Check this question on Adithya projects

Hi Guys,

I was interested in buying a flat in this project and was about to pay the booking amount then I thought of visiting one of the completed projects of Adithya Construction. I visited the Adithya Greens (Amrutahalli) and spoke to a few flat owners.
Problems as per flat owners
1. Construction Quality is very poor. You can clearly see the cracks in the walls.
2. Electrical Equipment used are of very very poor quality
3. Seepage
4. Amenities promised in brochure is far away from the amenities actually provided. If you will have a look at their swimming you would realize what kind of amenities they are providing. Secondly Swimming is not in working condition anymore.
5. Children’s Play Area – Its better not to have any play areas than having this kind.
6. In the brochure they promise to use branded lifts/switches/bathroom fittings or equivalent quality but in actual they use the poor quality material.
7. Boundary wall – Can see big cracks in many places that means they have just put the bricks and have not done the foundation otherwise there wont be any such cracks.
8. I did not check the lifts but the flat owner told me they need to replace the lifts but they are not able to do it coz there is no Sinking Fund was not collected from Flat owners at the time of booking and now nobody wants to spend any money from their pocket.

Please note that the age of this property is just 1-2 year and the flat owners are facing so many problems. Good thing about the builder is Whenever anyone goes to them with complaints they would always promise to take care of the issue but they never did.

After considering all these points i decided not to put my hard earned money with this builder. I would rather wait till i find something nice. I know almost all the builders have the same issues and in the end we compromise with the situation but for me its once in a life thing and I would not want to make any stupid mistake.

This is a genuine observation and if you doubt this one then please visit any of their completed projects and then decide. I may be wrong but this is wat i found out. All the best.

Even I am planning to pay a visit to the site tomorrow. It seems they have a couple of other projects. Do update if you have some more information.

Can you please let me know if this is project is good to invest. How is the reputation of the builder, this looks like g+3 and promised to provide most of the ameneties.

I don’t have more idea about this constructors….But I observed that same name there are two constructors in Bangalore

The conflicts are

1. website – For the first teamhttp://www.adithyaconstructions.coand for the second teamhttp://www.adithyaconstructions.com (only difference is one is ending with com and another with co )

2. Projects – Two projects are same for both- ADITHYA ELIXIR & ADITHYA SOIGNE

3. Mobile No. – The first 8 digit are same for both(888 440 44). For one team the last two digits end with 01, 02,03 and for the other team it is 16,17,18

NB:- I called in a number ending with 16 for Adithya’s Sollievo project they told me all the projects are sold-out, then I called in 03 they told me projects are available. But I am totally confused, how can we trust these builders???
