- Considering the approval of the Real Estate Bill recently, impact on the pre-launch of this project is not known

I too am a fellow buyer. Not that its something trivial, but EC will come when prestige would agree to do additional stuff the committee asks them to. They’re just dragging on to avoid spending more. As per info from their side EC matter is resolved today.

My friend had booked one 2 BHK in Prestige SunRise park last year and per my discussion with him I came to know that prices havn’t appreciated since then till now and its after the wait of more than 11 months that his agreement got done.
1. Why is the stagnation in price ? Is it because of excess inventory unsold ?
2. Is this much delay in agreements a normal thing with Prestige?
3. Also, I came to know that Prestige’s payment is time linked so what if they are no t able to provide the apartment in due time?

Prices have increased by about 10% in the last year or so. I booked my 2 BHK for 4175 psqft around a year back directly from prestige. Same is selling for ~4500 now. I would suggest buy directly from Prestige incase Prestige is offering you the choice of apartment you want. Incase you want a different apartment (floor, facing etc.) you can get in touch with the different property agencies.
Overall Prestige is a decent builder, no major issues. Little bit of problem (like delay in signing of agreeemnt etc.) you will face with every builder in Bangalore.

no, it is base price. floor rise price 15 psft, 17th floor, so 17 * 15 = 255.
total 4805 psft.
Please check about OC. Procceding without having a written commitment on OC in agreement from builder would be a risk it seems. Please read about importance of OC at least on internet before investing. Builders usually get away from owning OC responsibility mainly because either buyers are too desperate or are ignorant about it.

I am preparing a paper on current Bangalore real estate scenario, and, needless to say, your inputs will be valuable.
Is it really so difficult to sell flats at higher prices than 4200 now, that too when builder, such as Prestige, is selling hot at 5200. Prestige even claims to increase it by 100-200 rupees next month!!!
Are the flats cheaper by 20% in resale market? You will be able to give us a good sense of the prevailing market condition.

Please include in your paper that most of builders are not writing about occupancy certificate (OC) in agreements. Without an OC guarantee from builder in writing, buyers are at huge risk it seems. I was really surprised when prestige guys initially told me its covered in their agreement and later when i went through the agreement and pointed out, they accepted its not there. And then finally told me that they will not include OC in agreement hence i didnt proceed further with this project. I didnt expect this from big builders like Prestige, Please read about importance of OC and study cases like Campa Cola in Mumbai. OC seems to be a good mechanism to protect buyers as even big builders can not be trusted it seems after reading news e.g. Mantri Tranquil project where there are allegations of encroachments/deviations and BESCOM has even taken action as per Deccan Herald.

Prestige guys told me that the perifaral ring road plan is diverted and no longer will go through b/w Birchwood & Norwood as originally planned. Any idea on where it is diverted and how will it affect the PSP price as for me that was the USP of the project.
It is good that PRR is not coming between Norwood and Birchwood….now they will have pure greenery of 6 acres…..a private landscape exclusive only to them! an oasis among concrete jungle! does one need any better USP!!
In terms of connectivity point of view, PRR is the heart of this project. Roads around may not be sufficient to take traffic. There is no guarantee that Prestige will not come up with additional towers in that 5 or 6 acres
Prestige will not do any construction there and only landscaping/garden/park to the exclusive use of the residents is coming up there. Yes, road connectivity issue is there, but in 2-3 years other roads surrounding the locality from Neotown side and GM city side will be developed as alternate approach roads…….

All BDA approvals are in place and construction is in progress. Whatever be supply, any Prestige property will command a premium for its premium specifications and premium atmosphere with a 6-acre huge open area inside. HT cable just touches at only one corner and is far, faaar away from the towers!

I have booked a 2bhk is PSP, but now I am hearing prestige does not have the original land documents..hence LICHF and SBI are not approving this project. Prestige claims everything is in order, and it is just that they have misplaced the documents..they claim to have copies of the documents only. In such a case, is there is a risk in continuing with this project?

It’s a single project (PSP) after-all and I think they would start/complete simultaneously. your price is good or not depends on ‘location/premium/non-premium’ etc. if yours is premium then it’s ok.

I checked the price list sent to me. I am naïve about this builder and for that matter realty sector of Bangalore. So asking a question whether rate mentioned in the price list is negotiable or it is full and final. Also, the payment of 20% within 30 days is binding to the customer or can get it extended ?
No, the price is not negotiable. At most you can negotiate whether you can get a lower floor .. I think the 20% can get extended if you ask them for the same with a reason (also until project is launched they cannot put a penalty .. that’s what my personal views are) ..

Both Norwood and Birchwood are almost same. They are quoting less for Norwood. Norwood is close to wipro. Birchwood will have issue for some time once Govt will start constructing PPR. Now its upto you.
Why only Birchwood have issues and why not Norwood?
I don’t think Norwood has any benefit with PRR. PRR is going in between two projects. I would suggest to with an apartment and tower which suits you (price + location). focus on ‘location’ .. try to have your balcony face ‘sunlight’ most of the day time and away from noise (traffic). I made a mistake as far as noise is concerned (but budget is also important). So it’s your call. There is no difference between Norwood and Birchwood (norwood has a little more space). for more information you can contact me at my email address. I found from sources that new block Birchwood would be launched very soon with a higher Base price (over 4000 Rs).
About availability of flat in Norwood – North or East facing 2 bed apartment, I found very few flats – L1 floors or above 18th floor
After deep analysis, I found that Norwood block is closer to EC (Walkable distance to Wipro and other companies). Also, with pheripheral road that comes between Norwood and Birchwood, we may have certain uncertanities like approach road during construction of road, duration of contructions etc as this is constructed by the Government.
With Norwood, I found that electric high tension wire that pass through this property (corner) and will be away from the Neo Bangalore Mall.
After a long disucssion and thinking, I decided to go for Norwood Block 2. I booked 19th Floor (North Facing) and my friend booked 20th Floor.

I wanted to know why I can’t find in offical website prestigeconstruction.com any news about sunrise. Of course there is separate website (but not official from prestige)
At least they should mention it’s name in list of future projects.
I am concerned because once it happened that they gave some other sub contract to construct.
I found similar in Godrej. They simply said they are not construction team only advertising the apartment.
I think even the new launch (on ORR .. the premium project) is also not there in website. I think prestige doesn’t publish it in their website until a project is launched. This is the way they might be working. Also they are a reputed company .. it would hurt their reputation .. so they won’t think of doing it ..

I am so familiar with most of the commentssayi ng this price is high, builders are cheating us, comments. I’ve been searching to book a house for almost a year now, and that’s how I also thought. But what happened was, builders anyway got buyers, prices anyway went up, and I ended up looking like a fool having lost some good opportunities just because I thought it was a few lakhs extra. Believe me, if it is a good builder it is totally worth it. I stay in a class A builder apmt, and ppl are in queue to buy a 3bhk here on resale even for 1.3 crores. Whereas I see colleagues who are not even finding buyers for class C builders apmt resale in the same area.
So just see if you can afford it, what’s your budget and don’t see too much about spending a few lakhs more in case of Class A builder, wud be my advice.

the builders fix the price of that area and none of them have ever reduced their launch price and they do sell off their apartments and it never comes down. So its like either take it or keep searching…

Are you sure about the Kaveri water? I heard that Kaveri water pipelines have been laid only till GB palya. I presently stay at kudlu which is way before E.city and there is no kaveri water.
Also, your comment on reaching koramangala in 12mins is questionable. I don’t think this is possible even in the middle of the night. It takes at least 5mins to get the toll ticket. The elevated highway is indeed traffic free but when you get off it, you are stuck forever at silk board traffic.

For Driving Time: I have personally covered the distance to & fro on a Friday afternoon between 2:00 PM to 4:00 via my Hyundai Santro (Being a 6 month old driver) in exactly 12 minutes. I reached from Total Superstore to Property Location in 12 minutes and vice-versa. (after spending almost 30-45 seconds on the toll counter 😉 …I’m sure someone would have have bettered my record.
The base price is not fixed. It may be somewhere Rs. 3900-4000 or may be more than that. Also, there is no provision for cancellation. Cancellation will attract 1% of sale value which is too high. So, book only when if you are really sure of it and you have made up your mind to go ahead with whatever the price they finalize at later point in time.
Atleast in BGT we had flexibility to cancel the booking with cap of Rs 5000 cancellation charges, here no flexibility at all.
I booked 2.5 bhk (premium flat, pool facing) at 4100 psqft on the very first day in this project. Let me know if anyone else has booked in this property.

can someone mention the implication of the Regulatory act? Prices will go up or down..???
With my limited knowledge..I see the demand consistent or growing..supply coming down as not many builders will be able to comply with the regulations..thus prices going up?
In specific to Sunrise park..I am worried about the PRR and someone said about the high tension line…can someone throw a little more light..
Over all whats your take..to go or no go for this project? Other pro’s and Con’s if any…

Some points after viewing the master plan:
1. Plan for only West parcel of land is declared.
2. PRR passes in between the property dividing it in 2 parts North and South
3. Due to PRR the size of the land is reduced considerably.
4. The pan looks very crowded
5. Flat sizes are normal, it looks like a medium range project (neither affordable nor luxury)

From the moneycontrol interview of Mr Razzack, looks like the indication is towards prize stabilization and not appreciation. The response for Royal Gardens has been poor because of which the price appreciation is zero from the past 6 months. They are just not able to give any benefit to buyers. EC is a big NO because of the area itself and also there is a lot of supply with no takers. A big NO for investment here

May I ask why ECity is nky a good investment? Genuinely trying to understand the market place there.
Firstly the area EC off late has lot of Residential unit supply, the maximum if you consider any part of Bangalore which includes Ready to Occupy , in Construction and Pre launch. There is very little growth in office space considering the preference given to ORR, whitefield, and lately North Bangalore. Where is the Potential for growth? What else is planned in this area? Peripheral Ring Road? This covers the whole Bangalore, what’s so special? Lots of Patel Smondsville ready to occupy were being sold for less than 3000 psft. Gone are the days where you could see handsome returns on Prelaunch of Tier 1 builders. Not anymore, They charge high and are leaving very little for investors. Blazy Brouchers, Ariel Views and selling dreams is just not good enough for investment. Forget EC look at the happening North, Royal gardens is a classic example, what was the price 6 months back and now? There’s no change.
it is not a luxury project, as 3BHK is 1300 sft max configuration.. 4000 is very high. even SJR launched at 4000 at very good location at sarjanpur road opp wipro.

How is Neo Town in Ecity? Their Smondo 2.0 seems like a semi-luxury project. Their township concept is attractive.
Enquired about Shriram properties, the rep told me that the project opposite to Gate 18 (not sure on number) is 5K. When I asked him why the price is freaking expensive, he just said the location is prime. And the possession in 2015, dont know why its priced at 5K.

About Smondo 2.0.. couple of points ..
Township concept is impressive. neo mall a big plus.. close to E city . so if you are looking for investment or rental income definitely good .
But if you are looking for your end use .. you should be aware of couple of things.
1. when I visited the site there were couple of units available in Smondo phase 1 ( 3 bedrooms) .The finishing of the flats were not upto the mark
2. There was no service lift , the one used by the residents of that block could accommodate only 5-6 ppl at most . Now in high rise buildings like this would you not expect bigger lifts or for that matter service lifts .. how do you move your stuff if you are at the top floor? or what is the arrangement in case any emergencies ( say medical emergencies)
I met one of the residents during the visit , he said non of the towers have bigger lifts
and to my surprise Smondo2 which is considered luxury does not have it.
I mean how did the plans got approved???
3. The size of the apartments – at 1460sqft it is little cramped.. some of the toilets were without any ventilators.. feel like u may faint inside if u switch on your geyser in the winters.
Now having said that .. there are plenty of families already living now and the price also seems good ( around 3500-400 psqft for a ready to move apartment).
So u take ur call ..
Spoke to the rep in Neo Town, he said Smondoville is kinda budget project so there is no service lift. But, the lift in Smondo 2.0 is bigger.
Trusted his word and went ahead with the booking.
As I said, my interest point was – Township. Liked the location too.

Location wise it seems a good project…everything is based on the rate…not sure what are the average prices here…add 15% as “Prestige Premium”!! So if it is around 3800 it seems like a good investment….
if you are working in EC, then it is definitely a good place to stay….if not then it is a personal reading of the market about the appreciation one might get in the next 2-3 years.
today only i saw in paper about real estate regulator for real estate..bettter lets buy once this real estate regulator is in place..
say NO to pre-launch
You can always opt for a project which is approved and construction has started…No one is forcing you to buy a pre launch…In regulatory act which point says that builder can’t sell at higher price….do you think after act is implemented Prestige will see same project @ 2500 or 3000 all inclusive rate ?
In pune they passed one act that car parking has to be inclusive in base price….all builder agreed but then base price went up 🙂
I have seen in my office …colleagues will discourage other people and will say bad about project and its costly and will buy same without informing other……this happens in india in real estate business….

what this RER will help is keep everything in black and white..so if the price is 6000 rs/ft then only people who can afford can buy others will stay away..
Now they are cheating the people..that is the problem.
Yes they charge for many things over base price and if base price is say 4000 rs psqft then final price would be 5500 to 6000 rs. But i don’t think any builder hides it. They show all the charges in price list from day1…And as i know 99% of customers know that there are many other expenses over base price….I have always seen a column total price in price list…i am not getting what else real estate act will uncover.

RER will bring in transperancy in the pricing..let is be 10,000 rs/ft.. and we can see how many takers are there in bangalore…
Bangalore is IT Capital and i can bet for any IT engineer 10,000 rs/ft is huge amount..no one is going to come and buy..builders has to inform consumers exactly how many apartments are sold..they cannot tell on the 1st day ..50 % of the apartments are sold like brigade did for altamont.
Now all 2 bhk apartments are available for lesser amount from different brokerage firms..the point that i wanted to empahise is RER is good and for any delay in the project..customer can cancel the project and get the amout along with the interest ..that is cool..
yeah .. transparency is what we as consumers should be getting.. enough of this crap by the builders claiming that everything is booked in initial days ..
another good point in the new bill is builders can not start selling unless all the approvals are in place..
and it gives some protection against the delay and funds diversion to other projects
Don t be take for granted by the builders ..play your part by verifying everything .. the price rise is partially created artificially by the builders.. if the end users will not be that desperate.. things will fall in line..
It will prevent the builders from launching projects without approvals
It will give exact carpet area you are buying
it will penalize builders for false advertisements
it will track the funds and accounts for a project so that builders don divert the money to other developments and hence delay the ongoing projects
it will protect consumers against the delays in handover..
what else you are looking for ?
Lets not debate on this .. this is definitely a good step towards regulating the sector and protecting consumers.. so lets support this .. if required lets start a movement to get this passed and end the irregular ways builders and developers are operating today..
Priya and SRM, i suggest you to wait for implementation of REact and then buy…otherwise you will get lot of pain…i don’t want to pay 30-40% more price for same flat so i have given my cheque to broker…and yes i know 3800 is just the base price and there are many other expenses over it …around 30%…
there is one more point…if you sign any agreement please read it carefully….RE act won’t cover you if you give builder all powers and sign the same in agreement…i just read my friend’s prestige fern residency agreement which he has already signed….he is ok if builder delay project…change plan…construct more apartment than what was promised to him etc etc…he already signed and was telling me the RE act should cover him too 🙂

I am not sure whether you have heared about CCI..this is called competion commission of India..
you can do a Google and then find the order CCI has given DLF..its 650 crore .because of one sided agreement and builders cannot do anything they want..this is not valid in our court. This rule is applicable to all builders.
Once RER is implemented ..all sale agreement will be same..if they include any other extra clauses..we can always go and file a case against the real estate tribunal..and we can get the clauses changed..or builders will pay 10 % of the project cost or 3 yrs in jail..isn’t this cool..? why would builders like prestige or brigade go to jail for 3 yrs..
once RER is implemented i can say only few builders will be able to survive rest all will either close or look for some other business..
Also all brokers needs to be registered…now any tom , dick and harry becomes a broker…no professionalism is there..after RER is implemented people will
look for someone who is a registered broker and valid credentials..definitely this is good for all consumers.
after all i do not understand what the brokers do in any deal…? currently no value from any broker..i think u understand this very much

Even I am planning to invest in this property. Here you have mentioned that you have made the booking at 3800/sqft so can you please pass on your brokers contact no. so that I can also make my booking at that rate.
Also can you please advice me if we can expect any price appreciation by the first quarter of next year as the prestige people are suggesting? because in case there are some problems with my home loan then I might want to sell it off as soon as possible.
You can book through any channel partner…my broker didn’t confirm 3800…he said it will be in range of 3800-4000. Price may appreciate but not so fast…Prestige hasn’t revised royal garden and fern residency price from last 3-4 month…it is stable at 4000 and 5200…so EC i believe 4200-4400 would be peak till next year mid or end…even if prices go up you will not be able to sell it easily because its a big project and ample apartment would be available direct from builder…why someone will buy from you when it is available from builder…builder will not help you because they would like to sell their share first. If you have doubt on your loan then take your cibil report first…it will give you some idea on your credit history. if you are open for other location then check skylark…i already have something in east so wanted in this area thats why EC.

Yes, I agree. I am from Thane, near Mumbai & recently some of the reputed builders like Hiranandani, Rustomjee etc started selling apartments on the carpet area. We hoped that prices would now be affordable, but unfortunately that was not the case. The apartments which they were selling at Rs 6000-7000 per sqft for super built up area, they now started quoting Rs 10,000-Rs 11,000 for carpet area. The overall price remained the same if not higher in some cases.
Hence, in the New Bill, it is good to see provision like ‘Apartments would be sold in carpet area’, but these would not help end consumers in any way unless the prices per sqft are controlled and regulated.
From Carpet area people will know what exactly he/she is getting. In super are nothing is clear and we do not know exactly what carpet area we are getting. For same carpet area the super buildup are varies with different builder & different projects. In some project the builder increases the super buildup are of the apartment (The carpet area remains the same) & keeps low base rate to show that his/her project is cheap in comparison to other projects in the same locality & tries to fool the people . The new Bill will make thw things transparent
There is a Substation next to the project and the high tension line passes from both the phases. What will be its impact?

today i have seen prestige sunrise floor plans, first of all it is not a budget housing , as per prestige it is better project then their tranquility. bookings open from wednesday morning. start from 3900per sqft and

bedroom sizes in 2 bhk are 12*14 and 11*14
