Sir,
How do you view Mantri Pinnacle, Bannerghatta Rd as a property ? I had invested in it long back for investment but now with the delays etc am doubting my decision.
How do you view the project – short and long term ?

Hello Mr. Mehra,
My 2 cents on the project.
a. Location is good, as you have Meenakshi mall, hospitals, schools etc in near vicinity.
b. Project design, amenities and construction: Probably among the best, and construction is done by Shapoorji and Palonji, who are known for their quality.
c. Investment choice: Like majority of the projects in Bangalore, price appreciation has not been as expected, and investors are getting a raw deal. BG road has seen fair appreciation, but for high ticket items like this project, its very difficult to get a buyer/investor. The good thing is that, Mantri has its marketing machinery of ads, channel partners, events, promotions etc running 24X7, to complete the sales. Once this machinery shuts down, it will be an even uphill task to maintain the current awareness levels on this project. As you are an early investor, suggest, you exit , even if you get buyer with very minimal profits. Days ahead will only get tough.
If its for self use, will suggest, you stick to this, else bail out !!!
