i considered this property once but dropped it because of high tension line going in between the project.staying near high tension line is extremely dangerous for your health.
The challenge in these open discussion forums is that people just throw comments without understanding how the price is decided. Overall, indian RE is inflated. No doubt about it. Thats due to the craziness of the indian population in holding as much land, apartments and villa as possible as investments for their blood relations. If we change the mind set of our crowd that one apartment/villa is sufficient, then prices will stabilize. But price of an apartment is decided by reputation of the builders, service they provide after possession, quality of construction, UDS, amenities provided, type of tiles, used (power, type of generator installed (the generator in my current apartment requires manual switchover during power outage whereas builders like MJR provide automatic switch over, water pressure management. Here it is better water, electrical switches, there full back up is impressive.

Of course, with some modifications to market MJR project!
it is a good project most of the good projects are around this area , good location, however their are equally good project in Bangalore Central too few resale Rohan ashima, almost completed projects Gopalan Habitat itpl road, Skylark villa Hoodi, Zonasha Paradiso, Nakshatra villa AECS Lyt. etc. but this ones pricing will really good.

MJR is new builder to Bangalore. (do not misunderstand this for MJR Builders, which is sponsored by SJR)
plus:
+ Good floor plan
+ Competative pricing
+ Reasonably good layout plan
+ Nice location
– He might give you possession by Dec 2013(first 10 houses), but you might not want to move there because you do not want to live in a construction site

the project is good in planning, Terrace should not be charged many simillar project with better location are not charging terrace, no body can build house without terrace , then why charge terrace , the bigger issue with mjr gulmohar is the High tenstion electrical line in between the project its dangerous, staying around HT lines due to Radiation, my suggestion is look around for better projects ……
hi monty, i have visited the property gulmohar avenue internal layout is very good i liked it, and i have seen the working drawings of the row house and i dont think they have included the terrace in the built up area as they have given me the drawings. please let me know if you are also interested we can go together and negotiate with them.

1. Can you pls let me know how is the property MJR Gulmohar?
2. The developers are primarily based out of hyderbad and this is their first property development in bangalore. Is it safe to invest?
3. Are they appropriately priced? if not what is the market price of that area?
4. They have also included terrace in calculation of super built up area and they are charging full amount of Rs 4500 psqft on terrace i.e. 4500* 635. Is it appropriate to include full vallue?

Terrace area is shown in price list. But it is not included in final price.
There is extra backyard garden area which is not included in total area.
I have seen price list.
