A word of caution , certain buildings on Sobha dream acres have left 25 meters buffer zone , but NGT directive is to leave 35 meters from the raja kaluve passing through the property. These buildings may not get Occupancy certiificate in future from BBMP can be deemed illegal. Please be careful

Any idea about the occupancy certificate particularly for the newer towers that come under Rera? People are already living in flats (the early ones which did not fall under Rera) and are also letting it out on rent. Not sure if any occupancy certificate has been issued so far.
SOBHA Dream acres project is having lot of loopholes.
1. Due to precast technology there are lot of water leakage points during rainy season. hence it is not suitable.
2. SOBHA cut corners in proving Air conditioning power socket. only 2KVA power connecting provided for complete flat.
3. car No Parking provided and for additional car parking they are asking 5 Lakh.
4. BESCOM power supply not available, while they have given possession of flat. power provided from Commercial connection and using DG set of complex. by the time BESCOM power supply comes these DG set life will over and again burden on residents.
5. Platform not provided in kitchen (while they have indicated in drawing to mislead the customers)

These are cheaters, they will make every kind of fake promises and will take misselling to a new level, it is impossible to get your money back if you want to cancel any deal with them, they will not refund your money, sales people will stop answering your calls and emails. My 1 Lac is stuck with these guys.

Thanks for arranging the visit. Nikki was very cooperative and strong as well (climbing stairs to take the visitor is not an easy job).
I liked everything and I am very glad to choose and invest in Sobha.
However, the main concern is about the approach road. There is no way this apartment to be sold if we consider the approach road. We went for it just because Sobha promised an 100 ft road to be constructed from Horizon college to back side of Sobha property. I do not see any development or work towards that. Your 5 to 6 wings are already filled up and I really pity for those people staying over there. I also came to know that tenants looking for rent are not taking Sobha apartments due to road condition.
My possession will be by next year as i see the progress. There is no way, I can move my family here. and I do not have a choice to rent out as well. This will definitely make it as dead investment for me. It is a horrible feeling.
This is a serious concern so I am writing to all customer focal points so that it gets attention. Either you lobby the govt or develop an alternate road considering the large scale of investment and revenue from the property. It is easy to say it is not in your hand, that means you are passing the headache to your customers without taking responsibility, the customers who believed your promise and being optimistic in Sobha’s hands.

Issue you want to report:: I will start with stating SOBHA is not at all to be trusted and dont ever go by sales person statement as they are one who makes you fool.Dont trust SOBHA atall.
Me and my friend booked two flat in wing 49 in may 2017 before RERA over confirmation from the sales person that all RERA rules will be applied to my flat.After paying booking amount,I got the agreement document as non-rera regulation(constructiona and land sale seperately).By that time rera acknowledgement number was with SOBHA for wing 49.Now i decided not to sign the agreement as i was looking forward for RERA agreement and same was agreed with sales team(arvind).we were told to wait if we want rera agreement.so we decided the same.Now sobha has got the registration number.But to my surprise sales person is bluntly denying the statement for giving RERA agreement.I dont understand the harm in that unless some hidden fact are there.we tried to communicate to higher sales person too.Even he denied everything and told to check with sales person.Now next statement from sales person was that,as per their discussion with their VP they will give a mail confirmation to us stating that all RERA rules applies to our flat .If they are compliance with RERA why cant they give RERA agreement to BUYER who have not signed the agreement.why they want to send a email confirmation which is of no use to me in future.Tomorrow if we face any issue,all comment from sobha people will be directed to agreement which will be non rera compliance.
My next step will be filing the complaint with RERA authority.Let see what happen.I have paid 10% and i am ready to loose it to get justice.
Better do a voice recording of the sales person discussion. Easily they will change the words and later point we would not be having a proof. This happened with me also.
Please make group of people who also facing this kind of issues and then register complaint together.
Where should we register and who would take the owner should. Sobha is not passing input credit to the customer.
Mine too booking amount is stuck with sobha dream acre and in my case also same person Arvid and his team was handling, due to reason that my parents asked to look for 3 bhk instead of 2 bhk and since there are no near by good schools i thought to cancel the deal and now my money is stuck, Arvid and Gagan J not answering calls. These sales people are very irresponsible and creating bad image of sobha developers. Instead of refunding amount they asked me to start legal process, they feel no one can beat them in legals, such mind set they have.
I am ready to loose my money but will never ever go for or recommend such bad builders to any one.

Why we booked flat in Sobha Dream Acres (SDA)
No introduction, shamelessly going to the points:
1. Sobha is known for its quality. Has a track record of good quality.
2. Location of project is really good as it is among many Business parks and accessible to most of companies in Bangalore.
3. No legal hassles
4. No need to track and review of the construction as Sobha understands its responsibility very well.
5. Good Customer relationship history.
6. Tested technology (PRECAST TECHNOLOGY) used worldwide and best part is Sobha is using so quality and delivery will be an example for other builders.
It is nice to see so many points in this project so we went ahead and booked. The reality is:
1. Sobha Quality:
After rain you see water seepage in your flat. Water will come inside from all possible ways say it from ceiling or from Window shades or from the sewage pipes hidden beneath pseudo ceiling in bathrooms. You name it so you will get it. The process of water proofing to flat is either ineffective or have NO expertise or it is fake.
The quality shown to us in Sample flat is the not what we are getting. Aluminum window and door channel is thinner than Sample flat. The door which is given to us is just a two sheets of laminations hollow inside. Tiles used are old, full of scratches. The locks fitted on the door are either coming out or key is getting break easily.
Sobha precast factory building is around 18-24 hours a day and construction is very fast. In a month we are getting around two to three demand notes from builder for releasing of money.
But quality is worst it is only suitable for C-grade builders.
New technology (PRECAST TECHNOLOGY) is good but Sobha has no expertise for it. We are seeing many issues because of it.
What Sobha doing now is they are stopping customers visiting inside under construction flats so that customers not to be aware of the issues and Sobha will handover flat to them with issues. So what happens after handover— Customer keep on escalating the issues and Sobha justifies all with proper reasoning for their QUALITY TEAM. No rectification only mail chains prevail from CRM.
We customers found the template answer for Sobha Quality Department from CRM:
“We would like to inform you that the project is still under execution and the quality check is a continuous process and no activity is complete without it being cleared by the Quality Dept. The Quality Dept will always check all such issues and get it rectified as per the process document before and after construction of the building.”
But are we seeing the Quality anyway?

While booking we were told that there will be 80 feet road and there will be a separate road to Chroma for easy of journey. But reality is after rain water is getting logged where only water tanker could sail but not cars.
Good Customer relationship history:
Seeing the all above if you mail to CRM asking the reason. They will answer improperly and will give only half truth answers ALWAYS. CRM is to block customers than helping them. The layer of CRM should be removed if customers need to happy.
So the Million Dollar Question
Are these the reasons we should book flat with Sobha?
I know putting these points in public can affect re-sale of flats. But if Sobha shows presence of mind, this could turn into one of the best projects in Bangalore. After all 65 acres project with lots of amenities are very hard to conceive along with all positive factors is win-win for Sobha and Customers…

The CRM manager claims that I am the only one who has problems with CRM team and she “disagree”s for any statements which is not written. I had to literally walk out of the meeting with her stating “No point in discussing with CRM who doesnt understand the needs of the customer”

Ruining financial planning and pack of lies
I am not going to talk about Quality, punctuality or commitment. I am presenting another aspect of customers of Sobha Dream Acres(SDA). Readers can have their own discretion.
What builder is doing now post booking is really sad but we also feeling cheated by first line of Sobha – Sales team. They can proudly boast Sales tactics. But we call it as Grave cheating.
Sales team officers provide information which attracted all of us along with Brand name Sobha. Will try to cover all the points which I have faced and I hope many of us as well.
1. Improper planning from Sohba:
One of the Major issue is Sales team’s lies and improper information about PRL schedules. We can claim Sobha’s poor planning and bad foresight of PRLs to Customers due to new technology.
Majority of existing customers have done their financial planning as per handover date. These customers are THE focus customer base of Sobha for Sobha dream acres, now they are in financial mess.
We have been told by Sales officers that PRL would come after every 3-4 months. Which sounds reasonably fair as per arrangement of finances and buckling up financial planning.
But in reality is it comes in every 25th day and 70% of demands are made within 7-8 months. This is becoming a disaster for our planning.
Many of us are overloaded with penalties and heavy overdue of amount.
If they knew about technology they knew the time or rate of construction also, so should have told the facts upfront in pre-booking phase. We would have decided otherwise.
Many of us agree that agreement is construction based but question is how we are going determine the rate of construction in pre-launch phase ?
2. I was told that flats having 10 years warranty.
But not written in Agreement – trusted Sobha as Brand. My fault.
3. PRR(peripheral ring road) to ORR(outer ring road) road widening tender. Customers were informed that Sobha and Prestige have been allotted a road widening tender from government.
Again a lie from sales team would attract investor more than end user.
I hope everyone faced the string of lies and now should come up in public so that at least potential customers can decide better than us.
I would like to Add one more Point
If there is a delay in Payment they would be charging 24% on the balance which is not payed.
Don’t Buy 1BHK from Sobha Dream Acres. They all will tell very good marketing trick on time of booking. After booking what ever they were promised , You will get to know all was fake promised. All the points, which were promised on the time of booking I writting here.
1. Possession Date: On time of booking,They will tell 20 months ahead you will get possession . But After booking CRM will tell, Your possession will be as per agreement. This is happening only for 1BHK. and I am finding the 2 BHK flats which construction were started much later after 1BHK. they are getting possession. where ever, 1BHK customers have already given 95 % of the total cost. They waiting handover. But getting reply from CRM, your possession date is as per agreement. so we donot have any hope now. we are paying our full EMI to Bank+ House Rent.
2. Another Big trick was . For 1 bhk there are no default car parking. So on time of booking they(Sobha sales person) will tell very sweet voice like, for 1BHK, open parking is there. You can park any where as 80% open space is there. and if you want to opt for buying parking space, You can buy but you will need to wait till possession. and rate will be 2.5 lakhs.
After booking if you will ask for parking space , you will get reply there is no open parking space for 1BHK. check you agreement any where written for open parking space. and if you will opt for buying parking space, price is 4.8 lakhs for 100SQ FT parking space. which is more costly. If you will add both parking space and total cost , that rate will be same as 2 BHK, where parking space is default free.
So, We people are innocent, We were trusting Sobha as big brand, that is our mistake . But they are playing very good marketing tricks. So Don’t believe these feku guys. Seriously don’t buy 1BHK from sobha. If You will buy for investment proposes also, That will be dead investment.
I am a 1BHK booking customer. Now I am thinking what i will do. , how i will stay there without car parking. And i don’t have that much money(4.8 lakhs) to buy parking space.
So thinking to sell my 1BHK flat. I am ready to sell same rate which rate I had booked 2 years back.
This is very very sad. I have remained clear from Sobha (even when they have been most reputed builder in Bangalore) while I was almost about to book a 2BHK. The main reasons for not booking were:
1. Cookie-cutter floor-plans (no options, no customizations)
2. Poor connectivity. Maybe this will improve in half a decade.
3. They claim to be the only backward integrated builder (with their own fittings and everything), but then that is a benefit for themselves (and their stockholders) as they don’t seem to be passing any of those cost-benefits to the buyer. Maybe they would complete before-time (but that is to collect the 95% payment) with backward integration, which is what you are suffering from. They dont have to share profits with Jaguar fittings or any third-party and keep all the profits with them.
4. The amount of money they spend in marketing budget, events in five-star hotels, putting hoardings all over the city, all their high-profile executives, infinite channel partners. Their quality is good, but if they give a better price to the end-user, they would NOT require any of those things.
As soon I saw their Dream Acres marketing office, it came to my mind, whose money this is. This is not builder or investor money, the end-use has to bear it. Investor and Builder will take out more than what they have put in. That money will come from where? Its a fools game trying to identify who is the bigger fool in the end who pays for it.

Same saga with all builders. In this business all are doing notorious things and because of politician have a share/favor in this company so Gov. wouldn’t take any action against them and Indian judiciary process is so worst and lazy that hardly somebody have a guts to file case against them.
For example in Prestige project (Prestige Tranquility), builder is charging for Gail gas installation charges which is 8300 rs for individual flat ,please don’t jump and mix up with Gail charges which is 5000 rs approx and totally separate.
This 8300 rs per flat charges are just for providing basic infrastructure in project for gas pipe line.
There is nothing mention about it in sale/construction agreement.
Some people can say it’s good feature for flat but just do some maths.
8300rs*2300 (total flat)=1,90,90000, yes nearly 2 crore rupees. is that much money is required for tightening the pipes. This good management strategy is giving them bare minimum 1 crore profit and buyer can’t do anything. Please note there is no receipt for this from Prestige or Gail side.
Similar type of work done by other builder also like Brigade, goderej etc. It’s like a general and well accepted practice.
Whatever you mentioned is 100 percent true.seems like all the sales guys use the same tactics. Even m so frustrated right now at the car parking price. Not sure whether to buy or not . I too feel the total cost for 1 bhk is almost like 2 bhk. Have already made 100 per payment . I was promised handover wud be in march 17 . Plus guess what ?? I have a dumpyard view from my balcony . Wow!!!!! N they call it luxury …

I don’t think it’s a good buy at least for now, no offense meant to any one already bought ! I visited this project around 5pm in the evening last saturday, by the time we finished internal discussion with sales it was almost dark, to my surprise the area has lots of mosquitoes.. Even when we were talking to sales, you can’t open your mouth fearing mosquitoes.. !!! Due to the presence of lake nearby i won’t suggest this project to any one… It would be better to visit the project in the evening and see it for yourself.. If you are too inclined towards the balagere stretch i think Prestige’s other project (i don’t remember name, you can see it from this road itself) is better as it’s comparatively much away from the lake.. Probably mosquito problem won’t be there ..

Thought of making myself clear.. as the new trend is to call all ‘sales’ if someone points out the / react to the negative aspect of a project.. Mr.Anil, By saying mosquitoes, i didn’t generalise.. tht’s all.. We could call them ‘insects’ if that makes you happy/satisfied !! 😛 I can understand the fact that once you bought into a property, it’s very difficult for people (including me) to act positively to any negatives being pointed out about that property… not different in your case !!! I have seen the earlier comments from sanjeev too saying everything is fine about the proprty !!! There is no point in accusing me as the sales guy of another project just for the simple reason that i shared my honest experience.. I mentioned prestige only because i think it’s sufficiently away from lake compared to shobha. I’m not a property expert / Regular investor.. Just an end user searching for a decent home.. so all i share is what i saw there / felt there.. Now i’m feeling like you guys are doing the marketing here 😀 Just like i mentioned, this can change over time, but for now i won’t recommend this project for an end user, being they will have to spend an entire lifetime there.. Let people visit and decide… especially in the evening..

I am currently residing in Sobha Dream acres and feel heavenly at all times be it morning, evening or Night. This is my personal opinion.
I am sure… people visit and decide…before investing lot of money !!! I myself have visited this place many times before buying (B16063 fyi) and after that as well.
I am pretty sure none of the property is perfect (and if some one is looking for same… I am sure they won’t find and they will keep visiting for same…may be like you…). Before buying a unit here I was aware of narrow roads, bad traffic during peak hours(I am sure…no one can get away of it…), dumpyard…, pwer DL near the peoperty and blah blah blah… and agreed for same.

You are right and I too agree with you, even I had visited the site on the same day to see status of my wing(05124) and the area has lots of mosquitoes between 5.30 pm to 6.30 pm but after 7 pm I didn’t found mosquitoes( not that much). I was there till 8.30 PM.
But you missed something on other side, there are hundreds of sobha workers/labour staying in small houses next to construction site and they using Mosquito gas fogger on daily after sun-set. Due to this reason all the mosquitoes coming towards construction site which has lights.

Sobha handed over Wing 7 and 8 to customers for start living without electricity connection. These flats does not even have OC making them illegal. Sobha is also extracting money ~2.2 lakhs from Dream Acres customers for a substation which they are going to start the construction after 2 years.
Have to check on this if this is true this is really ridiculous. Sobha is looting in the name of the Brand.
Rubbish, baseless false information. i am owner in SDA & electricity as water everything is there and yes Amenities work in-Progress.

Be-careful, this Sobha people are always works towards to their benefits. I have bought a flat in sobha dream acres, it is always onside agreement and no flexibility in terms of anything from customer side. Whenever they feel, they give position and however they want they ask for payments. Be ready with full of your pockets before buying house from these guys. Now they are saying without occupation certificate, they are handing over the apartment, which is illegal.
Sobha is handovering Wing 8 flats..Anyone from the group getting possession and are they going to provide the Bescom connection ?
I took possession today. The flat is just Awesome. Don’t go by negative comments pessimists. The corridor is wide enough and the house handed over professionally. I am very much satisfied. I am not doing marketing. Let me know if any wants to talk to me and I can share my number.

Sanjeev, Without hurting the sentiment of the buyer, I can only tell Sobha is looting common people in the name of brand. The layout of the flat is miserable. Common washroom is just opposite to kitchen. Corridor is actually narrow, I have visited the property. There is no specific utility area. Its common with the balcony and many more.
When I pointed out these things the salesman told me that its a budgeted property of Sobha and you can’t expect a premium property at half price. To be very honest, one can pay few extra lacs and get a better property than Sobha. So, I dont suggest anyone to go to Sobha Dream Acres. At the same time, Sobha is very good at premium segment properties.

Sobha sales is pathetic. All false information they provide. First of all 4 feet corridor, even the small builders give standard 5 feet. On road widening all false information. Nothing will happen for next 10 years. Drain water Storm is another issue. Possession false information. They just extract all your money and than delay possession. This is real truth. Electricity they will provide once the power station is established. You have to be on generator till that time.
20 months ahead. Don’t get trap it’s not even 10 months ahead.

It’s more than 20 months ahead bro…here 1 floor erection is constructed within 5 to 6 days….after that 25 days for finishing, 30 day for final finishing, means in 2 month ur flat is ready ?

Sobha is handing over first few wings in March(Wing 7, 8, 13), but without BESCOM connection. They are telling the customers that they will provide power from generators and does not have a commitment date for BESCOM connection. Have you heard any thing like this in reality sector. Even the third grade builders provide BESCOM power. They are also telling OC will take time and registration will be after taking possession. Is this the famous Sobha quality promise ?

1. Sobha might be doing this as a single project , ie not in Phases 1 , 2 etc.
So the BESCOM connection will be provided after the completion of project as a whole.
2. OC is provided after the completion of the whole project. No Negotiations 🙂
3. Possession and Reg will come parallel.
yes the concern points u have pointed out is genuine , Powered by DG and no OC for time being.
Please check the agreement about OC , BESCOM u will get certainly : but probably after the completion of project.

FYI, it’s a phase wise development unlike the near by Prestige project which is single phase. OC has to be provided before registration of the apartment unless otherwise specified. Completion of the project i think will take minimum 4 or more years as it’s huge. But i don’t think this is huge issue as builder stands supportive. Make sure Charges are also reasonable for DG power since normally it’s costly.
1. It is illegal to handover possession of flats without OC (partial OC in case of phase wise developed flats.). The famous law-abiding, white-money-only Sobha will be doing illegal activities if they handover a flat without it.
2. Handing over flats without BESCOM connection shows the lack of planning, commitment and disregard for customers. Sobha is stooping to such a low level to show faster completion and milking money. OC will not be provided without BESCOM connection.
3. Customers should unite and start campaign (social and print media) against these.

But then this is just 1 of the risks in the long list that we are willing to undertake (to get 4-8% pa return)!!
Making money in real estate is impossible now. You can always get risk free return of 7-8% in bank FDs without losing sleep. Rental yields are 2-3% while loan interests are in the range of 8.5%. So one stands to lose even after availing home loan tax rebates which translates to 1.5-2% net gain on the loan interest of 8.5%. Still effective interest outgo is 6.5% which is much higher than the rental yield of 2-3%. Essentially it is a lose lose game especially when prices are correcting
@rajnish, @bhairav – You are cleverly diverting the discussion thread from the irregularities to investment returns.
That is cleverly cheating customers by saying handover is for internal work. Instead of it they can issue a consent letter to customer for doing interior work. By law of land “Possession” means handing over flat to customer to occupy. The construction and sales agreement won’t stand above the law of land. It is illegal to give possession without OC whether it is for interior work/maintenance etc. Definitely the customers will take to court if this happens.
@veera, You are absolutely right. i think Sobha is doing this inorder to avoid penalties, since they can not hand over the flats without OC, legally speaking.
So they play with customers saying that take possession and start doing wood-work and at the time of possession they want customer to sign that there is no issues and customer is happy and hence taking possession. i sincerely advice every owner to take legal help from lawyers before taking possession incase Sobha wants customer to do so.
This is truth for so called class A builders too. u name it starting from Purva-Prestige- to sobha.
