Do not buy any plot with them, they are making multiple agreements for same plots,
Tekton is a brokerage agency created with short term cheating in mind particularly keeping bangalore real estate boom in mind.. Pls be careful with Tekton as they are neither experienced and trustworthy or they have any business principles or ethics followed….. I am suffering to get back 1.5 L from last 2 years with 100 calls made. Very rude in behavior, illegal in transaction. Those of you doing Villa construction with them at “incity”, pls be careful and monitor them everyday and only pay after they complete the job (Do not pay any advance).
I would suggest do not waste your money and time by dealing with tekton in any manner, you will be issuing your time and money and finally you will worry for no reason……

Hi! i saw in a paper news item that NHAI[national highway authority of India] is taking over[acquisition for Blor-Chennai expressway] some of the plot in NRI delaunix city of Tekton estates. If anybody has a plot there can you pl. let me know the current status or Govt action for the plot?
Hai it is true that NHAI has taken some plots in NRI Delonix city and very good news for every customer who have invested in the above said project. Bcz NHAI is paying the 3 to 4 times of present market value where all customers are very happy.
Even plots leftover without taking from NHAI also will get very good appriciation.

I request all of you to be careful with these Tekton guys. They are so friendly with you until you pay the money. They don’t take responsibility. I paid Tekton for buying the plot, the project for which I paid is not happening. If I am asking for refund – they are telling all stories. No one takes the call/responds properly. They all talk so rudely. Even the MD, talks so well before you give business and later he is always busy in meetings and doesn’t responds if there is any problems.
Now I dont know when I would get money back. Its been an year, my money gone waste.

I dont think that Teckton are reliable. Because earlier they told that they are having agreement with major national banks but after booking they are forcing to go with India Bulls for home loan. 2 weeks back i visited their office and seen so many people were in the que to cancel their bookings (because they have got some negative feedback about them). And Teckton was ignoring to give their booking amount back.

We arranged loans from india bulls, dhfl,axis bank, Lic and sbi
So according to the project some banks will fund and some not but every bank or financial institutions will work as per RBI guidelines only.
However all banks or financial institutions will scrutiny the documents of the property as well as customers credit doc to fund.
So don’t be in delima y all banks will fund for the project.

These guys are a bunch of cheaters. They sell the same plot to multiple people and take the booking amount from each of them. Later, they stop taking calls and don’t return the booking amount as well.

I booked a villa last sunday, including registration 30*50 VILLA costs around 67 Lakhs. 2 years is completion date. All villas are sold out, there is a mad rush. Around 15 villas are booked out in 1 hour. Location is good, it is in Hoskote village. But big concern is the credibility of builder, whether he can complete 150 villas in 2 years. All premium builders in 4 KM distance (towards whitefield) are selling villas at 2 Cr +. Deal is good if Tekton delivers on time with quality mentioned in broacher.
How is this good investment wise and living wise.

First of all it is a personal choice, I considered few factors before finalizing it.
– Hoskote 10 KM from Whitefield & 17 from KR puram. Since connectivity is good 10 KM is not big deal and also we have BMTC bus connectity.
– Close to NH207 that will connect Housr -> Sarjapur – Hokote -> Devanahalli.
– Devanahalli town closer from Hoskote than from Hebbal. In future if Devanahalli takes off connectivity is good on 4 lane NH207.
– Good ground water levels (this property has two big wells full of water)
– This property is in Hoskote village and around property you can see proper residential place. Even as on today we can live in this place.
– In radius of 5 KM you can see all Premium builders coming up with Villas & Flats.
I spent lot of time reseaching for property in Bangalore that are value for money. I feel instead of paying 70 Laksh for apartments in Yelhanka / Whitefied / Hebbal I found more meaning in living in traffic free and well connected place. I see Hoskote will be next Bellandur that has got good potential.

I think Hoskote is definitely a good investment destination, its not a small village but a well developed locality and I agree that its a place where you can immediately move in, its well connected to KR Puram & Whitefield and the fact that Whitefield – Kadugodi stretch is rapidly seeing development and offices coming up at Beary’s Global Research Triangle and Brigade Golden Triangle which are just about 5 km from Hoskote are plus points. The IT/Aero SEZ coming up at Budigere should also drive development in this area.

After doing a lot of research I had zeroed in on Tekton InCity. Without wasting precious time, I have already booked a 30×40 plot. What I liked most is its close proximity to national highway and high potential of future development in surrounding area. I learned that even the approach road (which is the only negative point so far) is going to be widened in future.

I had words with SBI bank– they say that they dont do plot verification for BMRDA sites only BDA and BBMP. I have received BMRDA approval plan, as per that my booked plot is a part of BMRDA release… still some shares are yet to be released from BMRDA.
But still in dual mind set weather to GO a head or not…

I understand from diff web uploaded site info that major banks like SBI give loan for BDA approved plot only. that way we have only choice to go to India Bulls in Tekton at Hoskote..
If our doubt is only about the legality of the land we can better approach to the people who makes or approves a plot under BMRDA (as Tekton is not in BDA as of now). It may cost some money but will have peace of mind.
Or we can have an approach to India bulls and know from them what risk they are taking interms of sanction of loan to individual and under what condition they provide loan for a property.

price is very high…1500 per sft is ok for that area….
My research says – normal range is 900- 1200/sq ft is correct. As this is going to be with amenities, agree that we can give upto 1500sq ft.
There were some major deltas for this project. I suggest individuals to screen the land & neighborhood thoroughly in physical visit.

2400/- psft looks way too high considering the location….there Hi-tech project was quoted at 1400/- …actually there were plots available (2-3 months back) at 1400psft right on NH4 in Aditya Grand Project close to MVJ medical college…don’t know the availability now…
Price quoted is 2400/-sft for a villa plot which is insane. It is near to NH4 on outskirts of Hoskote town, but approach road is very bad.
I visited it yesterday, I liked the project but the price is high. The approach road is too narrow and will definitely have traffic congestion and lot of resistance from locals against a possible widening. Eventhough it is closer the highway we need to also think that it is still far from city, and land is abundant in Hoskote and nearby so we will not get a good appreciation in near future as the developers already quoting the future price on it. Anybody got it under 2K?

You are right approach road is narrow but there is another road that takes you through Hoskote which is much better. You are right price is high for land in that area but with 5 KM on Whitefield road land prices already touched 4 K and premium builders are charging around 2 Cr. It may not be good deal for investment as it already touched 2 K+ but sure better place for living because of Villa package. Hoskote is better place for people working in ORR (18 K) , Whitefield (10 KM). In my opinion living closer to work place is better than living well developed Bangalore which most of us cannot afford. And water and traffic are biggest problems in Bangalore, so staying away from city is only solution.

Actually to be honest I see it as a plus point that it is away from polluted crowded area of core bangalore and yet not to far from it. The other road (goes via More supermarket) passes through residential area, which I plan to take during night times, in day time i dont mind 500 mts of narrow road.
Also to your point of investment, 4-5 years back whitefield was litreally a village and no one would think to stay/invest in this area and today it is one of the most posh area, in last 3 years prices have hiked over 150% for whitefield area land. I have spoken to some local bangalore people (born and brought up here) and they say that in another 6-7 we can expect to see the same trend in this area and other surroundings areas of bangalore.
I am from North so I can tell you what I have seen there with Delhi develping and absorbing Gurgaon and Noida in. 8-9 years back Gurgaon was agricultural land and not even a developed village, 8 years on and today a normal middle class person cannot afford land in gurgaon.
Hope we see the ame trends here.

Cost for Villa – 54 Lacs for 3 BHK. Its really close to NH , I inquired some of my colleagues staying in Hoskote , I have received positive comments from all.

The the layout is good with all amneties and can be constructed soon, the surrounding locality doesn’t look good for me.
