Hi all flat buyers of Prestige Lake Ridge. we are seriously considering buying a 3.5 BHK flat in the complex. We visited the site today and I felt that the location and amenities are amazing. Only one thing intrigues me – the upkeep and maintainance of this prestige property is NOT AS GOOD as that of the Songs of the SOUTH property (Begur Road) and even Falcon City). Why is that so? The place looked a little unkempt as compared to these other properties – the lobby areas, the green landscaped areas were not as well maintained. Any idea why?
Also any tips or inputs on booking a flat here?

Phase one hand over is only started and landscape and all the amenities are new and few additions are still on the way
Phase 2 construction work is still going on other properties you are comparing is all handed over and completed projects hence you will feel the difference in maintainence, in lake ridge even owners association is not been formed yet since it’s not even a year old property
Is the price negotiable ? or fixed? how much is the price escalation since launch ?
Hi I have booked 3bhk in tower 5 which as per many is close to the lake bed, I am a bit worried and surprised at the second time because I had only 4 options given to choose in the tower, hope others would have done thier homework on the legal too like me , I did recieve a Environmental Clearance document from the sale team (Mr. Dadapeer) and he says NGT issue won’t arise since they have proper set back. On the other hand NGT changed the ruling couple of times first with 50mtrs then extended it to 75mtrs.
I also checked with many bankers who are personal friends and everyone had one thing to assure is, that prestige will not get into a property if there is any legal issues and till date there has been none for the builders and moreover the property is approved in SBI, HDFC, India Bulls, Axis and other reputed banks. Like us the bankers money is also at stake if anything happens in the future

Current price per Square Feet is 4900. They are saying its a Diwali offer and there is no Pre EMI to be paid till possession.
I am quiet sure they have increased square feet price to avail this ‘no EMI offer.’

I spoke with guys in prestige office.
1. They have some CA land inside the property..looks little risky to me in future
2. They have 2 borewells and planning for maximum of 4 Looks very less for me.
3. Approach is terrible.
4. Set backs given r as per plan…but the towers near side of pride have almost no space left
5. Gud thing they have 43% uds
6. Regarding nsgt norms of 75mts from the edge of the lake ….prestige is saying it is not applicable if there is a road after the lake edge. Not sure how far this is true. Any one checked on this?

The nearest BDA layouts such as Jayanagar Housing Society and Bharath Housing Society got the water connection starting from this year 2016. I am sure this will be addressed by the builder. I am again telling all the readers here- dont go by the situation as of today, you have to analyse the situation during possession which is due by 2019/2020. no point in discussing about all these issues/ situation today !

The project is still in pre launch. Any idea when it will get approval and move into actual launch stage? It’s almost end of August and no plan approval yet?
Contruction would commence from September mid . They have already initiated the excavation work
HI even i have booked a flat here in tower 12 i guess comparable the price is OK in this location because i checked with all other reputed developer here in this locations there are quoting much more then Prestige.
And i did checked on this lake issue it is clear they have got the NOC from Environmental Clearance.
As said prestige properties does not have any issues so let us see what will happen

There are no water problems in the area with good ground water.
Checked with Pride apartment who are quoting 4000 onwards (Not 3800) for ready to move in flats, as well, they don’t have water issues.
Prestige is pricing it at high premium at 4500 in pre-launch.

Couple of days back this project has been approved by BBMP and got the necessary environment clearance and added to this SBI has approved this project and I received an email from the bank today forenoon .
The project has many issues. For one thing, one of its towers is too close to the boundary of the ‘Lake’ as per official map. The distance is much less than 50 mt. For another, the surroundings are not very inspiring. Currently the so called lake is a repository of filth at best of times, and during rainy season, it will be a cesspool of slush, and a fertile breeding ground for variety of pests. I could find no trace of any planned initiatives for rejuvenation of this water-body. Connectivity is another major issue. The distance to nearest metro station is uncomfortably long. Approach road is narrow and congested. In these circumstances, one fails to understand how it is so aggressively priced, particularly when other projects in the vicinity at much more advanced stage of completion, are quoting at much lower rates

i am also interested in the project…but as mentioned above…clearly they do not have that 75 m clause fulfilled .
their boundary is just adjacent to lake not sure how it will effect the project
we are getting into strict mode from all directions for mandatory clearance,
i had a discussion with them too…not satisfied with their answers and how come BBMP approve this which is a clear violation.
did anyone checked on the same??
price is def another issue…as prize which is ready to move is far cheaper….but that can be somehow felt ok based on the final product which prestige delivers…

Hi rdmalearner – i did quite a lot of R&D and booked this apartment- The issue is with Tower 5 of the project which is barely 70m. so please dont touch that tower, otherwise its potentially good property to buy / live/ investments – i suggest you visit the place, per my understanding the developer is giving both OC and CC for this project (when completed). What about new NGT rule of leaving 75mtrs from lake. I dont think this project maintained 75mtrs. Specially block 5 in brochure seems very close.

I heard there is water scarcity in this area since no kaveri water supply for that area yet.
Property is just adjacent to huge lake. Not sure of the consequences.

I heard about this project from so many people and hope that it will be awesome like their UB city, Prestige Shantiniketan and the Prestige Technology Park which provides the modern amenities.
Prestige always leaves behind its existing properties, so it will surely be better than the properties what you mentioned.
