I saw 15 3bhks recently in resale. 12 out of 15 units have seepage along bathroom walls. 3 which did not have seepage were on top floor. Not sure if poor plumbing causing leakage due to water pressure and top floor is just ok for now due to low water pressure. Can someone pls throw more light on this issue. 1. Building structures are superb and builder came u with good quality ( checked by hired professional civil engineers )
2. Property is very clear for all survey numbers and all approvals in place. Oc expected in November.
One case going on still near 46-48 block compound area
3. 26-30 back side , local builder constructing very close to pkg compound which may not give good feel
4. 22-24 , 36-38 blocks internal facing has issue as
6ft light wells are opened to give basement ventilation.
Banking on landscaping to cover those odd blocks
5. Quality of internal finishing- tiles kitchen slabs sinks is upto the mark of class A builder
6. All floors , floor to ceiling height is 9.1ft exactly which is very good for airport area. They addressed major concern from buyers on height.
7. Overall except few minor issues mentioned project is worth buying for self living. Not good for investors as current price of 6850 has not yielded more than 7%
8. Right time for buyers as price of 6850 is struck from last 1 year and after dec 2019, it will be 7250

We visited this property yesterday and liked it for what we saw. I must say that I got a bit worried reading all the comments and reviews about the legal trouble and construction quality. As this would be our first property and I am mainly looking to buy for personal use, I wanted to check if this is the right decision. I checked the list of approved RERA projects in Bangalore and as of Sep 7th, 2017 only 2 Prestige projects are part of that list and Prestige Kew Gardens is one of them (other one is Prestige Boulevard). This project is also part of SBI approved projects for home loan.
Given that this is RERA approved, should we still be worried about the legal clearances, if any?
I am yet to get the property documents personally verified by a lawyer, but wanted to get a sense from others on if it is safe to rely on RERA approvals to make sure that nothing is legally wrong with the property.

I was planning to buy an apartment in prestige kew garden in 4th floor.
Just wanted to know if the legal issues and HAL issue is resolved with this project.
I booked a flat at Kew Gardens Bangalore by Prestige Estates ( hereon called PKG) thinking it would be hassle free exp and good to buy in. My agony started soon after booking. all terms and conditions are skewed in favor of PKG. No clarity on possession date, ceiling height, GST credit, etc etc.
GST Credit
Though I booked in 2016 and GST got introduced in Jul 2017, builder increased my taxes on bimonthly EMI by 2 % citing new GST law. Govt directive is very clear to not increase prices of under const properties. However, PKG being a listed company is going against the anti-profiteering clause of Govt of India and charging at 18% of construction which translates to 12% of total value up from10% pre-GST. No accountability for Input Credits.
Payment Terms
The payment terms are not construction linked and scheduled bimonthly. Though banks need construction updates to release funds – PKG wants us to push banks to release funds.
Ceiling Height
Being in close proximity to the airport, prestige was unwilling to share the ceiling ht we wd get inside the apt. every person individual buyers interacted with got different nos based on their mode of the day.
Alto v/s Merc
when we asked too many queries post booking – we were told we paid for Alto and expecting a Merc. This language is kind of demeaning their own projects.
Channel partners
They have engaged multiple Channel Partners which benefits them. When we book initially through them – we are offered incentives like a discount of 50Rs per sq ft, no floor rise etc. However, this discount is not upfront. We first pay to Prestige who after sitting on the amount for some time ( until agreement) – and are promised cashback post that. However, this cashback never comes. It would be foolish to believe that this scam is run without the consent of PKG. Bookaprop, Proptiger, etc are some names os such esteemed partners. Even after 2 yrs of booking – buyers are waiting for this cashback.
Worst CRM
I do not know why they need a CRM team – there is nothing to manage except forwarding emails and making buyers wait for responses.
Nishrah, Aamera, Monika, Somali, Harshad, Sujit, Subh – we dealt with all of them – they are hell-bent on breaking buyer unity. We dealt with all of them.
Unprofessional Agreement
Initially, we refused to sign the agreements as the line items were skewed in their favor. They were asking us to get furniture from their preferred vendors (at exorbitant rates – we all know). They agree to strike of that clause and made it optional by issuing an addendum to the agreement – which was so unprofessional that it did not have the name of the signatory.
These are some of the pain points that have gone into my buying of an apt. I wish no buyer have to go thru this. Anyone to buys an apt pl consider above before buying.
One thing is very clear here – whether you buy from a big builder or small – any city in India – they will talk sweet until they get your money. Once booked you ar on your own.
No legal issue except in one survey number

PRESTIGE is cheating everyone in PKG.
They have court case pending on the property. Ceiling height is compromised. K2K who are actually constructing on behalf of prestige have really bad reviews in the market.
They have not provided the specs for close monitoring. They do not reply to emails. They do not agree to meet face to face. Mr Shub Ganguly who heads sales team in Prestige is very rude in his reply and not in one single instance he or his team have provided satisfactory reply. They are forcing everyone who have paid booking amount to enter the agreement. when asked for cancellation, they are deducting 2% of Sale value + Franking charges which is close to 3 Lakhs approximately ( for 3BHK flat). It is one way. I am trapped. BETTER YOU DON’T BE

In January Prestige forced me to pay installments otherwise they are going to cancel it. I said address all the queries i have sent over mail , then i will pay.
Then one idiot named Sujit called me instead of replying to mail( startegy is to avoid mail communication in case of not honoring promises and avoiding legal troubles).
I asked him to address height isue, HAL NOC , Land legal problem etc.. and said basically i had same problems communicated to prestige through group. He said we wont encourage group any more and said we will give addendum which you can frank and sent back along with original docs, including PDCs so that prestige and land owner sign both addendum and agreement.
I did the same and provided PDCs , but prestige have not returned back addendum. As usual no reply to mail and i called them. They said new addendum is given now and you can keep with it , whether you frank or not is up to you.
When asked how it is valid without landowner sign when there is legal issue on land which is stated in addendum, Sujit told this is what agreed with the group and we wont encourage to talk to customers individually on this.
Earlier same Bas**rd (Mr. Sujit) told we wont encourage group as you booked individually and we deal individually is now saying get information from group representatives and we wont handle individually.
In latest addendum they changed height issue-
Earlier one- we will provide min of 9.1ft.
Latest one – if we wont provide 9.1ft then customer can exist with out any penalty and without any interest after completion.
Not sure how the group agreed for this. Builder has advantage of constructing flat at free of cost and sale to some one else if the current customer quits .
Land legal issue and height are still an issue and no one is realizing this and not even talking about this in group.
You are right… Even with all these issues , they deducted 2% of total sale value and still not returned money for so many customers, saying will be refunded only when flat is resold to other buyer.
There is definitely big cheating going on in the name of Prestige Kew Gardens. I have cancelled my booking and with lot of difficulty got my money refunded. They were not at all ready to refund the money. The Kew Gardens Project Head Harshad is the biggest liar. He can go to any extent in telling lies to you to make you not to read the “Terms & conditions” in the Booking Form which mentions 2% of complete sale value as cancellation charges and that too will be refunded after the resale of booked apartment. BEWARE OF THIS CONDITIONS GUYS!!

PRESTIGE showed model flat of 9ft 3 inch and marketed to customer saying actual flat will be 9ft 6inch + minimum.

Now construction started and people checked at construction site and the unfinished floor to unfinished ceiling is less than 9ft 2 inch.
When customers who booked questioned prestige played drama of 9ft 1inch minimum . ALL customers know that it is not possible to given even 9ft when 9ft 2inch is unfinished floor to unfinished ceiling height.
Then when asked about penalty clause if they deviate even below it- 9ft 1 inch , they told real truth which is
G+3 floors 8FT,11 inch, 4th Floor 8ft 9inch.
THIS IS BIGGEST CHEATING GUYS. Please think over 10000 times while investing in PKG.

Even if you are going for loan, you need to give pdc’s, they will not encash if you opt for Home loan, they will keep it as collateral, and will return all you pdc’s on completion of complete payment at the time of registration.

The Prestige Kew Gardens Management people are lying (Lying with so confidence that buyers are getting confused) about the Possession date. The Possession date is June 2020 not Dec 2019. Dec 2019 plus 6 months of grace period is the date of possession. They will lie and say Dec 2019 is the date of possession hiding 6 months grace period. Guys beware of this BIG Fraud…
I had talked to Prestige folks yesterday. They had promised hand over date of June 2019. Then I saw in fine print, that hand over date is December 2019. The sales guy claims this is a printing mistake! How silly!

Guy don’t even think about putting your money with this 3rd class arrogant builder, they are very arrogant & cheap and you will end wasting your life saving with this builder. I am an owner of Prestige Tranquility flat which is more than 2yrs delayed and the quality of construction is of cheapest quality. Not only this they have made huge changes in the actual plan for cost cutting below are list of issues we are facing in Tranquility and when you raise you concern they will reply you cannot expect a mercedes at the price of an Alto, so get it clarified before buying if this is a mercedes project or an alto project.
List of issue we have highlighted: –
Prestige Group
1. Ownership details of Prestige Tranquillity exact number of acreage in adherence to the 38 acres. (Heard its only 35 acres now)
2. Give us an updated, detailed and comprehensive drawing of all the changes done from the original plan.
3. Request Prestige to mention all unused areas and its future application / uses.
4. Clarification / Advice sort Fibre Optic cabling is it done by Prestige or its Network providers.
Prestige Tranquillity
1. Sandstone Tiles shown on all Videos, Brochures and Posters are missing on the entire driveway.
2. Fire Sprinklers running outside the corridors on all floors (gives a feeling of a warehouse)
3. Clarification sort on where and how many guest cars are going to be parked in Prestige Tranquillity.
4. Is there any car cleaning facility in the campus or facility given for the same?
5. One of the model drawings there were a cricket pitch mentioned missing on reality. (No. 12 of the Master Plan)
6. The Side designer Feature walls on two sides of the swimming pool and at the entrance missing. The position is changed from the original drawings (Request Explanation).
7. Jogging track and cycling track was visible on the model drawing. MISSING!!!!!!!!!!!! (No. 13 of the Master Plan)
8. Piped Gas for Prestige Tranquillity? Status update please………
9. Any place allocated for a Laundry facility.
10. Height of the Compound wall & its security feature.
11. The club house is an architectural sore eye with such a beautiful landscaped open space, Can we have any small makeover / any design element change for the façade / outlook of the same either as a Birdseye view or panoramic.
12. Clearly indicating / mapping by plan the water harvesting done on PT. and an awareness given to all PT owners on where the water is utilised and reused. Request the number of Bore wells available and the dry ones and its locations/positions. Indicative consumption of water per flat / Tower & its reusability ratio.
13. Sales guys promised us orally that the Chicken Feed smell would not be there at the time of occupation.
14. Gym equipment’s are few for a 2.5 K families. No Snooker table!!!!!!!.
15. Where is the Yoga terraces planned!!!!!!!!!
16. Pharmacy is a must in Tranquillity none close by!!!!!!!!
17. Request a clarification on the left facing land alongside the entrance, which was shown to us a landscaped garden is missing, clarification sort. (Palm Court Missing No.4 of the Master plan drawing)
18. Quantity of M Sand in respect to river sand and where the sand has been used in terms of construction.
19. Solid waste Compost Plan, Design, Implementation.
20. Number of Fruits and vegetable Trees and plants grown.
Apartment Specific Number
1. Kitchen & maids room replaced by the guest bedroom as shown in all drawings 1991 Square feet flats (Original plan Kitchen was at the east and Guest bedroom was in the North) in Tower 5 Kindly explain.
2. Calculation sort between Super built area and Carpet area differs drastically from flat to flat. Explanation sort area composition for common areas.
3. Request Ceiling height of the flats as described in the agreement.
4. Height of Lighting fixtures low (6.5 feet) on safety side its dangerous.
5. Can Prestige / we put railing for the balconies the entire length and height as we have kids at home on Safety Precautions.
6. Look and feel of 1991 square feet smaller than 1632 square feet can there be any respite in removing any walls partly or wholly.
7. Kitchen was open in all model apartments misses the same on the finished Apartment. This gives a feeling of claustrophobic closed small spaces.
8. Switches oddly placed where wardrobes spaces are given, L angle shaped Slab holders on the Kitchen Granite used, is turning to strain for interiors while making Kitchen cabinets. (Basic thought process missing)
9. Extra Provision missing for Mosquito mesh, Promised but where.
None of the above concern has been addressed till now.

This is very awkward situation. When Ashish has already created the google group than there is no need of other group. If someone takes good initiative then we should follow him. Now there are three groups Google, Yahoo and facebook which one to join? If the owners split in these groups then the information will also get divided and not shared across all the owners. So, I feel we should use only one group and use that group for discussion. In this blog only we can decide and use the same. This is just a opinion.

Prestige has lost its credibility in last couple of years. If you look at the project like ‘Prestige Jade Pavilion’ they sold the same with a premium tag and did tons of marketing gimmicks that project will be premium project etc … But the way project is shaping up, it looks like a C Grade builder project. The Tiles/Marble/Doors looks like as if one is buying from 3 Tier builder even though they looted people by extracting money from them at 6000 per sq ft.
Key Features of Prestige Jade:
Project ROI – 11% in last 3 years, CAGR 3.5%
Project Quality – 5/10
Project Price – Highly Inflated
Project Location – Good
Prestige’s take – Not entertaining any of the existing customer request and going on to fix cheap tiles,door, third grade lobby to get the project completed so that no one questions once project is completed.
Now coming to Kew Gardens, this project location will get fresh air of Bellandur lake which people can enjoi for lifelong along with fancy noise of aircrafts taking off/landing at HAL. If people are renting it out, fair enough but for living not worth at 5900 bucks !!!
Think 100 times even if you are planning to rent out/invest as these cheap flats might not sell easily… by cheap i mean cheap quality !!

I agree to above comment about Prestige. One will come to know reality only when you deal with Prestige these days. They are charging crazily but quality is not upto the mark.

I stay at Rohan Jharoka and personally feel 5670 is a very good price in that area considering that Sobha is charging over 8000 for Palladian and Divyasree is also in similar range for 77 degree project. My guess is the price would shoot up to over 6000 once the project is officially launched. If BBMP’s plan of improving Yemlar to Kadubeesanahalli road materializes, connectivity to ring road would be excellent. Also, if the road towards EGL parallel to runway improves, that would make commuting to Koramangala and Domlur a breeze.
Heard that Sobha is stalled due to lack of sufficient bookings..So is that high price really sustainable?
8k for Sobha Palladian alias trash is stupidity. It was pre-launched at that price. I think it’s not at all worth comparing at that price point, unless u believe it’s ‘new indiranagar’ lol. Divyasree 77• is far better configuration compared to Prestige Kews Garden. Hence both comparison is void. Also if anybody carefully sees kews garden, the configuration is congested and no good veiw. Only good thing is carpet area of 75%. Ragarding BBMP raod widening plans, we all know how it works. No more explanation required. Finally 5750 to 6000 is a crawl: not shot up!
Prestige outsourced construction to K2K infra for kew gardens.
They have constructed sunny side and ivy terraces in progress.
Heard there are lot of quality issues in sunny side and residents raised concern after occupation recently. Issues like Finishing,doors, tiles, bath room fittings etc are of cheap quality. Others may come out once it ages out if any compromise happened in build/structure, like leaks etc.
This builder is becoming like B/C class builder. After charging some much per sft compromising on quality is too bad.
Is this verified. We as owners have no such update from Prestige.
Interesting observation.. Do you know which other project K2K constructed? Do they deliver on time?

carpet area is 74% here. Same builder gave 70 max in previous projects. Car park 1lac more here.if we account these 300rs per sft is benefit here. Overall price works out to 5670-300 for initial bookings. Now 5970-300.

Bath room fittings in model apartment are not of good quality. In one they are good and in other very ordinary quality. After pricing so much not sure why they are compromising on these.

Currently they don’t have the BBMP approval. So they are not providing the documents for verification. As it is in pre-launch, so all the approval need to be taken before the launch and also Prestige will contact the buyers( who has booked the flat) after they got the BBMP approval as per my sales advisor

I think you have created a private google group which require the invitation from the group owner. If u make the group public then anyone can search and join. Please check Settings> New members >Join the group is set to Anyone /Anyone can ask to allow the member to be asked to join in. Or we can use the facebook group as most of the people uses the facebook (which I don’t prefer to use -:)).

Bath room fittings in model apartment are not of good quality. In one they are good and in other very ordinary quality. After pricing so much not sure why they are compromising on these. Gives impression that they may compramise on quality also?

I stay at Rohan Jharoka and from Rohan Jharoka there is no stench of bellandur lake. THe graveyard someone mentioned is on the parallel road opposite to Sai Garden ( behind Roahn Jharoka ) .
The main problem with this area is lack of amenities in this road, and even for small things you need to take out your car. Otherwise its a peacful locality in the middle of the city

How about the appreciation for rohan flats. Is it worth 5670 base price for that area? Min2bhk cost82 around. By posession 1cr plus. Is it worth.
Airport disturbance is minimal…May be during VIP movement or something. Rohan provides sound proof windows..so its manageable..you need to check if Prestige would provide.
5670 is a bit on the higher side. You can buy ready to move in rohan 2 BHK for 75-80. But then again by 2020 it would be almost 10 year old apartment. So there are pros and cons.
Having said that, in that area Sobha is quoting 8000+ and Embassy 8000-13000.
So its a call you gotta take. There is no more land available in that area, hence the price will only go up.

Prestige is not providing sound proof Windows… They said they will provide hard glass windows that reduces 80-90 % of the sound. But again since you stay in Rohan, how many flight/ jets per day ? Is that something manageable ?
My friend works in a company nearby and he says the noise is quite loud from the jets and helicopters.

In Rohan Jharoka, as of now you can get 25-27 for a 2BHK and 27-31 for a 3BHK ( plus maintanence )
Prestige rates would depend on quality of construction ( considering it is a K2K project and not LnT ) and the amenities they provide
any graveyard around ? If you buy an apartment sitting on graveyard; you need to perform very comprehensive and expensive vastu pooja to pacify all souls buried.
Greveyard is present in the road behind. Its opposite sai garden and next to the upcoming Neev academy. Should not impact prestige kew garden much

only negative about the location is close vicinity of infamous bellandur lake.
There are couple of local builders selling flats with CC & OC promise for as low as 3700/- in the backyard of this project because of this.
You can smell the foul odour almost all day if you stand on the road adjecent to lake (Kempapura road).
But Prestige and Rohan Jharokha are little far off and expect negligible effect of this.
Any residents of Rohan Jharokha who can share their opinion/experience about this?
Thanks. I booked it already. The stench of drain(bellandur lake) is not present at least where they have the model flats and makeshift parking. I went from bellandur side and by the time you reach property the smell is not there.

I booked a flat at Kew Gardens Bangalore by Prestige Estates ( hereon called PKG) thinking it would be hassle free exp and good to buy in. My agony started soon after booking. all terms and conditions are skewed in favor of PKG. No clarity on possession date, ceiling height, GST credit, etc etc.
GST Credit
Though I booked in 2016 and GST got introduced in Jul 2017, builder increased my taxes on bimonthly EMI by 2 % citing new GST law. Govt directive is very clear to not increase prices of under const properties. However, PKG being a listed company is going against the anti-profiteering clause of Govt of India and charging at 18% of construction which translates to 12% of total value up from10% pre-GST. No accountability for Input Credits.
Payment Terms
The payment terms are not construction linked and scheduled bimonthly. Though banks need construction updates to release funds – PKG wants us to push banks to release funds.
Ceiling Height
Being in close proximity to the airport, prestige was unwilling to share the ceiling ht we wd get inside the apt. every person individual buyers interacted with got different nos based on their mode of the day.
Alto v/s Merc
when we asked too many queries post booking – we were told we paid for Alto and expecting a Merc. This language is kind of demeaning their own projects.
Channel partners
They have engaged multiple Channel Partners which benefits them. When we book initially through them – we are offered incentives like a discount of 50Rs per sq ft, no floor rise etc. However, this discount is not upfront. We first pay to Prestige who after sitting on the amount for some time ( until agreement) – and are promised cashback post that. However, this cashback never comes. It would be foolish to believe that this scam is run without the consent of PKG. Bookaprop, Proptiger, etc are some names os such esteemed partners. Even after 2 yrs of booking – buyers are waiting for this cashback.
Worst CRM
I do not know why they need a CRM team – there is nothing to manage except forwarding emails and making buyers wait for responses.
Nishrah, Aamera, Monika, Somali, Harshad, Sujit, Subh – we dealt with all of them – they are hell-bent on breaking buyer unity. We dealt with all of them.
Unprofessional Agreement
Initially, we refused to sign the agreements as the line items were skewed in their favor. They were asking us to get furniture from their preferred vendors (at exorbitant rates – we all know). They agree to strike of that clause and made it optional by issuing an addendum to the agreement – which was so unprofessional that it did not have the name of the signatory.
These are some of the pain points that have gone into my buying of an apt. I wish no buyer have to go thru this. Anyone to buys an apt pl consider above before buying.
One thing is very clear here – whether you buy from a big builder or small – any city in India – they will talk sweet until they get your money. Once booked you ar on your own.
