How is ARK Cloud City? anyone booked there? any review? should we book? any pros and cons? hows the builder and construction progress?
ARK infra is not at all worth for money, Lot of cheating happens. They do not have proper approval. As per my lawyers opinion “not to proceed with ARK Infra”.. They dont give proper documents for verification, There is no plan for sewage disposal, (They say the sewage water will be used to irrigate the plants….. but how long they can do the thing…? Nowhere mentioned about BWSSB, that means after possession you people have to struggle with BWSSB to get water and sewage connections. Better do a legal verification with your known experienced civil lawyer. Measurements are different in BBMP approved plan & The plan which will be given to you (sure you will be confused that the BBMP Plan measures in meter and your plan measures in feet). The project is not under town planning authority. there is a cement go-down and wooden furniture manufacturing industry… I’m sure about health problem….

I have visited this society today to see 3bhk flats in B and C-wing. This was my visit. I could not much understand about the quality of construction. Please let me know, is there any major problems in quality of construction in this apartment?
I felt the price vs quality is descent, compared to other flats in that area. Can somebody suggest any other better options?

I wanted to purchase flat in ARK Serene County, when i went for site visit i got information about ark cloud city by sales person narmadha, i and my family are impressed about the facilities proposed like temp. control swimming, video door phone, 100% back up for all lights and fans inside flats Wifi enabled….etc. We booked 3BHK our first home in bengaluru, i am very positive it shall turn out to be happy home.
At what rate you have booked in ARK cloud city, i have visited this project, my only concern was that it is very near to cement godown from where a lot of dust will come.
Hi Amer, i did have the same concern on the cement go-down when inquired, i came to know that half of go-down area will dismantled due to expansion of the road as govt is proposed 150feet road. More over heavy transport vehicle with go-down need to be pulled beyond P- ORR. I got the flat 4050/sft.
Though. half of gowon will be dismantled but it will be functional even after that i think? are they committing for OC? Though rate looks to me little costly…

ARK Serene County / Cloud City is very very close to Cement Godown, I see potential health risk inhaling cement dust over the period of time.
ARK is not commiting on Occupancy Certificate.

I have also checked this project. But after seeing this, i am not interested in booking anymore on this. There are many good projects available where we can buy than this.
I got in touch with ARK and then told builders share is sold out and landowner share is there for which other marketing agent is selling them and then agent called Manjunath Reddy got in touch with me, he showed me several flats of landowners share and finaly i finalized one and he told he is blocking it, then he refused to take my calls and was not responging at all, i tried contacting him from another number then he picked the call and made some excuses, in between i got in touch with ARK builders, the lady sitting in the office was quite arrogant and she not even willing to share the flat numbers which are under landowner share, dont understand whats going on. I could never understand why the agent called Manjunath behaved strangely. I feel if i had gone ahead then it would have been a painful experience..

I had booked my flat in ARK and staying here from last 4 Months. I had also booked my flat from Manjunath.
About Manjunath, he is not professional, he will pick you phone when he is in need and once you book your flat after that he pick or call only for demand notice for problem and issues he will never entertain you.
My experience is very bad as , ARK construction quality is not good at all, there are lots of issues with Crack in house , water leakage, Tiles are not properly fitted, so to solve issues you need to approach builder through Manjunath and he will not help you at all, you need to fight with builder for all these.
Just come to ARK 4th Fllor : All house has cracks. You come to 3rd Flooe . you will find leakage issues in house.
Recently on 27th Feb-2014, there was a massive fire in ARK Basement in one of electric panel, As per Builder cause of fire was overload. How overload can be possible currently only 35 falt owners are staying out of 95 flat. So just 35 flats owners made overload and that fire happened in afternoon where electric consumption is minimal.
Overall quality of ARK is very bad, I lost my hard earned 50Lakhs , Now I can’t do anything, but hope some one will get benefited due to this.

I saw the flat today and found it is good, all amenities are are looking fine. But, I don’t know about the quality of construction. I could not find any other property with this type of amenities in that cost in and around that area. If anybody has found better option, please suggest.

Have booked two apartments with ARK in Whitefield. So far, am very impressed with the quality of construction and also very pleased with the materials they used. Dealing of staff in their office and the site enginneers are excellent. No issues so far.
If any one wish to make booking for an apartment here, I recommend this would be very good opportunity for an investment or for residence.

Ark Serene is charging Vat and service tax at the rate of 8.59% on the final cost i.e (basic +amenties + KEB & water bore) * 8.59
When i inquired them they replied that vat and service tax has been revised by govt. recently. Does any one has information regarding this and are these charges calculated on total cost. My assumption was that it is only on basic cost.

Don’t go for Ark Serene County project. There is vast difference in what they promise, mention in agreement and in actually what they deliver.
They are not transparent to Customers. If there are 5 people in Ark office each of them will answer differently to same question. There are n number of problems. 1> vat and service tax calculation. They are doing big cheating in that. 2> Power back-up plan not ready 3> They are giving horrible choice (not choices) of tiles 4> They are not providing basic electrical points; for each so called extra point they are asking 1000/- ruppes. “Customer hai bhaiya usko cust se maar do” 5> MOST IMPORTANT – THEY DNT HAVE COURTSEY TO REPLY or RESPOND
I agree here! We people are feeling cheated from the builder. There is nobody to reply to our concerns and queries. Most of the things promised are not being implemented and they are openly denying it.
Fellow buyers: Please Please if you go to builder then ask following questions raised by ark owners and get everything in written if decide to go for it.

1. Power backup details for confirmation. Verbally they have told 1 KV power backup would be provided in each flat. But they don’t have a plan as to how to implement it although 1 block construction is almost over.
2. Number of power points in each of the room, bathroom, kitchen, utility, living and dining area and balcony. They change their plan frequently and charging too much money for new points. 1000 rs for a new point, does it make sense?
a. At least two power points in each of the room. Currently it’s just one and every time you ask they say a new thing.
b. Geyser points in all bathrooms. Although it’s mentioned in the brochure and the agreement that geyser points will be provided in all bathrooms, now the builder is denying it.
c. One power point in balcony. He is charging 1000 extra for that.
d. Provision for chimney (power point) and its position in kitchen. There is no provision for chimney in kitchen which is a basic thing.
e. Kitchen + Utility should have at least 5 power points.(for Refrigerator, Water purifier, Microwave, Washing machine, Chimney). Builder is saying pay extra 1000 for each point. Although 5 points are common in all projects.
f. One power point (15 amps) in dining area. Can be used for iron box.
3. Mosquito mesh in all windows. They promised it but now they are denying it.
4. Limited choice of kitchen and floor tiles. Just one choice. It’s being displayed at the site and you can verify.
5. Width of balcony is less than 4 feet in B-I G08, 208 and 107 flats. This is complete violation of what is promised and they are still not agreeing on it although it’s clearly visible for block 1 which is almost ready in structure.
6. At least one loft in kitchen. He is charging 500 per square feet for that although it’s common to provide aloft in kitchen
We requested answer for these queries two weeks ago and still no response. Even they are not allowing to meet the so called GM of project and don’t even share the number.
Please do a review on your own before being trapped in this !

They are changing the plan frequently. eg
1. electrical plan what they promised and what they are giving is different.
2. Material they are using are not good , even you can check in some flats they hanging wall.:-)..they will say once linter on wall will come it will be strong
3. Water – basic need – they say 4, but they have only 2. they are changing 50k from each. say 280 apaert.*50k =Rs 14000000.
one bore-well comes in 2-3 lacs..

5. Builder dont know how to talk…once you purchased than gone…they dont have time…

If it is a mandate by BBMP to have waste segregation plant and bio fuel plant, then it should be on the part of the builder to provide the waste segregation plant (dry & wet) and also facility for bio fuel plant..
Residents please plan for this as later it will be a source of a major inconvinience…
Some space should be found for the above mentioned also as around 280 apartments are going to come in the complex…
Repeated changes to plan will definitely be a big drawback both to the builder and the buyer.. This kind of activity by the various builders warrant a regulator for the real estate market…
All have invested their hard earned money into the real estate builder’s hand only with the trust that whatever has been promised at the time of booking would be fullfilled.
If ARK is really having any plans of consolidating themselves as a serious player in the real estate market in Bangalore then promises to customers need to be fulfilled by all means.. otherwise I am sure that prospective buyers in their future projects would think more than once to invest in their properties….

I too have booked a 2BHK unit Block II-Wing (B). Have you noticed the flaw in VAT and Service Tax charge calculated by ARK? It has three issues:
1. Is it a legitimate charge and do they really pay the amounts collected to tax authorities and provide us the tax receipts? As per my knowledge and legal opinion (on some other project), these taxes are to be charged only if they hire a contractor to building the residential complex. As far Serene County is concerned, the builder himself is building the complex and where does he get a service from contractor to charge service tax and VAT?
2. Let us assume that the above point is valid and the builder is charging the tax. But the tax is only on the construction cost and land cost (value of undivided share of land) should not be factored in the VAT and Service tax calculations. However, ARK is the value of land component as well in calculating the tax.
3. VAT and Service tax should be 8.06% but they are charging 8.09%.
I have raised this issue with them 2 weeks ago but they are consciously avoiding response to my phone calls and e-mails (this shows that they are willfully doing these things). As a result of wrong calculations (i think, they are doing deliberately)
the cost of the flat gets escalated by 2-4 lakhs(depends on the size).
Therefore, I request all the members to carefully review the cost sheet provided to you by ARK and perhaps, we can raise our concern unitedly .

In this forum , there are so many people , who are sales guy from Ark Serne and putting false information here so don’t trust on this.
“Sumit Garg” is from Ark Serene and whoever is coming with some negative information about Ark , he is is trying to persuade everone, His real name is Mansoor. Be careful about Ark.
I went with my friend for booking they offering 2600 per sq feet for my friend and offered 2700 rate for me. During negitiation Zafar (sales guy) from builder tells different rates in morning and evening of same day. difficult to trust these guys. even the final rates and terms they are not ready to provide via email. different rates and different time gap for agreement for customers booking on same day.
Even the booking amount they charge 1 Lakh for some and 2 L for other customers. Overall the project will take around 3 yrs for completion.
Be careful while booking with this Ark’s sales guys.

I have booked any apartment in Ark Serene county BII, when i contacted them in Dec 11′ their rates were different & when i booked recently new rates, its just that they were running their pre-launch offer which got revised in Jan 12′ with me another friend book the flat with Rs. 2750/- as mine.
They are very clear in the agreement which stats 18+4 months grance period, aft which thy will play Rs. 4 persqft.
They give 15 days to varify legal documents after which we have to sign the agreement.
They have a simple terms & condition agreement, land is clear which is more important. Guys u can give a thought about it in case u wanna buy.

I had visited the site and planning to book the 3BHK in block-1. But the concern that I have is
1. Distance from Marathahalli ,ORR and other parts of Bangalore.
Otherwise papers are correct as SBI has approved it, I had confirmed with SBI Indranagar-PBB branch. Ravishankar associate group of lawyer has verified the legal papers from SBI. But I planning to go for one more round of verification by another SBI panel Lawyer
2. Second concern is – ARK is claiming for Renaissance Rainbow apartment but this by Renaissance group not by ARK. When I asked about this ARK is telling ARK took the construction of Renaissance apartment in last stage as Renaissance group was not able to do it:-)
Further Renaissance apartment , its full of issues such as delay in construction (around 4yrs-5yrs), material used for electric fittings ..etc.. …which is donr ARK. ARK marketing people had no answer about this.

Renaissance apartment ..is by Renaissance group itself..but they have changed name now it seems ..no more construction is going on..
Even I had asked ARK about Renaissance apartment…they dont had any proper answer..this project is a 3+ yrs project. When I talked same time two people say two diff. timings ..one say 18+4+2 (for block A ) means Feb-2014 while other says April-13.
