I got a mailer from a channel partner of Divyasree group which had details about an upcoming project in Whitefield area. I am not 100% clear on the location, but it is about 500 mtrs from the Whitefield police station, away from the Vydehi junction. This project is in pre-pr-launch phase, and the builder is quoting RS 4200 (all inclusive) at this stage.
The pre-launch will happen a couple of months down the line and the official launch will happen in the 3rd Quarter. The catch is however, the 5l :O comittment fee that they are demanding which is a bizzare amount. I am to buying apartments, and I was only looking at Tier A+ buiders, far far away from the city.

the designs what i have seen in the configurations are very odd and it doesnt have any thing new.
it doesnt have balconies in the bedroom and the windows are very cheap material.
the configuration is designed to optimise the construction price with less steen usage.

Hi I’m Akshay and there are few good news for us. It’s confirmed that we are getting possession (phase-1) units on or before march-17. Tower D,E and F guys will get even sooner. Mine is in Tower E 🙂
I think it’s a decent job by divyasree. Delay by couple of months is acceptable, as my past experiences in apartment purchase was horrible.
Guessing a sudden price raise (10-15%) in the month of March at the time of phase-1 possession.
The only problem is Developer is not processing any resale till March-17.

Hi, I have bought the 2BHK in ROW recently & still not done with Agreement. My query is, in the Brochure, under Amenities, they mentioned about 3 Badminton court, but if you see under The Capital amenities, its nowhere getting mentioned. I presumed earlier that its indoor courts & will be a part of capital while booking. Asked the ROW folks, but didn’t got any satisfactory response. Is it there in agreement as well or got omitted by mistake?
Hi – Visited the ROW site today. Experienced a really bad smell in the area while I was standing near tower D. Where is that smell coming from? Is it from the lake or is there any garbage dumping place nearby? Also where exactly is the container manufacturing plant that some people have complained about?

However, I, myself visited the site today walked through the D block. I neither observed any smell nor any source of ‘smell’. Not sure why you felt so. Btw, lake and so called dumping yard is quite far from the site. so not very convinced that smell could be because of that.
With IT park on one side and residences/school on the other side, you cannot get better project to live than this around ITPL. So your apprehensions are unwarranted..

I work in Accenture in ROW, from our canteen we can see the massive garbage dump next to our building with 1000’s of dirty bags dumped in between the massive sand dumps there. This dump is adjacent to the water body. I still think the ROW is a good buy given its location, if it has not encroached on lake boundary.
@mashes, if you see RoW master plan and check in Google maps, it’s nowhere close to lake boundaries. Regarding the garbage dump, again not close to the project, though it is adscent to Accenture office building.

When I went through this Comments section , I Realised that the following need to be kept in mind while considering ROW for end use or Investment.
1.There is a CDP road coming within the property effectively dividing it near the cricket ground.
2. The ROW residents may have to relinquish the cricket ground and facilities to BDA if the situation arises.
3.Heard from a friend that there is a Container manufacturing facility which may create noise.
Could one of you (owners or prospects) please throw some light on the complete set of issues that can be faced while considering this property

I have shortlisted this property and I am planning to finalize the deal within couple of days. One thing which is bothering me is the printed price which slaes guys are not ready to change a bit. I mean it will be awesome if they stick to this stand – but my experience says that builders do offer a certain amount of discount. This will be my 3rd property and have been talking to many builders since last 6 months. Everyone has offered disocunts from 1% to 30% .

Divyashree confirms that there is a road planned that will bifurcate the Republic of Whitefield. This fact was not told to the prospective buyers initially but once it appeared in one of the realty websites, they could not deny it. They are now saying that they will connect the bifurcated areas with an underpass. One has to make his own assessment whether the builder once he hands over the flats, will make an underpass and also if will be allowed to do so. Have you ever seen anywhere if two parts of a property are connected like this. To me it is only a sales talk. Whether you believe or not it is left to you! Good luck. I will take such a promise with pinch of salt
Hi Arun, Thanks for replying. Do we have a contact in Divyasree where we can enquire this? We were considering a purchase only for the amenities it offers. Also the MRP (considering the small size of the flats) can be justified only with the advertised amenities. Having a road across the project will jeopardize the ability to reach the other portion quickly. The whole concept of gated community is defeated here. An underpass under the govt road, is 99% BS in my opinion, since there will b a lot of legal implications later and BDA won’t agree that. Owners please get this clarified.
PS: sometime in this thread mentioned that the demand is high and 90% of the flats sold out. In my research I undertook over the last couple of months, that’s not true. Many flats got booked during prelaunch at that rates, but not now at current rates. Do your research and don’t go with the sales talk.
Re: CDP Road and Other Amenities
To my best understanding, they will be building an underpass below the CDP road to connect to the cricket ground/other amenities. Also, I dont think that cricket ground will be transferred to the BDA etc, it will continue to be exclusive to the residents of the apartments (I would have know if otherwise, there would have been a big hue and cry for sure)
They just don’t give any discount. But there are some 3 BR flast in phase 2 that are still vacant. You could try that. The project seems to be almost 90% sold out. And looks like it is progressing as per the schedule. Block D is ready all 16 floors and so are two more blocks. Other in phase 1 are more than half completed. I have paid almost 80% of the amount. They are saying that phase 1 handover will start by May next year.

Both the stories was finally accepted by Sales team. There will be a CDP road and underpass connecting the two sides of project.
The agreement copy is clear about ‘relinquishing’ the additional amenities section ( all outdoor amenities) which appears to be a BDA rule. They have marked the outdoor amenities area in blue and mentioned that the use of that land is directed by ‘as fit for use by competent authority’ . Worst part is that they don’t give agreement copy so I could not get it legally verified. It appears I will have to pay 20% to get the agreement copy- which I will do in a week or so.
Fingers crossed. I have booked the flat only because of cricket ground and badminton courts. Hope I am not disappointed ????
When you see cricket + badminton court in the campus, you should also be aware of the fact that the campus has to adhere to floor to surface area (FSA) regulations. The presence of a big open area (cricket ground) implies that other part would be highly cramped. If you assume the area of cricket ground to be 25% of the total land (a wild guess) and BDA regulations calling for FSA of 2.5, the effective FSA in ‘habitable’ area will be 2.5 x 4/ 3 = 3.3

It is difficult to say the per sft rate considering their lumpsum offer. However, if you consider the land and the construction cost (minus 2.5 lakhs notional car parking) it comes upto around 5500 per sft.

I went there last month. I saw tower D 12th floor being competed and also some other towers as well. Seemed a quick turn around.
Have bought a 2BHK @ ROW. The builder was quite unorganized initially but quite satisfied with the progress today. My feedback to the builder – its important to establish system and processes early in a project launch. Secondly I felt that they bunched 5-6 demand notes in a month. While I could manage it through home loan – think it reflected on lack of processes. However overall happy with the way the project is turning out.

No one is buying flats now-a-days. Keep the flat with you and sell it later when there is a demand. If you sell it now, you may not be able to make any profit. People are only looking to buy only with 50%+ discount. I have also a flat to sell and I am trying for the last 2 years but not able to sell.
