1.Does prestige increased the price recently? Me and my friend went there yesterday and the sales representative over there quoted Rs.5800/sqft for the tower we were looking for, Tower 10. He told me that it’s a premium tower due to the View and location inside project with ease of access to all club houses. Even though he boasted all these about the tower, the one we really liked was Tower 9 but there was only very limited availability especially for No.2 type facing adjacent parcel, main road and villas. We didn’t book as to me 5800 is purely on the higher side. I was ok with 5400 which he quoted for Tower 9 but to my bad there is no availability of 2 BHK.
2. Is any investors ready for sale.. kindly let me know if any one is selling Tower 9 Type 2 unit.

(1) Some towers maybe having more base-rate. Just builder increasing prices has two effects:
– People who have already booked feel satisfaction their property is appreciating already.
– People who have not booked have to unnecessarily pay more and builder benefits.
(2) Some towers they will open for booking only later at higher prices, currently showing no inventory and artificial inflation.
Builder trying to push prices up, but then buyers should also be willing to pay, right? Ultimately the market would show the real price appreciation (few years later), not the builder inflated prices, depending on how many people are really willing to buy there in resale or investor flats.

Hi,
I talked to the CRM contact point to check why other builders had already reduced some amount in the demaind letter post july and why prestige has infact charged about 15k more as gst. She said management is discussing how much cost price reduction should cascade to buyers (as a result of tax credit due to GST for prestige). In a month or so there shoud be some intimaton from crm and the money will get adjusted in future installments.

Was able to confirm today that PLH got registered under RERA and that too as a single phase project, which means there won’t be any delay and the whole project should get completed by OCT 2018, beyond which RERA compensation is applicable.

I think that might happen for Towers 4,5,6,7,8 and 15,16,17,21,22. Visited the site last week, Painting works finished for Tower 15 and almost in finishing stages for towers 4,5,7,8. Other towers mentioned are also getting painted. If they keep this pace till Dec, then Feb 2018 hand over can be expected at least for towers 4,5,7,8 and 22 for which now itself almost all works got over. As per prestige they are still on track, hope they are correct.

1. Happy with current construction progress? – As per CRM there is good progress. Tower 9 is currently 18th Floor finished.
2. Is the finishing good? CRM told me they have some towers finished with Doors, other fittings etc..
3. Banks providing Home Loans – I’m planning to go with SBI, Any better alternatives?
4. Any updates on road widening – CRM told me it will take time for the road widening to happen.
5. Any info on Schools near by, i can see many listed (around 9) but which one is comparatively better? – For my son in 2nd standard.

7. Is Prestige or Sobha the better project in that area? – Personally didn’t like sobha since it was congested with 6000+apts, road is too narrow and much near to the lake where water table will be highly contaminated and constructed on storm water drain. Getting OC will be difficult i think.

1. Yes, so far so good. Parcel 2 construction got started only by Dec 2016 and so far reached 19th floor for Tower 9. But for other parcels i think landscaping started.
2. I would say it’s average, not so premium. It’s decent finish from what i have seen so far (visited a finished actual flat 2 weeks back)
3. Any is fine. HDFC Processes fast.
4. No idea, may or may not happen 🙂
5. Chrysalis high is ok, Green Wood high is the best choice if you can afford, FYI i currently stay near PLH 🙂
6. It’s just basic smart functionality, from silvan most probably.
7. i’m not the right person to answer, people will say i’m biased. 🙂 PLH

1. Yes. Construction progress is better compared to other prestige projects and expected hand over is in Dec 2017 for me ( for interior work as per prestige). In my case, my tower final finish is going on.
2. I liked it except for Kitchen Granite, It’s good only but would have been better if it followed the Model flat one.
3. Mine is from SBI, They are good. But not so fast. Maxgain is a good one to opt for.
4. I think in budget some fund allocation was there. So far no progress.
5. Greenwood high as mayank mentioned
6. I would be standard ones i think, Video Door Phone is mentioned in agreement.
7. I considered both while booking, liked prestige better.

Hey Joel, Have you booked ? I have booked in Tower 9 but series 1 since CRM told me that series 2 already got over, only higher floors left above 23rd. But i really liked the view from series 2 and the convenience. Answering your question.
1. Yes, Construction is going at really good pace. My tower posession is only in OCT 2018, but now itself 22nd floor construction reached out of 27.
2. I liked the fittings and finish. It’s of good brand. My only complaint though is kitchen sinc, it would have been better with dua since instead of single one.
3. I have taken from HDFC
4. This totally depends on govt i would say, now itself congestion is there in road
5. Well, don’t know much
6. Video door phone and smart lighting, Parking area monitoring is what is promised.
7. I really liked prestige, sobha is really congested compared to this.

I have booked in Tower 9, floor number 19. Answering your questions from my own experience so far..
1. Yes, so far so good. My tower has reached 27th floor. Now only Terrace floor pending which i think is good progress, considering the fact that possession is only by OCT 2018 without grace period.
2. Not exactly sure, but have visited a finished flat (not model flat, actual one) before booking last month, the quality looks 4/5.. Only issue i find is the granite colour in kitchen is different from what is shown in model flat. Rest looks premium/standard quality.
3. I went with HDFC, but many of my friends with SBI. Both are good i think. I went for HDFC because processing time is less
4. This totally depends on govt / local politicians. Since i heard brigade is starting a huge project nearby PLH, road widening will happen for sure. Not sure about timeline though.
5. Not my area, i’m still bachelor 🙂
6. Not sure about this, may be some marketing gimmick. But it’s mentioned in agreement, so they will deleiver for sure.
7. I prefer PLH because of location construction quality, especially floor plan and building style. To me sobha looked like some college hostel building !! 😛

you already paid too much, it will take aprox 5-6 year to appreciate the property. for 2 bhk no one think to pay more than 65 lakh and same goes for the 3 bhk. Unnecessarily charging too much. Prestige is selling property on that price today which should appreciate property value after 2-3 year.

Don’t worry about price increase. These are marketing gimmicks to make buyer desperate. Real estate prospects look very bleak now. I am sure you can purchase an apartment in resale at a price very close to the launch price. So be patient and don’t fall for these so called price increase.

Visited this project today along with my friend. We liked the project and planning to book but on our way back found varthur road congested and also my friend’s relative mentioned about issue of lake frothing and some bad odour in areas near lake. Even though during site visit we didn’t find any issues like foul smell, still concerned. One thing i noticed is that the project is 1km away from the lake boundary even though they say lakeside habitat 🙂 (as per google map). Any updates on road widening and inputs regarding this lake frothing issues is appreciated being a prospective buyer.

You are right about the road widening and lake frothing issues, however please note – as pointed out by you as well – the property is too far off to be impacted by foul odour. The road in question is a state highway, SH 35. This is one of the eight roads marked out explicitly, in the Karnataka State Budget 2017, for road widening.
If you observed the road, although it gets too narrow near Varthur village, the illegal shops are more or less of temporary construction and will be demolished when time comes for expansion. Shops and buildings in the area have set-back areas clearly marked out in front of their properties.
With Sobha and Prestige having almost 10,000 units in two large scale townships – you can be almost certain that they would do whatever it takes to sell the huge volume of units.

Yes, from my sources i also came to know about the recently floated tender for road widening. Also, did some home work myself too. There are lot many factors Existing/announced to happen in the area which can potentially boost the livability. If these becomes a reality, more than property value it would be a good place to settle down not so far from city. This to my knowledge includes presence of 7 international schools, Peripheral ring road which from what i saw in development plan is just 0.6km from this property, Near by Varthur town with several Govt offices, Upcoming Tech Park announced by Embassy Group, New Project announced by brigade group opposite Lakeside habitat which will have Mall, Hospital, office spaces etc.. What i’m only worried about is the lakes present condition and under ground water table quality. Also, i tried comparing current problem bellandur residents facing to this as my friend stays in Akme Harmony there and found that the direct problems like smell etc affects residents staying close or like within 300 meters.. If you go beyond half kilometer you won’t notice at all from my friends opinion and what i saw there. Here, from lake its 1.3 kilometer or more which i think is more than enough to avoid direct issues. May be prestige would now think that they shouldn’t have named it Lakeside Habitat unnecessarily.. It backfired 🙂 Still in dilemma, even though the Govt announced / are announcing many plans for varthur lake rejuvenation we really need to see the execution. If not for immediate occupation from what is see its a really good property to invest as over a period the area will totally change due to many factors including the lake. Once lake is rejuvenated and properly fenced, it would be a great place to relax during evenings etc.. but for immediate occupation, it totally lies with Govt action on lake rejuvenation. I don’t mean that the ground water is fully polluted, but for full peace of mind it will take an year or two. 🙂 I haven’t yet decided, but would really like to go ahead and hope that everything would fall in place.
As shown in the images below the center of the project is 1KM away from the lake side bed, with some spots under 800m.

remember ones units are sold, builders whashed off their hands. PLH and sobha have sold 75 percent inventory 3 month old data. Remember in India it is not easy when railways and locals involved. Varthur has lake issue, water tanker issue, road congeztion issue, railway subway issue, huge pollution.

Have a friend if mine already booked there. As per him, they are really happy with the way construction is going on so far.. He said they are ahead by at least 4 months or so.. Myself also visited the site 2 weeks back and according to the master plan they showed me most of the towers and up and for some towers they even finished tile works and all.. To my knowledge possession for those booked in launch stage is during feb 2018. So i think they are really fast.. May be it’s the quality of L&T group being a pioneer in large scale construction projects…

Yes, the area will develop very soon to my belief. Already varthur road widening tender got closed and awarded. So the work will soon begin. To boost the connectivity point, there is another tender floated this jan for the construction of a new bridge in varthur kodi junction, the main choke point for traffic. This will solve connectivity issue to whitefield. Also, there is a mixed residential development from brigade group planned opposite to PLH which consists of mall, hospital, apartments and office space and will be launched early 2018 which will boost the area better.. It’s a really good place for an end user.

Not much idea on that aspect. I’m also looking to purchase in that area.. so got hold of the above details. I don’t think any other projects are there in the near by area that are risk free like prestige. I saw the roads are already developed and if we could get an apartment towards the inside or centre of the project, then we won’t have to worry about any future aspects like road widening / Near by buildings / Neighbouring area etc.. For me that is the real plus being an end user.. If community is good and maintenance charges are not like shantiniketan, then rental aspect will also do good as connectivity is there like Bus top nearby, Car pooling will be easy as it’s a huge community, Gunjur depot is there for BMTC, from where they are planning to start more services to Carmelaram side and silk board.. Won’t be surprised if we see “Quadrillateral round trips covering ORR, Old airport road, SH 35 and Sarjapur road..

I had booked via Channel partner – Spaceyard in Apr 2016. They had said I will get a part of their commission after bank loan is released. It has been more than 3 months since the loan release and am yet to hear from the partner. wanted to know if anyone had booked thru the same partner and got the cashback amount ?
Typically the partner pays after the agreement is done because the builder pays the commission to the partner upon completion of the agreement. I bought elsewhere and it took them 3 months after the agreement was done

After repeated followup’s with the channel partner and some help from Prestige (CRM team) I got my cashback money about 3 weeks back.Even though they cut 30% of the total cashback as tax I am happy that atteast I got some money and was not cheated.

Anyone knows what is the clear ceiling height after flooring is done. Is it 10ft? I’ve booked an apt in tower 20 (which has club house in first two floors) so not sure if that effects ceiling height of rest of apartment in this tower
