They told me end of Aug or beginning of September. They have emailed that ground-breaking will be on 2 Sep 2012. Is anyone else buying at summerfields?
They have just revised the area of the villas and I could do with some advice.
I also heard about a new villa project Zonasha Paradiso on the ORR near Total Mall, which looks like superb value for 4 BHK with private gardens for INR 2.49 Cr. For the location and what they are offering looks very good as it is much closer to ITPL as well as MG Road. I had spoken to Dsouza and you can get more details from Zonasha Projects on +91 9900079912, if you are considering ORR or Whitefield.
2.5 cr seems high ror zonasha. I had gone there as well. I also heard that there is water scarcity (ground water thru bore well) in that area. Also when you can get land for ~Rs 4500 per/sqft at Ferns Paradise which is an adjacent layout you could build a nice villa for about 2 cr. I would have been interested to talk to them if they had quoted not more than 2.2cr instead
Zonasha Paradiso is very poorly designed and they are constructing too many villas. The price should be much lower. Not interested in the floor plan, just like an apartment.

The project looks very interesting. However, I wonder if the proximity of the lake to summerfield could be a concern. Is it possible that there could be flooding during the rainy season?
Ha..ha…nice question……i too asked the prestige folks… i don’t find such a lake in google maps…where did this lake come up all of a sudden…..they said it’s drawing mistake…it’s funny!!!

There is a revision in the plan and area now. 2 BHK now of 1200 and 1213 sq ft and floor plan and entry exit also revised by them. Current base price now is 4500.
New plan is dated 6 april.

what price you booked at Rohit. How do you find the location… I am confused between Silver Sun and Assetx East Point. Also as these apartments are in the rowhouses/twin houses bunch so it this an advantage or disadvantage.. not sure. also did you check do these apartements have their own amenities or will they share with vila owners?

I have booked @ 4400. 2 BHK flat. Location is good, near to IT parks, schools, and areas like Marathahalli, sarjapur road, Electronic city and Whitefield. Silver sun has 2 blocks with total of 102 flats [2 + 3 BHKs]. All the plans will have separate amenities as per there future plan. East point is a big plan and would take more time to complate also they dont have clear view on project’s start/end.

I am unable to figure out the exact location of the project, the place where they say is between prestige sunnyside and gear school, there is no lake as per google maps.
Can some one provide me with coordinates or map of the exact location.

I have booked a 2 BHK at Silversun today at 4400 per sq ft . Below are the other details :
104 flats in overall in the complex. 2 bhk (1200 sq ft) , 3 bhk ( 2 types 1670 , 1800 sq ft) .
4400 bsp (applicable for 1st 20 bookings) , 3,00,000 covered car par . floor rise rs 15/ floor applicable from 1st floor and 50 rs for premium flats ( swimming pool facing).
In all cost comes to 64-65 lk including registration. Possession is Dec 2014 as currently told by them. Project documents already submitted by them to authorities for approval and expected to launch by July. Facilities and payment plan similar to sunny side.

intially i had booked a flat on the 1st day itself but later cancelled it due to personal reasons…but if you compare sunny side and Silver sun..i feel Sunny side has more facilities than Silver Sun…and i feel 4400 per sqft ` is too high for pre launch is bit on the higher side ………..

Agree it is a touch on higher side compared to sunny side but following points which i considered earlier and now also:
i) sunny side currently has availability for only those flats which are all covered from 2 sides and are not sold as yet. I had seen that also earlier but rejected on those grounds. Also the unit side is some 80 -90 sq ft more which was increasing cost and making it out of budget.
ii) OAK has a bit more facitlities only (tennis court i think) , the facilities for this are same as ELM. Price wise both if u see OAK and ELM are same,
iii) The power plant beside sunnyside was a concern always.
iv) On the cost side, these days builders r fooling with this pre launch kind of thing. This is as good as launch price at this point i would say.
v) the possession time is almost same and the flats here are more ventilated and open if u see floor plan.
vi) Its a touch inside from main road , sunny side is exactly touching road so noise and disturbance point was there.
Also with other builders touching already 4500 , prestige is also trying to be aggresive and able to sell also which is leading to such prices. There were already 4 bookings in front of me and one friend who booked with me had to go with second preference as first one was sold. You will see a rate revision here also by next week.

One more thing , this whole land of silver sun and summerfield belongs to prestige itself and is not a Joint development which was a plus. They are already using this land for concrete mixing plant which supplies for construction atCessna park.

Hmm..maybe…yup with sunny side the power setup besides it will always be a problem… and this price thing is really worrisome…2 more thing that bothered me
1. Prestige said completion date is dec 2014 with 6 months grace period…which prestige surely will use the grace period:-)….so i thought it not worth waiting…
2. Water concern..cuz if you see many projects are coming up in that area
Sunny Side, Silver sun, Adarsh Homes, Vars parkwood, Assetz east point –cat A builders
while N number of Cat B builders have their projects over there…
Maybe its time to start trusting small time builders who are charing less and delivering better qaulity if not the best:-)
@Sandeep : Kaveri water is planned in these areas at Sep 12 so hoping in another 2 yrs something should be available at least else agree water will be a concern . There was already a press notification for that. Ideally this water concern is on whole Sarjapur road (Haralur road n all) and outer ring road (Bellandur strech).
On the grace period , this was the same response when i dealt with Purva for Skywood project and Assetz also , unless it is on agreement no builder gives back a penny.
Considering it is G+6 with 104 flats i am hoping they do on time as compared to very big projects.
