Thank you for your comments. Yes there are some decently developed layouts from LG Builder. But the project in question at 18 km from BIA. What is your investment timeframe? Or you actually planning to live there? I feel the project is located very far away, and may not be livable for many years. Probably you should look at some projects which come before Devanahalli or very close to Devanahalli, not beyond that, then you may get better returns on your investment and will be livable too.

Yes you are correct that this is little far…. the project is 18Kms from BIA (anything in the range of 5 to 10 kms raidus of BIA would be better choice) however I see the advantage of it being in the main road of NH7.

Secondly my investment timeframe is long (min 5+ years probably more and if required to have a holiday home on later stage if the area develop)

Yes your suggestion of in and around Devanhalli would be better choice but the prices are also high, here I am getting @ 625 per sq.feet  is it fine and current market rate in this area?

From Investment return point of view I know as pure plain FD in 5 years will give me 50% return and my expectation for land investment is that I should get around 100% appreciation, am I realistic in my thinking?

What is your personal view will in 5 years this will go to 1250 per sq.feet?

Alternatively if you know any better land investment option please let me know, I am anyhow a keen and regular visitor of site and your inputs are really helpful for people like me & many more for which I highly appreciate.
