Can some one confirm the quality of this project.. now that it is nearing hand over stage am planning to buy for self use.. hear the concerns about common gate, less open space etc.. what should be right price and any other good projects in that area which satisfies everything
Being a resident there, i can tell you a few points:
1. Maintanance is too high not worth the money.
2. They will not let you create the asaociation
3. Quality is quite bad and the kitchen done by builder is use less.
Price quotes too high for the amenities provided. Maintenance will be handles by builder which is very expensive and they don’t let association to be formed. Also the maintenance provided is worthless. You can go for much better options at a lower price.

I am planning to buy UKN Bel Vista. I examined the flat quality, i see some cracks in plaster outside and inside. There were water leakage in several parts inside the wall which made the paint to crack and fall down. There is confusion of the property land. Dealer could not tell me how much exactly is the property boundry. Entrance looks like common to many local houses beside the property. The other side of the land was told to be in litigation. Basic Chimney provision is lacking in kitchen. Please advice about this specific project and builder quality on this project.

The project layout is like any other tier 3 or 4 builder. Location isn’t that great and almost no open space. Covered area ratio is very less considering open area (super area) is not provided. Too expensive for this price.
5000/- is being stupid for that area.
Only god can save from such speculative buying.

I by no mean is an expert on the subject. I have been looking to buy a property myself and has been talking to quite a few builders. I have found the UKn team to be quite professional and very transparent so far. Price – I am not sure of what is the right one. I have asked on this thread what should be the correct price? If some one can guide that will be of real help.
I think the reasonable price considering the location/specifications/builder reputation should be around 4200!!
I am owner in UKN Esperanza Phase 1. While the property is decent overall, this is to make people aware of issues:
– Builder still has the sinking fund – in spite of following up for 4 years.
– News is that UKN have capital problems – hence there is definitely a risk to Phase 2/ other constructions getting over on time.
– Maintenance for Phase 1 around 3 rs / sq feet – average in the area is around 2 – this is expensive and this is currently in builders control. No response to reduction.
– Residents are quite upset and have formed an alternate association since builder has not supported in forming an association – things are likely to get messy.
– Noise levels for Phase 2 construction – builder had agreed to restrict till 6 pm – but alas….
– No water – all borewells dry.
– VAT/ Service Tax – money taken initially, but no receipts produced to date – no response either.
– Promises of additional amenities for Phase 2 – no idea as yet.
Net net – this is likely to get to be a messy affair pretty soon.

Pre-launch at 4500 per sq feet ? This is a joke.
Here are some facts..
-Total area is around 1.25 acre which not very great.
-Not much amenities, that too all of them are on terrace.
-Since total area is less so not much open space. I’ve visited the site as well.
-Ukn will tell total area as 1.5 acre which is not true.
-Pre-launch is exaggerate here is actual price sheet (Rs4500 psft)
