Hi, very old thread, but still there are villas left here. I visited them 5 months back there were couple of them left. How has been the experience of existing owners? Are the amenities well maintained? Has the area improved in general?
Experience of families living there is good. Indeed we moved in Apr 2017. Amenities are well maintained. Area improvement depends on what you’re looking for. Earlier big basket, fresh menu, etc didn’t have home delivery, now we have all that. Inside the campus it is relaxing and peaceful, as expected for us.

My review of KRK Urban Ville
Disclaimer: These are my own views and you have the right to agree/disagree.
Location : its surrounded by few bastis/villages. Approach roads are pathetic. I tried all the 3 major approach roads – via Varthur to Gunjur, via Sarjapur Road to Gunjur and via ORR-Panathur Road. The roads leading to the property are narrow and pass through villages/basti. It may/may not become livable. But to pay over the top (1.8 CR+) for such a place is insane.
Builder and brand : why should i pay close to 2 CR and still go for an unnamed, unbranded villa in the middle of a village. for your information, builder is not even a CREDAI member. Also, i asked why did they chance their name from Aishwarya to KRK and the sales guy did not seem to have a palatable answer.
Villas : Ok. Doesnt give you the feel that they are high class. In fact they appear cheap.
Progress : Builder is struggling big time to sell them. Phase 1 was launched in 2012 (as per the sales guy) – which has 15 villas and out of which just 10 are sold despite all the ads and promotion. So you can see the run rate – 5 villas per year. At this run rate, you can extrapolate that it will take him close to 20 years to sell about 100 villas.

@ Sachin. I am already an owner so my comment are going to be biased but here are a few things that I considered before buying and similar to what you said, my views are mine. It all depends upon what are you comparing it with b/c Bangalore in general is screwed up, infrastructure comes up after apartments :-). If you compare KRK with ready to occupy places, such as, Adarsh Palm Retreat and Palm Meadows, totally agree but then there is no comparison b/c of brand but price too :-). If you compare it with upcoming Projects such as Chaitnaya Sharan and Prestige Lake Side Habitat (good access as it’s right on the Varthur road) then again there is no comparison in terms of brand but also price.
I have been living in KRK for about 6 months and I have witnessed significant progress in terms of infrastructure, there is a brand new aprox. 40ft road (Gunjur Palya) road that connects KRK to the Bellandur Station, which was mostly a narrow dirt road until 6 months ago. There is Gunjur Club that has come up about 5 months ago. The access to Panathur Road is getting better because of the newly built BDA Apt. complex towards Panathur Road. While the water supply in Bangalore is a problem in non Cauvery water covered region, Gunjur/Varthur has better ground water supply, KRK has a borewell that hit ground water @ 580ft, quite unheard of but yes who knows for how long will that last :-(. In terms of price, you should go and check out pricing of other villa projects and you will be able to compare and contrast. You are correct KRK is not a brand name like others and it’s KRK’s first villa project but has done a phenomenal job in terms of both design and quality construction. In fact, I have not come across any villa builder that had 50% of Phase 1 complete before started selling, all usually sell a few before they start construction and some even don’t have approvals. Another option I had considered seriously before buying @ KRK was NVT Orchid on Sarjapur Road about 1 KM past Dommasandra circle, good access, good homes but too far for me as I work in Whitefield.
Also note, everyone is struggling to sell Villas in this area not b/c of lack of demand but primarily b/c of Price Tag, check out ND around the mangoes, Chaitanaya Shara, Prestige Lake Side habitat pricing. Many of these builders will or expected to alter home sizes (make them smaller) in the 2nd, 3rd etc phases. KRK did the same and has very good success rate in selling the smaller 1.5CR homes. Bangalore Supply vs. Demand is shooting up (aprox. 6% now) so expect price increase to slow down. Regardless, Gunjur/Varthur area is the best place to live/invest looking into the future b/c it is the most central place b/c it’s right between Varthur Road/Proposed Peripheral Outer Ring Road/ Sarjapur Road & Housr Road and Whitefield and in proximity of many good schools. You should BTW, check out pricing of the Address Maker also close to Decatholon where the new Tech Park is coming up. I expect this area to top the list in terms of growth because of proximity to Peripheral Outer Ring Road….

The project is eminently livable. I have been living here since March 2014 and have had absolutely no issues.
Depends on what one looks for. Roads being bad…well which part of Bangalore has roads in the first place? Jokes apart, the road from Sarjapur Road via Carmelaram is very good, and so is the one from ORR via Panathur. Yes, there are villages – am not sure what is the actual issue here- as most of us and our parents have lived in villages and some point in time. Fact of the matter is that Gunjur village is pretty neat and clean and many of the residents are well educated, decent people.
Finally it depends on individual preferences and tastes. If one is looking for a happening place surrounded by hip restaurants, malls, cinemas, pubs etc…this is definitely NOT the place for you.
On the other hand, if you are looking for some peace and quiet, and still have a very good house, and be close to the schools, this is a great place to be in!
The best part about KRK is it’s location. 10-15 minute drive to ORR tech park via Panathur, 5-10 minute drive to Sarjapur road and 10-15 minute drive to WhiteField Forum and 10-15 minute drive to best schools in Bangalore. This is the best place in Bangalore for Families looking to grow their kids in the best neighborhood of Bangalore., sure not for Bachelors. I explored NVT on Sarjapur Road and ND around the mangoes too and I found KRK to be the best value for money and from location standpoint. For those who are aware of the infrastructure issues and roads, compare the roads near KRK vs. other places, it’s amazing how good and wide the roads are near KRK, experience it yourself!. Not sure if you have noticed, there is Gunjur club literally 1KM from KRK and a BDA society 1KM on the other side, w/ KRK In the middle, that makes KRK a very strategic location. It’s also very convenient, the Gunjur village is literally less than 500M from KRK, a quick walk and I can get everything I need in case of emergency. This is the best time to buy in this area and KRK. If you have 10CR to spend, take a look at Chaitnya Saran :-). Peripheral ORR will eventually come into existence and it will be again around 2KM from KRK, very convenient. Now when it comes to builder and staff professionalism, the owner by name Raghunath is very humble, have you ever heard of a humble builder of such a villa project, I am yet to see. He is very receptive of ideas w.r.t adjusting to the needs of residents, he is fully committed to making sure the residents are happy and in face has made some changes (at his expenses) to fit the amenities to fit to residents needs. Talked to the builder -they mentioned it’s BBMP-Khata A .
Since Gunjur comes under proposed BDA layout (Nijalingappa Layout -which itself being dragged for 4years now), would the propose layout impact the Khata A properties like KRK urban Villae and others.

Please can you elaborate more on what this is about regarding the impact of proposed BDA layout. I am also looking at this property.
Price also seems to be on the higher side compared to Prestige Lake Habitat.
Some parts of Gunjur are part of proposed Nijalingappa layout. But, then again, BDA not actively promoting new layout in this area due to their own issues.
So question is whether these part of Gunjur fall under proposed Nijalingappa layout.
Shoudl we expect builder have BDA approval and NOC….not sure…that was the questions.
There are many many villa properties coming around…so logically shouldn’t be issue.
Checked BDA ..they asked to bring plans -and they can tell if there would be issue or not.

This is KRK’s first villa project, no loans, single owner so easy to ask for changes w/o hassle. I did several changes. since it’s their first time, construction quality is very good. We checked on KRK Urban Ville. The surrounding is pretty serene and the build quality seems to be pretty decent. Does anyone have feedback on this builder. I was told that they were earlier called as Aiswarya builders. The quality of fixtures they use is pretty good.
