I was thinking to buy a flat in Nitesh Cap code. But looking at these reviewes I am in delima. Can someone tell me is the worth buying there or still they have issues?
You can go for it if you are willing to play the waiting game for another 2-3 years for a proper possession and not to mention lot of heartburn, anxiety, threats and broken promises along the way. The project looks promising with a great location to boot, but the problem lies in its execution. At the end of it, you might still get a good product (hopefully) but the whole process will leave you drained and exhausted!!

Yes, the flooring work demand seems ok for blocks A, B, C, D & E. Structure of other blocks is still incomplete. So, if they are raising demand for floor works for those blocks, I think its too early.

I hear lot of good things about this project from marketing team, but i strongly feel these are valid only till you pay money to them. Then you will come to reality, go back to initial comments in forum when this project was launched…all the marketing people posed as buyers and telling sweet stories.
From neutral outlook only good thing i see in this project is : Location.
Except that everything is shitty, not worth money and waiting.
Now, marketing and investors will come and bash me for a genuine comment.
Completely agree. I go to office in front of this, not seen any fast-paced construction activity for past 2 years. I know a couple of person who bought here – one is still stuck, other one sold luckily to an unsuspecting buyer. And I also get call from Nitesh marketing team about other projects – immediately cut the call if they are from Nitesh. Waste of time speaking to them. Just stay from this builder.

Just got the demand note for utility charges. First of all this charge has to be paid only upon possession as per agreement, moreover, the builder has increased the charges by almost 2 lacs for me. Just wanted to bring this to group’s attention and seek your feedback whether we we should be paying the increased charges. I’m sensing the builder is starting to cheat on us, so, I think we should all approach this matter as a group. We might need legal opinion as well to fight our case. The project is also getting delayed and hence we should be starting to get compensation for delay.
Be lucky if you get bescom/bwssb connection at all. Most of the recent nitesh projects even after paying utility charges they dont have bescom or bwssb.
I’m sensing the builder is starting to cheat on us — Sorry to know but that was not a very quick wakeup call.

You are absolutely correct. Nitesh is playing with the timelines. It would have been better to provide information what was original schedule and where it stands now.. ! That would have given required information to anyone who is interested… I am against random statements
@Rajan, I don’t see anything wrong in saying either 2020 or 2018 when its already delayed for so long.
If you are invested here, can understand your pain, but warning future buyers by exaggerating the delay is correct. Builders should be much more responsible. They should proactive and compensate the losses incurred by buyers. Builders can make profits but not with the losses to buyers.
I agree with your part regarding builders. But I disagree with exaggerating the delay part. As I responded to Rajesh, we should tell the exact details so that people who want to buy make a informed judgement… I have invested here (though I not much in pain as of now) … It is like what is happening in our media, they pick a issue and exaggerate to very high levels and important things get missed !

Last week went to my flat in nitesh cape cod and very excited to see that progress is there in the project construction. we were told we are likely to get possession soon.
Today only I went to see Nitesh Cape Code, first of all I don’t see much construction activity happening. Also I inquired with some local shops, they clearly told that there are few labour working here and last week only around 12 labours left the projects and are not willing to work here. By the way these shops are tea vendors / pan shops nearby.
Several vendors have refused to work until back payments are made. Work may restart once that is done

Today I talked with the builder on the availability of 3 BHK in Cape cod.The builder gave me multiple options and quoted Rs 6000 + other charges for 3BHK 1685 sqft and 2 parking in A block.He offered a discount of Rs 400 /sqft and the completion will be March 2017.I didn’t negotiate on the price. I have few questions to the group.

Shaji, be realistic, how anyone here in this forum can give confirmed yes\no to your question? Trust your instincts, know the history of the builder. Just think, why would a sales person gives you 1000/- discount on the spot? Is he in love with you? < :-) im assuming you are guy, if not, im sorry, its a failed joke>
Basic rule of discount in buying anything, they donot love you, they just need your money.
All I can say is one thing, “There is nothing much you or any buyer can do, if builder drags this project beyond 2018 or 2019” Sales people hardly respond to your phone call, once you start paying.
Please do your home work one more time, there are thousands of luxury flats available in bangalore, ready to move in. If it is for end use, i would recommend to buy ready to move-in flat.
Is this true? Did the builder agree to 5100 when rates in the area even by tier-3/4 builders is about the same or just under 5000? If true, it speaks about how low public perception is about Nitesh who behaves & tries to con & fool everyone that he is a tier-1 builder.
Other builders like Prestige, Sobha, Adarsh, Embassy etc command close to 6500 in the area.
Its a business, they quote as they like. But its your money, you decide.
Its very easy to add a zero to 6500 and make it 65000 or add 2500 to 4000 and make it 6500, but the question is, who will buy? 🙂

The guy at D block has flat in higher floor i.e. 12th floor with two car parkings offering the same price and that block will finish much much before your block right! Even another guy is offering lower price’

Finally Nitesh Estate has gotten the TDR for remaining blocks i.e. FGH and committed the hand over dates in writing for Dec 2015 on-wards for “A to E” blocks and June 2016 on-wards for “FGH” blocks!
Knowing Nitesh Estates even if they delay by 6 months one can expect possession for A to E by Mid June 2016 which is relief for people like us!

I was thinking of putting my hard earned money to book a flat in Nitesh Cape Cod during the pre launch in Sep 2011. Price was around Rs 3950 psft that time. But i was put off when they increased it to Rs 4250 within a week.
Now i thank my stars i did not buy anything here as my money would have been blocked along with paying both EMIs and rent together without any end in sight. What i read here is horrifying to say the least. I was told possesion by 2014 in 2011 and now the end point seems to be sometime in 2017. Really distressing to hear this kind of behavior from the builder Nitesh which has put many folks in such a bad situation now.
I had visited the site end-March & before that some six months ago. Work is proceeding but not at fast pace. For example A, B & C blocks had masonry work done up to about 3rd or 4th floors six months ago whereas during end-March work had progressed up to almost 10-11th floors – few uppermost floors remain.
If work is taken up at full pace, they will complete within 2 years, but problem is they are currently very slow – & its anyone’s guess when they will finish.

Cape Cod project 3 towers F G and H do not have BBMP approval till date. The project is running way behind the schedule. Even after 4 years it is not in state of completion in next 2 years same is the case with all their other projects.. If you guys ask the feedback just avoid Nitesh Estates…it is a big time cheater.

I am an unfortunate customer of Nitesh and have booked apartments in two of their premium projects – Nitesh Hyde Park and Nitesh Cape Cod.
It has been 5 years since I booked in Nitesh Hyde Park and I am still waiting to get possession of my apartment. Nitesh has a horrible track record when it comes to project execution and their customer service is equally pathetic.
Even the Nitesh Cape Cod project is significantly delayed. The worst part is even after 3.5 years since the project was launched Nitesh does not have BBMP approvals for constructing 3 out of the 8 towers planned. I dont see getting possession for another 2 years at least
They are simply taking their customers for a ride and are only concerned with launching new projects and making new sales while completely ignoring execution of the existing projects. The sales guys are trained to make tall promises which the company never meets while the customer service team is trained to only pressurize customers to make payments and simply ignore all customer concerns and grievances!
Also please beware that all the positive reviews posted on this forum have been put by Nitesh itself using fake IDs. To get genuine feedback only talk to existing customers of Nitesh and dont go by what they are posting on this website
