Hi Yesterday I visited to site, I like the site and flat, but after reading the reviews from this site I am now confused.
Could some please help me to understand whether the issue with land owner and builder is still persist or it is resolved?
I heard from some one that issues with landowner is resolved and association is formed.
Association is not formed because it cannot be done unless Block-B is complete.. and that will not happen until the issue between builder and land-owner is resolved. Hope this helps.

Don’t by anything unless the builder agree to mention OC-CC point @ sale agreement…..
Basically the builder hesitation displays his intention to deviate….
It’s better to buy a costlier apartment than to through away all money with the cheaper one is bought…

The whole idea is whether or not you sell it… legally it has to be proper.
recently BBMP has announced that they wont be providing the basic necessity to the apartments which miss OC-CC i.e. not as per the sanctioned plan.

“What is wrong about occupying a building without an OC?
No Occupancy Certificate means that the building has not been given a “Pass Certificate”. This means that it does not have all the mandatory infrastructure/ clearances that make the building inhabitable. It is like you saying you have completed your degree but you do not have a Degree Certificate to show for it.
Apart from the structure of the building being complete, some of the requirements for OC to be issued are:
Built as per the sanctioned plan – including plinth, setback, height, FAR. Facilities like club house, party hall, etc. need to be in the sanctioned plan. Deviation till 5% may be allowed.
Fire Department clearance
Electrical Inspectorate Certificate, including lifts
Waste Management area and on-site composting facility
Sewage Treatment Plant of adequate capacity and treatment to standard, certified by the Pollution Control Board

The law states that it is illegal for a building without OC to be occupied. There are several reasons for this, including:
The building is not as per the sanctioned plan, has illegal unsanctioned floors/ walls/ extensions
The building is not safe to inhabit because of quality of construction, safety of stairs/ lifts, electrical safety, fire safety, airline safety, etc.
The building is not capable of fulfilling its mandatory role in managing its waste, sewage, water.
Without OC, the building is technically unfit for occupation and hence in the event that any accident takes place, the occupants / users of the building can hold no one liable and would not be eligible for any insurance or compensation claims. Water, sanitary and electricity connections, if already obtained, are liable to get disconnected. Presently, OC is not mandatory for registering the sale of flats in Bangalore. However, the khata for the flat will not be issued unless the building has the OC. The flat also cannot be sold without the OC.”

I am not sure if there is any property dispute related to block ‘B’. But I was told that there is a property dispute on a portion of block A. This would be North-west portion of the block.
About three of months back that portion was not at all constructed and Srikant said there is a property dispute going on. About a month back he said it has got settled and I saw that they have begun further construction. I am not sure if they have again stopped work.
Block ‘B’ I am told is delayed because of some changes that the original owner of the plot wanted. All these are based on information from the marketing guys of dwarakamai. Does anyone have other independent source of information?

I tried to contact all the members who booked the flat in the Block “A” of Dwarakamai Olive Project. Let us finalise some date where we can discuss with the builder directly about the status of the project not about each flat. As per information, it was understood that, the builder had promised to sort the entire issues latest by end of March-2014 and resume entire construction by 1st April-2014. But nothing positive had happened on the said issue. I request one and all to spend some time and finalise on some date where we can discuss on the entire project.

There seems to be a property dispute on this project. Another party has been laying claim on part of the land which has been left unconstructed from a long time. Is anyone of you aware of this situation and is there any update because the Developer has not been very clear on this aspect and his team members are also not giving any proper response.
Are you talking about the area meant for B Block , since the construction there is not in progress ??
We did get to know from srikanth that there is some technical issue since quite a few months and hence the construction was stalled. Beyond this there is no other info or clarity on the issue. As on date there is not any progress on the other side of the A block.

People say the IT parks nearby use tanker water extensively because there is no supply of kaveri water and all. How much will this impact residents of this project in the future? We stay in the near by appts ,and we are also extensively dependent on borewells and tank water.I dont see that as a very big issue may be because we are used to it 🙂 .Location wise, i think it is the best !!!

Like ground floor will start from 001,002
First will be from 101,102..
Since the parking is in ground floor and no concept of basement parking…ground floor means 1 st and 1 st floor means 2nd..

No clue on why the 1st floor ones are remaining..but i myself bought a 1st floor 3 BHK…Rate should be around 3550 – 3600 Sqft, not very sure though.
Since we are staying in this area for almost 6 years now, i have only seen the appreciation here with most of the malls ,schools coming near by.
Also we have no plans to sell off the flat in near future not really bothered about the appreciation / depreciation at the moment..
Looking at the prices that other builders are quoting for the same location, it made some sense for us to pick this out..
I visited the site today. From seeing the model flat, it seems they are giving all the standard features that mid-level builder is giving but what I was not fully convinced was the open space. The outer wall is very much close to the building perimeter, so I don’t know how the much wide the jogging track will be. The car parking looks a bit congested. On the positive side, the location seems to be really good, just 250 meters from main road and about 1km from hoodi junction. AC plug points are not there in bedroom and these come under extra fittings(one may not need AC in bangalore except during peak summer, so its a personal choice). Their price sheet shows 3649/- but i think it is negotiable during booking. Has anyone who booked checked the construction material quality and all?
We also had been to the site…and have one small concern same as yours about the parking. We got the agreement done on 27/07/2013. Location is a major advantage here and the pricing is very competitive. About the construction material and quality it seems to be ok…we have been staying in this area from the past 6yrs…and theres hardly anytime of the year when we felt the need of AC. Given the location,proximity to the whitefield and ITPL and almost 5 malls in the surroundings and now that metro line will pass through the main road near Kamat we feel we have taken right decision(even lots of schools are nearby).

Also FYI, got the legal papers verified with an advocate and all approvals that are needed are in place ..so crossing fingers..hoping for the best !!!

Also, one more point of I am concerned is that if you see sree shore icon website , it shows it is built by Sree Shore Developers, however the Olive is being built by Dwarkamai housing projects ltd. so now i am in confusion whether the builder has changed the name or they are different builders?

Its the same developers but they have changed the name from sree shore to dwarkamai..This was what marketing guy had told..

When we raised this query with the marketing manager Hemadri at the site(model flat) he told us that they have changed the name to Dwarakamayi and that Olive is their second project. Since the legal verification is also done and is clear I feel there no much of risk. Hemadri(marketing manager) also told us that SBI has approved loan for one of the buyers here. Waiting for another confirmation from Satish..If its cleared from SBI no worries..

I rechecked with SBI branch at OMR and they have confirmed that the project is approved by SBI and also that SBI only approves properties with A khata..

The A-Khata you are mentioning is for the land. But the question is once the apartment is completed and if it has deviation would the builder get OC and A-Khata for the apartment?
SBI approves loans for on-construction apartments, with the necessary documents in place. But once you take possession of a completed apartment, and if you dont have OC on account of deviations by the builder, the same SBI will not provide loan for re-sale. For that matter only some private banks will give loan in that case.
I feel the builder can still do something about the OC, but I am not sure.

There is one problem with this builder, which we came to know recently. The building has deviations from the approved plan and because of this he does not promise any khata or occupational certificate for the apartment. As far as I know most of reputed builders around this area in the same price range, give OC. Without OC the apartment is technically an illegal construction. So my suggestion would be to get some kind of answer from the Builder regarding OC before you go ahead and approve further disbursal from your or bank side.

I think it is slightly over priced.. The last time I checked they were quoting 3500. The common area is not big compared to other builders with 100 or so flats. But it is price as much as theirs.
