Emmanuel Heights-Planning to book a 3BHK

Hi Harsha,
I have visited Emmanuel Heights on Hosa Road.The plan seems nice and the location of the project is very good just adjacent to the road.They are saying the possession will be 2017 end only for one block and the complete project will be ready by mid 2018.The builder is quoting 4200/sq ft + 25/sq ft floor rise charges.I am interested in the project and planning to book a 3 BHK.However I have few questions:
1.Dont have an idea abt the reputation of the builder?
2.What are the completed projects by the builder and what are the customer feedback?
3.The project is BDA approved and builder says he will provide CC & OC.Is it OK if its not BBMP approved?
4.They have not got bank approvals yet.Is it OK to book before banks approve the project?
5.The marketing team says that they will not build a model flat as the builder will not spend money on these things.Want to know about their quality of constructions.
Will be helpfull if u respond to my queries.

Any take on Emmanueal heights. I am planning to book 3bhk. Do you think location/place is a good for living .
any issues did any one figure out till now.
