Prestige sales men are very honest. They say, they know all the mistakes they have done in their previous projects, they admit them and then they say they are learning from the mistakes and they are trying to improve upon that.
When Prestige Tranquility was launched, they promised that there won’t be any delay in the project like their earlier projects as they are giving contracts of different towers to different contractors and that way there will be competition among the contractors and they will be able to finish it faster. This is how they justified the time bound payment instead of construction linked payment. Now Prestige Tranquility is delayed by almost 1.5 years and still far away from completion. They are now giving indecent rain, general election as the cause of the delay and denying to pay any compensation as the delay was beyond their control.
Now, Prestige sales men have come up with different story for selling their newly launched Prestige Song of the South and Prestige Lakeside habitat project. Now, they are again sounding very honest and admitting it that the Prestige Tranquility has been delayed and they have learned from it and they do not want to make the same mistake again and that is the reason why they have hired “renowned” L & T to build their newly launched projects. Hopefully, L & T will be able to divert those indecent rain and postpone any elections that is coming during the construction period so that the project does not get delayed. Even if it gets delayed, they will again sound honest and accept it and next time they will give the contract to someone else and promise to finish it within the promised period and this cycle will never end. Prestige has time bound payment and the customers are the ultimate sufferers. God save the common man.

thanks for the update, i have bought an apartment at DLF in the vicinity and booked one 2 Bedroom for investment in Song of the south. i had a bad experience from DLF but at least prestige has started construction for song of the south and i see L & T team working at the site. prestige has better reputation than anybody in the market, i am hopeful that even if little late i will get my apt. with better appreciation.
another builder Mantri Pinnacle the building is just standing as it is since 2014 and no development.

I would be looking for a branded builders only, I got to know very few names in the market, Prestige Song of the south is one of them. Project is Impressive you should visit ones for better understanding still it is in pre-launch only what i have heard they are launching it soon may be next month April 2016. there model unit is also almost done. would request kindly visit and share your experience.!!

i went to prestige office yesterday and found that model apartment will be opened for viewing from April and they are planning to increase the price by 100-200/-sft. we just blocked 2.5 bedroom in tower no. 17 and should be booking before month end to get benefit of price.

I had first visited in Aug, 2015 during the very first pre-launch week and we were told the prices would go up in Jan, 2016.
Prestige still selling in same price today too. I am unsure when the price will go up.
I mean to say, one cal buy today in the same price as compared to 7 month back price.
Buy it for the sake of your own living and not expect any dream prices.
How much was the price quoted then, they are offering at 4750 now, a leading website is ready to offer 1% discount on what prestige is offering.
I visited the site yesterday, the best part I like about the project is that they are giving huge amenities with all the facilities, like club house, gym, children play area, swimming pool and many more, that too without any membership charges, and lots of open space is available, and I observed that lake is also near by, over all its seems to be good.

i somewhere agree to this observations of bad quality from snn. let us pay little extra and be associated with some Honest builder with better open area which is a key for any community

yes, even i went near DLF/Hiranandani, BBMP has built a new road which intersecting between DLF. the approach to this road will be far better from Bannerghatta road to Begur Koppa road. Believe that prices would also go up both DLF and Hiranandani has delayed their project by more than 3 years. i feel prestige will not meet dot timelines but given the current situation we can believe prestige than any other small time or outside developers.

Not even mouth shut link which you shared is saying about this. As I am part of that group (prestige tranquility) even all other few project owner group subscribe in the search of property, however I did’t hold any till now.
In PT there is number of problem with the builder side and fighting with the builder and I didn’t get any builder as per my search where every thing is fine or up to mark, no one means no one.
But PT land is fully owned by Prestige only no owner share or sister concern thing.
About “Chicken Feed Factory” and breach of the trust , I have sympathy with the poor customer but as the hard fact is He is only responsible for own decision. Is Prestige given on written that chicken feed factory will be shut down or shifted? Is prestige is the owner of that factory if not then HOW YOU buy that argument. How you can blindly believe words which don’t have any authenticity?
Similar case same time when brigade launched BGT sales executive told me Sir launch price will be not more then 3000 rs/sqfeet believe me. I asked him to give me written commitment on authentic letter head. They denied and I didn’t book on BGT and they launched on 3700/- where is the breach of trust if I booked blindly on whatever sales guy is saying.

How did you come to know Prestige Song of the South has no issues? Are you provided with the land owner – builder agreement and development agreement and other legal documents for verification? Do you know the % of share (number of flats) of land owner? If you have verified the documents please let all others know. it will be very helpful for other buyers?
Were the land issues in hiranandani and DLF were know upfront during their launch and pre-launch? If so why so much of crowd brought that apartments? Are Hiranandani and DLF not a reputed builder? And why land issues cam to limelight later?

Seems the High Court has stayed the construction of DLF Project , which is very near to Prestige song of south. Reason is that the road connecting Horamavu and Begur is a 3 km stretch and its width is 9.6 mt. This width only permitted construction up to four floors. Oh My god!! I was not aware of any such rule or law.
What’s the width of Koppa road ? I am not in Bangalore and have never visited the site by myself. Is there any scope of road widening in future?

Ok.. I see a vested interest here. In my Opinion begur road itself and surrounding areas have no future. Prestige tranquility is delayed. Mantri’s projects are in doldrums. So talking about A grade builders and their promises is a farce. Bangalore reality will be in slowdown for atleast 3 years due to over supply. So why put money in a under construction project. Buy in a completed project and you can get atleast 10 -20 percent price lower than builder from a so called investor in the proejct

Whereas why people choose their particular favourite shop, though the delay in service and over crowded and no place to sit, even then people give importance to their taste. For example Dosa Camp in 4th block, Coffee Katte etc.,
Over all I want to convey you that, people are ready to sacrifice anything but not their taste. So why can’t you take in that sense.

I had been to the site yesterday and the property looks good in my perspective, and looking forward to book a 2 BHK apartment in the project. The pros are
1) Open space in the project and the amenities.
2) Flagship of prestige Group who has developed more than 191 + projects .
3) Timeline of the property spread over 3yrs 6 months so that i can plan my finance and my loan/ liability can be limited.
.The sales rep has told me that the road is proposed to widen up and once its done , its going to be a land mark development. the road leading from Akshaynagar is getting widen up and Govt has started the Work on the Same and i have witnessed the same.
This area will witness development due to alternate route from other areas to reach Bannerghatta road, while the Metro work is getting started on B.G. Road

The project is situated just next to the largest garbage dump yard of south bangalore – S. Bingipura. Many buyers don’t know and are buying this property without a proper research. Already many of the nearby apartments like SNN and the ones in E-City Phase-1 are facing the unbearable stench from this dump yard. But still the pre-launch price is as if the locality is a posh one.

I actually live next prestige song of the south from last 4 years but I haven’t seen any dump yard in the nearby vicinity. In fact close by there are many apartment blocks and Independent houses where prices in the last 3-4 years grown drastically. I have booked one apartment for my sister living in USA and they are planning to settle.
Also, I have read lot of reports on Garbage management. Recently, Commissioner BBMP Mr. Nayak has clearly mentioned that there are no Garbage Dump exist in Bangalore. All the Garbage collected in the form of Dry and wet waste is immediately sent to processing units.

But looking at the reality, currently the garbage being dumped is apprx 3km (by the shortest path), and it has all chances the plastics will pollute the ground water in near areas. it is a risk. Garbage dump situation in future shall be realized only after practical actions and not relying someone’s statements.
Also there is no cauvery water and all these huge apartment clusters will rely on ground water. Risk.

but our community is getting cauvery water and my friend lives in Prestige Notting Hill bannerghatta road, they are also getting Cauvery water. Also, water table is very good in our apartment block which is next to song of the south.
I think lets be positive because sarjapur road, marathahalli where Lakhs of apartments are under construction without having Ground water, and Cauvery water. Compared to that area is far better than any other locality in Bangalore.

In fact, dump yard is near Anekal which is very far from this place. I got very convinced with breeze that you get in song of the south site and it also comes to our current apartment from Hulimavu lake area.

Please follow the link. I did so and found it is exactly 4.1 kms.
Note the road is not straight. If you see the geographical short distance it shall be 3 kms only.
The pollution of the ground water doesnot spread via the road, it just takes the shortest path. I am sorry that I am unable to educate you on this.

I had earlier criticized on your post regarding “Proposed park in current garbage dump area”.
I heard from my colleague (who travels in that road regularly), dumping og garbage has stopped and they started developing hat area.
It seems no more dump of garbage there.
Still I keep my fingers cross until the garbage gets cleared and part development starts.
I will be much more happy at least the garbage cleanup happens. 🙂

when I visited the site, there was another client was saying “he is looking for strict vastu and he is not satisfied with the vastu” and client walked away. If it is vastu compliant, the sales officer would have given the justification. But sales office attending just let the customer to go off.

I commented previously that the flats are not fully vastu compliant.
Later Lakshmi mentioned “It is true that most of the houses are not vastu compliant.”. (DECEMBER 17, 2015).
If you are sure it is compliant then mention here. That is the way the discussion should happen. Please comment on the property and not on the person.

If someone opposes others comment, please do so with justification. (e.g. someone wants to prove vastu compliant, please mention how various aspects of vastu taken care. If someone wants to comment on price put a comparison factors). This will lead to know pros and cons.
Vastu is efficient architecture of receiving and utilizing sun light and ventilation. I prefer sunlight in the morning, hence if choose a west facing house it receives good sunlight in first half of the day. And morning sunlight is good.

To my Idea, it can be Marketing Trick…. They are showing high sales on papers, when PLH is hangling around 5000 rs how come PSOF be charged 4800. Possession is 2020, all the best who have booked and taking loan…
Prestige always acts as if the apartments are selling like hot cakes.Saw similar rush when they launched Prestige Ferns residency,casabella,others….Remember being prestige customer,they are not gonna deliver on time and there installments are time bound….They are finding it hard to deliver 210 apartment projects ontime…..

Why not?.. There one of the project is seized by govt.. Are they giving any single document when you book? ..No, project has not got full approval…This project is awaiting BBMP approval, so the PLH (according to posts in that page)… And they are asking 20% as booking amount…

It is history, but literally they delivered the flats to customers.
All these concerns were same when Prestige had launched Tranquility Project near Hoskote area (Budigere Cross). Currently every one is waiting for completion so that they can move into it ASAP.
People who have been booked for investment are suffering most as They have delayed the possessions of 1 BHK Unit by one more year. I have booked in Tranquility for living into it and pretty satisfied the way things are moving there (if compare to Cape Cod project executing near to my current living place).
I would suggest, please do not book for investment but for your own usage for that case pre-launch is really good option to book.

they have opened tower 10 for 3bhk booking.
they kept some open space (number 5 in master plan) and marked as SERVICES
when i asked about it, sales guy told it is bescom transformer area.
if i do some calculation, it will be like a yard of mini substation.
total apartments 2234
kva for each apartment is 3 to 10 KVA
average kva is around 5KVA
so total power this apartment need is arround 2234*5 = 11170
add another 1000kva for common area so TOTAL IS 12000KVA
12000KVA POWER STATION IN YOUR BACKYARD FOR TOWERS NEAR TO THIS
this will affect health due to EMF AND NOISE in near area.
what an irony this is designed by so called “international architects”

What you get from Bescom is 11000volt or 30000volt line to apartments, which has to be step down using one or two transformer to 230v for distribution.

I think some Electrical engineer should explain the power distribution to my friend above. This is pretty common in any community. In fact, our mobile phone has more radiation than transformer.
As i have understood, it has been designed at corner of the project and only few units face this grid which will be completed covered with green space.

Construction quality is good for SNN and it was one of the most awarded project in affordable segment. Their club house is one of the most attractive club house in bangalore (1 lac sqft) with all facilities.
Clearly SNN winning in all aspects, prestige is charging too much for the locality. Road near Begur is extremely narrow and there are not proper street lights in night.
Prestige does not have MIVAN construction for the project, so there is high chance of delay. And maintenance charge is more than 4 rs/sqft.
One word – Too Costly in current market condition when the promised possession is 2019 May.
+1 for SNN Serenity.
When you can get a ready to move project at a lesser price, why do people want to buy here and wait for 4-5 years.

You are right on price, but it differs in 2 ways.
1. The quality, amenities, open space, and class of living. Please visit any other Prestige and then compare with SNN.
2. 4600/- for immediate possession. This mean one need to pay all the amount in a month or two. Where as there are people who does not have immediate money, but they know over a period of time they will get the same. (e.g. have a house , and selling tis will take many months). See the payment plan for Prestie, spread across till its handed over for possession. Most builders collect money for each slab, and collect 80% money in half the tenure of construction.
There are good &bad and according to individual’s situation. We cannot bank on one view only.

But i was not convinced with SNN presentation of apartments, quality and availability. They showed me some apartment which are NICE road facing having terrible and unbearable vehicle movement noise all through the day. Also, the block at entrance has lot of noise from vehicle on begur road and plenty of dust accumulating in the balcony and windows.
In fact, prestige master plan was very good as they have tower completely away from any hustle bustle of traffic and dust.

I think the project is very high priced considering that they will deliver in 2020. (I am assuming a minimum of 6 months delay). Also, on the Begur road, SNN Raj Serenity is also coming up with 2500 apartments. Consider by 2020, we will have 5000 families on that road. Lot of traffic hassles and infrastructure issues.

Price in this area will surely improve in near future. A category Builder in that area is around Rs. 6000/-sqft. therefore, if i invest in pre launch then my benefit of buying in pre launch will automatically give your appreciation by 1000 per sft.

kindly visit Valmark Apas and other projects from Valmark group, they are quoting 7500 sft for Apas and 6000 per sft other ready projects which has very little open space and tiny apartment complexes. Also, Hiranandani and DLF are quoting much higher prices but i dont believe them as they have lost trust from all owners and i have so many friends booked with them and they are waiting to get possession since 2013.

Kindly do little more research in this area. i am sure you will able to find some good options. but for prestige was a good choice i get pay in instalments and doesnt really hurt my financial planning.
i am very hopeful that Bangalore Metro Rail Phase 2 on Bannerghatta Road will give us good connectivity with rest of the town and appreciate our investments.
