[Aug 2015] SJR watermark review

Hi,

We are planning to buy a 2Bhk in SJR Primecorp Watermark on Harlur Road/Sarjapur Road.

I know that the project got delayed quite a lot and looks like now it is ready for possession.

I have few doubts about this project:

1) There are lot of owner share apartments that are still unsold, is there anything to think about?

2) The project is adjacent to lake, how can I make sure the project did not encroach the lake?

3) The builder has given CC but not OC. Is it ok to buy a flat without OC?

4) It is SBI approved project, is that some kind of security?

Hi Kiran

I am also looking to buy a 2bhk here. I have the same questions in my mind and here are my thoughts on them

1. Well, I think that is typical at the project completion stage for most projects. Hence not a major cause of concern.

2. I am not sure if there is a concept of NOC from Lake Development Authority. Will become clear once we have the doc in hand. Some legal opinion my help.

3. OC is given only on completion of the entire project and my understanding is that SJR will get it early next year.

4. Not really. We still have to do the legal paper checks from our side.

In addition, I have some concern on the water supply for this project. Do you know if Kaveri water is available ?

Let me know if you have already purchased or dropped this altogether or if you have any more useful info reg the project.

Hi,

There is no kaveri water supply in this project but the  builder , like all other builders, has provided the pipe connections. I dropped the plan because it was costing around 7k per sft (including all costs like parking, bescom etc + registration), and This is very high for my budget.

I booked a 3bhk in Pranava gitaaar instead.

Hi,

 

I am also looking in the property but i dont have thwe concern regarding the cost. I have the biggest concern regarding the quailty of the project. Can anyone comment on the quality of the project specially of the bricks used. They have used some clay bricks instead of concrete blocks. How good or bad is that?

Other than that is it ok to buy the  landowner share flat? is there any issue associated with that?
