After Purvankara and Prestige now its the turn of Sobha to launch their new project at Rajajinagar. The project to be named as Sobha Indra Prasthan will be spread across 15 acres and will also consist of commerical development including a mall. Further details of the project are awaited. Sobha Indra Prasthan will offer about 356 apartments spread across 8 acres in a high rise construction spanning 37 floors. Expected launch announcement is on Monday, 18th Feb 2013.

- Considering that Prestige and Purvankara are thinking of pricing it at Rs. 7000/- per sft for apartments at a similar location, its only the amenities and the specifications that should decide whether the difference in pricing is justified. As per sources, Prestige is waiting for the official pricing of this project to decide the pre-launch price for Prestige West Woods

This is the reply I got from one of the Sobha representatives when I asked for floor plans and pricing details:
“Sir, This is pre-launch offer and we do not have payment schedule for the same. Price ranges from Rs. 10295/- on wards, floor rise is Rs.50/- per floor up to 10th. 11th floor onwards it will be Rs.100/- sft per sft per floor. Bookings are opened up to 15th floor only.
Since pre-launch is already over, will try to get you one apartment if you like to pursue. (Issuing the apartment (pre-launch offer) subject to approval from Management)
Please note we do not have all the floor plans to share with you. We already sold more than 75 units on priority no basis. If you are interested to book the apartment, pls send us application form duly signed and with necessary documents along with booking amount of Rs. 5,00,000/- in favor of Sobha developers Ltd”
Wow.. look at the arrogance of these guys ! They expect you to “wire” 5 lakhs without floor plans or even the pricing schedule.. And on top of that, after wiring the money, the apartment would be allocated “if” their management approves..! It almost sounds like they are doing us a big favor by selling an apartment..!
This is what happens before every big collapse. It is called HUBRIS.

Hello Dayanand – It’s better if you mail sobha developers for the details, bloggers may not send the details. You can also check on their website. 1000+ seems to be too much for that area, it’s not surrounded by nice localities.

wow!! 10,500 per sqft. I also received this email. If they are able to sell at this rate then we can be relatively sure that there is enough white/black money and these builders would continue fleecing and get away with it. Sobha and Purva usually launch at prices much much above the prevailing prices and then the other builders start following them and its a chain reaction and prices shoot up.
Agreed with you..its only the ppl who have black money can affod and also makes others to incease the pice…

Pre launches Happens For Months Sometime years But When Are they Going to start these projects
Magadi road seems to be happening with top builders competing to announce pre-launch offers.
Don’t expect price to be below Rs. 6500-7000 in prelaunch.
Launching price for this would be more than 8000 as this is big project with commercial retail all in one package..
Price estimated to be Rs. 11,000. It is priced more than Brigade Gateway

Prestige has some land next to this and they are quoting 7000 in pre-launch
