the guy told me that road in front would be widened later on as per plan. How true is that?
Last, I was told 2014 end to be possession time. Do you guys think it is possible?
I have also booked a flat in east point. Yes the price in totality seems expensive but it is still on the lower side considering the prices of other established builders on the ORR Sarjapur-Maratahalli stretch.
The project will be a 2 kms from the outer ring road, but its situated on the doddakanelli-panathur road which connects sarjapur road to ORR.

Its about 1.5km from ORR, take a right after prestige sunnyside in case you are going from new horizon college.Basic price is 4k but other charges are on higher side,not ready to negotiate.Floor plans you can find on net.Except master bed room,other bedrooms seem to be smaller in size.
