Its almost 5 years after pre-launch.. People started staying in apartment almost 6 months back.. Still around 70% apartments are vacant. What is the reason? I heard that project’s land records got some major problem, is it true?

Guy don’t even think about putting your money with this 3rd class arrogant builder, they are very arrogant & cheap and you will end wasting your life saving with this builder. I am an owner of Prestige Tranquility flat which is more than 2yrs delayed and the quality of construction is of cheapest quality. Not only this they have made huge changes in the actual plan for cost cutting below are list of issues we are facing in Tranquility and when you raise you concern they will reply you cannot expect a mercedes at the price of an Alto, so get it clarified before buying if this is a mercedes project or an alto project.

1. Ownership details of Prestige Tranquillity exact number of acreage in adherence to the 38 acres. (Heard its only 35 acres now)
2. Give us an updated, detailed and comprehensive drawing of all the changes done from the original plan.
3. Request Prestige to mention all unused areas and its future application / uses.
4. Clarification / Advice sort Fibre Optic cabling is it done by Prestige or its Network providers.
Prestige Tranquillity
1. Sandstone Tiles shown on all Videos, Brochures and Posters are missing on the entire driveway.
2. Fire Sprinklers running outside the corridors on all floors (gives a feeling of a warehouse)
3. Clarification sort on where and how many guest cars are going to be parked in Prestige Tranquillity.
4. Is there any car cleaning facility in the campus or facility given for the same?
5. One of the model drawings there were a cricket pitch mentioned missing on reality. (No. 12 of the Master Plan)
6. The Side designer Feature walls on two sides of the swimming pool and at the entrance missing. The position is changed from the original drawings (Request Explanation).
7. Jogging track and cycling track was visible on the model drawing. MISSING!!!!!!!!!!!! (No. 13 of the Master Plan)
8. Piped Gas for Prestige Tranquillity? Status update please………
9. Any place allocated for a Laundry facility.
10. Height of the Compound wall & its security feature.
11. The club house is an architectural sore eye with such a beautiful landscaped open space, Can we have any small makeover / any design element change for the façade / outlook of the same either as a Birdseye view or panoramic.
12. Clearly indicating / mapping by plan the water harvesting done on PT. and an awareness given to all PT owners on where the water is utilised and reused. Request the number of Bore wells available and the dry ones and its locations/positions. Indicative consumption of water per flat / Tower & its reusability ratio.
13. Sales guys promised us orally that the Chicken Feed smell would not be there at the time of occupation.
14. Gym equipment’s are few for a 2.5 K families. No Snooker table!!!!!!!.
15. Where is the Yoga terraces planned!!!!!!!!!
16. Pharmacy is a must in Tranquillity none close by!!!!!!!!
17. Request a clarification on the left facing land alongside the entrance, which was shown to us a landscaped garden is missing, clarification sort. (Palm Court Missing No.4 of the Master plan drawing)
18. Quantity of M Sand in respect to river sand and where the sand has been used in terms of construction.
19. Solid waste Compost Plan, Design, Implementation.
20. Number of Fruits and vegetable Trees and plants grown.
Apartment Specific Number
1. Kitchen & maids room replaced by the guest bedroom as shown in all drawings 1991 Square feet flats (Original plan Kitchen was at the east and Guest bedroom was in the North) in Tower 5 Kindly explain.
2. Calculation sort between Super built area and Carpet area differs drastically from flat to flat. Explanation sort area composition for common areas.
3. Request Ceiling height of the flats as described in the agreement.
4. Height of Lighting fixtures low (6.5 feet) on safety side its dangerous.
5. Can Prestige / we put railing for the balconies the entire length and height as we have kids at home on Safety Precautions.
6. Look and feel of 1991 square feet smaller than 1632 square feet can there be any respite in removing any walls partly or wholly.
7. Kitchen was open in all model apartments misses the same on the finished Apartment. This gives a feeling of claustrophobic closed small spaces.
8. Switches oddly placed where wardrobes spaces are given, L angle shaped Slab holders on the Kitchen Granite used, is turning to strain for interiors while making Kitchen cabinets. (Basic thought process missing)
9. Extra Provision missing for Mosquito mesh, Promised but where.
None of the above concern has been addressed till now.

Thanks Abhi – I feel Model flat can always be made to look nice. What really matters in the end product. Since I’m not a buyer in the project, I’m not sure if I would be allowed inside to see the ready unit. I may be shown only the model unit. I’m trying to find out from existing buyers – if they are really happy with the end product compared to what was promised. They feedback is very important for me when compared with the ‘sales pitch’. I would appreciate sincere feedback from buyers. I do not mind joining them next weekend when they intend to visit the property

I would say that buying a flat seeing the creatives is all fake and sales guy will promise everything. Now as a buyer we should look to buy fully complete projects to get what we see and not believe these builders and sales person. Remember the websites which shows the amenities and featured will change once the booking is done and there is no proof or law to ensure that the buyer gets what has been promised.
Having failed multiple times by big builders, its high time that we tell these things to our friends,family colleagues etc those who are looking to buy, to not go for the pre lauch or lauch flats flats and buy only once they can see the flat. Also the cost wise, its no more makes sense to invest the hard earned money on these fakes creatives where they promise to create international ambience and the truth comes out in years.

For self use, I think Jade will be better, I have a 3bhk at 9th floor, booked in 2013. How ever finances do matter…what is price they are quoting now..It might take 2017-18 to be comppleted..
I think prestige being the no 1 builder as per its quality good layout and promised amenities are best as compared to dhwani. The possession month is October 16.

Just to update this thread, Prestige Jade Pavilion is now officially approved by SBI.
It took a longer but finally SBI approved the project.

Don’t you think that this project is way too inside from ORR. I checked google maps and it shows that this project is 1.6 km from ORR and has a village on the way. I dont think if a person can walk from ORR till this project on a daily basis if he/she is using volvo/office commute. Also, how safe it is for a women to walk post 8 pm from ORR to this location ?
Last not least, any idea about cauvery water in this area ? I guess no cauvery water will be available in this area for atleast next 3-4 years !!

This project is almost adjacent to Gear school where both my daughters are going. Hence, for me, it wiped off all other potential candidates.

Prestige is tier I builder, but this project seems still on pre-launch and awaiting approvals for launch. So there could be some delay. Assetz is very new with residential segment, but have built IT parks mainly the Vrindavan Tech Village, and hence should be coming up with a good project to keep up their name. The price quoted is less compared to Prestige’s and it has commenced and hopefully would get over by early 2016

One is Bhoganhalli main road so what is the other one?
The other road (told by sales guy) is as per 2017 plan of BMP. which does not exist as of today.

Rahul..I booked an apartment in cosmopolis and my sense is that you should go ahead..the location is awesome and brigade is known to make good projects..and so is prestige by the way..they might charge a 100-200 extra when compared to grade b builder but at the end the appreciation evens it out…cosmopolis is in a great location more so with the columbia asia hospital coming next to it..i spke to the sales guys, they are confident of the launch on 5th oct and mentioned that pre launch allotments will start this week
Rahul..I prefer Jade pavilion as it is a smaller project with less number of apartments, and just adjacent to outer ring road, with lots of companies ECO SPACE, ECO WORLD, INTEL, PRESTIGE TRINITY CENTER, PRESTIGE TECH PARK, CESSENA PARK, VRINDAVAN TECH VILLAGE, GLOBAL TECH PARK, WIPRO..and you have easy access to either sarjapur road, koramangala, electronic city, whitefield, and even manyata by taking any of the VOLVO buses from outer ring road…I expect better rental income from jade pavilion as it is surrounded by IT Companies…Also duration for completion work of pavilion will be faster, also that area is getting better with beautiful projects around like adarsh palm retreat, nitesh pal alto, prestige summerfelds, sunnyside, ivy terraces, assetz east point..etc…there is also approved road widening from outer ring road to varthur to peripheral ring road…
traffic could be a problem from marathalli, kundalahalli gate, thubrahalli until you get to cosmopolis..and to get to city center its a hectic job…also to handle maintenance of lesser units of apartments is always easier than bigger projects and to maintain quality. This is my personal feeling…its your decision atlast !!
Brigade is giving less open space, 880 Apartments only in 9Acres. I am doubtful on the carpet area as well. Looking at less open space/less carpet area, 6000 rate looks very high. For premium projects other builders are providing less density ( Prestige, DNR, Address Makers).
@ Mohan Quite surprised by your comment 100-200 Rs more for Cosmpolis. It is 1000 Rs higher than grade B builder! How come site next to a hospital be awesome? Bacteria/Viruses dont have any boundaries boss! I certainly have apprehension against quality of both Brigade (check Metropolis) and Prestige (check Shanthiniketan). Next is carpet area, check prestige lakeside habitat, its (66%) ridiculously low! All self claimed tier 1 or A tier builders are just looting the money from poor end users! Do you think cosmopolis is gng to get you good appreciation? Its already costing 6500 psf! Salary is unfortunately not increasing at that rate and NRIs are losing interest in real estate!
All the high end builders are just sucking the money like vaccum cleaners in Bangalore. One builder raises the rate and others follow. Investor money is also flowing to these. Investor money is like farming with fertilisers and pesticides. It just makes things worse as days go by. Builders are farmers and buyers are consumers. But I request all of the buyers to be ready for the situations where job loss and not able to sell the flat happening at the same time. One should be able to make flat payments for atleast 5 years w/o job. Please also read Rich Dad, Poor Dad philosophy. All the high end flat owners except investors are behaving like poor dad. Just my 2 cents.
@Ramesh..you are right, but there are no other options. No body can own a flat in Bangalore unless you have a home loan especially for a salaried person. This is quite normal. And you may need to take some kind of risk at any stage of your life. Or else you may end up not buying a home at any stage of your life !!

I agree with you the price is just sky rocketing like the mercury on a hot day.
The problem here is too many buyers chasing the flats in the hope of making 20-25% profit by the time the units are completed.
As always the Past performance is not a relection of a future performance. One may say that real estate in India is immune to price fall.
Some times the economic turbulence in the market is not simultaneously seen all over the Globe. The US went through it and the bottom has stopped and recovery is happening but the buying frenzy in US was 40% driven by oversea investors because it is cheaper than the developing world.
The indian real estate market is way over priced on speculation, and even today there is a 8-10% vacancy rate with units locked up by NRIs etc.
The indian conomy has just started on its downward spiral, and with th e Ruppe losing value and the politicians looting and taking out as precous F/exchange we WILL see some harsh dose of reality to all the se speculative investors and the Real estate market as such.
The new project launches are only on paper and the money is being thrown at the builders for just a brochure- why this frenzy?. This RE market is in for a big jolt and shake. I wish not but a lesson deserves to be learned.
@joseph, I agree 100%. If someone is buying for living, I even beg them not to go close to any project where investor s r more than 10%. I never in my life scared of India, s future this much. There are many parallels with Argentina currency crisis. I am getting ready for rollercoaster ride.
The current financila crisis we are seeing last couple of weeks is only the beginning and is no where near where it si going to take. The Govt has no honest intention to improve the standard of living or orchestrate the economy for the good of all citizens. The elected leaders are all in for a big loot to suck up whatevre they can.
Now the RBI is doing all kinds of desperation moves to prop the dollar by overnight increse of FDI t0 74%, offering a very decent and waay above average CD rates on NRI deposits all in the hope of seeing more $$ flow in.
The bank can offer any rate of interest. When the economy dives the banks will go belly up and you can use your CD papers to wipe the rear end.
Look at what happened to Greece when their financial system collapsed all the investors foreign inestors were given a clean hair cut.
Argentina is another one. At the end of the day all these quick fix operation is not going to do any good and as can be seen by the stock Market behaviour and the Rupee depreciation.
There is a serious correction coming in every sector of the Indian Market and the current ly widening disparity between middle class and the above will stir some commotion – Just my opinion.
The pre launch price is around 5800 which seems to be well priced for a project with just 466 in 4.5 acres unlike sunnyside/ivy terraces. The ratio of apartments to land area is less.
The area is just coming up so nicely, with all good projects like adarsh palm retreat villas, assetz east point, prestige summer field villas.
It is also well connected to all IT Parks and outer ring road….
Considering the bigger price range of brigade begonia, brigade water front, sobha marvella, sobha eternia, this one seems to be so good

I believe Jade Pavilion area is 3 acres only for 266 flats (not 4.6 acres). If you compare its master layout with Prestige Park View layout (~5 acres), they are quite similar in terms of their structures/building, however, Jade Pavilion looks congested as compared to Park View, which has much more open spaces. I believe that 4.6 km is the Jade’s distance from Marathalli, which got erroneously interpreted as its area. In that case, the flat density per acre would be relatively high at 90 per acre.
If I book now, will I be able sell it off once the 20% payment is done ?
6500 is way too much for pre launch…compared to this brigade cosmopolis looks much more attractive at 5990 and launch in sep mid.
Saw the flat area and pricing , 2 BHK is 1360 sq ft at pricing of 6000 per sq ft is 80 lakh base price. Final 2 BHK will be around 95 lakh at this cost. I really doubt how many folks would go in for 2 BHK for 95 lakhs here .
When Ivy Terraces not far away from the Jade Pavilion project was launched last month at 5100 psft. What is driving the prices at 6000-6500 here ?
Ivy terrace has more apartment in less area, however Jade Pavilion is less crowded.
Also JP has spacious floor plan…clearly prestige is targeting high income group here…2bhk will cost 1C+
If you have less budget then try ivy terrace or fern residence.
@Soma : Sorry i disagree with your point that Assetz is less risky….Assetz hasn’t delivered any single residential project….i think its much much more risky than prestige….assetz will take years to reach that level. First they need to develop high quality and that should stand for minimum 4-5 years, resale value, society , amenities maintenance etc will decide your investment future…..
@swati, you forgot that Assetz has golf course + Villa project and super premium apartment called 27 park Avenue in HSR layout. And you also forgot to mention that Prestige Shantiniketan had two major incidents of under-construction walls falling. Why 5-star hotel remained unoccupied for long time?
Moreover, why Prestige has major legal problem or other like Silver Crest, Sunnyside? SBI did not approve these projects.
Why don’t they provide full cost break-up at the time of booking like Assetz? Let me disclose that I am not related to Assetz in anyway but I had initial contact for booking with both these builders.

I don’t understand why to go for pre-launched project at price of 6k while Assetz having better amenities is available at 5200? Construction has already started at Assetz east point and would be ready by end of 2015.
Even Assetz is also in the same boat, it took them 1.5 yrs just to start the construction. Pre-launc/ start of construction phase with big builders are all same.
my friend, that is for guys who booked in Assetz pre-launched. From now onwards it doesn’t make sense to invest in Jade Pavillion. Risk in Assetz is less and that’s my point
