Hi Ravi,

I had visited the project last sunday. Project looks good. But my only concern is the connecting road.

Also the project looks to be at some dead end area. I could only see fields after that.

Project looks good, I did book a flat immediately after my visit. Only concerns I can see is the connecting roads which doesn’t seems to be a big deal as you travel 0.5 Km and you are on Panathur Main Road, Another 0.5 Km you will be on ORR. And their price is quite competitive as far as that area is concerned.

Read a few bad rather worse reviews about the builder but when enquired with the residents of their previous buildings, it seemed fine.

I am planning to buy a property in this project? If someone has already purchased, Can you please share the price? How is document from builder? Will Connectivity be Ok in future or will it worsen?

Before transacting with any new apartment of SLS developers, just have a visit of SLS Sapphire and SLS Sunrise apartments on the other side. These 2 projects, specifically SLS Sapphire, for the worst quality of construction. They have so called architect VR, who has practically no idea as to how water seepage in basement can be prevented and fixed.

This apartment is newly built and many unifinished work are still in progress and for some the builder has bluntly told they can not do it. Forget about flat maintenance once you get the final handover. I have no trust left on this builder. My suggestion is just stay away from this builder.

Anyway the location of the Signature apartment is not good in terms of connectivity. There is huge traffic jam near Cisco junction and Panathur junction during peak hours. And if it rains it might take you more than 1 hr to rach from Outer ring road to your home. These things we can still adjust. But what about the quality of construction.

The Developer is Budget housing Guy, Delivery is very fast , For Quality visit projects which they have constructed earlier , All of their projects are funded by major financial institutions. Hence, Legal and Delivery is not a challenge with them . The quality check has to be taken care by visiting completed projects Personally .

I was looking for a flat here and i ended up not buying or seeing any other SLS property. Understand simple facts before just investing. SLS sapphire and serenity owners have problems on on internal water leakage, walls cement chipping off and most of all poor design and planning. You end up paying 60/70 Lakh rupees and 50% of your dream flat checklist is not there. Delays are welcome here and i found very tough to get the advance refund. However connecting roads are poor ! Imagine 30+ cars running down narrow roads on weekday mornings and jams. Huge trucks cant pass either. I spoke to some flat owners who proudly spoke about existing properties yet when i looked into their flats and personally checked, they were rotting in worst quality ever. I do not blame anybody though, just that poor design and mass selling has brought down flats’ value in Bangalore.

I am from Andhra and i urge other states friends to check on quality of everything that your money deserves because most builder from Andhra DONT care about value for money.

End of the day i some how went for higher loan and booked a 2bhk from Sobha Dream acres.
