Thanks for posting your question, do you have any specific concerns about the project? I agree that the location is much closer to the city center which is good and Bearys group do have some landmark projects to their credit like Lakeside Habitat and Beary’s Golden Triangle so you don’t have to worry on the builder background.

1.Well I am not aware of any slum either.. well if you can’t view it from your apartment then you don’t need to worry about it
2. Well you say the project was launched in Aug 2010, so maybe they don’t have any apartments that are still to be sold? But on the other hand I have hardly seen any advertising by Bearys, so I don’t think its a specific case with this apartment
3. The fact that you don’t see any multi storey apartments near is also a positive point.. just go to PAI Layout near Tin Factory and you will know how it feels to be surrounded by apartments
4. I think you have already made a good choice and I don’t see a reason why you should sell. I don’t think you will find a good apartment that is ready to move at the same price and at a similar location.

I have booked a 2bhk apt at Bearys Anugraha. Anybody else booked or planning to book? Any reviews about this project will be very helpful.

The project is located at lingarajpuram about 6-7 lm from mg road.

Hi Harsha. Thanks a lot for your reply. I had a few doubts regrading this project.

1. I got to know from a friend that there is a big slum in this locality, however I have been there a number of times but couldn’t see any.Any idea where is this slum and how safe is this place to live?
2. Also, bearys have not marketed this project enough. I mean we dont see any ads like other builders, though the project is now almost ready to occupy. So doubting if it is the locality that is a problem.
3. Currently they are quoting Rs. 4500/sq ft and the project is almost ready. Last week I saw couple of families shifting at the project. Is the price being quoted apt for this project? Do you see any appreciation for apartments in this area. There are no such multi storey apartment projects in atleast 1 km radius of this project.
4. I work at Bagmane tech park, CV Raman Nagar. This project is about 8km away from my office and about 7km from my wifes office in Ulsoor. Hence we finalized on this one. Are you aware of any other project which would be almost as accessible as Bearys Anugraha which we could book in case we plan to sell this one now? I bought this one at Rs.3600/sq ft in Aug 2010 and the current price being quoted is Rs.4500.

i have booked a 3bhk apt as well but i was promised delivery in jan2012 which got postponed to june 2012.The last time i went to see the property  in may there was still a lot of work left like bathroom fittings,electrical fittings etc..Also they had just started work on the pool and other things.Infact i was surprised to c families moving in coz it was quite dangerous with iron beams and debris around the premises which to me seemed quite unsafe.Could you plz confirm which block is ready as mine is in B block.

Yes the delivery has got postponed a big time! Mine is A-24 and looks like A,B and C blocks are in good state. The D block is a little behind but soon catching. I too plan to move in by Nov-Dec 2012 as I want atleast the debris and other materials to be cleared out from the site. But as far as the amenities like swimming pool, gardens and club house is concerned it might take another year. I feel the A and B block are liveable at present but good to wait till end of this year or atleast monitor the progress on site and then make a decision.

The builder has asked me to register the property by paying the full amount.I have paid 95% of the amount and only intend to pay the remaining after the project is fully functional,but he says registration cannot be done without paying the full amount.So i told him i shall wait and get the registration done after all the approvals are obtained as i still do not feel safe with all the debris in the premises.Im planning to move in only in jan 2012.Have you undergone the same as well??

Yea I too faced the same and had to pay all the amount before we went for registration. We plan to start the interiors by mid Oct and plan to move by Dec 2012. The A,B and C block quite quite livable with water, electricity functioning. The major debris is on the swimmimg pool side and the other places look OK now. The gas line is yet to start and might take some time.

I was planning to buy a apartment at beary’s anugraha-Lingarajpuram, any idea what might be the best price per sq ft in this location?
