Today I went to the site office. I feel that price is ok. But heard from their previous project Innovative Petals that their quality of construction is not good.

Anybody booked in this?

Yesterday I went to Innovative Petals and saw a pretty wide and visible crack in the first floor of the block near the compound entrance. But other than that, there wasn’t much of an issue.

This builder has promised me verbally to provide OC/CC for Innovative Oak Garden and also said that the first phase of constructions will be complete by Dec, 2015.

But yes, the price is good and the location is quite good.

People from Innovative Petals and Innovative Aqua Front, please provide your valuable feedback.

I  have booked a flat (204) there last week & got the documents. Now I am getting those verified with my lawyer. If everything is ok , I might go for the sale agreement this month end.I have spoken to two of the owners of Innovative Petal, it seems they are happy with the constructions &  builder services. is my email id.

Are you going to insist the builder to provide OC/CC?
I was asking them if they could mention that in the Sale Agreement, a clause to provide OC/CC on completion of project, so that we later do not have to pay penalty to BBMP/Akrama Sakrama.

I visited the projects 3-4 days back. The price seems reasonable. But based on the dimensions mentioned in the floor plan, the carpet area is coming to around 68% ( which seems to be pretty less ). Also in the high level view of the project they have mentioned exit and visitor parking towards other end of the property. But there doesnt seem to be any road around that exit. The only road around there i saw was the mud road which leads to the site office.  Also how much per sq ft price has he quoted for you. Right now he is has mentioned 3490/-. Any idea how much it comes down to after negotiation ?

Even i am interested in investing in this property. The price he is quoting is 3490 Rs/ft. Was anyone able to negotiate on price front ? Also has anyone done any legal checks on the property ?

The marketing guy commits verbally about giving OC and saying that the property is A Khata.

Also i had concerns regarding the development pace of the surrounding areas. Any insights on this ?

I visited last Sunday. Project is looking good and developer showed me SBI approved letter.Builder promised to provide the OC . But I am worry for construction quality of project.
Anyone has idea about construction quality of project.or anything else ?

I am planning to book Oak Garden.They are committing to complete first wing by dec 15 but i think it will get delayed to mar’16 as now foundation they are doing.they agree to write OC and CC in sales agreement.But for amenities ,they had not mentioned any space/places ,they won’t have any plan for amenities as they mentioned in brouchure.Is there anyone who has done legal verification.How is there construction quality?

I had visited the site today. Its a quite big area and around 2 km to Outer Ring Road. Price is quite less compare to other builders near-by.

But they not allotted any space for gym & party-hall.  They may give the unsold house for that in the later stage. If that came near to our house it will be too noisy.

I found a big graveyard & electric graveyard backside (Swimming pool side) of the site.

I heard that still the electric graveyard is active. And the road to the site & graveyard is the same. If we open the balcony we need to get fresh air, not any bad smells.

Although we don’t have faith about ghost, it may give negative thoughts to parents/ relatives. So we need to think about it before buying.

Even  i asked about club house location but did not get clarity on this. He was saying some flats will be converted to clubhouse. Saleperson said he will get this info by Wednesday.

Graveyard? I heard this in movies, but buying a house nearby. I am dropping this project. May be this is the reason for lesser price.
