Its extreme hype about Prestige property especially PLH, there is no concrete plan for traffic entering and exiting from the premises, its very difficult to reach PLH area or go from PLH area after 10 PM without your own vehicle. It will be next PT where buyers will be fooled by promising it will PLH has unique concept and road is going to be widened. with the no of population density in PLH in case of emergency (fire/health/natural disaster) do you think with narrow road in day time it will reach to you or you will be reach to your desired location. If you want to get real feeling of PLH location just try to catch auto/bus/public transport from KR Puram with family after 10 PM.
Did prestige promise you that they will send a car to pick you up from KR Puram after 10 ?
What kind of natural disaster you are talking about ? are you expecting a 4 lane national highway from your apartment.
Traffic movement inside prestige: – Atleast it is much much better than many posh area/main roads of bangalore city. They have 2 big gates for vehicle enter and exit and wide roads…what else you expect?? Are you expecting prestige to construct wide road from PLH to your office/market/your native city 🙂

Agreed 100% to sri, this is not the project to look for if you were intending to buy a cheap flat from a non branded builder and namesake amenities. This project is a lifestyle project where you will be staying with a community of likeminded people and the kids will be growing up with similar profile children.
It is highly recommended that extreme price conscious or budget hunters should not be lookong at this project else we as residents end up fighting for silly issues like maintenance. I have stayed in apartments where people on ground floor would resist paying for the lift maintenance.. Beat that.
It is isolated in sense it is 7kms from itpl, 10mts frpm forum value mall and 5mts away from the really good schools..
Agree with Vinod, this project is only for people like Vinod , who can’t afford in prime localities in the city like outer ring road or CBD and can compromise on narrow road to this project, put family safety into risk travelling to that area in night, getting a low quality flat in the name of so called prestige.
Agreed Manju, i forgot that all the people staying in whitefield and sarjapur /sarjapur road and in general anyone stays outside CBD are putting their families to risk staying in those areas. We stay outside CBD and instead of travelling at night we put our families in CBD so that they are safe at night. i also forgot that all the people staying in any place outside CBD cannot “afford” homes in CBD. i also forgot to note that all roads outside CBD are very narrow and CBD has extremely wide roads. i really wish if this project is bought only by people of similar mindset as mine and not not by those with narrow minds sorry..those thinking about narrow roads. Apologies if I am being sarcastic though.

I think people have money but they feel this project is worthless piece of crap because of location, quality and approach road. I would recommend not to read between lines, try to understand why people are not liking this project.
It might be suitable for your need and expectation, but remember, everyone has right to express their views based on their needs and comfort levels. For ex: House expectations are different for 1) newly married couple 2) couple with kids 3) couple with kids and parents and the list goes on.
I think people don`t understand necessity. It does not matter you buy form branded or non branded at the end people want to stay happily in rest of their life.

Book vola, uber or any taxi before 30 minutes you getdown from train. The International School Bangalore, The Deens Academy, Chrysalyis School, Green Wood High, etc.. are the best schools you will find in nearest vicinity and you will get good community inside the campus, what more…. be careful about legal terms and conditions that is it…..

Dear All – On top of these Issues, living conditions are extremely poor in T4, We took possession in October and property was inaugurated in February.
We moved in 5 days back and conditions are very poor, below are few issues
1. We have no flush water for last 4 days, only promises of repaired water line with no action
2. Both passenger lifts are not working, service lift is constantly being used by labour forcing us on stairs for 10 floors
3. Security is poor, several labours have tried to walk into our home in last 4 days door locks are not self locking
4. No Telephone , TV or Broadband available yet
The list goes on but Prestige has handed over tower as completed when basic requirements for living are not available . Our trust has been clearly violated

This is our first home that we bought with our hard earned money and we regret for “adding Prestige to our life”. It’s really painful to learn through experience that Prestige PPV construction quality is worst than a C / D class builder.
Several quality issues were reported by multiple people by now itself!! Hardly few months since they started hand over of the units to customers! These are not one off cases any more as we keep hearing such quality issues repeatedly!! Construction quality is extremely poor and Prestige’s reputation is really at risk!
Seeing and hearing such issues everyday such as poor mix of cement/sand ratio, walls mostly made/plastered with mud (pictures was shared with all those marked on this email) extremely low wall quality that’s not even holding chimney, AC, curtain blinds, clothe drying lines, water leaks, poor door quality etc..(the list goes on), we decided to EXIT this project ASAP. We want to exit the project ASAP as the value of this project will start diminishing faster than any other project due to poor construction quality (it’s just matter of time for public to learn about the quality issues we are facing). Safety is a big concern and with all such quality issues repeatedly reported so far, we are no more confident to move in there.
As I mentioned in the beginning we didn’t buy this property to make money by reselling it. But we are forced to “subtract prestige from our life” and lead a peaceful life.
Hope Prestige’s top Management will accept the mistakes in the project and do come forward to correct the issues rather being very defensive every time. Hope they wont continue to build such low quality projects like PPV and also address malpractices, if any, that may happen while outsourcing project construction work to third parties, without minimum quality assurance.
Extremely regretful for becoming a Prestige customer and won’t be recommending this builder to any known person.

I am contemplating to buy a 2.5 BHK in PLH. There is a proposed CDP road goes in between the project. whats your opinion on this ? Will that make it chaotic and dusty? If the road develops, how far the project would be from ORR ?
Also, is there any litigation going on for Block 15 ? I see a lot of resale from this block ? Why are people trying to exit from this project ? I heard there is a handover charges of Rs 150 per sqft ? I sthat true ? also, pls enlighten me if there any hidden catch in this project so that I can make up my mind.

Guy don’t even think about putting your money with this 3rd class arrogant builder, they are very arrogant cheap and you will end wasting your life saving with this builder. I am an owner of Prestige Tranquility flat which is more than 2yrs delayed and the quality of construction is of cheapest quality. Not only this they have made huge changes in the actual plan for cost cutting below are list of issues we are facing in Tranquility and when you raise you concern they will reply you cannot expect a mercedies at the price of an Alto, so get it clarified before buying if this is a mercedies project or an alto project.
List of issue we have highlighted: –
Prestige Group
1. Ownership details of Prestige Tranquillity exact number of acreage in adherence to the 38 acres. (Heard its only 35 acres now)
2. Give us an updated, detailed and comprehensive drawing of all the changes done from the original plan.
3. Request Prestige to mention all unused areas and its future application / uses.
4. Clarification / Advice sort Fibre Optic cabling is it done by Prestige or its Network providers.
Prestige Tranquillity
1. Sandstone Tiles shown on all Videos, Brochures and Posters are missing on the entire driveway.
2. Fire Sprinklers running outside the corridors on all floors (gives a feeling of a warehouse)
3. Clarification sort on where and how many guest cars are going to be parked in Prestige Tranquillity.
4. Is there any car cleaning facility in the campus or facility given for the same?
5. One of the model drawings there were a cricket pitch mentioned missing on reality. (No. 12 of the Master Plan)
6. The Side designer Feature walls on two sides of the swimming pool and at the entrance missing. The position is changed from the original drawings (Request Explanation).
7. Jogging track and cycling track was visible on the model drawing. MISSING!!!!!!!!!!!! (No. 13 of the Master Plan)

9. Any place allocated for a Laundry facility.

12. Clearly indicating / mapping by plan the water harvesting done on PT. and an awareness given to all PT owners on where the water is utilised and reused. Request the number of Bore wells available and the dry ones and its locations/positions. Indicative consumption of water per flat / Tower & its reusability ratio.
13. Sales guys promised us orally that the Chicken Feed smell would not be there at the time of occupation.
14. Gym equipment’s are few for a 2.5 K families. No Snooker table!!!!!!!.

16. Pharmacy is a must in Tranquillity none close by!!!!!!!!
17. Request a clarification on the left facing land alongside the entrance, which was shown to us a landscaped garden is missing, clarification sort. (Palm Court Missing No.4 of the Master plan drawing)
18. Quantity of M Sand in respect to river sand and where the sand has been used in terms of construction.
19. Solid waste Compost Plan, Design, Implementation.
20. Number of Fruits and vegetable Trees and plants grown.
Apartment Specific Number
1. Kitchen & maids room replaced by the guest bedroom as shown in all drawings 1991 Square feet flats (Original plan Kitchen was at the east and Guest bedroom was in the North) in Tower 5 Kindly explain.
2. Calculation sort between Super built area and Carpet area differs drastically from flat to flat. Explanation sort area composition for common areas.
3. Request Ceiling height of the flats as described in the agreement.
4. Height of Lighting fixtures low (6.5 feet) on safety side its dangerous.
5. Can Prestige / we put railing for the balconies the entire length and height as we have kids at home on Safety Precautions.
6. Look and feel of 1991 square feet smaller than 1632 square feet can there be any respite in removing any walls partly or wholly.
7. Kitchen was open in all model apartments misses the same on the finished Apartment. This gives a feeling of claustrophobic closed small spaces.
8. Switches oddly placed where wardrobes spaces are given, L angle shaped Slab holders on the Kitchen Granite used, is turning to strain for interiors while making Kitchen cabinets. (Basic thought process missing)
9. Extra Provision missing for Mosquito mesh, Promised but where.
None of the above concern has been addressed till now.

I personally feel that Prestige has become a money making machine, with no focus on customer satisfaction. With so many projects going on (that too large ones), it is natural that quality suffers. Maybe it is also a sign of arrogance, where Prestige feels that anything (even if trash) having its logo would sell in the market. It is high time the consumers take strong action against such attitude, else the Builders would continue to laugh all the way to the bank !
If anyone is willing to sale PLH at COST PRICE I can buy it. (maximum 2 3BHK on lower floors with good vastu is what I can afford to invest)

All these factors will push up the prices. Quality of L & T plumbing work given to Sobha and Brand Name Prestige . Huge Landscaping. . Be patient and earn. I was considering for 3 bhk, however after reading the reviews on facebook & mouthshut, I held back. It seems that the builder doesn’t stick to timelines in any project and doesn’t even pay compensation as promised in contract, prestige changes the layouts without informing buyers, uses cheap quality materials to save costs in fact some images came up of one of their projects tranquility and the way they are putting fire pipes its pathetic. Maybe Prestige is just good in marketing creating nice flashy images,videos and posters as all the owners in all the projects are cribbing about above mentioned issues. I have inquired rates on 30 jan 2016 and rates are 5200 + plc + floor rise. That means there is absolutely no appreciation so far. That is equivalent to 5050 for resale after transfer charges in best the case scenario.
My belief is that rates will like this until aftet January 2018. Delivery date will be north of 2020 june as per my understanding.
I bought a Prestige property in ORR for end use in Jan 2014. In 2 years, it has appreciated only by 5% YoY. . I dont worry much as I bought it for end use. Expect this slump to continue for 2-3 years at least. FD or Debt Fund seem to be the best option for now.

Biswa, do not compromise. Very soon, prices will shoot up to moon and beyond. You will be able to sell your unit for slightly less than 6 crores. Do not stop dreaming.
@swati, 4500 is pretty high, given the location. To understand the location well, try to reach this project using public transport, ie BMTC. Or try to get a nice meal from a restaurant near by, if any not pizza delivery. Or see how close is nearest hospital. 4500 per sft is not a small amount, do not under estimate.
Launch price of this project was totally screwed up, even their sales men are accepting it. All the brokers and customers expected the launch price to be around Rs 3,500/- but Prestige launched it close to Rs 5,000/-. Now they are struggling big time to sell. It is not possible to reduce the prices after selling few units. This will send wrong signal to the real-estate market. Anyway, there are some people who thought they can still make money even after investing @5500 psft and now they have started realizing the fact.

Normalization happens in every investment. In equity market, it happens over a period of 5-10 years. In real estate it is 10+ years.
Investors made 20-40% returns consistently for the past 10 years. Now is the time frame where their returns will be normalized. They aren’t in bad shape even if they sell their current investments for zero profit now or even a loss which will be adjusted against the huge profits they booked in the past. Things will again change after a decade.
So there is nothing to be worried or be happy about. Its all part of life.

Just go and check charts of infosys, Bajaj Finance, Relaxo, Bata, Lupin, Asian Paints, Godrej Consumer, Nestle … and compare your fancy real estate returns and your eyes will open up !!!
with so much follow up with brokers/buyers/sellers, one wastes so much time for one transaction … instead stocks are a click away unlike real estate !!
FYI – I have neither invested directly in stocks nor i have invested in real estate. I am just giving a balanced view. Wherever you invest, as long as you understand the nature of investment (risk, time frame etc), have modest expectations on the returns and be disciplined, you will be satisfied and wont worry about the ups and downs is what I am trying to say.

It is your right to get a copy of the draft agreement before you pay. If you send me your email I can send it to you. But what I have is about 3 months old.PLH would have modified it.But read the agreement you will be signing first and also get legal opinion
Prestige should give you two agreements. One between the land owners and Prestige and one between Prestige and a potential buyer.
The first one will have names of all land owners(not land sellers. Prestige does not own the land). What prestige has is a development agreement where Prestige agrees to build villas for the owners or share revenue with the owners. In return, prestige gets the right to sell additional property to public. So technically, Prestige does not have a clear title , because of any of the owners go into litigation with Prestige, any agreement which Prestige has made with any buyer like you is invalid , until the litigation is settled in Prestige’s favor. This what I mean when I say Prestige does not have clear title. So to protect your self, you should have a clause in your agreement that will indemnify you against all future litigations against prestige. I did not see any such clause in the draft agreement. And if god forbid, such a litigation is made, then as per the agreement Prestige will not pay you penalty for delays. Check these points with a lawyer.

Hi Sundar, what makes you say that the project does not have clear titles?I have booked an apartment after getting the documents verified. I guess you are just against the builder for some unknown reasons. It is good to have doubts but you seem to be spreading too much of negativity about the builder/project which are absolutely baseless. This is my third investment in Prestige and all till date has given me good returns from investment point of view and absolutely wonderful place to stay. Tell me which other builder in Bangalore/India would you trust? As a person buying a property, I would look for 1. is it a good investment option b. is the builder trustworthy c. track record of the builder d. development potential of the place. These are an absolute match for all the Prestige Properties and far better compared to all others.

Prestige never compensated for delay in project completion.. Also the agreements are written keeping them in the safer side always.. it’s like “Heads Prestige win, Tail customer looses”.. This is across the industry, not just with Prestige. The end users needs to be more aware of these bad practices and keep away from putting their hard earned money until the agreement safe guard their interest. The more people bring these concerns and keep away, may force more transparency and accountability in this sector.
If the government makes OC compulsory for registrstion, it will go a long way in cleansing the system

1. Location – It’s closer to Sarjapur Road, ORR and not so far from ITPL as well.
2. Very beautiful landscapes and one of the best in terms of end user because of theme based and over 75% of open space
3. Construction by L&T
4. Name of Prestige will make resale easy.

As per my feedback on the model flat, 3bhk 1697 sq ft layout is not good, living room is too small and narrow, guest and children’s bedroom is also the same…for some reason, the balcony is huge, but not beneficial since we would live inside the apartment not outside…specs are average…with a little more budget, one can get a better and more spacious apartment elsewhere in Whitefield area…4 bhks in PLH are much better…
Ownership of property should mean that the owner had absolute , clear , marketable title. This inturn means that the owner can do whatever he wants to do with the property without having to pay anybody any fees. Buy if PLH qualifies
Also OC for the building should be available at the time of taking possession. Without this you will be at the mercy of the builder to protect your property from future demolition. Buy if PLH qualifies

After registration u become owner of the Apt and free to sell without paying anything to builder. The “transfer fee” typically is for investors who buy property at pre launch and sell it after an year or 2 before registering property on their names. There is locking period of typically (1-2) years, where you need to hold and you cant sell even if you want to…..

Check Prestige Santiniketan story..it’s never a good idea to get into a project with time based schedule…If tomorrow, builder finds that they are not able to sell even 1/3rd of the project..they may themselves get into some court case and indefinitely delay the project…. where-as you will be forced to pay as per time bound payment schedule!!…wait for another 5-6 months, all such builders will start following a uniform real state code once parliament passes the bill..

Not sure why people see Shantiniketan as a story :-). Just yesterday i was searching for rental 3BHKs in Whitefield for my friend who is relocating to Bangalore. The best options on multiple fronts were only available in Shantiniketan like – community, open space, space for kids, clubhouse, convenience store (and not a namesake one), overall project status and config. Investors have also made money in this project i think (tho it took time and patience). One mistake which Prestige surely did in this project was that giving the contract to only single local contractor who screwed the project from timeline perspective. But overall its still a gem in Whitefield and most probably PLH will surpass it. Its better config than Shantiniketan (Prestige learned its lesson from experience and is now more cautious and experienced) and best part is that its built by L&T. I wonder why people ignore this most important fact that its only branded by Prestige but at last the construction is from L&T – The best in industry. Did anyone see the construction progress they have made in last 1 year. Its amazingly fast fast and if they can keep this momentum they can deliver by 2018 for sure.
Whereas, i was passing by Agra Lake and saw Sterling super luxury apartments on HSR-Agra junction. Launched since last 1+ years and not even 2 floor above ground has come.
I’m not favoring any one builder or project but i struggled to find any other project in Bangalore which is getting built by best construction company (L&T/ or other) which has 80 acres of open space, 5 clubhouses etc., luxury configuration. There are hardly few like Brigade Cosmopolis which is being constructed by Shapoor Ji but again a smaller config and little congested from a configuration perspective.
Anyway your money, put it wherever you find it best in terms of return, affordability etc. but i feel if the approach road issue (Form to PLH) can be resolved this will be a Gem in the skyline of Bangalore.
Disclaimer : My relative living in Shantiniketan has already booked a 4BHK in PLH since they saw how a huge society like these can help the *only* child they had. Schools are nearby PLH and the community provides the much need social infrastructure kids needs with abundance of social and cultural activities along with readily available educations options like tuition within the campus. I would say its mostly kids friendly in a cosmopolitan city like Bangalore for single kids parents.

All plus points are to be appreciated. But with out legal ownership(different from just having a registered sale deed, if at all PLH will register your deed), you will be living with a Damocles Swaord above your head. By legal ownership, I mean the following
1. OC for the building available before you occupy
2. Building(s) transferred to a registered owners association of PLH
3. You are able to get a Khatha number for your apartment
My gut feeling is that all this will probably never happen or will be a long time after possession intimation is given
And in the meanwhile prey that Prestige will not breach on the development agreement with land Owners

Yes Sundar. Your points are valid. But that holds good for all builders and apartments. Right? Anyway, i too have been searching for a apartment in Bangalore for last 2+ years who is like a spotless moon 🙂 (pun intended). No builder i really mean no builder (be it Prestige, Shobha, Brigade, Mantri or anyone else) is spotless. So i feel i have two options (actually forced on me kind of). 1. Build your own house. Yes, i can do that but i cannot create a society with amenities which my family now demands. 2. Second option is to choose the best among worst.
I feel we are doing that only just that we keep ourself happy thinking we have chosen the best apartment/builder etc. etc.
God Bless!! I too wish this Real Estate lobby ends some day and there is more transparency. But i think its not alone the builders but political class which holds the key. Builders are businessmen and may change if there is political will of streamlining the real estate process be it Khatha, Sale Deeds (which are one sided right now), Under the table payments to get registration done or property papers cleared.

I hope BBPM makes OC compulsory for registration like it has been done in Andhra Pradesh(I am told). In one stroke they can fix this problem.
Incidentally the agreement I saw of PLHdoesn’t even talk about registration, let alone giving OC.
I have very serious reservations about this project. As of now people in Bangalore are just not aware of the seriousness and transactions are happening all around for all kinds of illegal properties.
The moment (it will come, trust me) BBMP starts targeting OC less flats, all these buyers will start running helter-skelter , entirely at the mercy of the builder

Yes, that is partly true. I think the ceiling height is around 8ft. If you are a tall person (5ft10 or above) and if you stretch you may touch the ceiling fan :-). Also, I heard that maintenance is now increased due to tanker water. Apart from that its fine.

This is ludicrous. Builders are effectively telling Raghuram Rajan that his comments about real estate pricing are mere farce. Rajan need to understand that in India we have parallel-economies mostly fueled by black-money and not necessarily by bank credits. So, “rate-cuts” by RBI is ineffective.

I am interested in buying 3BHK. As Prestige takes payment based on time and not on construction/slab based, do you think that they will pay delay penalty @ 9% what they are promising in case of any delays. No builder has paid the same in Bangalore so far. Any idea if they had similar clause in case of Shantiniketan and did they honour it? Is it still a good buy? What should be the rate around possession?
I am invested with Prestige Sunnyside and this is my experience with the builder: The delivery was supposed to happen in DEC 2014.
Until 2014, the builder kept making false promises, saying the project is on time and kept asking for payment. By mid 2014 we had paid 70% of the flat cost, then they started saying, we will utilize the grace period of six months of contract, and so we are liable to make timely payments as per contract and non payment would add to further delay.
By DEC 2014 we have made over 80% and they have been moving from MAR to JUN to AUG to DEC 2015 in every updates.
We as owners discussed on forums and have demanded for compensation for delay. Prestige has straight forward denied the compensation for delay, and said its caused due to external factors beyond their control and they are not liable to pay for the delay as per contract. The example given by them is lorry strike, rise the prices of materials, non availability of sand due to banning, laborers forced to leave Bangalore during last election, blah, blah, which are totally irrelevant.
I wonder how their other commercials projects were not affected due to these factors, while this project has been delayed by 1 year.

Few questions for you:

Unfortunately every company has only one-sided agreement and its worth taking the legal route if the money that the owners/buyers can collectively spent for legal charges is less than the penalty that they will receive if the judgement is in their favour.
I see complaints like Assetz East Point not using the same brand of items that they show in their model flat, Ntesh Cape Cod running late by at least 2 years. Considering that its actually only 6 months of delay for PSS (if you include the grace period). Again, all builders including prestige is divert the money they collect on one project to the next project. Now with the real estate industry in bad shape, they might be finding it difficult to sell other new projects which would have slowed down the fund coming to this project. Only when real estate bill becomes a law, such practices will be under control and most builders will deliver it on time or with little delay.

Shridhar, check the agreement clause and you would find multiple situations where builder would not be responsible for any delay. Current real estate “standard agreement document” are designed to ensure that builder are not effected in case of any delays
Check -Force Majeure definition in your agreement which even includes the material unavailability and Court cases…
From my observation of the 1697 Sq ft 3 bhk,the layout is not good..living room is very small, not a very good corridor to the bedrooms, entrance to the guest bedroom from the living room is not correctly placed…overall, for the high price,specs are average…if you can afford it, my recommendation would be to go for a 4 bhk…

living room has lot of furniture in modal apt, thats make the difference. Entrance is for passing by, so they saved some space over there. looks above average, as I compare with other top builders.

PLH should give you the copy of the agreement(development agreement and draft sale agreement) if you ask. I am not sure if the folks who are part of the owners association have actually read the agreement closely. For example, please read sections related to posession. For example read section 5(b). It says prestige will not responsible for any delay of all sorts of reasons, efectively nullifying the penalty clause. THis clause should contain a rider that will protect the invester, if the non-completion is due to an order from a court or other public and competent authority because of non-compliance of statutory rules and regulations that existed at the time of executing the agreement or a court order/injunction/stay etc for infringing upon or otherwise violating any legal provision with respect to acquisition of land or development rights from the original owners of the land on which the project is sought to be constructed. Also no availabilty of raw material, price rise etc can not be cited as reason for delay.In such a case the purchaser shall have the right to terminate the agreement and the builder shall be refund the entire amount paid by the purchaser with 15% interest per annum.
5 (e). By ready for occupation, it should be accompanied by copy of occupation certificate for the building . Without OC it is illegal to ocuupy and you will never get A Khatha without OC. Prestige may be able to get all this despite deviation, bit unless documented in the agreement, invester is at risk.
Section 12 on resale. The invester has limited choices here
The developmemt agreement with the landowners has various arrangements. To some the deal is revenue sharing. With some others it is providing properties of certain area. Any of these owners can sue the developer in a court which can case stoppage/delay. Invester should be indemified against all future litigations between builder and any third party.
Prestige is a repoted A grade builder adn all of the above concerns may be unfoudned. But if the builder is above board, he should be able draft an agreement that is fair for both parties. When I asked on the above points, I was told that agreement can not be modified(while there is a clause in the agreement that we can add/delete clauses).

That is good. At a minimum please ensure that the agreement mentions that OC will be issued at the time of notification of completion/occupation. Without OC, your occupation will be illegal and at the mercy of prestige

I visited the site this Monday and was presently surprised by the speed of construction. Its a large project and this is just a start and the momentum needs to be kept like this for next 3-4 years but happy with at least with the progress Prestige have done till now.
I think the turning point for this project was getting L&T on board for execution. It clearly shows what a good contractor can do vs. a local one. Prestige did a mistake during Shantiniketan and took the wrath of customers. This time they priced the project slightly higher but delivering on their quality and time promise – though again this is too early and just a start.
I saw all towers being worked upon instead of just one or two. Villas are also coming up..
Overall, happy till now and hoping the BBMP approval comes as well to rest any left over concerns we have.
Anyone else visited the site? Also read that the road of Varthur-Gnjur have been approved by Govt. for widening and accounted for in 2015 budget. Is this true?

Like in mutual funds , so also in real estate ‘past performance is not indicative of future performance’ So read the offer documents carefully before investing. At least make sure that your deed will be registered and you have it in writing that you will get OC at the time of taking possession. Also if you are an investor, you might be surprised that you can not sell the property at anyone even after you have paid 100% to the builder
Looks like after a long wait, there are some good news finally –
– BBMP approval is done – BBMP/Addl.Dir/JD North/LP/0254/2014-15 (official letter would come by Apr 15).
– Whitefield-Varthur-Sarjapur Road to be widened to 45mts – approved in the karnataka union budget.
– Union govt puts it weight behind PRR.
And yes, construction is in full swing, probably ahead of time, which is a good thing. Early days still, but the positive vibe is coming back..
Have been following up varthur wide widening for few years since I have got a plot near sarjapur. There were quite few proposals already to widen the road but I don’t think this road will be widen near future since compensation is high and many varthur residents are staying there for more many many years. Spoke to few locals as well to finally realize
it wont be easy for Govt to widen the road. I don’t think it is wise to invest any areas beyond varthur considering the huge jam in this road.

I visited this site last weekend and interested in this project mostly for end-use. The prime concerns for me are
1) the narrow varthur road is a big bottleneck, although they said ovt is planning to widen it to 4 lanes. its a major concern
2) They have not yet received the BBMP approval for the project
3) Given the large scale of the project , am aspecting the maintenance to be pretty high too.
The folks there didnt look to keen on selling the properties right now and i had to push for more details. They said they are waiting for the BBMP approval after which there will be price revision

I was not aware that building plans are not yet approved. Thanks for bringing this up.I am thinking of booking from investment perspective. I was told that the project will be maintained by Prestige for life and maintenance after paying one time maintenance and sinking fund would be around Rs.2/= per sq ft, which is quite reasonable. If one is buying this fact should be included in the agreement and that any increase in maintenance will be after approval from majority of owners.Also, i am not sure if resale would involve payment to prestige(transfer fee?).This needs clarification. They are promising piped gas, but this fact is not mentioned in the brochure. Have anybody verified the title deeds? Is the land deed registered in the name of Prestige? Else the title will not be clear and marketble
They are yet to receive BBMP approval. I have paid 20% amount but not yet signed the agreement and will only after BBMP approval comes. Most of the owners are doing same. So before buying any unit consider this point also. I’ll pull out of the project if approval doesn’t come by end of march.

The title is not clear and their right to sell in the open market is contingent upon their delivering the properties to the owner in the original agreement with the owners. Unless you have an indemnity clause in your agreement, you could be in for some nasty surprises in future

I am planning to buying an apartment in outer ring road or sarjapur area. Heard about PLH. can someone tell me whats the current base rate going on? how far is it from outer ring road.
@jaya : if you go from marathahalli/varthur road side, it take about 1.5 – 2 hours during peak times to reach PLH from ORR !
Current base price is 5040.

The Builder has started sending the agreement set to buyers. However the BBMP approval hasn’t come through yet.
Is it common to start the agreements before the BBMP approvals come through? I’m personally very hesitant to sign the agreements.

Did anyone visit the site recently? Seems like the construction by L&T has started in full swing. Decent progress has been made in last 6 months.
I think the best thing Prestige did was to rope in L&T for this mammoth project. I feel confident that there is a good chance that PLH will be ready for possession in next 5 years now. Worth the wait for what it will come and assured quality from L&T and Prestige.
Disclaimer: just sharing my silly enthusiasm. Don’t go by my words and book wherever you want whichever project you want (just mentioned before people start blasting me as a Prestige agent 🙂 )

Do you think the place justifies the price. According to me, its crazy that people wasting their hard owned money in a losing business. Look outside PLH, its chaos. Is this the cost of keeping you shielded from outside world. Think about it, you have only one approach road to the outside world and it will never be enough once you have full occupancy in your and all neighboring projects. You will be stuck in the traffic for the rest of the time you stay there. So, by all means, you are paying such high price for miserable life. In reality, as it happens in other developing or developed countries, the corporation releases sites for builders to make apartment in a designated place which has 4 way access through wide roads (to channel the inflow/outflow). Its all about planning. And you pay for this price, not for getting stuck in traffic. Look out, so that ou dont end up being a frog in the well. I am sorry to see once beautiful Bangalore getting transformed into a chaos.

Hi , I happen to visit lake side habitat as well as sterling the joy on the banks today. sterling joy on the banks seems to be a good option..it has got only 320 units in 11 acres and is much more nearer to forum value mall…the completion is also with in 3 years….They are quoting 5400 per sft ( which includes car park ) so over all it works out to 5100 per sft.

PLH villas are very expensive and out of reach for my budget. Do you have any recommendations for sites/plots in gates communities around whitefield and in the south (around Kanakapura) ,ECity) and the approx rates? I am leaning towards this option than a villa as it gives us ability to customize the home, but I understand it is not easy sites in decently developed/developing areas for a reasonable price.I am willing to pay 3-4K per sq

If u r still looking golden serenity is a good option as you can build your own home. It is on sarjapur rd and 65 acres project by golden gate properties. Ggproperties.com. I think it is 3250 per sqft. Please check on it.

I have book 2bhk in prestige, though its almost same price compare to assetz. I have seen the site and the plan. Looked better option to me
Also, can you tell me how the price is same. As far as I am aware, MARQ base price is 4200 and PLH is 4770
When i calculated the total price it came 70 lacs for assetz and for prestige it came also the same including registration, VAT, Taxes, etc
The price was for 2 hk 1234 sqft
Assetz MARQ is a much better option primarily because of its location. Also, it has 5 acres of commercial space+school hence better chances of appreciation.
Did anyone got any info if the construction has started on site? Agreements have still not been signed. I heard that they have started with Infra development like Roads etc. and even model villas. Any idea about apartment progress?

What happened to the lake concept at Lakeside Habitat ? Are they still trying with BBMP about the banyan trees in the govt land in the middle (near 18 – tennis court) which they had planned for a lake/water body….Varthur lake view for a few from 20+ floors cannot be considered lakeside.
Got an update from Prestige..confirming the contract have been given to L&T and Agreement will be signed by June-July.
Construction has already started.
