- Though the prices in CV Raman Nagar have increased in the recent past, the soft launch price of Rs. 5950/- is still very high, grade B developers offer apartments at a much cheaper price (2800/- to 4000/-) in the same locality and the premium demanded by Purva seems to be too high

Landowner is a cheat. He sold his share of apartments with two car parkings in the sale agreement, then in the sale deed he changed it to stack car park and now he is not even willing to give stack. It means the buyers have got only one car park. What a liar and cheater.
I got a call from Purva 270 land owner share,quoating 5300 rs price per sft as of March 2017.Is this the good one to invest after all traffic and other issues mentioned above.

My friend was suggesting me to look at re-sale properties in August park – nearly by 1850+ sq ft with 2 car park which is 1.65 crores. this is ready to occupy / 2 yrs old) – Good to look, heard Malayam movie Bangalore days was shot here.
From what i saw – Purva will take atleast 6 months more basic construction/ painting / plumbing etc – leave alone amenities.
there is another worry – just opposite purva – bbmp have a huge garbage dump/ it smells each time are there.
Am trying to compare both options – One which is readily there – with 2 car park – costing 10-15 lakhs – new builder (August something) and Purva – with 1 car park – more waiting time – atleast 1 year to occupy both interiors. Comment/ suggestions welcome.
You are on the dot on that one – Purva 270/ Seasons was flat my cousin intended to buy and then bought August park in 2014. He says it is good community 140+ flats compared with 2 car parks for most houses. Some have 4 (penthouse and similar). He feels the 600+ flats with 1 car each alone will lead to congestion in the area.

i too enquired about this project for 2bhk.the price he quotes is only for very rich creamy guys who cannot afford in defence colony indira nagar. i dont know who are those, ready to invest 1.3cr for a 2bhk here in kaggadas.pura. the price he quotes is much much higher compared with any other builder outside.
comparing the amenities its really worh investing 10lakk extra whan compared with other builders in kaggadaspura but purva asks for almost 40lakh exta when compared with other builders. the brand desnt cost that much worth.
in kaggadaspura a 2bhk cost 40-50lakh, not more than that, but purrva asks for 1.3cr. i am sure the appreciation cannot be more for sure for next 10year.
its a waste investing in this project for investment purpose. 5km away u will get the same facility for 60-65lakhs.
for a 1bhk quoting 50laks doestnt look fair when 1bhk is available for 30lakh from other builders.

They did not market these blocks until now.
Seasons did have a few legal issues – even with DRDO, but things are sorted out now.
I have already bought a flat at seasons and I dont see any problem.

I have been contacted by Purva team for the 270 Project and I have been told that this will be completed in 20 months tops.. I have been looking at the progress of Seasons and although the 270 project seems interesting, I am skeptical seeing the delays in Seasons. Also they are quoting 6500 Rs/sq ft which is too much for the area considering the water & traffic problems.
Anyone here has an opinion? Please advice.

@ajay kunde : a big No. I gave a booking cheque for Season almost 1.5-2 years back without doing any checks. Then after giving the cheque i tried to find out on internet. Came to know about tons of issues. (1) They have a case against them filed by Govt of India in Supreme Court. Its very close to DRDO and DRDO has objected to high rise in that area. Its a security issue. (2) Water is a major issue. no ground water in that area. Cauvery water comes for half an hour every alternate day. (3) Major traffic problem. When you come out of DRDO colony, thats a narrow road. During peak hours, people are stuck on that road for 1-2 hours daily. A number of people want to come in to reach Baghmane, a number of DRDO colony folks going out to reach their offices, schools buses+ other vehicles – its a nightmare. (4) looks like Purva has given up on that project. The project is almost at the same stage as it was when i gave cheque. Out of inquisitiveness i went to the site on a Saturday afternoon, no work was happening, sales office was closed, one lone security guard. (5) there was another incident when Purva was trying to sell the apartment at 5300 or something and landowner was selling it for 4700, because landowner realized that this project is dud with all these issues and wanted to get out.
One of my friends colleague booked in Season almost 2-3 years back and he is stuck with Purva. Spoke to him after my due dilligence and he told me not to book ( so nice of him to be honest). I immediately called up my bank and cancelled the cheque and informed purva guys that i am backing off !

Saying water and traffic is universal problem in Bangalore is just brushing the issue of grave water scarcity and abysmal traffic situation in that area under the carpet. And what do you have to say about land owner selling his share at huge discount and that too at an early construction stage? Also, why dont you share the date when the project was launched? and what is stopping DRDO to go to Supreme Court? What if Supreme Court gives a judgement in favor of DRDO? They have asked the BBMP to re-examine this project. Please note these points
“The court told the BBMP to look into every complaint by DRDO related to alleged violation of laws in the grant of approval for the building plans in 2007 and 2011 for construction of 660 flats at ‘Purva Seasons’, adjacent to the Centre for Artificial Intelligence and Robotics (CAIR).”
“The BBMP has been specifically directed to re-examine whether Puravankara had the title deed of the land when the plan was sanctioned. The court’s direction to Puravankara not to aerially encroach upon the defence land during construction by using cranes stays.”

It is quite simple and straightforward. While quashing the petition by DRDO
(a) It commented DRDO was using trivial information – things that donot directly impact DRDO’s petition on national secrecy and high rise buildings
(b) It has asked BBMP to review the irregularities mentioned. Purva also has a chance to respond. … there is a six months period for this process.
(c) Court said Purva Seasons being a threat and other building are not – cannot be appreciated. If certain distance is permitted to the safety and security of DRDO,
then even now it can invoke Section 3 of the Works of Defence Act, 24, 1903 as against other apartments including Purva via Supreme Court.
(d) When several persons, who are similarly situated like the fourth respondent, are offending as alleged, why the petitioner is confronting only the fourth respondent, is not forthcoming. As already stated no materials are placed before this
Court as to exactly what is the length prescribed for the safety of the petitioner’s land. Under the circumstance,the said submission of the petitioner is to be rejected.

Purvavankara is currently fighting over a case with the Defense Minisitry.
The Defense Ministry and DRDo feel that this project (Purva Seasons) could be a threat to National Security.
Puravankara is confident that they would win the case.
This however is a very sensitive issue and could be devastating.
I am a perplexed customer.

Whatever said & done, this is too highly priced considering the location & current market value. On enquiry during the 1st month of launch, Purva marketing team claimed that most of the apartments were sold out but I believe many units are still available. There is a premium one can pay for a brand but this is exorbitantly priced. The traffic concerns are true as well. The 2 km stretch to OM Road can take about 10min to 1 hour depending on your luck. Approval issues concerning DRDO too is true.

The Hindu’s news article is dated 16th March. How can the case be withdrawn so fast ? Either the news article is incorrect or the case is not withdrawn. But I think the high rise apartment is a security threat like in the Adarsh case.
Case is still alive. Worried about those who have booked the flat. It is an issue of national security. Purva cannot win such cases.

Actually the PIL was withdrawn as it was not the correct means of filing a complaint in this case. i am sure they will file a new petition as the objections seem valid.

Whenever I call, they are busy in some meeting or the other 🙂
I have been trying to reach Keka, the CRM person and it just seems to be impossible.
Even if I do reach her, all that she says is that she would call me back in 5 – 15 mins, and it has never happened.
The funny thing is, I have not yet signed the agreement. Not sure what treatment I would get once I have signed and paid everything.
I reached out to them about the DRDO case/problem and their non-responsiveness clearly shows that there is a major problem.

I have paid a large sum in advance and am not sure if I have to proceed with the agreement or back out before it is too late.

I am in exactly the same predicament as you, Keka is reachable and i have not had problems reaching her. From what i have been able to gather is, they have all the required docments approvals be it Karnataka State Pollution Control Board, Airports Authority of India, Bangalore Water Supply and Sewerage Board and the Department of Fire and Emergency Services. However the article also states: When contacted, the DRDO spokesperson said the defence organisation would once again seek legal recourse and would file a writ petition against the project in the High Court of Karnataka soon. “This is a public issue. We will be able to reveal more details only after filing the writ petition,” the spokesperson said.
So now since Puravankara will not approach DRDO for a NOC till they file their case and make known the specfic objections we continue to be in this pridicament. Also to add the is apparently as highrise opposite the so called sensitive zone already. But better to be careful then sorry, i guess.

So what do you say? One should go with this property or not? As you mentioned the flats are sold at 6150 per sq ft by Purvankara but you see a lot of ads by agents that the price is much less than that 1.35 cr vs 1.1 cr.

Thanks a lot for the people who contributed with their findings and thoughts.. I am one of the purchasers of a flat. I had paid my last bulk installment in Nov ’12. After that, they did not raise any new request for payment until last week. They have asked me to make the next payment by Mid May ’13. So, I suspect they kind of kept the progress in abeyance only to pick up again recently.
I heard that normally other flats/buildings close to DRDO complexes have about 5-6 floors. So, the primary objection of DRDO seems to the no. of floors they are going for and the height advantage they get over DRDO (which could be used for potential bad purposes)… Don’t know if this the real objection or NOT for their PIL
initially.
The question is where does it all go from here… DRDO/Central Govt may file the case again and it could potentially impact all progress bringing to a halt until the case is resolved all the way at Supreme court… or, if there is an out of court settlement somehow.. Either way, the purchasers are definitely at the receiving end.. I went with Purvankara assuming that they are big, credible and hoping they won’t have issues..
Another question is for people who are going for bank loan. If banks find out that these guys have potential issues, they may back out as well.. So, there is problem at that end as well…. I have been thinking of going for SBI once they approve this project and Purva people were telling me the approval is at the final stage and hope to get it in 2 weeks’ time.

I am also an owner in seasons. Spoke to Keka recently she said there is no concept of restricted or sensitive zones in B’lore per BBMP. high court has gone on 2 month summer break. Court will meet again when it reopens. Purvankara can continue with development. Lets wait and watch lets not panic.
I’m also an owner in Purva Seasons. I’m constantly in touch with Puravankara and as per them there’s nothing to worry and project is progressing as planned. Request all Purva Seasons owners to respond in this site.
The case was filed again and Purva is fighting it out.
However any person from Puravankara would not mention it unless we are already aware and ask them specifically.

feel really over rated. I stay in cv raman nagar and there is no water anywhere in this area.
What is the point in buying such a flat where we know there will be problem for basic amenity Its already known that water table around this area is fully depleted. Believe me, our apartment’s Bore was near to 1000feet and water got depleted within 7months of digging. And since one year we are running on tankers.
Purva Sesaons the new launch of Puranvankara in C V Raman Nagar has run into trouble with its Joint venture agreement with owner. The Seasons is sold by Purva at 5950/sqft. Now the owner is selling directly his 20% share at 4700/sqft. It is heard that according to their JV, Purva was supposed to buy owner’s share at a particular price but it did not happen. So owner has started marketing his share in open market thro someone called Daksha real estate 4700/sqft. Daksha has conditions that 20% to be paid immediately and balance 80% through bank finance and they have all major banks approval.
This is v bad for investors who already bought from Purva since they have paid Rs.1200/sqft excess and the market value of their flats is down by 18-25 lacs within a few months of launch!
New buyers pl do more research before investing here. In anycase Rs.5950/sqft is way too high for Seasons’ location.

I checked with Daksha regarding the payments. They are asking for 100% payment within 30 days, by availing the advance disbursement of funds from banks.
If we go thru Daksha, we might end up paying lot more money in pre-EMIs than the advantage gained by paying less money per sft.
I was in the process of booking an apartment in Purva Seasons. I checked the agreement papers and see that there is a clause saying that additional apartments can be built.
My concern is that if any additional apartments are built, it will impact the purchaser’s undivided share.
Has anyone come across similar issue with this property or any other property?
Any ideas or pointers are appreciated.
What a surprise.. Purva Seasons Pre Launch price was Rs5950/- now I got SMS from Purva that its just Rs 4750/- .
FYI, land owner is selling his share for 4800/rs :-). Also remember some legal issues still on-going.
contrary to what you have said there is no legal issue which is impending. The project has been cleared by the BBMP and is all set for completion in 2-3yrs.
If there is legal issues, then even builder should not sell right? They cannot bring down the pricing. Giving all blame excuses.
I live in cv ramannagar near to this project and my personal opinion is that traffic has become real horrible for the past 2 years. Jams in the morning and in the evening is quite common.
During jams it takes minimum 15-30 minutes to reach Old madras road which is just 2 kms away.
This area is victim of too much commercialization and sadly has lost its peaceful days.

Guys, I have been living in this area and I am seriously considering of moving out. Traffic congestion, Water problem makes living here as good as living in remote outskirts. Given this fact the property price quoted by Purva are highly exorbitant. Any ways this is just my opinion of judging the investment. At these prices I would prefer to buy something in New Tippsandra, Indira Nagar 80 ft road, Kodihalli or even would try at Koramangla. CV raman, Kaggdasapura, GM Palya is a strict no no.
I have booked an 2bhk appartment of 1200 sq.ft for 45lacs including all near BEML hospital which is 1.5km from this project. Wats the point in paying double the amount for same 2bhk flat just for the name purva ?

I appreciate your decision but I don’t think that you are aware about Puravankara, But again if some one is looking only apartment and they are not very particular about Quality, Open air security system and Brand, They can go for any builder.
Price at 5590 is absurd. You have to spend 20-30 minutes to go in and out of CV Raman Nagr to any main road like Old Madras road etc in peak time and this is today. When Purva 600 apartments will be ready with most flats having 2 car parks god forbid what will happen to CV Raman Nagar
I don’t see any logic pepole buying this property in C V raman nagar at such a high rate. First of all I didn’t understand from where Purva got idea for building such a huge project in this area and that also at such a HIGH rate. Traffic conditions are really bad and there is no sign of improvement too. I belive lot more better options are available which are ready to occupy, lot cheaper rate and much better accessbility. I was thinking this property might be launched at a special offer (to attract customer) at a rate somewhere around 3500 considering the rate in this are and the possesion will be at least after four years. Main Road : Old Madras road through Nagarpalaya : Quite congested at Nagarpalaya, only way to reach Metro, Salarpuria Signature Mall, RMZ Infinity and More Store or go to MG Road after 8 PM.
DRDO main road is the only road which is good to reach there, however it is restricted and public will be allowed from 7 AM to 8.30 PM only. So people working at Bagmane tech park has to reach home via Old Madras Road or GM Palya.
G.M Palaya through Byrasandra : Alternate way to reach Bagmane Tech Park Back Gate, Byrasandra intersection is quite congested only one vehicle at a time.
Mahadevpura and K.R.Puram, ITPL, Ring Road : via DRDO phase 2 crossing the railway gate. (expect Jam if the gate is closed for train).
From Malleshpalaya 5th Main and Kagadaspura 6th Cross : Alternate route to go to BagmaneTech Park for people staying at Kagadaspura 6th Cross.
There is a flyover coming up thru DRDO phase2 (entry next to DARE) & I believe the exit is near mahadevpura connecting to ORR which should significantly improve access

This will again be DRDO flyover. Moreover this bridge is under construction since many years and do not have clearance from railway to form a bridge over rail line so I dont think it will be completed soon. Also it will only connect DRDO phase 1 to phase 2 and will not goo al the way to Mahadevpura.
Its only going to connect Drdo phase – 2 colony, however the work has stopped due to litigation. This flyover is not for general public, its only for DRDO personnel only.
One more ridiculously costly apartment project. I am not sure who buys these kind flats.
Its expensive but location seems to be good, in the same vicinity Salarpuria Silverwoods sells for INr7000 per sq ft. Bangalore properties seems to be attractive compared to cities like Mumbai. Also just 6-7km from CBD makes it attractive investment option
This is not at all attractive. Ready to move in apartments from good builders are available in 4000/- per sqft in this area and from small builders around 3K.
There is no usable ground water in this area and no cauvery water too so the only option for water is tankers. More over this area suffers from heavy traffic jams because of conjusted roads. These are the main reasons why property prices have not picked in this area even after being so close to city center and Indiranagar.
If you see the track record of Purva they have not completed any big project in less than 5 years, keeping that in mind this is very expensive and strict avoid.
@MAnish Salarpuria Silverwoods is located just next to big bazaar (max 100-200 meters from Old Madras Road). That lane also has properties from Prestige and other biggies Still I doubt the rates of 7000 per sqr ft, as 1500 sq ft apartment in prestige greenwoods there is costing 75 lacs . Purvanakara is located way interior after Bus Stand (may be around a K.m. inside). That strech is the most congested and painful one. Things go worse as you move more inwards.
I think everybody’s concern is correct here. I would suggest that serious buyers give a ground check of this place. Traffic is horrible, the so called connectivity to indiranagar , metro and mg road looks good on map. Because of traffic on this road where project is located, it will be a nightmare to exit and enter from this place. Think about reaching indiranagar or metro station in 45 minutes although distance is small on map. That too this situation is at present, when such a big project with all car walas will come here, i think you will prefer to walk than taking out your car 🙂
Yes..I absolutely agree..Purva Venezia was something I booked (2nd phase) in early 2007..and no prizes for guessing..I’m still waiting for possession..all regrets..

I visited Purva Venzia a few days back to enquire about 3 BHK(1614 Sq.ft), when I saw the flat, to my surprise the carpet area is only 990 Sq ft. The price quoted is 80 Lakhs, and current rentals is only 20 K /Month. The price looks very expensive
I think so that Before giving any Opinion we should visit the place and try to understand the Product. By the way How many of you have gone to the Purva Seasons site.
Some of us having issue of Water and Traffic. I want to ask if you will go to any part of Bangalore where you will not find these problems.
In my opinion Purva Seasons is the Project which not only giving the luxurious life but also giving 82% Open Space with lot of amenities and A Brand on which people can believe blindly.
Tell me where you are getting these facilities in such Price. I think Price is reasonable.

I am seriously considering to invest in an project on KR Puram Road after hanging bridge.
There are options of Pashmina, Brigade & Prestige.
Pashmina & Brigade Exotica are premium luxury appartments that are selling at 4000 per sqft or so.
The properties are located on the service road just off the 6 lane road with great opportunity for developments with upcomming malls and connectivity to Whitefield and Indiranagar.
The facilities offered are excellent and much higher.
Pashmina has a tigh tension wire running across that is my primary concern. Exotica have large sized flats which is unheard of at a good rate giving ample of room for appreciation.
Why would I invest in Kaggadaspura where the price is already peaked out at 5600per sqft with real narrow road and heavy traffic. It is way too expensive
Try out Rohan Avriti if keen for KR Puram, Mahadevapura. This is diagonally opposite to Brigade metropolis. Not far off from city, near to proposed metro stations and still calm…. Basic price is 4200.

I cannot afford Purva, Sobha, Brigade and Prestige. More than Rohan I am mascot of the location :). I would have booked at same location even if it launched by some other builder.. My interaction so far is good. I am staying in a Rohan property and more or less satisfied (not very highly excited same time).

They have reduced the UDS amount. Its still better than Prestige and few others where complete payment is time bound.

You can book an apartment in Devanahaali and can wait for another 5 years to develop, good decision, But tell me everyday you have to go to airport or your offc which will be either in Whitefield or Electronic city or M.G road or Sarajapura or Marathalli. They have national security problems with such high rise projects close to them.
