To all who are planning to invest in Banagalore.
Sofar I never,
1. came in to any social media about delay of my flat(in Sterling Shalom) delivery from Sterling developers,
2. never checked with Sterling developers about delivery time lines thinking+ve about my builder(i.e Sterling Developers),
3. never checked with their sales people about delay, for delivery etc. though project is delayed for more than 1.6 years as of today Autgust end 2014.
But I could see lot of my fellow buyers are behind the builder asking,
1. for status on progress,
2. plan to complete project,
3. asking for time to meet sterling management to check about why the project is getting delayed and no communication on delay from builder etc….
Even after seeing all this from my fellow buyers I am still away from it with+ve hope on my builder whom I trusted and put all hard earned money.
As days are passing and as I am not seeing any progress(either on construction side or builder response towards customers) I too started thinking about my money.
At this stage I reached out to couple of fellow buyers and spoke to them. This is the fist time I understood they are following up and struggling to get Sterling
management person to check about their dream house as Sales guys, site engineers etc… are clueless on what is happening with management and also confirms
delay is not due to labor or material. Also I heard from fellow buyers, after hefty follow ups and taking off from individuals office time(they took off from work) they
went to Sterling office to meet their management where management did not show up for hours. This is not once but happened many times.
At last after 5~6 months of follow-ups and visiting their office they sent a mail to all buyers telling project is delayed and it will take another 90 – 120days to
complete(adding to current delay of 1.6 years). Please note this is not the first time they sent such mail, after hefty follow ups and taking off from individuals
official time(by my fellow buyers) and visiting Sterling office they sent 4 such mails earlier and never met any one of them and not informed about missing their dead line.
After their 5th mail, I started thinking they are playing with buyers hence joined remaining guys who already started following up with them since last 2years.
Seems they are very resistant and not ready to meet customers who went together. Though they are troubling and paining customers their expectation is customers
should not meet each other and should not form groups. Seems couple of people meet them Individually and sterling management is very awkward with them.
After many people asking Sterling management(since more than 6 months) to meet buyers, one of the Director finally agreed to meet us(on 23rd August, 2014) after
2 years of struggle to get their management person to meet. This is the first time I wanted to join rest of the buyers to push builder to do justice for our hard earned
money as I am started losing my+ve hope on builder.
After meeting that guy, I could see the real recklessness from Sterling developers and now I realize why our fellow buyers are behind them to get the dream home completed.
The person who joined seems to be a Director having power after owner of this company. He is not ready to give the plan by when they can complete(already 1.6years passed after
actual dead line given in agreement), he is not ready to give even a tentative date, etc….
Worst part we heard from that guy is, there is a survey in Telangana(new state formed by splitting Andhrapradesh in to 2) hence all labor went there.
As labor went to Telangana for joining survey we cannot do anything for 2 months. I could not digest how shamelessly he put that statement.
Note this is not first time they are showing such excuses.
There are no telugu construction workers in that site whenever people visited this site since last 3yrs. Even their own site engineers are also conforming that.
They should be shameful to give such excuse for delay. After this meet, I am 100% clear why others are writing very bad reviews ……… Other statement from this guy is,
if you post reviews in social media nothing happens to our company(as many people started posting their experiences in social media about this builder).
His confidence is anyway people will buy. He also stated “if at all something happens, it is to you”. is he threatening his customers with this statement? Most of the people
attended the meet are in the age group of 30~ 40yrs. Also I see 2 couples of age > 60years joined and they too struggling due to this delay.
Is this what you all wanted to experience with your hard earned money? Are we earning to feed such people? or we want to live in our houses with families peacefully?
Hence wanted to ask every one looking to buy a flat in Bangalore to be very very very very cautious while choosing your builder. Not only Sterling Developers,
whoever you choose do youre ground work on builders track record before finalizing.
All this explains to me that everyone is suffering with this builder and I felt pretty shameful on myself why I have not joined the group when everyone is struggling
with builder and following-up regularly(though they are not responsive) since 2 years.
If you choose Sterling developers then it will be your life time mistake and you are gone.
There may be many more such builders in Banaglore, I heard prestige developers also delayed 2 of their projects but they are very attentive in communicating the
delay in regular basis and also compensated their customers for builders fault. Sofar I am hoping for some +ve reaction from Builder but after
23rd August meet I realized why there are only –Ve feedback about this builder.
Your choice to become another victim of this builder and loose all your hard earned money or stay away from them.

Hi, I am looking to buy a flat around Whitefield area and as part of my ground work I shortlisted few (Prestige, Nitesh and Sterling). Before finalizing option looked on net to see the history and track record of each builder. Initially I thought reviews are very limited and mostly frustrated guys are there to write reviews. Still want to check the reality as I am not convinced with Sterling sales team
response to my queries about builders track record (all sales teams lie it is common but Sterling sales team people are too much).
Luckily I got a contact from Sterling BrookeSide on whitefield main road and realized that the reviews posted are indeed true. As I met the Sterling Brookeside resident (he is my colleague) he asked me to visit Sterling Shalom aswell. Y’Day I went there and both projects (Brookeside and Shalom) are just next to each other.
There I could see the reality, spoke to 2 of the residents in Shalom Phase 1 and they utterly frustrated. Almost 10 years since they bought the flat and occupied ~ 6years back.
Till date no amenities (no play area for children, no club house to celebrate anything, no swimmng pool etc…), worst part is first 3 years there is no compound wall and no gate. People lived in fully unsecured environment which is completely builders fault.
While returning I met the site engineer (looking after Shalom Phase 2 construction). Fact is that even their own employee is frustrated with the negligence management showing towards buyers for
which site engineers are getting scoldings from buyers.
Mean while a buyer from Shalom 2 came to site and I met him to check his experience. He showed me couple of mails from Sterling Management (stating mail from Sastry’s desk, don’t know
who is this guy) stating delivery date is extended by 90 ~ 120days. Seems they got 4 ~ 5 such mails and all of them are comfortably missed and they are not bothered to inform costumers about further delay.
He showed me how they followed up with management by killing their own time and each time how much they struggled to get next delivery date inspite of getting such deadlines (after hefty followup)
before and keep missing. This showed me that Sterling management is least bothered about customers. if they have any respect to their own customers who are feeding them they should not have done this. Atleast when they are missing the deadlines they should have informed customers
instead of keeping quiet and creating pains to buyers. I also understood that now all buyers are at huge financial crunch as they have to pay heavy EMIs to bank and rent too.
Looks most of them are middle class guys, struggling to get come out of this mess where they have no control. Here we should blame India legal and political system aswell for their extended support for their money.
Within no time I made my mind and returned back home. Now I have decided to not to buy from any small builders like Sterling.
I just want to share my half day ground work that turned out very very –ve. Others it’s your choice to do the similar ground work before your final call.
Thank God and my colleague who invited me to his place (Sterling Brookeside) and they saved me.

Dear Friends, It’s your hard work though which you earned this money, your dream to own a house, your comfort to live in your own house, your mind to have mental peace, …….
If all the above is right then not going to Sterling Developers is right choice.
If you want to lose your money and mental peace with indefinite wait for your house, if you want to lose your money by paying heavy bank interests indefinitely,
if you want to get treated like slum dog or an ATM machine by Sterling Developers, if you want to be get threatened (ex: you can’t do anything except waiting for
our mercy from Sterling Developers staff etc…) this builder is first choice on earth to look for.
If you want to be treated as customer, if you want to get your house with some delay ( ex: 1year), if you want to live in your own house, etc….. don’t even think about this builder.
You will loose money (by keep paying Bank interests) and lose your peace (by not knowing when you will get your house in-spite of repeated follow-ups and visiting this builders office but get no results from them).
We can only share our experience and loss that we having every month (since last 1.6years) and god knows when it will end. You may check with their earlier customers or
in particular Sterling Shalom (Brookfields) by not being their customer you will experience their agony, pain and how Sterling behaves with customers after customer pay ~80% of flat cost.
This would be enough to make your mind and take right decision for your money, it’s your hard work through which you earned this money and if you choose them you will lose part of it.
They claim they are 30years old company, but they don’t show a piece of professionalism that can match with a 30days old company.

I was initially interested in the Sterling GERA project looking at the amenities,plans etc and hence i was compelled to do some ground work regarding the builder,location and other aspects associated to the project as it was a big investment for me specially as this was to be “MY HOME”.Here are the facts that i have found while doing the ground work on this project which not only surprised me to some extent but also helped me take the right path.Having said so,individuals are free to take their own decisions on this project i just wanted to share my experiences and findings on the same.
1.Swampy Land:This is the most important aspect of this project which can never ever be ignored in terms of safety and security of the residents.In recent years we have had such frequent changes to the climate and weather conditions across the world. Hence what would be the effect of a huge structure being built on swampy land and how prepared would be the buildings to handle such a huge load in terms of residents in the frequently changing climatic conditions in future is going to be a huge question mark specially when the land is loose beneath.
2.Polluted Lake:This is again one of the most important aspects in terms of the health and environment,specially for kids.As most of you know, this lake is one of the most pollutted lakes in Bangalore and with the ever increasing population of Bangalore this lake would obviously be getting worse day by day.Having said that,it seems BBMP has some plans for some kind of plant in the future, thats the good news.But the question is when?? It can take 5 years it can take 10 or even 15 years.Who can say for sure??Definitely no one has any concrete answers to this question which is huge let down as the air in and around the project would definitely be contaminated with the pollutants of the lake.
3.Road leading to the Project:The road leading to the project is narrow.But it seems future plans of widening are there which is a good news.But i have heard that few other developers have also got projects coming up near the varthur stretch which means more people,more vehicles.This point is something we have to live with atleast till the road gets widened.But even then i dont think it will be solved as people have to live with it.
4.On Time Completion and Builder Reputation:This is one of the biggest let downs specially for middle/upper middle class families.Sterling projects are known to be
delayed for all their projects(Sterling Brookside/Sterling Shalom Phase 1 and 2/Sterling Villa Grande).All high priced and all failed to live up to the expectations of which the builder had promised the owners.I had gone through few of the real estate forums where owners have posted reviews and believe me the owners are suffering because of these delays.After i read the reviews i thought of checking with the owners and also met a few of them personally.What came accross after the discussion was a shocker for me.Initially i was sceptical but after having met the owners i now know that all the bad reviews are indeed true.Sterling management had made the owners sign on agreement that owners cannot post feedback on social sites about the project(Basic Constitutional Right of Indian Citizen:Freedom of Expression violated) right at the start of the project.The owners did not know why this clause was put.Now after having the Builder delayed the projects for more than 2 years, they have realised why Sterling management had put such a clause right at the starting of the project itself.Repeated delays citing unacceptable excuses like sand strike,lorry strike,lack of Skilled manpower only confirmed that this was a planned delay by the builder right from the start after they have got the major amount of money from the owners/customers.All in disguise while booking the apartments of such projects at the start.Adding to it i was also shown few emails from the Sterling management sent to the owners where i could clearly see that the builder had committed not once,not twice but 7(Seven) times to the owners that apartments would be getting completed in another 90-120 days.But in all 7 times Sterling failed to keep the committment with each time extending the deadling to another 90-120 days and dragging the projects to more than 2 years.The owners had also told me that they have to now pay the rent of their apartments and the EMIs from banks and is taking a huge toll with the builder not even compensating for the delayed period.Few of the owners are also thinking of legal procedures against Sterling as they do not seem to be serious in completing the project at all.Also i was shocked to know that Sterling Shalom phase 1 was started close to 10 years back and till date residents have not got their amenities which Sterling had promised them long long time back.Horrendous!!!
After all this hectic ground work and the facts that i came accross i find a huge gap between the promises made (through advertisements) in the projects and what gets actually delivered to the customer/owners. So overall when i look at the key points 1,2 and 4 i have to say that i am very disappointed.These are purely my experiences and facts that i stumbled upon while enquiring into the details of the projects which i thought was necessary before i invest my hard earned money into any project.Its upto an individual’s judgement and decision to take a call on this project.

Adding to that –
All the things said about the builder are absolutely true.
The builder has the habit of taking 85% money by the completion of 6th raw slab in the 1st 1 year.
After which they will not even recognize who you are and believe me your are stuck for a life time.
You will not see > than 20 labors @ the site @ any given point of time.
Upon asking they will give you all excuses. This will keep on going and Sterling will keep on extending their deadlines.
IMP – They will never give you the compensation amount for delay as they have promised in their agreement. You can go and fight with the builder if you can.
In short if you do a mistake of booking with Sterling you are dead.
Also let me clarify here(95% of people do not know this) – This Sterling has nothing to do with the Sterling Holiday Company. This is a small Bangalore based builders. The complete name is Sterling Century, So don’t go cheesy with the name.
If you try to reach the management after paying 85% money, believe me you will have a nightmare reaching them. Even now if you want to book because you like the location very much, god save you. Thanks for reading.

BTW, somebody mentioned below that 312 units in 11 Acres., which is not. They are planning to have approx 700 units in this 11 acres, which is reasonable and as per industry norms ( around 70 units per acre).

Got time to visit project site this Saturday and spent good amount of time in and around the project . My views for all the issues written below :
01. Road widening : This stretch of Varthur Tank bund road , from Varthur Junction to Varthur Village , may be around 2 Kms will be the easiest to do for a simple reason that – 1. One side is lake and other side is complete vacant land (no construction activity) 2. Its not only Sterling , info is that even Mantri and Salarpuria hold land which means they will be all the more happy to leave the land for road widening 3. I did check up the BDA plan at sterling site and its clearly mentioned 45 Mtrs wide road / State Highway 35 and Sterling has left that much land for road widening. 4. It seems BBMP has already issued notification for road widening.
Not sure when the road widening will get completed but atleast this will be possible as and when started. In real estate, my belief is never look for present condition but look for next 4-5 years development until and unless you are looking for a ready to move in property. I have my doubts about road widening in Varthur village since lot of construction activity has taken place on wither side of the road there.
02. Swampy Land : This should be of least botheration.. If 100 storeys can be constructed in Desert land like Dubai., constructing high rise in Sterling Land is not rocket science. I will be worried If this is the first project of sterling or Gera, which I am sure not.
03. On time completion: Have checked up with one of my friend who stays in one of the Sterling Project . He is quite happy about the project and builder. May be I will go with overall performance of builder and not by one project.
Yet to know about Gera’s background but one of my friend in Pune says they are reputed builders there.
04. Lake pollution : No doubt , Varthur lake is as polluted as any other lake in Bangalore but the smell basically emanates at either end of the road , where the water flows out. I didn’t find any smell infront of the project (went upto the lake edge). Even otherwise, the project is almost 300 feet from the road. BTW, BWSSB is constructing a big STP behind Varthur lake, this is on Panathur road. This will treat all the sewage flowing to Varthur lake and release treated water to the lake. In that sense, lake pollution is taken care to an extent. Not sure how many people are aware of this developments.
Overall, the project looked OK for me except that its 3 year project. I am looking for completion in one year . Now its up to an individual to take a call. These are purely my personal observations and you need not subscribe to my views.

I would not build my home on a swamp. I have see it for years as the wettest swamp, Putting a very heavy loaded building on this swamp is not good for the structure and safe for the children who will live in these buildings.
To All, Before making your final call to go with this builder (irrespective of your choice is this project or some other project from Sterling developers) you must see their track record and behavior. Things (behavior from all whether it is Marketing team or Directors) looks pretty good during your booking process till some amount is paid. Then they start showing the hell on earth, finally you may end up losing your mental peace with the kind of issues you face with this builder, few examples,
1. They become very arrogant and will not show their face and will not respond for anything (either face 2 face or through mails)
2. Delivery of project, forget about it. If you are lucky you may get with 2years delay that too after hefty pressure and going to courts
3. We are suffering for more than 1.6 yrs (after paying 90% of money for Sterling Shalom) and no signs of completion in near future
4. All vague reasons, i.e doors, grills, glasses, plumber and plumbing material etc…. are not available in Bangalore hence delay … can you digest this
5. After inquiring a lot, we came to know that they have legal problem in sharing the money with land lord
6. Though we got all documents verified by Bank (SBI) and other Financial institutions (ex: LIC) during loan process, no one was not able to catch this loop whole.
7. Imagine how well they covered this profit sharing loop whole and got us in to their nets…
8. Whenever we go to their corporate office to check and question them to show the reasons for delay and completion dates, they don’t turn up.
One of te accountant or some other office staff will turn up (after waiting and pressuring front office) and say our directors are out of station …
I just want to share our bitter experiences and endless waiting for getting possession with you all so that you will take right call and don’t struggle as we in Sterling Shalom.
They are not ready to cancel our bookings though we want to exit as there are legal issues with their project.
They allow us to cancel but they will return only 80% of the money that you paid sofar without any interest or compensation. After paying ~55lacs and waiting for 3years you will get back only 80% of 55lacs.
Are you ready for this?
This project was on the theme of ‘Child Centric’. If you are booking it for your child to enjoy, be prepared to get the house for your grand children to enjoy as they will definitely delay.
Though we have even more worst experiences with this builder … i am not going to pen down here, it will take hours to put them here.
Now it is your call to lose your peace and money or go to better builder for your dream house.
Not worth it at all. Even the project is priced 10% higher than A cat builders like Prestige which is selling at 5000 in the same area with huge landscape gardens with infra done by L&T.

I am also struck with Shalom Phase II,as are other around 160 buyers.
Purchasing a property is definitely an individual’s personal decision. But in this age of social networking it is the moral responsibility of all of us to share their experiences. I am not trying preach any one here.
Only advice is, please insist for details of the Shalom project and if possible a face to face interaction with some buyers there. Hope we all needs to do this much reality check before committing our life time earnings.
I have seen Sterling completing projects in reasonable time.
But the fact of the matter is, I am yet get my apartment in Shalom Phase II even after more than 3 years.
Just imagine the Shalom Phase 1 guys are waiting for their dream swimming pool for the last, I think 7 years.
Please make informed decisions.
All the builders are united through their CREDAI.
We as individuals, most of the times end up at the receiving end.

I stay in whitefield and daily commute to Sarjapur via the road where in this project is coming for about 3 years. I will give some really honest points based on which you can decide its good otr not.
1. The soil is not stable as it is based near the drain and lake.
2. For constructing the base, shockingly they had to bring thousand lorries of sand just to make the place flatter. In general building dig the base so as to make the base stronger. Daily jams used to happen as because lorries would stagnate the area unloading the mud and sand.
3. The road is too narrow and there is no way they can have any alteration to road. Many a times the traffic clogs up which results in huge traffic jam.
4. Although the view would be good from one side facing the varthur lake, but what about the smell from the drain which is mixed with the lake?
5. You making child centric homes near the drain which will surely result in malaria, dengue and worst quality borewell water.
6. Even make my eyes closed and i can detect which is varthur water by the smell of it which is in every1’s memory.
7. If you still don’t believe please cross check my points by visiting the place. Seriosly not a good investment for your hard end money!

But i work as a Software Engineer in a reputed CMM Level 5 Company in Sarjapur. The only reason my English would have been wrong is because of the lengthy comment being written by me. I learnt a hard lesson when my sister faced this problem as your hard earned money and loan takes toll on your head. The builders give false promises at the start and then there is no way to turn back.
Still you feel as i being a rival for this, would request you to go ahead with your decision. It wont matter to me though! Wish you all teh best!

I think you should visit sterling villa grande , which is almost getting completed and is on par with the schedule.
Its wrong to make false allegation against any builder with out knowing any thing concrete.
Please name the project which were delayed If you are insisting soo much on the delay.
The prestige lakeside habitat is priced at Rs. 5000 to Rs.5400 per sft and in sterling it is Rs.5400 with car park.
An the unit density is very less it is just about 312 units in 11 acres where once can easily build 900 units.
So stop telling negative about any project until you are not sure of the things.
I have also visited the site and it is a luxury project. People who can afford will buy and who cant will buy in other property. But it is definitely a reasonably priced project.

Review purely my opinion. You are your own to purchase the flat as i am no one to bother you.
Talking about Sterling Grande which is a villa project in Seegehalli near by which i stay and go to work. Its being 4 years they still working on it! Lets hope it gets completed but during the rainy season when the downpour happens, it clogs the whole area. Hope now they have rectified it. Grande didnt came to new for this was because the project has not completed. But Sai Gardens which is 40 mtr beside the Villa faced the brunt in 2013.

Are you sure, that they are giving 312 units in 11 acres. No future plans in that 11 acres??
Then there is definitely something fishy.
The average UDS is more than 1500 sqft.
Thats more than 80%.
Can you tell us the UDS figures in this project.
FYI, UDS is un-devided share on the land for each unit.

When you travel from Varthur Kodi towards Gunjur, on the left hand side which was a lake before has been transformed into a level plain by dumping huge quantities of sand from somewhere….
I have also seen the place and personally to me it definitely not worth the tagline “Child Centric Homes”…
Wonder how 2 legends(Kumble and Mahesh Bhupathi) of Karnataka have agreed to endorse this structure. Once they visit the site, I am sure they will repent their decision to have endorsed the project as they have also unknowingly put the lives of many people at risk.
Hope the public would recollect the tragic incident in a multi-storey apartment @ Chennai. I have no regrets against any builder or anyone here…. Please do your due-diligence before booking this project.

The varthur lake road is too narrow – is there a widening proposed?
Also, with Varuthur lake bang opp, god save the people from the quality of ground water there!!
How can you have a widening road, when one side has lake and other side this project. Moreover its not a straight road wherein the widening can be done comfortable. Its fullly zig zag!
I visited the place on the day of pre-launch. My main observations:
pros:
1.very good location
2.huge open area between blocks for park/landscape approx. 4.5 acre for CA
3. good UDI for apartments
4. very good floor plan for 3 BHK
5. specs are top class like marble flooring, 2 lifts for block of 60 apartments
5 years of warranty for construction defects.
6. overall very good master plan
cons:
1.Not so great track record of sterling developers regarding completion and promised amenities.
2. Whole concept of child centric homes (CCH) is an eye wash. For 5 year from procession ‘people’ from respective academies will train resident kids on various sports and activities. after which it is upto association to renew contracts with celebrity franchises or leave it. So to put it across with little satire, ‘CCH is state of mind’; nothing else.
3. Not so exiting club hose for which huge amount is charged
4. All 2 bhk units in prelaunch are south facing (if u check carefully) and no lake view for these units
Overall at 5400 base price, 3bhk a good buy only for end use considering location (bang opp to lake)compared to PLH, for project configuration, specs and master plan. Risk that I assume is delay in construction due to its own track record.
The biggest PRO is also the biggest CON. I drive by Varthur lake daily for my work and the STENCH is unbearable especially at night. The lake is so filthy and polluted on this side (Whitefield-Varthur Road) that it isn’t worth it.
How long would these tie-ups lost, who would pay for these association or builder? Another way of fooling customers using big names and with useless USPs.
Rather than simple tie-ups make your kid to train in clubs like gurukool etc,
Looks like the previous government in karnataka has sold off all the lake beds or lakes to these builders. See the number of projects that are coming near to lakes in the past 1-2 years. Not good for environment and city.
That’s the inflated reality of realty. Whole realty sector is like that.
Child centric for skills development??? Of all basic is health..whats the guarantee for it being resided @ banks of most polluted lake in bangalore

Lets all wait till Real estate regulator comes in place this year..all these marketing gimmicks will not be there..
