However after visiting personally I’m convienced about your property it looks good inside and out, as you promised home hope project will be ready by end of this year. Kindly blk 2 bhk 1211sft area for me. Thanks to SJR for constructing value budgeted homes for common pple lik us.

Project supposedly launched in 2011. Doesn’t even look like it willl be habitable even at the end of this year.
For a mid range budget project.. it sure is taking its own sweet time. Lethargic, slow and unresponsive ! Also dont expect any compensation for delay – all you will receive are requests for payment from the builder.
From personal experience, unfortunately I currently cannot recommend this builder to anyone!

The garbage dump is worrying. Lots of mosquitoes at the site. They promise the garbage dump will go away. But when that is a big question mark. They seem to be a little slow… in execution

I had booked here 2 months back. As per the revised plan shared to us 1 month back, the completion is around Dec 2014. So far it is as per revised schedule.
Comparing to the traffic jam piling up on phase 1 & excellent connectivity to toll plaza could be a plus point. Also it’s very near to big companies..so renting also will be easy incase required.
Do your research and then finalize. if you club with someone else who is interested in the same project, the negotiation might works better.
What is the current rate per sqft being quote?
what about waste Dump Yard, Sewage water getting into the lake and contaminating ground water, Grave yard infront of the project ?? these are definite negatives which is impacting buying decicion
Either they are trying to misguide the buyers or are very much inexperienced in this business. In no way they can complete by end of 2014 as the structure itself is not ready . On top it masonry work ,plumbing tiling , plastering ,Electrical work all of these takes time Visiting the site would give you a complete clear picture
I have seen this project too. Looks like a good area for investment. Hopefully they will get cauvery water soon and the garbage dump goes away.

Definitely doesn’t look like they will complete this year. Perhaps Mid 2015 is my guess ( for it to be actually habitable)
Finally booked one flat but I doubted whether they would be able to deliver all they have promised…best in their pricing 3750 + .Good design, amenities (power backup, pool, games , gym etc.) in all. Risk is entirely yours

The base price is rs 3500.. For 5th floor it should have been rs 3625 (25 per floor) so i think you are getting a discount of rs 25. As its in construction property i think it shuold be a good deal.
This is a resale flat. The guy is looking to make an exit as he is not interested to stay invested now(he bought it at 3400 psf so there is a premium of 200 INR for him). Any ideas of the transfer cost from the builder ?

Go ahead Pradeep. I have booked there and it seems to be good investment option. You need to add 6 months of grace period to the completion time as this is a standrd rule.

I think its just one of the case as we have a FiestaHomes buyers forum and i have not seen any one complaining about primecorp. If you want then you can join the face book group “Fiesta Homes” (not able to recall the exact link) and post your queries. If you want then you can call me at 9741574111 for any queries.
If you check in internet about projects from SOBHA, MANTRI, DLF, BRIGADE, etc. you will see many nasty reviews about them also. Honestly check how many bad review you find about Pricorp Fiesta Home. One praise does not make a bulder good also one negative review does not make builder bad. Let me try to clarify few of the points about the complian link:
1. This project is targeted to complete by June 2014 so no need to wait till Dec 2014. Also if somebody does not have to pay EMI till 2014 i.e. 18 months then its a fantastic deal.
2. See if any delay happens due to shortage of materials, labours or some unforseen reason like natural calamities then generaly all builders will have that term and condition. But the chances are very rare.
3. The customer services at PrimceCorp is generally very good. If he can not generally reach the sales executive then he should call to the reception and generally they connect it to the executives. If requested they can visit to house to collect cheques and other documents and they did for me also.
4. SJR primecorp dont send bank executives. They have tie up with Akshya weath management which helps in getting the loan from bank. This service is free and if you dont like then process your loan by yourselves. I took this serive and there is a guy named Ramesh who helped me getting loan from SBI without any hassels. If you want i can give his no. and you can talk to him.
5. Getting a refund from any builder is difficult.

As per the information available the project was launched in nov 2011 but till date most of the blocks have not even completed 2nd floor . I am pretty sure this project cannot be completed even with a year of delay.Not sure if the project is a viable investment option. Looking forward for your inputs

I am looking at buying a 3BHK flat at Fiesta Homes. Any advise on the property in making a decision will be helpful. SJR does not have a very good feedback from customers and that is holding me back. They seem to cut corners closer to handing over and general finishing quality have been questioned by buyers of their other properties. So is the handing over date. This project looks good and their no pre-EMI is also attractive. But the negative views and the fact that they leep changing their floor plans is a cause of concern. Their current asking price is 3350 which is comparable to other better builders (even Prestige Casabelle was quiting at 3500). Also, they still seem to have over 100 flats to be sold.
Please advise in making an informed decision. Thanks.
This is SJR PrimCorp and they are different from SJR group so its difficult to say what will happen. I feel they will be better then SJR group. Please check the previous completed project. I have personally booked the projected and have seen only one floor plan change that is before construction started. They added one more balcony to the bed room thats it. I am also expecting theat the possession will be delayed by around 3 to 6 months which is the grace period.
Thanks. Any indication on the price they are asking. Heard it is 3350 plus floor rise from the first floor. Is that common. Generally all good builders start floor rise from 4/5 floor. The price seems high when compared that better builders are charging similar or slightly more.
I think SJR is a name par big builders but yes just below builders like Sobha, Mantri, etc. Yes they are charging 3350 and 25 rs extra per floor. As per my knowledge this is common thing with all big builders. As the ground floor is going to complete soon they have increased the price just like any other builders. Remember the pre-launch offer was rs 2500/-.

Please check the builder background before you invest also what kind of property it is. Currently if you are looking in e-city you got plenty of options to choose from. Also check DLF in Rajapura (Woodland Heights) before you make up your mind. Consider Shanders Dwellington also if you are looking for a budget apartment in 50L.

I visited the site today and I saw a garbage dump near to the site. Though they are saying it that they will have it removed before giving for the possession but do not know how much that is true.

I don’t think you have to worry about legal aspects as many of us bought in Fiesta Homes and did all the legal formalities. Its correct that its approved by all the major banks including LIC Finance and SBI so its easy to get loan also. But i would still reccomend you to meet a lawyer and get a legal openion and also consult regarding the agreement terms and condition. Regarding You can join the fiesta gruop in facebook also.

I am not sure how many are available. But when i booked 2BHK flat back in March only 2 units were available. Is it only 1 BHK / 3 BHK are available? There is no issue with approvals as we have verified the documents with our personal lawyer and also got the loan from SBI. The completion time is 2014 march but i guess it will go tilll August Sept.
I think as per electronic city locality they are quoting bit high price and they is why people are bit reluctant.

My kind advise is to think 100 times before going for SJR properties because few of my friends have booked in Luxuria(Bannerugatta) and Fiesta and the feedback is that they are having sleepless nights. SJR Luxuria already delayed for 22 months as said by the owners and also lokayukta’s report on bangalore mirror is here with us, Now it is under scanner by lokayukta where as no owner can occupy the flats until unless it has been cleared.

1. First of all you dont even know that SJR and SJR PRIMECORP are two different companies. Luxuria(Bannerugatta) belongs to SJR and why are they delaying the project is not relevant to this blog which is about Fiesta Homes and constructed by SJR PRIMECORP.
2. Who told you that the project is delayed by more than one year. Since its inception it was targeted to be completed by 2014 March. The foundation work is going on now. From where you got the forecast of delay??
3. Who told you that Watermark project is delayed. I have personally visited the site and 70% work is done.
4. Have you ever interacted with SJR PRIMECORP people, yes its not like the customer care of Banks but not at all bad. You get what you want without any hassel. I have booked my house in Fiesta Homes I never found any problem in getting whatever from Fiesta Homes people.
5. Regarding transperancy, when i went to my lawayer for legal openion there was not even a single negative he provided for Fiest Homes. To add Fiesta Homes project is approved by all the big banks including SBI & LIC Housing Finance. There was a plan change and it was communicated to all the buyers.
Speaking something without knowing the facts is really dangerous. BUDDY GET YOUR FACTS RIGHT. YOU DONT EVEN KNOW SJR PRIMECORP IS DIFFERENT COMPANY.

I hope you are right , but if you are not aware that Prime corp promises for launch of Vogue from last 6 months and it is still not done. Whenever I ask , i get the reply in 15 days .this way I have spent nearly 6 months and again they say 15days.
I have lost all hopes with SJR PRIME corp and poor friend who booked his apartment god bless him. If you think I am wrong you can ask Guru and Khan in Prime Corp office .

If you consider all the builders of India and do retrospective analysis, you will come to know that at many times they have given pain to the customers. The whole construction industry is considered as cheaters that is why you dont see any construction company doing well in Stock Markets. They are all loosers. Tell me a builder who does not violet the original plan? Only thing is that they get away with it.
I think your friend has bought this flat during the prelaunch offer when all the approvals are not done. It may be the reason there is a delay. Did he do the due dilligence before giving the token advance? If your friend has not done the agreement, not taken the loan and not paying the EMI then its not that big issue. Its an issue when your loan amount is disbursed and you are paying the EMI but not gettign the possession.
I am not saying that SJR PrimCorp “Dudh ka dhula hua” but there are only handful of good builders among so many cheaters. If we can not belive builders like SJR PrimeCorp then whom can we believe. If these people cheat then no hope. But I storongly believe that they will start the construction. I think for the Fiesta Homes also there was similar delay. Delay is painful during possessions.

I have booked flat on 16th Nov & still the documents are not ready from the builder. Has the builder received BDA approval & whether SBI has approved this project. So it will be much earlier for loan approval.
SBI is yet to approve it.
2 days back I received a mail stating the documents are ready after approval from BDA & BMRD. I am still enquiring whether SBI has approved the project to avail loans. any idea about approval & further proceedings are all clear.

Tentatively they are planning to launch the project on 18-20th Nov’11. Also SJR Primecorp planning to launch Phase II of Fiesta Homes project. Prospective home buyers can do their due diligence based on these additional inputs.

I checked out the Fiesta site today. Nothing much. They don’t have any approvals as of now that’s the reason this is pre-launch. Once they get the approvals they will launch it. The price they are quoting is 2490/sqft.
Just wanted to know whether it is a good idea to book at this stage with the project having no approvals on the plan etc.
Moreover, there are some -ve remarks about SJR Watermark (one of their previous projects) on net e.g. lauch kept on delaying due to approvals not forthcoming, poor customer service etc.

Thank you Harsha for your valuable feedback. I’ve seen Shanders Group’s Alta Vista project near EC. And I liked the project plan and quality of the work and specifications they are offering and their delivery also prompt (which would be delivered in couple of months).
I know about SJR Group as well but the price (inlcuding all charges) may not fit into my budget (which would be 39lakhs). In Shanders, I’m planning to Buy either a 2 BHK (875 sqft) which would cost me 28 lakhs (all inclusive) or 3BHK (1100 sqft) (all inclusive price 33 lakhs). But I can stretch my budget for SJR Fiesta Homes if its really worth buying. So need your/expert guidance on the same.

Looks like you have done your research. Since both the projects are in pre-launch phase, have you also considered when they plan to complete – the earlier the better ? And how about the Carpet Area to SBA ratio – higher ratio is better? Well if both these parameters are also comparable then the price is the clincher. All inclusive price of Rs.33 lacs is not comparable as Shanders has 3 BHK starting from 1100 sft and whereas 3BHK in FIesta is 1490 sft.
If anybody else is aware of both these projects please share your views.

Hi, Harsha,Myself and five of my colleagues have booked in shanders Dwellington for 2 Bhk 800 sqft.looks like worth for money.project completion as they said is three years. Approved by BDA.Have seen the Bda approved plan copy.Initially booked for 875 and changed to 800, since difference of 75 sqft with carpet area ratio is only 44 sqft,for which u have to she’ll out 2 lac.,which is only the balcony area covered.past project alta vista is excellent.plus point could be pricing,location,expected peripheral ring road, project time(lot of breathing time),expecting a price rise of around 30% by the end.

Shanders not a new name in Residential Real Estate. In Bangalore for 4yrs and as far as prev records show have good Commercial Real Estate backgound.
I’m planning for Shanders Dwellington 1250(3BHK) currently the price is Rs. 4233070/- I have checked several other projects IVRCL (Thyme Park), Brigade Meadows, DLF Maiden Heights, Mahaveer Rhyolite and Laurel etc but pinned on Dwellington.
Pros:
Using Aerocon Blocks for construction. Which is light compared to Concrete Blocks and Bricks which reduces the weight of the Apartmant and increases the Durability of the Structure. Its a bad conductor of heat hence reduces Fire chances and keeps the building cool. I googled it and seems to be correct.

As far as the Desgin is concerned. No Common walls and a perfect 1250Sq Ft 3BHK under 45Lac budget. Nice planning, proper utilization of spaces and No wastage of space. As per the builder carpet area is 90%.
As far as constrution is conerned building finishing and quality is upto the mark. All latest equipments, fittings and accessories are being used which I have not yet seen even in DLF Western Heights.
Good marketing technique showing an A Class Apartmant (Alta Vista) and selling B Class Apartmants (Dwelling) giving the assurance of the quality.
As the builder is new in the market can be assured of a good quality and a more competitive price compared to Other Builders on the same edge.
Cons:
Though as mention earlier using moden eqipmwents, fittings and accesories but all are made in China. Tiles both external and internal are made in China. So quality wise no idea but looks awesome.
Project Completion time is December 2015 well you can add +6 months to it.
All 3 BHK apartmants are towards the rear end of the building.
No price negotiation possible as of now.

I have booked the 1250Sq ft 3BHK Apt. As of today almost all 2BHK has been sold out only 3BHK are left. I have seen over 250 projects in BLR. Out of which only this project fits into all my criteria. Yes the completion time is Dec 2015 +6 months grace period would take the project to 2016 mid. But unlike other builders 2015 is the completion time for the entire project not just 2 or 3 blocks. I tied price negotiation with them but in vain. Other development aspects are the Haskur Road is proposed Ring Road but again the plan is yet to commence and definitely the price of this project is gonna appreciate as once the school comes up the Hoskur road will lead to all major IT Corridors such as E City, Sarjapur Road, Outer Ring Road, ITPL and the upcoming Sarjapur. With 45L I found a good deal considered other projects. Other projects to watch out for are Godrej e-City and DLF Woodland Heights. And if you are planning to go for this project then hurry up as once the Second foundation is complete the Price will be hiked to 3100/sqft from current 2800/sqft. And you know that bank will not disburse the amount until it didn’t get complete docs even our loan got approved also.

I had communicated with you directly if you were really wanting to talk to me you could have written back to me instead of accepting the cancellation. You need not have asked any body my contact details as you already had my email id.
Please note that you are right in saying that the agreement does not talk of any bank choice . You are able to see this but you are not able to see the major point that the agreement doesn’t talk about any banking arrangement and says that you need to pay a certain amount on completion of a certain mile stone. If you are new found theory of having taken time was true you should not have signed the agreement. You have always been in a state of default and we have given you a very long rope.
Please note that for the last 30 odd years we have been full filling the housing dreams of “Genuine” middle class consumers and have always stood by people even though they did not have enough money to pay. In the last one year I can recall at least 20 instances where we have registered properties to our customers and allowed them to occupy and enjoy the property even though we have not received 10 – 15% of the contract value,we have accommodated them by accepting post dated cheques ranging from 6mths to 1 year without any interest . It is not that this is the first time we are facing a situation where a customer is unable to pay . If you want to accept I have an advice its upto you to take it or leave it I am only advicing as a friend ,in life the right attitude is very important in approaching various situations, even now though you are aware that you are at fault you still fail to accept and think that you are right and we are wrong .
In life by saying Sorry we go up in stature and not fall .
I would want to end this communication by saying Sorry if you still feel we are wrong, we do not loose any thing by saying sorry and satisfying your ego even though you are at fault. I hope you recall that I have said sorry in my mail dated 8th May 2013 if you felt we were wrong and also we would not mind saying sorry any number of times as you wish to satisfy your ego.

Whether Mr Ramakrishna batted for me or for someone else what I know is he needed to take ownership. His team was supposed to be the point of contact for all my issues. If you still say that I had made a mistake then yes I had made a mistake in trusting your company. With regards to the contract also correct me if Im wrong its no where mentioned that you cant go with your choice of bank and Shanders will not co operate in that case, because I failed to get the logic behind not providing the documents to the bank even after 6months of your booking. Yes I took 6 months time from your company to make the remaining payment of 3.5lac but does that make a vaid point in not providing the documents for 6 months?
Everytime I called for any issues only assurance was provided not resolution. Still today they are unanswered. You instead of acknowledging your mistake you are blaming it on me. Even after this incident you havent provided the document to the bank. There is one more customer who is in my state whose loan is approved my not yet disbursed as document not yet sent. This I can confirm because 30 mins back I was with Mr Durgesh and Mr Hemanth regarding the loan for my new project. You say I should be greatful to you for not deducting any amount, yes I greatful to your company but not for amount but for shattering my dreams. You say I should have contacted you and should have informed you, let me tell you even if I wanted couldnt as I didnt had your contact details but what about you when you saw that the payments were not made in time why couldnt you call and check? You had my number I guess one call would have costed you lesser than 40k that you have returned. Only thing is the meaning of inconvinience hasnt changed seems perspective has changed for some. Before you start tying a repky forbthis mail for once you put yourself in my shoes and think where did I go wrong? Incase you still feel you were correct and I was wrong then please do reply else you can send an apology mail for the inconvinience caused to me. Will wait for your honest reply.

Request you not to get excited but think coolly and in a calm state of mind before reacting , of course i can sympathize with you as you have lost out on a wonderful opportunity ‘Dwellington’ .
I have read the entire file and am fully aware of the communication that has happened between you and our marketing team members since August 2012 which is much before your booking date 19th Sep 2012.
Please note that there is no approval from the authorized person about delayed payment and you raising this issue now is not correct , you should have raised all your concerns in response to my first mail to you.
Please note that IDBI is not our preferred lender and Mr.Ramakrishnan has taken special permission from our management only to accommodate you, to be very honest he was always batting on your side and supporting you even after you sent your mail in acceptance to the cancellation. I dont know why you have taken a negative view about Mr.Ramakrishnan who has always been supporting you, anyway that is not my concern but thought that I should bring it to your notice that he was always supportive of you in convincing the management to approach IDBI for housing finance specifically for your case and also post your acceptance of cancellation he pushed very hard to get it stopped.
Please note that you have signed a binding contract,which is the Sale Agreement on 10th October 2012 where in page 30 of the contract, the payment schedule is clearly mentioned . You should not have signed the agreement as it was drafted or should have at least written a mail either during signing of the Agreement or when the demands were raised stating your “alleged” understanding of having sought time for payment.As this was not done and you have signed it means that you have accepted the payment terms and you were in default.
In your admission you state that on 21st Jan 2013 you had shouted on Shashi , you should have written a mail to either Mr.Ramakrishnan or to Shashi at least at this point of time raising your concerns which also has not been done. What should I construe.
If you have any other concerns please take what ever time you need to think through and you can mail me and I am sure that I will have answers to all your points if at all there are any.
How ever please note that as I see there is no inconvenience caused to you at all in your claims, but can certainly say that we were put to inconvenience by your conduct.
Coming to the point of interest I know that we have not done any charity and if you are not able to appreciate our gesture of paying interest even with out you asking for it , I think this is insensitivity due to ignorance.
Please feel free to correct me if I am wrong any where in this mail.

Which I didnt receive and after 20 days I got a call from the bank stating that they have received the documents set and the agreement copy and asked me to come and take the agreement. Thanks to the bank finally I got my copy and my loan was approved in 10days and also got a confirmation call from the bank but project approval still pending. Then 1 month back I received another call stating that theproject was approved and they are waiting for one final doc from the builder. Which till date is not yet been given to the bank. Only after which they can disburse the amount. When I check with Shanders was told that it was a legal paper and was with the legal team whose concerned person is not there is out of country. So was waiting for him to return and informed the same to the bank in the mean time got a mail stating that my apt is cancelled.

Please find herewith enclosed as an attachment , the schedule of your payments towards purchase of Flat No : 4 A1 in DWELLINGTON at ELECTRONICS CITY.
It may be noted that there has been substantial delay in your payments.
In the light of the above , we are cancelling your booking and shall refund your advance paid along with interest at 12 % per annum.
We are returning an amount of Rs 8,88,393/- out of which the payment received from you is Rs 8,51,600/- and the balance is towards interest.
Please note that we shall transfer Rs 8,84,713 /- after deduction of TDS of Rs 3680/- and the TDS certificate shall be issued subsequently.
We request your good selves to mail us your bank details , enabling us to transfer the funds, also please return the Sale Agreement post receipt of the funds.
