Any feedback about the SMR builder, Vinay Endeavour, Hoodi Circle

Hi folks, I am planning to book a 3BHK flat in SMR Vinay Endeavour at Hoodi Circle. I liked the location, flat layout and overall amenities.

although I have seen lots of negative comments about the builder on many discussion forums specially SMR Vinay Galaxy flat owners. I think thats

because galaxy project got delayed by more than 2 yrs which is not acceptable. but personally I did not find major issues with endeavour  project accept that this also might be delayed; as of now the developer is promising completion in 18 months.

I will appreciate any feedback about this developer or the project.

Hi,

I have booked in this project. Yes, there is a lot of delay from builder side.. but now work is going on constantly , and he is saying after completion of galaxy in march, they will increase the work effort to complete this one. So hopefully they complete in 2 years time as atleast 40 percent work is already done. I have gone through lawyer’s verification also, and things looks fine..

Thanks for replying  Ravi. I also have decided to go ahead. although one concern is still remaining; thats about the carpet area and according to my calculation it comes about 67% of the super builtup area. this percentage seems less than other developers.

he is asking to pay more than 60% of the total cost now itself as per the payment schedule which is on the higher side.

I am also planning to book a 2 BHK flat in Endeavour. And builder is promising 18 months for delivery. But I am also doubtful on them based on their SMR Vinay Galaxy feedback. Does anyone knows that Landowners share is also available for buying now or only builders share.

As I am not getting my choice flat from Builders share.

Hi, I am thinking to book  a 3 BR flat in SMR Vinay Endeavour. He is asking me to pay 60% of the total cost at the time of booking. Will that be a risky investment ? He is saying 18 months for completion. I want to get some feedback about this builder and the project.

Can someone share the per sq ft rate the builder is quoting? He quoted me Rs 3200/sq ft.

dont go anything above 3000 per sq ft, although there is always scope for better bargain depending how much the builder is willing to come down. I liked the project and its already in some shape, one can get an idea about the final product. price is reasonable with respect to the location, other projects at nearby locations are also quoting same or higher rate despite no construction in site. builder is promising completion in 18 months but I am ready for a delay of 4- 6 month. Actual completion is anyone’s guess :). As of now development seems going at fair pace.

I think builder has slowed down the sale of remaining flats. came to  know someone purchased recently from land owner directly.

Vikas, when did you book and what is the per sq ft rate you paid? I builder is not ready to negotiate too much and I have to make a decision whether I should go for it or not.

Do you know the per sq ft rate the other person paid when he purchased from land owner directly?

Hi All,

I am writing because I need to make a prompt decision about SMR Vinay Endeavour in a day. Please reply asap.

I booked the flat by paying 1 lakh rupees a couple of days ago. The builder asked for 60% of the cost at agreement time which I still have to sign. In the agreement, the builder mentioned that we have to pay the remaining 40% date wise i.e  3% every month and not construction wise. But he will provide us a construction wise payment schedule in SMR letter head and sign it and give it to us. He said that he has some service tax issues if he mentions construction wise payment in the agreement. He says we only have to pay construction wise and we should trust him. I am very skeptical about the whole thing.

I am not sure what to do, should I cancel the booking or trust this builder? Even after trying hard, he is not agreeing to remove the date wise payment schedule clause from the agreement.

So, here is what I want to know from others who have invested in this project:

1) Did the builder make a date wise payment proposal in the agreement to you as well? Is this normal?

2) How much can I trust this builder on his word? I am not located in Bangalore, so a bit more worried 🙁

 

I have to decide on this in a day, so will really appreciate a quick advice. Please!

dont worry about the date wise payment schedule, I too had concerns initially but found out thats common for all. The actual payment schedule will be linked to the construction. builder cannot ask for payments at any stage if the construction is not done. If ur going for loan, Bank verifies the construction and no funds will be released to the builder without customer’s consent. You may always go and check the construction.

Builder can be trusted on this and they are flexible about the payment dates, as I experienced.

I am interested in the SMR Endeavour project. They are now quoting 3800 per sq ft. But the 3BHK floor plan that I am interested in is not available. Does anyone know if it is possible to buy from landowner’s share?

Also, when I calculated the carpet area, it comes to only 66 to 68% of the super built up area for different flats that I calculated for. I asked the builder about this, but they insist that it is 72% and that it is 78% if walls are included. Did anyone find this discrepancy in the actual carpet area versus their claim? It is not that it is a big difference in area but it is a questionable business practice.

I have seen builders nearby where they claim 73% in general but in actual it comes to 75%.

I heard 4-5 months back someone purchased a flat under owner’s share, not sure now. I think they will agree if you insist on a particular floor plan. you are correct about the carpet area; cant help it.
