Is this really the case, are anyone aware of how bad the scenario is?
When I visited I didn’t get any unpleasant smell, but after going through reviews which calls out this issue I am worried to book an apartment here.
Also While searching in google maps, I couldn’t find a Mysore Chemical/Ammonia factory near to the apartment
There is no such factory since the entire area is now residential area. The factory was there in 2015 which has now moved. There is no such compost development either.
I bought an apartment in Cadenza, but I did not find any bad smell. All immediate neighboring areas have non polluting industries like soft ware industries and residential areas

Here are my few obseravation based on my research done by me
Pros :
-Good location
-Easy access to outer ring road and e-city via HSR
-good amnities
Cons
-As per the recent survey by TOI Kudlu gate juncation is no.4 most polluted area in Bangalore ,and this project is right in that juncation .
-I personally visited ammonia factory right opposite it ,eventhough factory is not operational ,it is still used as godown to store ammonia cylinders ,which can cause potential pollution
-I Physically went arround circumfernce of the project and found that there are still small scale industries are funcational and these run 24*7 .This can cause potential sound pollution and smoke.
-There is also a school next to it ,and during scholl hrs there will be lot of noise from childern.
-On the back side again there are small scale industries ,tyre gowdown etc and on the other side of road ,there are garment factories
Conclusion : Branded builder ,but for sure this project is not in residential area ,but in the midst of industries and cause potentail pollution and can have sverve effect on our and dear ones health in longrun .

As per the current provision of the bill, it will deal with registration of real estate projects and of real estate agents with the Real Estate Regulatory Authority
The Real Estate (Regulation and Development) Bill 2013 is to be tabled in Rajya Sabha today by Dr. Girja Vyas, Minister of Housing and Urban Poverty Alleviation. The bill is expected to protect the interest of homebuyers by bringing in transparency in the largely unregulated housing sector.
Earlier, the Real Estate (Regulation and Development) Bill, 2013, pending since 2007, got nod of the Union Cabinet on 4th June 2013 and was scheduled to be tabled in monsoon session of Rajya Sabha. As per the current provision of the bill, it will deal with registration of real estate projects and of real estate agents with the Real Estate Regulatory Authority. It will also establish the functions and duties of promoters and real estate agents; the rights and duties of allottees. Beside that, it will also establish a Real Estate Regulatory Authority; and Central Advisory Council; and Real Estate Appellate Tribunal, and the offences and penalties.

Any idea about the metro situation? Did the builder indicate anything in that trusts? From what I understand the second phase would have a stop at kudlu gate. Major negatives for me are water situation (no Cauvery) and the air and sound pollution since its right off hosur road. Otherwise price seems about ok (aroubg 4700 would have been OK imo)
Even I wanted to know about this. Spoke to the sales guys and they say that is will come in the second phase of metro and near muneshwar nagar station. It is almost 600 to 800 meters far.
There is currenty an underpass immediately after the kudlu junction on the left side of the road.

Be careful with SB, final product not worth the price you pay, poor management team, not flexible at all, most of the projects are clustered and therefore no proper ventilation/sunlight, poor designing/layout, worst after sales service.

Finishing is very nice. And builder is also very good. Just go and stand infront of their project. You will get the idea. And see the review of ppl purchased. All give 5 star to builder.

I guess..all Tier 1 builders are competing against each other for getting customer..We have Nitesh,sobha,prestige,puruva and now salarpuria..There is no genuine demand in that place
Location and project Is pretty decent. Only issue in 2bhk configuration where toilet is in front of Kitchen. I request if someone can throw some light if its fine.

Yes I have also visitd on Sunday, the projet looks more promising, I enquired for 2 bhk and the dimensions are quiet good. Even I was also concerned about the toilet opposite to the kitchen, as it is a common toilet, but want be used much so,I am planning to go ahead….
