Mana Karmel (Off Sarjapur Road) – Any feedback, Reviews, buyers etc ?

Dear All,

Did anyone buy a flat at Mana Karmel (Off Sarjapur Road) a project by Mana Builders? Can any provide the overall feedback on the property? Whether the property has clear titles, approvals, Ho is the area, what’s the future prospect? Any sort of information would be helpful as I’m a prospect buyer.

Hello Rajesh,

I booked the flat last month when the pre-launch offer was going on. when did you book it? did you already signed the agreement?

 

Taher,I had verified the documents with Adv Salamma and also with another advocate who lives in Hebbal, both lawyers gave me a go ahead.

Please let me know if we have any owners group already available, if not I will create one.

Hi Folks,

Good to see a lot of  conversation going here. But can all the buyers comment on the areas near by. What I mean is that land beside the construction site, clearance from railway line (back block),  The bus stop in front (when this shall be operational), will there be any nuisance due to its operations considering the littering, auto stands, honking when its operational etc. Did anyone verify by when the roads shall be constructed by corporation, Is the area under panchayat or BBMP? Please do share the information, your comments with respect to above points but certainly not limited.

As far as I know the land acquired by railway for the doubling of the railway line is just before the boundary walls of this project. The land beside this project is now being levelled and so I expect some projects to come up over there. Regarding your point related to bus stop I think it is a BMTC bus depot where the buses will be parked and not a bus stop, so there should not be too much of nuisance due to auto stand. Also, BMTC employee quarters has come up behind this bus depot and so government should maintain this area well. The road in front of the project has to be constructed by the panchayat and not BBMP, the area is not yet under BBMP limits. What the builder told us is that the road will be developed in a year by the panchayat.

Am about to book a flat in Mana Karmel and has queries on the VAT  and Service tax that the builder is charging at the rate of  9.5% and 12.36% instead of standard govt norms that is VAT 5.5% and S.Tax@3.09%.

 

Kindly advise if all of you paid at the same rate.

Yes. The govt norms are 5.5% for VAT and 3.09% for service tax. Please let us know how much the folks who have already booked have paid for it ?

Hello all,

I went to see Mana Karmel project yesterday. I have a few queries:

1. Sales person told me the land is in Panchayat Khatha and “will be” turned into A-Khatha when BBMP takes over this area. Is this reliable information ? By when is this going to happen ? Any ideas ?

2. I took the road below the flyover (where RG tech park is coming up). It was a kutcha road. Any information on good connectivity of this road  for comfort commute ?

3. The project has a proposed BMTC depot in front and railway tracks behind. I was concerned about the noise pollution both of these causing in day to day. Is this a valid point of concern ?

4. Builder told to give all BDA approval documents, CC and OC on completion proving there will be no deviation from the govt. approved plan. Was this told to you also when you booked ? Also clearances from railways and other agencies applied ? This is to confirm everything is in order for this project.

Let me know your thoughts as this would be quite helpful

Yeah Manuj, Entire hoddasiddapura/kodathi comes under panchayat, i agree OC is a matter of concern now,

Sound pollution is matter of personal choice, you can see DSR, Suncity along carmelaram station, they will have more pullution if we think that way.

Take the right before bridge starts, along confident Leo, i hope they will open the stretch from  below the bridge.

I am also considering sairam gardenia or mana carmel or concorde group one,
