Layouts by recognized developers in Whitefield/BTM/HSR area

We are looking to invest in Whitefield area (around Prestige Tranquility or so) in the range of about 25L to 30L. Any suggestions on good developers in this area with this price range on the land? 

We were also checking Vakil properties on Hosur road (after ECity) and their Marina project. What would be a good deal in Marina which is within 5kms from SilkBoard. Whispering Woods i guess is around 25L. Need to check further.
Also are there any plots in the silkboard, BTM or hsr area in pre-launch or launch state by reputed developers? Please guide.
I dont see any reviews on Vakil properties in the site. Is there a specific reason for this?

Whitefield area does not have any layouts by recognized builders. Most of the well known builders offer either Villas or Apartments. Prestige group has some layouts which were partially developed but not in your price range. In proximity to Prestige Tranquility there are two projects called Signature Dreams and Signature Tulips which you may want to check. Also it’s difficult to find a layout in the BTM/Silk Board area in your budget. Reliaable Developers have few BDA projects in this region in the +3000 per sft range ( http://www.reliaabledevelopers.com/residential.html ). Vakil Marina too should be a good option but also in the +3000 per sft range.

thank you for the quick response. I have another question. Vakil group has launched apartments in its project Whispering woods (http://www.vakilhousing.com/category/vakil-whispering-woods/) and is quoting about 20L (2000/sqft or so) excluding registration for a 900 sqft apartment. This is about 8kms ahead of Electronic City after Chandapur. Do you think this is a good investment or investing in Prestige Tranquility about double this amount 40L+ (as they do not have 2BHKs in lower floors but only about 10th floor or so) quoting 2800/sqft is a better deal. Since both are in its launching state & wont be ready till 2013/2014, i’m little confused on choosing which is a good bet from ROI perspective. I do think that the area where Tranquility is being built is developing faster, not sure about the area of whispering woods. Are developments expected in that area too? Also what do you think are the returns like? I mean are they already reached a good price in those areas & growth rate may not be high? please suggest.

Personally I would not prefer to invest in any project after Chandapura junction. Over the last 5 years there has hardly been any appreciation in property prices, and if one has to invest then instead of an apartment, probably picking up a site in a developed layout (atleast there is some construction actviity instead of just sites) along Chandapura Road would be a better option. 

The only positive news in this area is the announcement of the metro upto Bommasandra which will not be ready for another 5 years. I remember few years ago developers in Hosur Road advertised that after the completion of the elevated expressway prices would double but that has not really happened, so even with the metro the increase might be limited upto to Chandapura.
Please search this site for Prestige Tranquility and you will have enough information and opinions on this project.

Thanks again. I do see mixed opinions in your review page. I definitely feel this area will have better developments than DLF project near BG Road. But how about the nearby agro factory? Do you think it will be really moved. The marketing folks said it will move in 2yrs, but not sure if there is a guarantee. Also the flats are now available only in tower 1 & 2. Rest of 2BHKs in all other towers are sold out they said. Do you think tower 1 or 2 are ok considering the industrial layouts outside. We are hoping to find a flat in lower level due to pricing (not sure if available), but would the industries around cause issues like sound, pollution, smell etc?

also do you know about any other apartments by reputed builders like prestige in this are with same price range as prestige? Shobha seems to be 1cr plus. Any other projects in pre-launch state?

Not sure when the agro factory will move. Both Pruksa Developers as well GR Infrastracture of GR Sun Villas claim they have license to run for another 3 years. So by the time PT is ready for hand overs the factories should be gone, but you should never trust what the marketing agents say ! T1 should be okay if you get an apartment facing the club house. The agro factory for sure emits smoke and there is also a wierd smell when it is running.
