Not sure who are the people who have voted 3*** n above but seems they are not residing in DNA apartment.
Although DNA builder gave the possession within the promised timelines but its been more than 4 years he is failed to obtain OC from BBMP. From a laymans perspective I find it fishy because he had built the apartment with lot of deviation and BBMP is putting a huge penalty to allot the OC, hence he is running away from paying the penalty and simply lying to the residents.
There are all sorts of issue which normally every apartments have but providing OC ontime is something every builders responsibility unlike Mr. Builder who himself consider him as VIP who doesn’t have time to meet residents after he sell the property.

I am a resident of DNA Ariston since more than 3 yrs. The quality of construction is pretty good but there are few very critical concerns that the Builder has completely ignored.
1. STP waster water sump and fresh/drinking water sump at the same place just separated by a wall. It’s a very dangerous situation for families living in the whole DNA Campus, many a times (specially during rain), the waste water sump overflows and get dangerously close to clean water. Cannot even imagine the condition of more than 200 families if it gets mixed. Now the Builder is constructing another Building in the same campus as JV with another Builder called Saranya Construction/Group. We requested many times to at least shift the clean water sump to new building so that fresh water can be safe but Builder has no value for our lives. Adding more flats in the same STP can get the conditions worse and anything can happen. We are just sitting on a Time Bomb now.
2. The DNA builder had always promised that the property is legal and clean. They will provide the Occupancy Certificate (OC) asap. It’s been 3 yrs now and we have no OC and only blank promises. OC is a very important document and We paid pretty good cost for our flats considering that it’s legal and we will get OC. But that looks like a distant dream now.
We request the Builder to help and solve the major issues so that We can live happily and peacefully in our Home. We will surely turn mountains and change our reviews of Builder can understand our concerns and provide us a legally competent Home and clean water assurance via solving the STP issue.

we were also planning to book a flat in SBB however were lucky to get one in DNA ariston.
As far as SBB is concerned you here are my views.
Pros
1. Very Very Good floor plan.
2. Reasonal price.
3. Backing of DNA infra so can be trusted.
4. Close to village and should be next to develop
Cons
1. Nothing walkble even though it is close.
2. Graviyard nearby(100 meters from there, but lots of other apprtments are coming after SBB so not realy a con)
3. Need to wait for 1-2 yrs for neighberhood to develop.
Overall very very good investment even for rent or for personal use.

Its good to inter discuss the issues in the forum, but its much more better, if we directly clarify all the queries with the builder only, as builder is ready to take all our issues.
What I think is that the forum is a good tool for new customers, and if most of the things about this projects are satisfactory and we are getting a good response from the builder, so why to confuse the new customers.
That is why I suggest that if we have any queries regarding the project, we should directly clarify with the builder.
I had a discussion with Vishwanath and he has given me all the valid reasons for my queries and I am satisfied till now, and hope the same in future too.
Met one of the residents in DNA Oaks Ville. When asked on how his stay has been so far (1 1/2 yrs), his response on especially the club house was very disappointing. They all have paid for amenities but no update or progress on it. Even today while they have Oaks Ville and Opulance constructed, no plans shared for the complete layout or plan for club house. Just another Marketing stuff, that too on such high rates compared to other builders in the same vicinity. The play area in the Oaks Ville is to be shared by 300+ families. No other open area.
SRR, firstly, who has said that the existing play area will be the only zone ear marked? Please be informed that Oaks Ville residents were never been committed with a exclusive club house. Yes, we had committed a gym with party hall that’s it. Now they are getting more than what they were to as a bonus.
And regarding rates, it depends on project to project or builder to builder depending on what they are offering. In a simple way, when all the cars have only 4 wheels, then why is that there is so much variations in rates. It depends on its unique features right. For your information there are projects selling btwn Rs. 2600 to Rs. 4500/- per sft on bore well road.
Please do visit us so that we can clear all your doubts/queries/concerns etc., with all the relevant, precise information.
Once the approval for this project comes and the agreement is made with the builder, all interested parties can together approach SBI. I suppose it will around 3rd week of February when this process can be started.

The best you could do is, after registration please do transfer your loans to SBI which is a much simpler process. Please let us know whether you have approval from SBI or not? Because almost all the builder in Bangalore doesn’t have any issue with SBI. Rather than they are saying if your builder doesn’t have approval from SBI, then don’t go for that property. We all are interested to go with SBI. So consider our point and let all of us will go with SBI only. It’s a nationalized bank. Its initial process is slow, but once we get the go ahead for the loan, our life will be much easier. All the private banks initially run behind us and once we’ll take the loan, they will not show their faces at all and not friendly at all after that. Lot of hidden changes they have put that we couldn’t assume.

Hi Vishwa,
I understand your concern, but you should not concern about the bank. If you will not get money at the time of construction, then you should contact us. We are responsible for the bank payment. But we cannot go for any other bank apart from SBI. It gives us satisfaction that we are in right direction.
I’ve lot of friends who have taken loan from SBI only. Their builders don’t have any problem as such, so we’ll also go for SBI only.

By the way, when is the commitment for the club house to be completed. Is this also June 2014, or only after all the future planned buildings are completed?
Prashanth of DNA has told me that Club House will be ready along with Ariston.
BUt As we dnt have plan on this and if it is not mentioned in agreement then I dnt expect them to complete it.
We should clarify with them before cming to agreement.

I am not sure out of the below mentioned amenities, which of them will be available by June’14. Does anyone has a clarity and confirmation on this?

4) Sewerage treatment plant
5) 24×7 security with CCTV
6) Power backup
Since we are paying for them upfront, if we have to wait for years together before they materialize, it should be given a serious thought.

The builder has already completed one project last year and another is ready to move-in. It’s a new builder however seems good to go.

Builder is relatively new. But looking at the previously completed blocks (inside same compound).

I have booked a flat in DNA Ariston. Looking at his current completed and ready to complete projects, its seems this would be value for money.
Apart from locality, what I liked was this project doesn’t follow the land–owner share model. So if one is planning to live here, it might turn out to be good residential society.

this project doesnt have the SBI approval (wel, they said they did not seek SBI approval) the reason they said SBI takes lot of time for approval and there wil be delay also in money disbersement hence thy did not seek SBI approval. Does that sound good?
It means that they has not approached SBI for approval. But I understand, if an individual wish to go for an SBI loan, he can go for it.
hi DS, generally all projects will aproach SBI for loans (at least what I have seen) this looks strange..anyway thats fine.

This is the same reason they stated to me. I guess it’s easy for them to get money from NBFCs like HDFC and LICMF and so they prefer them. SBI, on the ther hand, makes stringent checks and requires a lot of docs for approval(as I have heard). I am more interested in SBI as they have the lowest rates and will be the first one to reduce the rates when the interest cycle turns.

We do agree that SBI has lowest interest rates which is good for you as a customer, but as you all know the processing time is too very long either for approval or for disbursement.
Secondly, other banks also have a very stringent process in place. In case of SBI, we would know who the lawyer is, but in other banks (particularly HDFC) no one will know who the lawyer is. This will avoid any sort of manipulations. As a information, most of the SBI panel lawyers are also in the panel of LIC.
