Jalahalli BlueJay Sunshine hills housing layout BDA approved

Dear Harsha/other Freinds,

I see this as BDA approved project which is 5kms from Jalahalli cross. They say it is 100 acres layout of which some portion for highrise apartments, some portion for row houses and rest for around 170 plots and club house. They are quoting Rs. 2000 per sqft. 1200,1550,2400 sqft plots available. Has anybody any opinion about this plot. Are they good from stay as well as investment point. I here the 80 ft approach road will be coming in and water is now from borewell but should be coming from BDA as they have approved. Please give your opinion.

Could trace it out to the following location (http://wikimapia.org/#lat=13.0260181&lon=77.4829674&z=15&l=5&m=b). Looks livable to me. I could not find any details about the BDA approval though. Well if it is a BDA approved layout you should get Cauvery water supply some point of time. Due to the proximity to the Peenya Industrial Area I would prefer to get a check on the ground water quality.
Also the builder has mentioned in his location map a road connecting the layout that I can’t really find in the satellite pictures.
The positives are: Location + BDA Approval + Integrated Township concept

On my further checks I find there are plots development around the same area starting from Rs. 1200 per sqft. But BlueJay sunshine hills project is having more amenities and also tower developments within the same project. Can anybody tell whether the price asked by BlueJay of Rs. 2000 per SQFT is OK as on May 2012.

I booked it at Rs.2950/Sqft. This is for second phase that is the remaining 40% sites. It seems to be on the higher side now. East facing/park facing sites command a premium of plus Rs.100 and Rs.200 respectively.
