Recently visited Urban forest , I found its over priced, construction quality is not same as big builders bit compramised, but they are quoting price same as big builders. although location is ok. Price range 79-80 lakhs

Alembic sales team seems to be in a fix how to clear out their big pending stock which is currently priced at very premium rates ( i feel the builder has priced too high if u consider that they are a new entrant in bangalore with 0 track record in the city for predicting quality ) .The latest scheme adopted by the frustrated sales guys seems to be to make false offers on phone just to make people come to their office.
After i had visited the site, Mr. Mohan called me for continuously for 3 weeks that i should come to their office for negotiation . (note – i clearly told him that my budget was around 8 lakhs less than their quote and i could not increase it much. He said they will give me “very good” discount and try to match my expectations if i come with cheque book). When i went to their office however, Mr. Mohan and his senior Sujata acted very strange. They again started praising their property and quoted the same price without any discount. When i expressed irritation, they even accepted they deliberately misled me into coming there in the hope that i would buy, but were totolly non apologetic and again requested me to consider buying at the high price only !

Today I did visit the project site and marketing office. I learned from them, the project consists of 8+ acres only and not 11+ acres. Phase II will be there on the 3 acres which the builder referring it as forest. IT IS A BIG JOKE and somehow most of the builders want mislead the customers. I am still surprised how do they advertised it is 11+ acres of project??!!

Which clearly mentions that project is spread over 8.23 acres.
Ravi, in the same link you’ve given, it was mentioned that 3 acres of green space. I think Reddy was talking about that space being used for phase-2.

I hope you are talking about link 2, yes it talks about “3 acres of green space”. But this 3 acres is out of total 8.23 acres land. Nowhere they have mentioned about phase 2 in above links. Above link is only for current on-going project which is on 8.23 acres. For more clarification you may contact to builder as they are providing all supporting document which will clarify your doubts.

They are providing the grey tiles but with some unreasonable extra charge which goes arounf 1.3-1.5 lacs for 2 BHK and in proportion higher for 3/3.5BHK, f I remember correctly. Biggest disadvantage also they don’t give any cost break up.

Any Idea about near by Project: Marvel Sequoia
Marvel Sequoia is a 10 story project due for completion in July 2018.
This is at a slightly higher ground as compared to UF, so in case you wish to buy apartment in A block overlooking Marvel, and would like a long view, you should go for 13th floor or higher.
You would have to put up with ongoing construction inconveniences until July 2018 (or more depending on Marvel’s punctuality)

@shyamu, Urban forest is located in Whitefield, it is approx 2 – 2.5Kms from ITPL main gate and around 500 meters from Hope Farm Junction. Hope Farm Junction is proposed as a signal free corridor and also the proposed metro station is around 1Km from the project. The area has good number of schools,hospitals, restaurants and much more. Whitefield Global School is diagonally opposite the project.

Hi, I’ve heard about the Urban Forest project by Alchemy properties. It sounds interesting due to their gated community style apartments. Also it’s in the central area where my workplace is nearby too. Are the pricing too high compared to other projects in that area?
Urban Forest is a mixed lifestyle project developed by Alchemy Real estate. Its priced perfectly as per the market rate. The property has already been appreciated in terms of price. The project is expected to be completed by December 2017. Alchemy being part of Alembic group has a good reputation too.

Urban forest is a gated community with 2bhk & 3bhk apartments surrounded with lots of greenary. Project is strgically located in Whitefiled, Near to hope FarM Junction, its hardly 5 min drive from the ITPL and a proposed metro station is coming near to this projectIt’s worth Investing!
If they build apartments then how will the greenery sustain. The land where Urban Forest is proposed is lush green and it is very sad that so many will be chopped for the concrete jungle. I think the government should come out with a policy for retaining Bangalore’s green cover else all these builders, politicians, BBMP will usurp the green cover, lakes etc.
Bangalore has developed over the years into an industrial and technological hub & for sustaining such developments, the city does require accommodations and buildings. Urban Forest is a residential complex which has complete green area and promotes Green sustainable living. The land where exactly development/ project is coming up is a barren land. There is no tree and plants in that particular land. Greenery is being promised by the developer in the middle of 4 towers. . I understand ur point of view and Govt. should promote policies for Green and sustainable buildings which supports nature as well as demands of the city.
Is Urban forest good for a long-term investment? They come from a reputed company but the project is recent right and although it can be rented, can I expect good returns from this?
I think for rental perspective this is an awesome property, but for resale may not be very lucrative… my 2 cents.

How they arrived at 20%?
Most of the builders in whitefield gives minimum of 30% and maximum of 50%.
20% UDS is very low. As Rajesh said, it should be 30 to 50% of super built-up area.
May be the 4 acres of forest that they are telling doesn’t belong to this project. Even then 20% is quite low. Check other projects and take appropriate decision.
As far as I know, Currently UDS has been calculated based on the info which they have as they are not sure whether phase 2 will be an independent project or will remain part of same project. So one part of common area which is significant in calculation will be divided equally among owners at time of sale deed. Coz things will be clear by them.
But they have been transparent in letting the facts known to customers and telling that UDS will be atleast 20%.

Hi Gowri, I’m a buyer of this property and for your information, these guyz have been transparent with the legal documents. I too had my documents verified as realtors can cheat people. These guys have proper documentation because of which I had no problem in availing home loan.
As per my information close to 107 Owners has verified the property , They have not found any issue .

The UF Owners group tried reaching Arun and verify the facts he mentioned. He promised that he would meet us and share us the details, but then didnt turn up and kept his mobile OFF. We tried calling him again in later days, but he did not responded & then phone was turned switched OFF.
We can only conclude based on this that it was false & baseless allegations…..

I am looking to book a 3BHK (1762 sq ft) at Urban Forest. Visited the site last weekend and liked quite a few things about the project.
The only 2 things which I am unclear on are:
1. Water – will this be a problem? Do projects near this have Cauvery water?
2. Vasthu – even after reading the entire chain, it seems that there is no conclusion around whether the project/flats are vasthu compliant. Are there specific towers or wings which are better placed from a vasthu perspective?

Vastu, Diff. People have diff. Opinion so it’s better you consult some expert.
I had booked 2 units in this project but the approvals are not in place and after verifying all the legal and land documents through my lawyers i have cancelled my booking as they do not have any basic land documents and also my lawyer has said that there will be a problem in future just like the Pashmina Waterfront project where there is a stay order from the court.
Finally i have booked 3 units in Skylark Ithaca at a much lesser price than Urban Forest.

I checked all original documents with one of the nationalised bank’s lawyer for this project. The lawyer did find any legal issue with this project.

As soon as you book apartment, they will give you legal documents CD containing above mentioned documents for verification.
Even I have got it vetted thru my lawyer after booking, for which he said to go ahead

if you go and ask them they will say, ” even we are not clear ” haaahaaaaaaaaa, ” we don’t have any plans as such”

I went there sometime back and what I was being told that 8.23 acres for phase 1(600+ flats) and 3 acres for phase 2 flats(approx. 300 flats). We are group of 3-4 guys and we came to know about Urban Forest by TOI advertisement, which looks impressive. In ad it is mentioned 636 apartment in 11.23 Acres, we are wondering if that is accurate (normally in that area there would be many more flats).
We tried to clarify from marketing team, however did not get any clear answer and we felt response was not to the point.
Does anyone has more clear understanding? Appreciate!!
As far as I know there would be addition of 200 odd apartments in PH2 which should take the count to somewhere around 850 apartments.

Thats not accurate . They have 6000+ apartments in 8 acres and rest 3 acres maybe used for villa projects. The clubhouse is only 15000 sq ft. They are using this property to hike the rates of their other property which is 100 acres just on the other side of the road
total project area is 11.23 acres. Phase 1 consists of 636 apartments and is situated in an area of 8.23 acres. Phase II – will come up on the remaining 3 acres of land. It can be villa and can be apartment
Prakash, 636 flats is for phase 1. They’ll be coming with phase 2 soon in the same area and both will phase have around 1000 flats over all. 2 towers in phase 2. And they all be sharing the same amenities.

The total project area is indeed 11.23 acres. However, Phase 1 consists of 636 apartments and is situated in an area of 8.23 acres. Phase II – approx 300 apartments (plan not finalized yet) will come up on the remaining 3 acres of land. Rest of the details as mentioned in the TOI ad – including open spaces and green cover are accurate.

As per the information I have received Phase 1 development will consist of 4 towers of 19 floors and will be developed in 11.23 acres. This is also stated in their website. But you should try to also get this clarified from their office.

I believe all approvals for 1st phase are in place. Major pvt banks and nationalized govt banks have approved the project so the approvals and documents have to be in place.
I think you might have been asking for PH2 for which this will take time as even the plan is not submitted for approvals.
To put money in the project is entirely your choice – you need to consider the location, development planned within the project, development planned around the area and feasibility. Also what other projects in the same area are offering in terms of price, construction, brand reputation – if you consider this to be the top priority.
Visited the office today. Very tempted to book. Here are some of my findings so far.

Hi Soumitra, they have 2 completed projects in Vadodara, as far as we know its ready to move in. What I have heard from relatives in Vadodara, they have done a wonderful job there. You can verify.
Sherno is the firm which they have carved out of parent alembic industries. The same company name they are using for construction business. UF is project name.
my 2cents – Do not buy property till you have Regulator in place..all the builders shows colorful pictures in the brochure..its easy to print a color ful picture by paying 100 rs..but our life savings goes into the property..so wait for the price correction..if no buyers then they will reduce by half price..
in noida builders started giving buy 1 get 1 free ..its just few months away that to happen in bangalore..
If you are expecting a regulator to come in the next couple of months, then it is highly impossible. The regulator thing is going on from a very long time and this won’t happen anywhere in the near future. Agreed with your point that anyone can print a colorful brochure and paint the picture red.
Price corrections in a market like Bangalore will not impact the price as it is a growing city where there is abundance of land available to grow, construct for the next few years. The city unlink Mumbai is expanding horizontally, a price correction or a regulator will impact overgrown cities like Mumbai, Delhi.
Check the trend for the Bangalore property market over the last 5-7 years. Even during the time of recession where rates were either stagnant or growth was negligible Bangalore property prices were still growing. It is the most stable property market across India at the moment and the same trend will continue for quite some time.

I have no idea how anyone can legally collect id cards which will have Date of birth, spouse /Parents name and address along with PAN number if it is Pan card.
Even I think photo id proof should not be asked. In fact admin can confirm it from the Sales Team at Alchemy for the details and add the person to the group, but again it will be a pain for the admin as well.

This step we have taken after some bad instances we faced earlier, when couple of dummy people (who are not the REAL owners of the apt) tried to enter our group and spread wrong informations. We got to know later that they are not the real owners. Hope you undertand and appreciate the care we are takng to have the right person (who is the real owner in the group) in the group.

I am confused between Prestige Lakeside Habitat and Urban forest? Can someone suggest?
Please go with your analysis about these projects and based on your comfort level/budget/timeline. Both of them have their pro-cons. This is Alchemy’s first project in B’lore, but they seem to have made a good start to begin with (they have started construction already). Prestige on the other side is an established player and an A class builder.
With Urban Forest (Hope Farm Junction Area) you can already see the rates of ongoing projects even by builders who are Category B or maybe below. They are higher than the rates of UF. If you see Sobha & Prestige in the area they are much higher as they have a proven track record in Bangalore. You can also say that UF has to be a make or break project for Alchemy Real Estate in Bangalore as they have huge land parcels in and around that area, which they have to develop in the future. People will go with other projects of Alchemy once they prove themselves with UF. The 100 acres of land just ahead of UF is one land parcel which Alchemy is talking about developing in the next 4-5 years, plus some other 200 acres near hope farm.
There is a proposed Metro near Ujwal Vidyalaya and also as per Alchemy Ujwal Vidyalaya belongs to them.
They are sitting on a huge pile of money and have deep pockets as they are not regular builders, they have a backing of a big corporate (Alembic) behind them. Yera Glass also is a part of Alembic group, plus Paushak Chemicals and other companies as well. Alembic is one of the highly respected pharma companies in Asia (In top 10) and also globally. You can say that they are like Godrej, Piramal but not at their level as they are Giants. If you go to the site and check the list of contractors, planners, designers they have hired the best in the industry. Gannon Dunkerly is the Civil Contractor which has a great track record. MQA are their prinicipal architects, and you can go to the site to check other details. Work at the site is going on at 24*7 except for Sunday.
With the close proximity to Whitefield and also not too far from ORR this area over the next 5 years will be a better ROI option.
With PLH, the area is under developed, but prestige is for sure going to drive the development there. Prestige has a proven track record and the work is being done by L&T which is again 24*7. Adarsh, Sobha, Mantri have huge land parcels there and this will definitely drive development again. However with the size of PLH availability will not be a concern over the next 2-3 years and they will always have some availability. ROI over the next 3-4 years might not be as expected and there will always be people waiting to liquidate their investment after the project is complete, so again ROI over the next 3-4 years might not be so good. If you are planning for an investment for 5 years and beyond this is definitely going to be a landmark project and will fetch a good deal after 5 years is what I feel.
Yera glasses are cheap products just ok. what is the guarantee that they won’t do cheap and just ok work to make high profit just like yera glass.
It seems that they have promised you that they will divert all the profit from their other companies to this project.
They are businessman they will try their best to make profit from this investment too.
if you see prestige / sobha results they are making 30-40% profit, so if they sell at 5800 rate they need to spend some 4000rspsft to construct quality home. if Alchemy spend less then definitely quality would be low.
All i am trying to say that chances of exceptionally good or one of the best apartment is only 10-15% and could be just ok building.
Prestige/Sobha are proven names in th market and they charge a brand name premium. How are you so sure that they are taking only 30-40% of profits? Profits margins in construction industry are much higher than you can imagine even if you get the best of the best products from the market.
I am not saying that they will be using their entire profits, but having a big corporate house backing always helps and yea they have clearly set aside 1000cr for real estate investment and development which is not just for Utban Forest.
Go and check at the site for the list of consultants and contrqctors and technology they are using. The contractors being used are among the best in the industry.
Lastly you are the best decision maker. Yes concern will always be there as this is their first project outside their territory.
Hitesh, Why don’t you ask them to add in agreement that they will construct this project as one of the best or so called landmark building.
Add that company has enough cash and they will not put any excuse related to cash problem during construction.
If they add then only all these lines you wrote above makes sense, if not then you are new in real estate business and brain washed by their marketing team.
Do you think any builder in India will do this? Even the best of the best builders? Agreements are always one sided.
Even when someone wants to re-sell, do they make any agreement favoring the buyer? Won’t they add clauses, which talk about interests on delay of payment, cancellation charges, etc.
BTW I am not a first time buyer and I do my entire research before buying a product. I do agree that Bangalore Market is different and people want to go with brands and pay a premium. Imagine how can you build a brand if there is no opportunity given to someone. Brand ‘A’ wouldn’t have been Brand ‘A’ if people would have started bashing them up and they would have stopped working or proving themselves. There will always be issues / concerns with any builder.
All I am trying to say is that with a corporate backup and history behind them in Pharma, you can definitely expect good quality. I am not supporting them or promoting them. You can visit the site, speak with the people see for the list of contractors, consultants appointed and then decide for yourself. Even I am aware of the risk that needs to be taken here.

Sure no builder one say on document that this will be the best project in the city, and even its foolish also cuz easily can challenge.
But, I think you miss the point what Swati want to say, In real estate document only matter not sale executive words.
Any way for delaying the project cash crunch is not required and you take a not of my words today, when you and other owner will asking reason for delay,
answer will come in flavor of labor strike, sand truck strike, non availability of some material for some month, for fast progress we change the contractor, Goverment change etc..
It’s general advice wouldn’t decide any property on what sale executive is saying, decide on how much risk you can afford with property, location, mentally prepared then go for property after that it will turn out very good, good, average and bad at last it’s your and you have to live with that.
I never said about cash crunch being the reason, I am trying to say is that with a corporate group they don’t have issues for money and delays on that front are minimal – because usually corporates have their own funding via their group companies and so is the case with UF. Issues like delay due to various strikes and casualties can be put by and are being put up by even the best builders in India.
I can give you names of the top and best builders who have delayed their projects not by months, but years put together.

I have visited UF model flat yesterday and planning to see whether it makes sense to buy –
1) Not sure whether it is as per vastu( not looking for 100%)
2) Their is a common wall though it is open from three sides-
3) Kitchen is just infront of living room.
4) Their clubhouse is going to share by Phase 2 as well(Phase 2 will come in near future), so it will be overly crowded.
Can anybody suggest me whether 4390 is a good price for pre launch as it will complete in 3 yrs. I looked at VBHC Serne and it also looks promising though the flat size is quite compact.

I don’t see much differences in usable area for 957sqft 2BHK that VBHC Serene Town has and any other 1100sqft 2BHK by other builders if you exclude the balconies attached to Bed rooms which are typically 4″x11″ and not usable except for drying clothes.
For a 2+1 member family, I feel 957sqft is good and compact and easy to manage. Remaining money, better invest somewhere else and upgrade lifestyle after 10-20years.
Its difficult to resale a 90L property compared to a 50L property.

Vaastu is not at all there. Southeast door entrance or south west door entrance southeast bed room. Too pricey and they are not flexible at all. After phase two ..definitely it will be crowded. Not positive about this place
More than 8 aptments we have seen. Finally we ended with brigade cosmopolis and one with sv heights .vaastu is good at both places.
If its hard earned money I feel you should look more apartments and make an excel sheet. Jot down all pros and cons and then decide. Thats what we did.
My fear with urban is- future I want to sell and no vaastu it may take longer time than usual.
Brigade brand is famous In bangalore whether vasthu no vasthu it will any way will be sold quickly ans sv heights is a new builder in bangalore but reputed in hyderabad . Also chances of sale will be good as 95 percent is full vaasthu. Flexible and easily approachable. That matters the most for my family.
If you have too much money to dispose for tax saving purpose then urban would be ok. Else its just so so..
and best part brigade people were very transparent .as is they wrote everything in agreement.
sv height also -as is they gave everything in agreement no hidden . Best part sv heights also gave OC certificate. That made me decide tp go for this new builder as they were transparent.

I am looking to book a 3BHK+Servant for my self use in UF.
I really like the overall configuration of the project but….
Here are my main concerns
1. Less Carpet area – For SBA 1890 sft flat I am getting around 1290 sft of carpet area,which is coming around 67-68%
2. All 3BHK+servant flats are WEST facing,which is not good as per vastu
I am not really a firm believer of Vastu but I don’t want to take chance after spending > 1cr rupees on a flat.
Can someone please shed some light on these?

I think, you can put these points in front of the builder and get a good bargain.
And even if you are considering it for self use, please note that resale value of a flat also depends on the Vastu compliance.

Carpet area in this project is around 71-72%. Looks like you have missed some thing. Pls check it again. Mostly in projects where open area is more, carpet area is generally less.
Not an expert, But west is not that bad as per vaastu and moreover West facing means your gate will be in east, which is good as per Vastu.

Regarding your two points:
1. Carpet Area: You will get a carpet area of 71% for 3.5BHK (carpet area of 1342 for saleable area of 1890).
2. Vastu compliance: You can consider the 3.5BHK in D block. From the layout its looks as if its east facing (the front door faces east), kitchen faces east, master bedroom is on south west etc.
Yes, I do agree the general layout and location of the project is very promising – its received a 4 star in different forums and shows a great ROI on commonfloor website. With Achemy Realty owning 100 acres from hope farm junction to almost whitefield station, there are very good chances that they will develop that stretch – coupled with other infra projects like Phase 2 of Urban Forest, HopeFarm bi-directional underpass, Sobha Habitect and the proposed metro station at Ujval Vidyalaya.. Hence I see a decent appreciation of the invested money..

Location is next to mjr college of engineering. There is no cement godown nearby, ITPL is 2.5 Km away and the layout is excellent. We have obtained all permissions and we have also started construction and have DTZ pmc experience also helping us on the project.

we booked 2 BHK recently. liked the plan as well as location. we were initially concerned with cement factory but checked out the distance and it not an issue.
Post booking we were given the CD with legal docs . looks ok .
Concerns: Approval from SBI is not yet over and might take more than a month. Also, they do not have offcial receipt done. so we have no receipt for our booking amount yet. This is a major worry for us .

when is this project getting launched. What is the price at which you have booked. I have heard from then that most of the floors are not open for booking now.
Also only two towers are open.
It’s getting launched on 14th Jan 15 and SBI has not approved it yet.
The project is approved by SBI and you can find it on the SBI portal..

I checked the SBI site today, it doesn’t reflect. However one of the buyer has the SBI approval letter provided by the UF sales team. SBI has just been approved last week.

I have couple of concerns at their 3 BHK
– There is a floor to ceiling glass along the wall to balcony in living room. This means that the LCD unit
should be without any wall. You will have glass beside TV. Not sure how big tv units shall sit on a TV unit. also this would mean 10 feet distance form where you will see. It would reduce1-2 feet of viewing distance.
The open kitchen looks small.
Traffic at hope farm is bad. Hope Metro comes in 5-6 years.

Its true, traffic is bad at the Hope Farm Junction…but then in Bangalore which part is traffic free. Hope underpass @ Hope farm comes early as planned.

This project location sucks….. there will be so many FCI/cement trucks lined up on that road.most of the time…there are no shops nearby..you need to go to village for everything….
neighborhood also sucks…..
You cannot compare Assetz Marq or any project on hoskote road (in location) with this project location……
Hoskote-whitefield road provides connectivity to NH-8 ( Airport/Indiranagar/Hoskote/PRR)…..
Also this is builders first project in bangalore…look at the history of first time builders in Bangalore….All have failed badly…

Look for yourself my comments @ Assetz, when i bought there but then i have experience the hell. However if you are interested let me know… we can have one to one discussion.

@Gautam, so you have now booked in Alchemy, later on find something wrong with it, cancel the booking and bash them on another builder’s forum 🙂 Anybody in the world can give their feedback in this site and you can’t bully them.
Whatever bugfixer said is genuine, I have been living in Maithri layout and noticing the same thing. Having said that, I still feel Hopefarm is a very good location and hence booked at DSR ST. So it depends on the user to take others revie good or bad and move ahead with decision. But you can’t stop anybody from providing the facts!

You might be aware that out of ~ 2200 apts in DSR SR not even 1000 has been sold until now, even after the completion of the project & you know the reason for that. @Mr Gautam, Come on boss either you read thoroughly or dont comment at all. Can you please cite anywhere in this webpage, me saying anything negative about Alchemy or for that matter about any project. When somebody said about DSR ST, I was forced to comment. Similar is your comment on Assetz Marq. Now regarding DSR ST, its only 220 apartments, more than 100 is sold out. Why it is not selling like hot cakes, one major reason is its all 3 BHK and sqfts are 1630, 17x, 18x and 20x. All 1630 are sold out. Being an owner of DSR ST, I am not worried about it being sold as the progress of the apartment has been very good and they are gng to deliver us as promised.
Now Mr Gautam, tell me the facts about DSR ST. I am not aware of anything. Let it be open to public so that people have the liberty to not book in that project in future.
On a separate note, have you ever visited DSR ST site, if not pls do that and then comment again.
@Mr Gautam, Regarding DSR ST unsold flats, you can get an idea about availability list from DSR website itself. Very few builders do that. So only around 100 being sold out of 220 flats not being sold is not a measure of project’s success or not. If so consider Prestige Shanthiniketan, just go to any real estate website like common floor more that 400 flats are up for sale! Was that a failed project? The completion of PSN was 2011!
Now you ask Alchemy to first put up a website and show the inventory!

Zero vasthu. Spoke to executive BaNdharu. After seeing floor plan most of the apartment door facing are southwest northwest. No basic vasthu also. Atleast kitchen in southeas – t agni mool, that is also not there.
All my hard earned money investing in zero vasthu flat and feeling guilty thru out life.

Is this project worth investing? They are saying 3 years timeframe and quoting 4390/- pre launch. Location wise its good, although pre launch price is high, ontime completion, amenities, legal, builder reputation, apartment construction etc., can some one advise? especially pros and cons from people who have already booked in this. seems some 35 bookings have happened

I have booked there. Legals are clear,Work has also started. Reputation of builder is good as there past prjcts in vadodara has got exceptional reviews. The ppl/companies involved to execute this prjct are also one of best in market, so are d specifications. Hence looks like a good option. Only cons I could see is price as they r first timer in blr but thn if It wud have been launched by some known blr builder, Price would have been greater thn 5k.

I will start with Cons:
1. I agree with both of you Tushar & Arpit @ the high price only for the reason they are new to Bangalore and they do not have any past development in Bangalore to show, although theu claim to develop in Vadodara.
2. Traffic @ Hope Farm.
Pros :
1. They are owners of the land, (NO JDA) , sitting on 100+ acres of the land.
2. They are developing only 8 acres now and the next phase will come in subsequent phase. Logically they will make this as a benchmark for further development. It is visible in their model flat with the specs what they are showcasing.
3. Legal papers are clear and SBI approval is expected in this week.
4. Excellent layout (internal and external), specs/features are premium
5. Relaxed payment terms.

where is the 100 acres land next to urban forest?
If you say everything best about any builder, then for sure you are their agent. in real-estate, not even A grade builders are best in all the aspects. Get a life man and don’t try to give misleading and wrong info to the prospective buyers. Give genuine feedback and that would help the buyers to take good decision. Every builder has positive and negatives and you should talk both.

I agree with your comment @ Alembic is new to Bangalore Real Estate and that is really bothering me whether they will deliver what they are showing/promising now. No doubt about the Strategic location and the big land they have for future phases development, but their experience to handle this is point to ponder.
However, i have taken decision to go ahead with them, looking at their credibility in corporate world who has some policies and values and not a typical real estate company, who knows all the ways to fool the people. We have lots of such cheat real estate companies in Bangalore..

explored sv heights hope farm. They are also new builder group. Good vasthu. But quality no idea. also explored rakesh heights now known as mantri heights not happy so much fudging there !! .sumadhura group silver ripples seems good but pricey ( that way urban forest also pricey ). 🙁
Harsha gateway way is ok ok. Not bad. After lot of research I have dropped urban forest. Too pricey for 3 year project. Waste !! Republic of whitefield also appears good but small and pricey . Excellent amenities in hot location.
Urban forest location appears good but most apartments have raakshas entry which is not a good sign. Though they provide good amenities what is the use if one looses health and peace becos of the direction. Afraid !!! Can’t enjoy any amenities without health and peace.

I think some people who are against to this good project are posting about vastu who do not know vastu. I am an from Andhra who follows 100% vastu the plan and layout wise it is Good i have bought an unit in B block.
I think all are educated, do anybody knows what is vastu, it is just light and ventilation to apartment.
If u see their plan all flats will have 3 sides ventilation and light.

Here are some advantages I do see based on my personal living experience in Purva
1. Decent space which leads to low density (In Purva Riviera, same space has more than 800+ flats), here we have 20-25% less
2. 4 blocks of building ensuring each and every flat has enough light and ventilation
3. Underground parking from the entrance which allow children and elders to walk freely without interfering (same as Purva Fountain Square) which is a beautiful community (I am expecting after development and construction look and feel is going to be same).
This is not Purva Urban Forest! And Vipul what about legal issues with Purva Riviera? Do you want the same beautiful thing here also 🙂

Urban forest is a brand new company to start in bangalore. Visited the location. It is ok. But too pricey and builders are greedy. Near forum valt mall itself you get for 3700-3900 max with amenities. Urban forest has no proper vasthu as well. Enjoy !!

Assetz marq is def. very good concept but looks like it has got stuck in approvals, other than that their floor plans not at all good, All 2bhks are like sandwiches b/w 3 bhk. Very high extra charges, In similar price range u’ll get bigger area in this project. assetz 1234 sft and 1314 in alembic.
Biggest advantage I see is, you don’t have to cross Kadugodi bridge which is biggest bottleneck n always packed. This is also closer to hope farm but away from noise.
Mera I am not aware and for me at least Brand matters, Alembic has good name in all of their ventures at least and I am hopeful they will justify it.
DSR projects not at all have good reviews, Go to their respective project page in this forum and decide. Don’t need to say more.
@Arpit I am a buyer in DSR ST. I can’t digest your comments here. If you have not been to the site of DSR ST, you are not eligible to comment on it. DSR greenfields had their issues, that is primarly due to the new architects. No matter any project that you comment, before putting the so called 2 cents, pls be there at the site before commenting.

Lets be very clear, this is your first project in BLR. You dont have a background in BLR and also as per your website it seems you have only 2 projects in vododra.
2bhk’s are more than 1300 sqft. Prices for 2bk around 70l for a new project…too costly. price is like a Tier1 builder.
Also as per google map the cement godown is close within 400 meters.
@DSR?_buyer, I have been to site and same was the reason I dint say as such on this project. But in general DSR projects don’t not have very good reviews. Not just Greenfield, there are bad comments on DSR Rainbow heights, Ultima. #fact
Appreciate your point but this so called Architect problem you mentioned ,Is it a customers problem? It is a builder problem only and people will def. give bad comments to builder. Once you know architect or contractors are not doing good, what builder did about it, Least expected from any decent builder to realize all of it and rectify these problem, not wait till fag end of project.

this will add on to another 6.66 % on sale deed cost 5 lakhs for reg approximate and then corpus and maintenance will be 120/sq feet for a 2 years 1314*120 == 1.6 lakh so approximately 7 lakh
77 lakhs will be total cost
calculate interests for what you guys be paying for 3 years + grace can extend another 6 months …
what if they are delaying another 1 year like most of the builders these days get delayed , i know many projects which are delayed of 3 years
example : SJR WaterMark , bren avalon, mantri glades , mantri premero , sterling shalom, its been 4 years till not handovered
these are digestable because the prices were less at that point of time who booked and it has doubled in 4 years with a decent returns leaving all your pre emi interests. likewise overhead costs were also cheap like carparking , bescom bwssb, service tax and vat , thosedays club house was introduced part of amenities without charges
Now its a different story 2.5 lakh carpark , club house 2 lakhs service tax vat for every installment itself huge amount 7 % on what you pay add interest to this money also..
you are buying @ 90 lakhs including all your pre – emi interests for 3.5 to 4 years , what if you are in a financial crunch in between that you want to sell or transfer ?? transfer not possible until 70% completion 🙂 great then whats the solution?? only cancellation – super great no returns with a loss of 15% plus interests of all your pre – emi’s and bank also has a preclosure guys dont forget about it 🙂
ok post 70% completion i can transfer by paying 5% basic cost so add on your cost to this 90 + 5 lakhs : 9 5 lakhs

Just did cost calculations, for Ground to 3rd floor no PLC flat it’s coming 69.96 all inclusive (corpus, maintenance etc.) + Reg. Please don’t mislead people by wrong numbers.
@Arpit, hey man if you went to the site of DSR ST, then comment on that. Not on their other projects. As far greenfield is considered, as far as I underst and, DSR had done their fare bit and owners are happy. I do have couple of friends staying there. On a separate note, DSR greenfield was never considered a premium project. DSR ultima is a very good project, just go to site again and comment.
On the calculation of registration/stamp duty, banks like SBI insist on sale agreement value and not on guidance value. If you are ignortant, then that is not kiki’s problem, people like you are indeed making others fool.
If you are related to alchemy, pls do understand that it is yet another over-hyped project (prelaunch price same as that of a ready to occupy project) and is going to be a sure shot failure!

Now either you should read carefully what kiki said or should not comment. As per kiki Registration is on 6.66% of 70 lacs n coming around 5 lacs. This 70 is total flat value including your sales agreement and construction agreement and other charges.
Normally sale agreement value is very less as mostly it drives from guiding land value in that area. I hope you must have got 2 agreements from DSR ST and know the difference. Now if you say that one has to pay Reg./stamp duty on total value then

Alchemy can be a hyped project and I agree it’s little costly but you can not create hype around nothing. you should go and find out what they are providing, Plan, Specifications. I am aware of their vadodara projects and know how they delivered/executed their projects.
why I referenced guiding value for sale agreement as sub-register monitors the rate at which properties are registered in a given locality. And def. your property cost can not be lesser than general trend.
@Arpit, Didn’t get your calculation of registration at all. It should be on the total value of your project!
@Interesting, you could contact someone you know for calculations, Only thing I can tell you, It will not be 5 lacs. I am very sure in your case also you won’t be paying on total cost you paid. You may contact your builder also.

We are cheaper than most projects around us on sq ft rate and have a better layout and specification than them. We have a large land bank and are a 107 Year old company with a market cap of over 10000 Cr in the group.
We do not intend to make a cheap buck on one project where we have interests in the longterm to develop many more projects in Bangalore and other cities. We own over a 100 acres in the surrounding vicinity of Urban forest and the area is going to come up nicely in the future.
Most competing projects have so many common walls and all form a large concrete wall within which is multiple apartments are squeezed into. We have 2 basements and also many amenities for the project. We expect price to cross 5000 easily as that is the going rate around us.
This is a luxury project with affordable prices and you can visit the marketing office to form your own decisions on quality of layout and specifications. price would be in range of 4500+ , is it worth ? the location wise its OK & the land that they have planned to develop seems to be little inside on the whitefield railwaystation road 1 – 1.5 KM from hope farm junction , other builders DSR and MJR selling @ less than 4K with good location comparitively and also they claim to be equivalent of sobha / prestige without even completing a single project. The fact is they are new to real estate but their parent company alembic seems to be a Old company.

Tentative pricing of a 3BHK (1750 sqft approx) would be 90 lacs(including car park, VAT, ST, all other charges)+registration. For a 2BHK (1350 ssqft approx it would be 68-70 lacs+reg.
The price which alchemy is offering for 3bhk in that you can book a villa. I have booked sometime back… Near to hope form only 2kms..
