There is a huge garbage dump going on behind this project, and the air and water is contaminated in this area . I see the landfill growing bigger and bigger and no action is being taken by any one .

Yes, dumping is going by BBMP. Not sure how a brand like Prestige is not taking any actions? May be all flats sold off and not their problem.

Visited the site today here are the updates… They increased the prices ~450 PSFT in 1 day… ooops…. People who booked yesterday has already made smart returns on the investment :-).
No negotiations plz…
1. Prices today are 3450 psft (non premium) – 3600 psft (pool facing) (15 rs floor rise.
2. additional 3.25 rs / square feet maintenance.
3. Booking amount 2BHK – 3Lk, 2.5 BHK – 4Lk , 3 BHK – 5Lk
4. In case you cancel the booking 1% of sale value will be charged i.e. (1 % of flat basic cost + car park )
5. In case you want to sell apartment, you can sell after paying initial 3 installments (prob next year July – aug if construction starts from March.
6. 100 Rs psft as the cost of transfer will be charged by Prestige..
Well,.. I am not sure ~3500 psft looks bit much as a pre launch price (3150 psft was still ok). It will take 2.5 year for completion, after start of work, which makes it 3+ years of waiting. There are no shops nearby (though they are claiming they might bring up a super market inside the complex), Commuting might be problem you have to have 1 vehicle per person as I didnt see any auto / public transport nearby (people who came by auto had to ask auto to wait)…
As of now place is very quite not sure how it will turn out in next 3 years.

Thaks for the feedback. Considering that this will come up after 3 yrs, i am sure the area will develop. Those who have bought this as an investment will get good returns i think.
Got SMS at around 10:00 on Nov 30 it was 3150 psft. Then got email an hour after it was 3300 for phase-2, it also said phase-1 is fully booked. I called the agent he said 3150 quota is over. By evening I got email that it is 3450 psft. I just do not understand what is happening. No floor plans available till today evening, without that people have booked. It seems either investors are booking without looking at any details on the assumption that tomorrow they can sell it on premium just against booking amount (may be they will get 50% profit) OR this is a hype created. Not sure what it is. For genuine buyer like me this disappoints.
I would tend to discourage buying property from anybody who booked for this purpose as it then just means I am encouragning this inappropriate mechanism, builders should impose block in period for resale.
It’s just strategy to hype the project, now a days it’s a very common game that launch and increase the price and let people think project in good demand. but in reality i don’t think so they even got it even 10 people.
it’s just a game they r playing with people, indian market still not mature.

Looks like this is not hype, i ahve seen the rush in Prestige office on 1st at around 8:00 am. It was crowded, if you ask me i don’t think its a hype. I also went in the evening ( had some other work in comm street) and the office was still crowded.
Atleast you got to know about the project on Nov 30 itself which many folks like me wasn’t aware of until the price increased to 3300 or more.

I had been to the site today.. Few facts (atleast so claimed by Prestige sales folks)
1. Almost half of the project is sold out in one day.
2. All the park facing units are sold out. Only pool facing units are available, that too with at the premium of 100-150 rs compared to other units.
3. The price shot up from 3150 to 3450 in just one day. It seems yesterday morning it was 3150 and today it is 3450.
4. They claim tomorrow it’ll be 3750
5. No detailed floor plans at the moment. It seems it’ll be ready by tuesday
6. Construction will start from next March, and take 2.5 years.
7. 1% penalty on total sale value if you cancel the booking.
Location:
1. It is 1.8km from Hosa road junction
2. Few appartments like Concorde Midway etc already up in that locality
I witnessed the madness where in people were ready to invest their hard earned money, even without having a look at the floor plan. await clearances etc. Crazy..!! No wonder prices are going up.

Location seems to be good if compared to other projects like DLF Woodlands (atleast 8 km closer to Silkboard) and Godrej E-City. But to take the Elevated Highway, we need to come back towards electronic city and then take it. I couldn’t find anything around that area. However couple of apartments like Concorde Midway are very near. I haven’t purchased any flat there, since i don’t wanted to spend my money without looking at the floor plans etc as i wanted to buy it for living and not as an investment perspective. Also since this is my first property purchase, don’t wanna screw it up by putting the money blindly. I also had concerns on the amenities provided in this project. They seem to be below par compared to other Prestige projects.
@Prakash : Yes agree to your point. without even knowing the floor plan its bit risky. what if I do not like floor plan, I will loose out 40K -50K as a cancellation money..

It is very good project compare to others near by electronic city. There are lot of residential project planed in this coridor such as HM construction, Mahaveer earlondo, Padmavati, ISO Villa….
It is sure a good appreciation and jackpot after completion of 2.5 + years.
